Solar Costs Rising for the First Time in a Decade! But There’s Still Time to Lock In Maximum Savings!

n times of turmoil and uncertainty, everything can feel as if it’s going either too fast or too slow. We appear to be going through one of those hectic times, with the world rushing toward a carbon-free energy revolution while simultaneously struggling to deliver the equipment needed to make the revolution work. Snarled supply chains are threatening to jack up the cost of residential solar power at a moment when the worldwide push for green energy has never been fiercer—and when the practical benefits of renewable, dependable power have never been clearer. Technological innovation and scaled-up production steadily pushed down prices for photovoltaic cells (the main component of solar panels) over the past decade to unprecedented lows, but events are conspiring to push back. Supply-chain slowdowns have driven significant and sustained increases in prices for PV equipment for the first time since Wood Mackenzie started crunching the data in 2014, the energy analyst said earlier this year in a report published in conjunction with the Solar Energy Industries Association. Data from the second quarter of 2021 show a spike in year-over-year equipment costs for all system types (including residential), and the researchers foresee consequences for customers early next year if transport snarls aren’t straightened out soon. As it is, these slowdowns are already driving up costs for raw materials used in panel manufacturing, such as mono-polysilicon and silver, and increased costs for panels are expected to follow. And that’s not the only raincloud on the horizon. After rising at a steadily increasing rate, home energy prices are set to keep climbing through the rest of the year and throughout 2022 at about a 3.4-percent annual rate, according to a recent projection by the U.S. Energy Information

Administration. Financing costs, which track mortgage rates, are expected to rise from their current rate of 1.99 percent APR beginning sometime next year. Here’s the good news: it’s not too late to take full advantage of the still historically low cost of equipment and financing and secure a great deal on your own personal power plant. Depending on how soon your system is installed, you could even secure your 26 percent federal tax credit in time to use it early next year. A solar system offers even more financial benefits to your household. North 32nd Garden Connects the Community By Lauren Subia Photos Courtesy of Urban Farming Education LAST FALL, OUR VIBRANT NORTH 32ND COMMUNITY ADOPTED A GARDEN LOCATED NEAR 22ND STREET AND SWEETWATER AVENUE. The original mission of the garden was to plant, nurture, and grow produce that would then be given back to the North 32nd community and the people supported by Thrive AZ. However, Thrive AZ relocated, and the entire community garden was gifted to the North 32nd community. “During the course of the last year, Thrive AZ centralized their operations assisting kids aging out of the foster care system and foster families being reunified to better support the nearby population,” says Allison Barnett, an ambassador for North 32nd. “Last year, some of the produce was donated to the Thrive AZ community until they moved. Once they moved, there were less people helping care for the garden.” This is when Barnett reached out to Kim Rillero, executive director of Urban Farming Education, to see if there might be an opportunity for support to continue the garden through the hands of North 32nd community members.

