Upcoming Events in North 32nd

FALL IS OFFICIALLY HERE, WHICH MEANS COOLER WEATHER AND PLENTY OF FUN ACTIVITIES. Read on to learn more about upcoming happenings in North 32nd. WELLNESS IN THE PARK Yoga in the Park is coming back to North 32nd this fall as Wellness in the Park. To kick things off, the offerings will be on Friday evenings at Christy Cove Park starting at 6 p.m.; Saturday mornings starting at 8:30 a.m. at Roadrunner Park; and Sunday mornings starting at 10 a.m. at Christy Cove Park. The classes will feature teachers and practitioners who offer classes that focus on mindfulness and movement, including trauma-informed yoga, Tai Chi, sound healing, and more. The Wellness in the Park classes are intended to be for all ages (kids too!) and skill levels with a focus of continuing to bring more mindfulness to this vibrant community. The classes are donationbased with a portion of the donations supporting the teacher and a portion being donated to organizations in and around 85028 and 85032 such as Control Alt Delete, The Joy Bus, schools within the Paradise Valley Unified School District, Desert Voices, and more to be determined by the teachers and the community. COMMUNITY GARDEN EVENTS Last fall, members of the North 32nd community enjoyed the opportunity to adopt a row in a community garden near 22nd Street and Sweetwater in collabora-

tion with Urban Farming Education and Thrive Arizona, an agency that contributes to assisting foster family reunification and foster kids aging out of the system. The premise of the garden was to plant a row, then commit to nurturing your row once a month with a portion of the produce for yourself and a portion to the people supported by Thrive AZ.

While Thrive AZ subsequently relocated to another area, the North 32nd community has been granted the opportunity to take over the nurturing of the garden as the first North 32nd Community Garden. Last month, members of the community gathered to prep the garden for the planting party, which took place on October 2. Urban Farming Education will be partnering with the community again by supplying the seeds to plant in the garden. More community garden events are in the works for this fall. LOOKING AHEAD AND TO LEARN MORE Looking ahead, save the date for the 5th Annual Cruisin’ North 32nd Lights on December 18. Community Invited to Support Harvest Compassion Center Registration now open for October 30 fundraising event clothing, along with personal care items, diapers and nonperishable food is always needed, even more so today as families continue to deal with the stresses brought about by the pandemic.

Located at the northwest corner of Tatum and Thunderbird at 4744 E. Thunderbird Road, Ste. 9, is one of three centers the organization operates where food and clothing are distributed in a hope-filled environment to the underserved from throughout the greater Phoenix area. Utilizing a small staff supported by an army of volunteers, in 2020, the three centers served almost 9,000 families with

Since the pandemic limits coming together in person for the event, they are encouraging the community to join in and raise funds virtually to feed and support local families who are recovering from challenges. food, clothing, hygiene items, diapers, and more. Founded by Bob and Gaye Swayback as a tribute to their son, Mitchell, who died tragically in a drowning accident at the young age of 23, HCC honors his memory through service to others. The centers are filled with families receiving compassion along with food, clothing and other basic necessities they need for daily life. The staff and volunteers are focused on caring about the families who enter the doors and helping in any way they can to ease the burdens they are experiencing. HCC relies on community support to continue their mission. New or gently used

On October 30, all you need to do is get outside and enjoy life by running, walking, hiking or any activity you choose. The goal is to have 70 participants who each raise $500 through donations. Congress Can Help Heat Up Solar Jobs in Arizona

ith more sunny days than any other state and a growing need for well-paying jobs, Arizona has a big opportunity to take center stage in solar industry. In order to make this a reality, we need our lawmakers to pass forward-thinking infrastructure legislation that will help solar companies like ours put more solar panels on more rooftops in the Valley and across the state. As a local, homegrown Arizona business, Sunsolar Solutions is eager to lead the way and is seeing real momentum. While many businesses had to tighten their belts and lay off workers over the past year, we grew from 28 employees to over 110 people and we just opened our third office in Yuma as well as a sales and training center in Peoria. to Arizonans, our lawmakers need to take bold action to create longlasting growth for the solar industry in Arizona and across the country. Fortunately, this month, Congress is taking up critical infrastructure legislation that can make the urgent investments we need to promote solar energy in our state. Local solar companies need long-term stability to grow and sustain our businesses. Policies like the Solar Investment Tax Credit can encourage more solar energy installations by reducing taxes for Arizonans that go solar. Extending this policy for ten years gives businesses like ours the green light to hire more people to meet the demand, bringing new jobs to the Phoenix area. We also need more support to encourage domestic manufacturing so we can make more solar components here at home. Investing in solar production capacity will only lead to more employment in our state, and as we create these jobs, that means more opportunities to diversify our workforce and provide high-paying careers for women, people of color, and workers transitioning from the fossil fuel industry. That’s why it’s so critical for Congress to pass strong pro-solar legislation. We have an incredible opportunity to boost our economy, fight climate change, and create well-paying jobs for families in our state. Failing to pass these provisions in the upcoming infrastructure legislation could have catastrophic outcomes that means less prosperity in our state. And with frightening reports that indicate Phoenix might be unlivable by the end of the century due to extreme heat, we need to do everything we can to curb the impacts of the climate crisis. We urge Congress to pass infrastructure legislation that sets the country forward towards a bright clean energy future. Is It A Good Time to Buy Real Estate? By Louisa Ward