Urban Farming Education (weareufe.org) is a nonprofit that primarily serves schools, homeless shelters, domestic abuse shelters, foster care prevention centers, and the disabled and elderly to, “Build gardens and conduct programs designed for education, sustenance, ecotherapy, social impact, and urban farming for profit,” according to the organization. The nonprofit was able to help North 32nd by donating seeds to the community garden. Last month, the community held a planting party at the garden. “Different North 32nd community members adopted rows that they were responsible for cleaning out then planting seeds or their own plants,” explains Barnett. “Everyone who adopts a row is responsible for keeping their row going by tending to it one to two times a month. Over the coming months, we will be having other clean-ups to help with the perimeter of the garden.” To get involved in the community garden, local residents may join the North 32nd Gardens group on Facebook at facebook.com/groups/gardens32. Slider Throwdown Returns to North Phoenix This Fall for Annual “Battle of the Burger” ON SUNDAY, NOVEMBER 14 FROM NOON TO 3 P.M., THE POPULAR SLIDER THROWDOWN FUNDRAISING EVENT THAT SUPPORT THE EFFORTS OF THE ARIZONA FRIENDS OF FOSTER CHILDREN FOUNDATION (AFFCF) RETURNS TO HIGH STREET, LOCATED AT 56TH AND THE 101 IN NORTH PHOENIX. This annual culinary “battle of the burger” features samplings of delicious slider burger creations made by local food trucks and vendors. Throughout the event, participating food trucks compete for the title of “Best Slider.” Select “slider experts” serve as judges for the throwdown, and attendees can also weigh in on their favorite “burger bite” to help one food truck participant take home the coveted People’s Choice Award. The Great American Smokeout Takes Place November 18 ACCORDING TO THE AMERICAN CANCER SOCIETY, ABOUT 32.4 MILLION AMERICAN ADULTS STILL SMOKE CIGARETTES, AND SMOKING REMAINS THE SINGLE LARGEST PREVENTABLE CAUSE OF DEATH AND ILLNESS IN THE WORLD. Smoking causes an estimated 480,000 deaths every year, or about 1 in 5 deaths. And more than 16 million Americans live with a smokingrelated disease. To help raise awareness, the American Cancer Society hosts The Great American Smokeout on the third Thursday of November (this year on November 18), where it encourages smokers to start the journey to quit smoking. “Quitting smoking isn’t easy. It takes time. And a plan. You don’t have to stop smoking in one day,” according to the American Cancer Society. “Start with day one. Let the Great American Smokeout event on the third Thursday in November be your day to start your journey toward a smokefree life. You’ll be joining thousands of people who smoke across the country in taking an important step toward a healthier life and reducing your cancer risk.” TIPS TO QUITTING SMOKING Courtesy of the American Cancer Society • If you want to stop smoking, you can make small changes to your lifestyle that may help you resist the temptation to light up. • Make a plan. You can start by making a simple promise, set a date and stick to it. Sticking to the “not a drag” rule can really help. • Think positive. You might have tried to quit smoking before and not managed it, but don’t let that put you off. Look back at the things your experience has taught you and think about how you’re really going to do it this time.

• Start nutrition planning. Changing your food consumption can encourage those cravings. Try changing up your diet to more nutritious foods by incorporating more fruits and vegetables, and even cheese, as it’s proven to make cigarettes taste more terrible. Changing your routine at or after mealtimes will also help ease that “after dinner drag.” • Drink more water. Carbonated drinks, alcohol, cola, tea and coffee all make cigarettes taste better. Get in the habit of filling up a water bottle before you leave the house. • Identify your cravings. A craving can last five minutes. Before you give up, make a list of five minute strategies. he holidays can be both enjoyable and stressful. The hustle and bustle may cause fatigue and overstimulation in someone living with dementia, leading to confusion, anxiety, or agitation. Caregivers may become overwhelmed, particularly with the additional challenges posed by COVID-19. Hospice of the Valley’s Dementia Team shares ways to

modify traditional holiday celebrations so they continue to bring joy. • Try to maintain routine as much as possible. • Keep expectations realistic and give yourself permission to do only what you can reasonably accomplish. Ask family and friends for help so there is time to do shopping, cooking or just rest. • Be flexible. Perhaps celebrate with brunch if your loved one is usually tired or anxious later in the day. Allow him/ her to direct the flow of the day. If he/ she needs a nap, honor that need. • Keep gatherings small (three to five people) and simple. Help others understand that decisions regarding in-person and virtual (phone or video calls) celebrations will focus on whatever is best to keep your person safe and comfortable. • Do not talk in front of the person with dementia as if he/she is not present. Do not argue, contradict, or question. Avoid explanations that may overwhelm. Update others on changes so they can

adjust their communication styles to fit the person’s current abilities. • Develop a ritual to honor the person living with dementia — maybe serve a favorite dish this person prepared in the past and give everyone the recipe. Share favorite stories that involve the person. • Provide soft and sweet foods (ice cream is always a good choice). • To bring joy with sensory stimulation, choose ways that honor the lifelong preferences of the person with dementia and bring comfort. Choose experiences associated with the holiday — songs, traditional foods, the smell of seasonal potpourri or spices, holiday stories or photos. The best gifts are often your time and focused attention. Simply listen to caregivers and offer opportunities for respite, even if it’s an hour or two of downtime. For the person living with dementia, gentle touch, conversation, and a comforting presence are reassuring.

And because time is even more precious during the holiday season, Hospice of the Valley’s support groups for dementia caregivers are available on Zoom from the comfort of home. All are welcome to join these no-cost sessions: • Tuesdays at 10 a.m., join Dr. Maribeth Gallagher, Dementia Program director, for a short practice to help relax and refresh, then discuss your heartfelt concerns as a caregiver. • Wednesdays at noon, experienced social worker Nicole Crothers discusses the challenges and rewards of providing care for a person living with dementia. Hello Neighbor! HI, MY NAME IS… Katie Dufort. I’VE LIVED IN NORTH 32ND FOR THREE YEARS AND I LOVE IT BECAUSE… It’s like a tiny town in the middle of a big city. We have our own parks, trails, local grocery, local restaurants, and neighbors still talk to their neighbors when walking their dogs. A TYPICAL DAY IN MY LIFE INCLUDES... Quite a bit of work! My husband and I run our own business called Puzzle Rides that’s a mobile escape room-style scavenger hunt on golf carts. During the pandemic, we had to change our business model and we continue to work from home. While our business has locations in both Prescott and Scottsdale, we are blessed to do the day-to-day from our home office or back patio! MY FAMILY… has welcomed my newly widowed father into our home. He’s 82 and has Parkinson’s, so there are some day-to-day challenges. Thankfully with the help of some in-home care provided by the VA, we can have Dad enjoy living with us instead of being in a nursing home. He’s surrounded by our three dogs, cat,

family, and his older grandchildren. He also gets to enjoy home-cooked meals!

It’s been difficult knowing the sequel is done and in the can but has been delayed over two years because of the pandemic! WHEN I WAS YOUNGER, I WANTED TO BE… An astronaut, actress or architect. I suppose building a company makes me an “architect” and my goodness, as a puzzlemaster, there is acting involved!

MY FAVORITE LOCAL BUSINESS TO VISIT IS… Basha’s grocery. I have a disability and they have always been very accommodating when many other places are not. It’s small things that go a long way when it’s easy to be dismissed by others. MY LIFE… Is an adventurous journey that keeps getting better! THE BEST GIFT I’VE EVER RECEIVED WAS… A $12 heart ring from my hubby when we were dating many years ago. I had to move back to Prescott from Scottsdale and he gifted it to me so I wouldn’t forget him. He later proposed with that sweet little ring; I still wear it to this day.

MY DREAM VACATION WOULD BE TO… Michigan! I’m a Michigan native and I’ve been missing Mackinac Island for the better part of five years now. I’m anxious to get back. Make a Difference in the Lives of Foster Children This Holiday Season By Tamara Webb, Director of Operations, OCJ Kids

s the holiday season approaches, the focus of OCJ Kids remains the same: to impact Arizona’s foster children and create memories to last a lifetime. Since 2006, OCJ Kids has provided opportunities for our community to support Arizona’s foster children who currently live in group homes. Arizona currently has more than 14,000 children in the foster care system. Many of those children do not live with a traditional foster family but in group homes. OCJ Kids works with the group homes and with the Department of Child Safety offices to bring hope to these children. As children enter the foster care system, they often come with only the clothes on their back. From the moment children in Arizona enter foster care until the time they leave the system, OCJ Kids is involved. Diapers, wipes, pajamas, hygiene products and clothing are provided as they enter foster care. Transition suitcases filled with supplies and resources are provided to teens as they leave the system at 18. Every year, OCJ Kids hosts a career development fair, cowboy camp, back to school celebration, and Christmas bowling party. During the COVID-19 pandemic, OCJ Kids never stopped working to provide essential supplies to these children.

Community The PV Community Food Bank Continues to Help Neighbors In Need T he PV Community Food Bank is an all-volunteer organization that offers food assistance to individuals and families within the geographic boundaries of the Paradise Valley Unified School District. Last year, the organization served over 12,000 individuals living in our community and delivered more than 675 food bags weekly to Title 1 schools during the school year.

In 1986, a few community members started collecting food in their garage, so they could deliver emergency food supplies to struggling families in Northeast Phoenix. From this humble beginning, the PV Emergency Food Bank was born. During the last few decades, the needs of our community have grown dramatically, and PV Community Food Bank has expanded their mission to better serve our neighbors. Since its founding, the food bank has relied on cash and food donations from individuals and businesses, with no government funding accepted, and it continues this tradition to this day. In April 2021, they changed the name to PV Community Food Bank to reflect the expansion of services to feed the hungry. With the increased demand for nutritious food year-round, they now offer ongoing food assistance. PV Community Food Bank distributes family and individual

food boxes to those in need. The family food boxes include fresh milk, meat and produce along with shelfstable items. The nutritional content of the food boxes is reviewed regularly by a registered dietitian to ensure that 25% of calories come from protein with a focus on fruits and vegetables.