“I

s it a good time to buy real estate?” This is a question I get asked almost daily. Thousands of buyers are unsure if they should make the move and are questioning the future. They see prices increasing at a pace that they will soon be unable to afford. But, at the same time, they are concerned about the media-driven hype of an impending crash. I spend a large portion of time everyday talking buyers off the ledge. I am going to share with you “The Ugly Truth.” Spoiler alert: it is actually good news for buyers (and sellers)!

First you must understand why we are in such a housing frenzy. The main reason why we are in a high-appreciating sellers’ market is due to a housing shortage. For the past 13 years, we have been underbuilding for our steady population growth.

Not only do we have a housing shortage for our typical population growth, but the growth has turbocharged,

bringing over 300 people a day relocating to the Phoenix Metro area, and the housing demand became insanity. The Greater Phoenix Economic Council (GPEC) says that a large portion of this growth is due to upward economic momentum. “We saw record-breaking growth in FY20 (fiscal year 2020) with 42 new businesses creating 9,776 new jobs. Currently, GPEC has 221 active prospects in the pipeline with 28 FY21 prospects to-date. These prospects represent more than 4,377 potential jobs,” according to GPEC. Housing developers are working hard at adding more housing to the supply. This is causing the market to cool just a little. We have moved from an insane market to a frenzy. If we remain on this same trajectory, we will be in a balanced market within the next six to 12 months. (A balanced market is a normal market with appreciation at 2-6%.) But before we get there, the prices are going to continue to increase alongside a possibility of interest rate increases as well. Now there is one other idea that buyers must overcome: forbearance. In real estate, forbearance is described as, “A special agreement between the lender and the borrower to delay a foreclosure.” The media has hyped this issue to be a looming doom of mass foreclosures that will cause the housing market to turn and prices to plummet. But, it’s not all doom and gloom. Once the forbearance ends, there will be a small uptick in foreclosures. Most of the homeowners in forbearance have so much equity in their home that the owners have figured out a way to catch up and get back on track with their payments. Those that can’t catch up are selling their homes and pocketing the

equity. Most of those homes have already been absorbed into the market. There will be such a small number of homes foreclosed on that it will make no noticeable difference in the market. There is no evidence that any housing crash is in our future. WHAT DOES ALL THIS MEAN FOR HOMEBUYERS? The biggest mistake buyers can make is to sit around waiting for sale prices to decline while their potential mortgage payment increases. Mortgage rates have been on an upward journey for the past few months, and they continue into the 3% range as I write this. This is the time for buyers to take advantage of homebuying opportunities before the prices and interest rates increase to a point that it becomes unfeasible for the average buyer. Properties purchased today are expected to strongly appreciate by more than 10-15% over the next 12 months. It is a great time to buy a house whether it is your dream home, a starter home, or even an investment property. Buyers should jump in and take advantage of the potential high increase in appreciation and low interest rates. Thyroid Health and Naturopathic Medicine By Dr. Jenna Dye, Naturopathic Physician

T

he thyroid is a small butterflyshaped gland in the front of your neck. The thyroid gland releases thyroid hormones that support many important functions in the body. This can include metabolism support, temperature control, digestive health, and support for the hair, skin and nails. Thyroid hormones also play a role in the cardiovascular system and mood balance.

THERE ARE TWO MAJOR TYPES OF THYROID DYSFUNCTION. Hypothyroidism: This is a condition in which the body does not make enough thyroid hormone. In some cases, this condition can be caused by an autoimmune disease called Hashimoto’s Thyroiditis. The immune system produces antibodies that target the thyroid gland to be attacked, which can cause a decrease in thyroid hormone and, in some cases,

can cause the thyroid gland to enlarge. Patients with hypothyroidism often have symptoms of fatigue or brain fog, cold hands and feet, constipation, dry skin or hair loss, and weight gain. Hyperthyroidism: In this situation, the thyroid gland produces too much thyroid hormone. There can also be an autoimmune component that involves antibody production called Grave’s disease. The thyroid gland is attacked by the immune system, causing an overproduction of thyroid hormones and often an enlargement of the thyroid gland. The most common symptoms are elevated heart rate or blood pressure, diarrhea, anxiety, excessive sweating, and abnormal weight loss. Over time, if this condition is unmanaged, it can cause stress on the cardiovascular system, bone loss and eye disease. Proper diagnosis and evaluation of thyroid disorders are important. TSH