“During the holidays, we distribute turkeys, along with holiday bags filled with other holiday favorites. Families and individuals receive these in addition to the family food boxes,” says Kay Norris, PV Community Food Bank director. “As the holiday season approaches, please consider supporting the less fortunate in our community by donating food or cash to the PV Community Food Bank.” For those who need help, local residents can call 602-8679228 to make an appointment. Different Trusts Meet Different Needs in Your Estate Plan By Libby Banks, the Law Office of Libby Banks, PLLC

here are several different types of trusts we use when doing an estate plan. The primary trust we use in estate planning is the Revocable Living Trust (“RLT”). It is the foundation of most estate plans and has many benefits. It contains instructions for managing the assets in the trust during your life, upon your death, and if you become incapacitated. The RLT will also avoid the need for a probate court proceeding on your death. You can select the person(s) who will be able to step in quickly to gather, sell, and distribute your assets to your beneficiaries without a court’s involvement. We sometimes create irrevocable trusts for specific purposes. Most of them involve someone else serving as the trustee of the irrevocable trust – meaning transferring property out of your hands and out of your control.

There are four primary uses for irrevocable trusts. One is estate tax avoidance. Estate taxes – or inheritance or death taxes as they are sometimes called – are calculated based on what you own (your “estate”) at your death. To avoid estate taxes, you might create a trust and transfer some of your property out of your estate and into another person’s estate (your children’s, for instance) to avoid or minimize estate taxes at the time of your death.

An irrevocable trust can also be created upon your death to benefit a spouse in a blended family situation. This irrevocable trust can be used to care for your current spouse during his or her lifetime, while assuring that at your current spouse’s death, your children from your previous marriage receive what remains of the assets in the trust. Asset protection trusts are another common irrevocable trust, designed to avoid creditors and protect assets. An RLT does not provide asset protection. This

asset protection trust needs careful and considered planning. It must be created in advance of any trouble on the horizon. If you already have a claim coming down the pike, it is too late to start asset protection planning.

An irrevocable trust can also be established for someone who is receiving government benefits such as Medicaid or trying to protect assets while qualifying for Medicaid long term care services. Another trust is a pet trust. These are designed to leave money for the care of your pets after your death. The wealthy often use them, but if you have long lived or expensive pets – parrots, tortoises and horses come to mind – a pet trust might be just right for you. etirement marks the end of a chapter in your career and the start of a new lifestyle. This unique transition can bring a myriad of emotions, most commonly ones of excitement and apprehension. If you’re pondering retiring in the next year or so, here are five tips to help you transition smoothly.

important as you shift into retirement. Prioritize eating healthy, sleeping well, staying fit and maintaining friendships in your new routine.

Evaluate your finances. Prior to retirement, you likely outlined how you will manage your cash flow. (If not, today is the day to put a plan in place.) As you enter retirement, review your expenses to ensure they’re aligned with your plan. It’s common to revise your spending and activities after experiencing the first few weeks away from your primary job, so it’s okay if you need to adjust how much you withdraw from your accounts each month. If you want to increase your spending, calculate what that means for your later retirement years, as you don’t want your savings to come up short. Consult a financial advisor for guidance on how to make your money last while living the lifestyle you desire.

Know the transition could take weeks – or months. You likely spent decades forming a routine around your work schedule. Establishing your new normal of volunteer work, an encore career or helping family will take time. If you are married, remember that your retired status may affect your spouse’s routine, too. Talk openly about how you’re feeling during the transition to keep your spouse in the loop.

Communicate your retirement plans with family members. Your parents, kids or other family members will likely be interested in how you intend to spend your retirement days. Will you be visiting the grandkids more often? Continuing to host family get-togethers? Planning to move or purchase a retirement home? As you share your plans, don’t forget to discuss your financial picture. The benefits of open communication are three-fold: it reassures your kids that you’re financially prepared; allows you to introduce or remind your family of your estate and legacy plans; and it establishes a safe space for both sides to discuss potentially challenging financial topics.

Reset your attitude. Retirement is not the ultimate finish line. Experiencing a lot of emotions is common but try to focus on what you’re excited about in this next chapter. And, remember you’re not alone. Talk to friends, family and professionals in your life for support along the way.

Led by 37-year-old third generation homebuilder Trent Hancock, the aptly named brand will focus on homes that offer a first step up to luxury. The first project to be built under the G3 name is Paradigm, a 12-lot gated community coming to North Phoenix in 2022.

his is a question I get consistently from those who are currently renting and trying to navigate the plethora of news about the market and what they should do.

We still are in a strong seller’s market with supply inadequate to meet demand. However, it is also a landlord’s market and tenants are seeing their monthly rent skyrocket. Maricopa has added more residents than any other county in the country in the last 10 years. This is driving an intense demand for housing, both for sale and for rent. This demand is expected to continue into the foreseeable future. Homeowners are going to see their monthly payments remain stable even though home prices are increasing. At the same time, renters are seeing their monthly rental amounts take a huge jump at renewal time. The media is bringing this issue to the consumers’ attention with recent headlines like “Phoenix rents increased 20% since August 2020” on ABC 15 and “Phoenix-Area Rents Are Approaching the Most Expensive In The Country” in the Phoenix New Times. CURRENT MEDIAN RENTAL PRICES IN 85028 & 85032 In 85032 the monthly median rent for a single-family

home is $2,298. The median sales price is $450,000, and with 10% down, has a monthly PITI (principal, interest, taxes and insurance) payment of $1,949. In 85028, the monthly median rent for a single-family home is $2,798. The median sales price is $620,000 and, with 10% down, has a monthly PITI payment of $2,678. The monthly payment is less than the monthly rental amount, but that’s not all. During the time that you are renting, you are paying your landlord’s mortgage and he/ she is reaping the benefits of the increased appreciation. It is fiscally more sensible to pay your own mortgage and benefit from the appreciation as the home increases in value. Benefits of being a homeowner: • Paint whatever color you want, plant a garden, get

a dog or two, all without asking permission of the landlord. • When you decide to move, as a homeowner, you will likely have money in your pocket from the sale. Renters receive no cash benefit when they move. • As a homeowner, keep your monthly payments stable even when the prices are increasing. While this information poses a strong argument in favor of buying versus renting, whether you should buy a home depends on your personal situation and financial picture. You’re in a strong position to buy a home if you have: • A steady job • A down payment saved up • A great credit score • Low levels of debt But if you’re not in such a strong position, it could pay to postpone your home search. Perhaps you’re worried about getting laid off at work, or you don’t have any money set aside for a home purchase. Or maybe you have a lot of debt, or your credit score needs work. It may make sense to wait.

Instilling Gratitude in Kids By Nadine Bubeck

hanksgiving is my favorite holiday. It’s a universal time when many take an extra moment to count their blessings, because truth be told, we often take for granted the very things that most deserve our gratitude. I’m always looking for ways to instill positive vibes in my sons—values of kindness, and ways to express and acknowledge gratitude. Here are six ideas that families can implement to bring more “warm and fuzzy” into the house this fall. CREATE A KINDNESS CHART Every time your kids go above and beyond—unasked or prompted—place a sticker on the chart. (Examples can include helping with household tasks or being supportive of a sibling or friend.) For every ten acts of kindness, give them a small prize, and once they get 100, throw a pizza party (or a similar fun prize). The best part about this is it’s a joint effort among siblings, not a competition. It’s not him versus her chart—it’s a shared chart, so they’re working together to be awarded for good deeds.

RECITE POSITIVE AFFIRMATIONS It’s so important to teach your kids words of affirmation early on. Positive affirmations give a boost in confidence for young children, which helps them develop a positive selfimage. Words of affirmation are also a great way to help kids cope when they’re feeling down, upset, scared, or overwhelmed. You

can buy kid-targeted affirmation cards (I love Joyful Hearts Co., joyfulheartsco.com) or make your own (a fun DIY project!). Have your child choose a card every morning and during breakfast read it aloud—it’s a very empowering way to start the day. JOURNAL Journaling is a great way to teach your kids to express themselves and focus on the good in life. There are plenty of gratitude journals aimed for young kids with fill-in-the-blank prompts, making it a simple nightly task. In fact, my oldest and I have a mom-and-son journal that we take turns filling in and reading. It’s a very special activity that we do, and I plan on doing it with each of my boys when they’re ready. Journaling is a positive habit that gives kids a safe place to express their inner thoughts and emotions. HAND WRITE CARDS This is simple, sweet, and easy. Especially with all that’s going on in the world, have your kids write a hand-written card to someone they care about or even someone that they don’t know who does good (such as a police officer or fire fighter). Teach them that kind, unexpected words go a long way, and can make someone’s day. Consider it a good time to send “thank you” notes to teachers, law enforcement, and extended family.