(Thyroid Stimulating Hormone) is the most common hormone evaluated for thyroid function. It is released by the brain and tells the thyroid to produce thyroid hormone. Although it can be a good indication of how the thyroid is functioning, there is often more to the picture. T4 (Thyroxine) is the main hormone produced by the thyroid gland. It must be converted to T3 (Triiodothyronine), which is the active thyroid hormone utilized by the tissues. If thyroid dysfunction is suspected, a full thyroid panel should be checked. This includes the TSH, the Free T3 and the Free T4. Thyroid antibodies should be checked if autoimmune disease is suspected. There are many factors that influence how well the thyroid functions. In naturopathic medicine we look at nutrient deficiencies such as Selenium, B12, Zinc and Vitamin D. We focus on diet by eliminating foods that are inflammatory. We support the body’s response to stress

by supporting the adrenal glands and reducing stress in our everyday life. We also focus on the digestive system by healing the gut lining, balancing the gut flora, and supporting regular bowel movements. ecently a client asked whether his Revocable Living Trust (RLT) would protect his assets from his creditors. The answer is no. While the RLT is a great estate planning and probate avoidance tool, it is not an asset protection trust.

Giving the inheritance in trust could have protected the inheritance from the bankruptcy creditors and could have given him a fresh start.

TRUSTS CAN PROTECT THE INHERITANCE IN CASE OF YOUR BENEFICIARY’S DIVORCE OR DEATH My client liked the idea of the irrevocable trust and asked me about protecting his daughter’s inheritance from her husband. The marriage was rocky, and he was concerned about what would happen if she decided to divorce after getting her inheritance.

I told him that while his RLT didn’t protect him from his debts, we could structure the inheritance for his children to protect them – and not just from potential creditors. We do this by directing in the RLT that each beneficiary receives their share in their own irrevocable trust. TRUSTS CAN KEEP AN INHERITANCE OUT OF THE HANDS OF CREDITORS The beneficiaries’ trusts do give them asset protection. An outright gift of the inheritance can result in a beneficiary’s creditors snatching all your hard-earned money. For instance, in 2008, Son started a business, but in the economic downturn, the business failed. He filed bankruptcy. A month after filing, Mom died, leaving him everything in an outright distribution. It

I explained that if his daughter received her inheritance in trust, it could prevent her from losing part of it in a divorce. The assets held in trust won’t be divided up, because the inherited trust is separate property, belonging only to the daughter and not her husband.

I told him the irrevocable trust can provide protection for beneficiaries who might not manage the inheritance well, whether due to addiction issues or just being bad with money. Leaving the money in trust doesn’t mean you don’t provide for them. The trust provides that the trustee can make discretionary distributions to the beneficiary for their health, education, maintenance, and support.

Secure them with a small rubber band, and then tie the ribbon around the “neck” of the ghost. Fluff the under layers of the coffee filters and use the sharpie to draw the ghost’s face (two eyes and an open “O” for the mouth). Once your family of ghosts are complete, stack them in a jar of candy corn for adorable presentation! Shang-Chi is a story about the scars that family leaves behind. Bolstered by Simu Liu and Tony Leung’s performances, the title character and his father Wenwu are at the heart of the film and deliver some of the best scenes from the film. When the film focuses on these themes, it’s great, but it staggers when it doesn’t. Its comedy particularly is grating, with most coming from Awkwafina’s supporting character that we are unfortunately forced to hang out with most of the movie. Action-wise it is better than previous films. Despite the usual problems with superhero movies, there’s still enough good in this film to make the watch worthwhile. In theaters. Kate

A figure from a woman’s past comes back and begins a murder spree, which she finds herself tangled into. Malignant is James Wan’s unapologetic love letter to horror. Combining the tones of classic Giallo films with underground 90s horror, we have a psychological/ slasher/slight body horror feature, which masterfully balances scares, excitement and even humor (if sometimes unintentional). With such striking visuals and effective gore, as well as an incredibly committed performance by Annabelle Wallis, Wan transports you into a demented world, and it’s a ride that will not stop until the end. It’s very much not for everyone, especially if you’re not familiar with the more specific parts of horror this review is referencing. But if you can get along with it, it’s a blast. An ex-marine, living a free life of poker playing to cope with a haunted past, finds himself having to face it once the son of a man he knew asks for his help in a dangerous plan. A quiet, patient film, like many of Paul Schrader’s previous films, The Card Counter is about a lonely man, content with his current existence, if still clearly hiding his pain. It’s the lead performance by Oscar Isaac that sells this movie. He subtly shows a range from pained to scary as he portrays William Tell. His character is so interesting that he actually overshadows the other characters, despite the best efforts of the other actors. It’s a very uncomfortable film with disturbing imagery and dark subjects, but if you can be able to stomach it, you will be rewarded. In theaters. Shang-Chi and the Legend of The Ten Rings After ten years apart, a young man must fight against his father to save the world. A surprising work from Marvel,

posts, without any thought put into it. The actors try their best, but there’s only so much one can do with paper-thin characters like these. The neon drenched sights have become tiresome in this genre by now, offering nothing more than “Look at how cool this place is!”, instead of mood or tension. A potentially great film that can’t get past itself in its desire to be a John Wick clone. On Netflix.