COMPLIMENT Our Thanksgiving ritual is to go around the table and say what we’re thankful for, but this annual practice is nice

to incorporate more often. Designate a weekly night to pay each member of your family a compliment. This will teach your kids to accept compliments with grace and give them with sincerity. For parents, some complimentary ideas for our kids include: complimenting our child’s character, their contributions to the family, when they achieve something new, their sense of self, and steps toward a long-term goal.

REFLECT ON YOUR BLESSINGS To be the best for our children, we must strive for being our best selves—so this one is for you, mom, dad and other caregivers. This month, in addition to reflecting on what you’re thankful for, reflect on what your kids have and continue to teach you. Being a parent is tough and it’s not always easy to be positive and peppy. For example, my children have taught me a wealth of patience, true priorities, the art of affection, resilience, to connect with my inner child, and of course, unconditional love.

Venom: Let There Be Carnage

MOVIE REVIEWS No Time To Die

Titane A father reunites with his missing son after a series of murders grips the country. There’s no easy way to describe Titane without massively giving it away. A dark horror/comedy mixture, Titane is about desire, murder, deception, and how all of these don’t really mix. Which is ironic as, to me at least, they go together for a very skillfully crafted picture with nightmarish editing and visuals. It would be almost absurd if director Julia Ducournau didn’t just totally sell it, making you laugh but still cringe and be terrified. Watch at your own risk. Halloween Kills

which turn to anger, and spill out into disaster. Curtis is still great as always, but the supporting cast steals the show, all processing the situation in their own way. David Gordon Green shoots the film in a way that fits the hectic tone of the movie, getting nightmarish by the end, and it’s incredible. It’s a harsh movie that becomes tragic, entertaining but strangely still thoughtful.

After a betrayal causes him to go off the grid, James Bond returns for a final mission against a dangerous new enemy. No Time To Die not only is the end of the Craig era of Bond, but it also feels like the curtain call of the type of blockbuster filmmaking it was born into. Compared to other films of its type today, the classical filmmaking that director Cary Fukunaga brings is refreshing and exciting, with the pacing, energy and lush color palette giving something for every 007 fan. Craig is arguably at his most invested in the role, looking relaxed but still has the edge to a character who has been doing this for 15 years. Supporting characters, new and old, are almost all great and bounce off him well, aside from, unfortunately, the main villain Safin. A thin motivation combined with a miscast Rami Malek can really put the movie to a hard stop. Other than that, though, it’s a great final chapter for the actor. 26 • November 2021 • NORTH 32ND NEWS

Eddie Brock and Venom’s relationship is tested as an infamous serial killer breaks out of prison and bonds with a new symbiote. Venom was a terrible studio-mandated movie, barely stitchedtogether in the edit bay and tonally confused as to whether it wants to be a sci-fi action movie or a buddy comedy movie. Let There Be Carnage is confident, a sort of distorted romcom that doesn’t overstay its welcome and is intentionally funny. Hardy’s chemistry with himself (he plays Brock and voices Venom) is the heart of the film, giving the movie a much-needed core that was missing in the first film. I also appreciate how director Andy Serkis, despite a limited background in helming action, does up the ante on the action scenes, particularly the more CG-focused fights. Unfortunately, the film is holstered by a miscast Woody Harrelson, in a performance that comes off as more adorable than terrifying. Still, the film is an improvement in almost every way from the first Venom movie.

After Michael Myers escapes Laurie Strode’s trap, the town of Haddonfield rallies behind her to put an end to his rampage. It’s rare to see a studio film so unapologetically mean, but Halloween Kills earns it. A film all about Haddonfield’s rage, the supporting cast are all facing their fears,
