City News City of Phoenix Continues to Support Community During COVID-19 By Councilwoman Debra Stark, District 3 AS WE CONTINUE TO COPE WITH THE UNPRECEDENTED IMPACTS OF COVID-19, “BACK TO SCHOOL” LOOKED DIFFERENT THIS YEAR. In coordination with Phoenix school districts, and ahead of the transition to in-class instruction, the City of Phoenix distributed more than one million pieces of Personal Protective Equipment (PPE) to help Phoenix schools safely reopen. The PPE was purchased as a result of the Phoenix City Council allocating $2.5 million in CARES Act funds toward these supplies. Phoenix school districts, including the Paradise Valley Unified School District, received their supply packages that included items such as face coverings, hand sanitizer, sanitizing wipes, protective gowns, and other PPE. The packages included masks with clear windows to avoid hindering communication between teachers and students

with hearing impairments, students who are learning English as a second language, or students who are learning to read. The PPE distributions support the recommendations of the Centers for Disease Control and Prevention (CDC). The CDC recommends that schools implement mask wearing, physical distancing, hand hygiene, and frequent cleaning and disinfecting of high-touch surfaces as part of any school’s safe reopening plans. In addition to PPE supplies, the Phoenix City Council also allocated $3.3 million of CARES Act funds toward distance learning and Wi-Fi access. Outside of the classroom, the City of Phoenix Parks and Recreation Department has expanded programming to keep kids active at home. The PHXPlays at Home Virtual Recreation series, launched earlier this summer, now includes fall programs. The virtual

programming provides weekly, free, live-streamed activities. In addition to free programming, fee-based specialinterest programming will be offered, including ballet, yoga, and karate. Registration is required for free and fee-based programs. Visit phoenix.gov/parks. Access to nutritious food is also critical so that students are ready to learn. The Paradise Valley Emergency Food Bank (PVEFB) offers food assistance to families in need who live within the Paradise Valley Unified School District boundaries. Aioli Gourmet Burgers Opens Third Location A LOCAL FAVORITE, AIOLI GOURMET BURGERS RECENTLY OPENED ITS THIRD LOCATION AT 430 E BELL ROAD, #103, IN PHOENIX, TAKING OVER THE SPACE PREVIOUSLY OCCUPIED BY RECENTLY CLOSED CAVEMAN BURGERS. “The last six months have been a crash course in creative entrepreneurship. Finding our way through this coronavirus pandemic has been a true test of our resilience and determination to succeed. We’ve reinvented ourselves several times during this crisis and it has proved to be an amazing experience and time of growth for everyone at Aioli Gourmet Burgers,” says Kyle Hollenbeck, co-owner. “We opened one store during the pandemic and now we’re excited to have the opportunity to expand again.” The menu at Aioli Gourmet Burgers is packed with chef-driven, flavorful choices of burgers like the White

Truffle Swiss – topped with roasted mushrooms, Swiss cheese, caramelized onions, and white truffle aioli, or the Italiano – topped with fresh mozzarella, tomato, balsamic reduction, crispy bacon, and basil garlic aioli. Open since 2013, Aioli Gourmet Burgers started as a single food truck, quickly growing with the addition of one more food truck each year since then. The original restaurant location was opened in 2016 at 32nd Street and Shea off the 51 Freeway. That location has served as the brand’s home base for the past three-anda-half years. Year-over-year, the brand has more than doubled in size and sales with several other food truck concepts introduced, including Modern Tortilla and Oak Wood-Fire Pizza. Today, the restaurant group’s portfolio boasts seven food trucks, two taco carts, and a pizza cart, specializing in catering private events, birthdays, and weddings.

The restaurant group is led under the culinary direction of Chef Tommy D’Ambrosio, who, from a young age, had a passion for cooking. Combining differing flavors to make one-of-a-kind culinary creations, Chef Tommy was inspired by his grandmother, and having a huge Italian family, cooking and eating was a big part of his life. Chef Tommy went to the Culinary Institute of America and completed an apprenticeship at The Greenbrier in West Virginia before returning to his hometown in Phoenix to open Aioli Gourmet Burgers. Tommy opened Aioli with two of his childhood friends, Kyle Hollenbeck and Michael Cartolano. And now, decades later, Chompie’s is returning to the 32nd Street and Cactus area (moving into the space formerly occupied by Big Lots) and is set to open its doors early next year. “We’re excited to be back on our home turf and to be a part of the North 32nd Street revitalization,” says Chompie’s COO Oren Molovinsky. “Chompie’s Land, as we’re affectionately calling it, will be a huge sensory overload,” says Molovinsky. “In a good way, of course.” The location that currently exists at Paradise Valley Mall is relocating to the area and expanding to create a massive Chompie’s hub featuring 27,000 square feet of space that will feature a restaurant with two private dining rooms offering full service dining, a large bar and outdoor patio seating; a fast-casual style ordering option; a dedicated curbside pick-up window with “car hop” style service; full barista area with espresso bar; and an expansive New York-style market with pastries, bakery items, grab-and-go items; and more. Molovinsky says guests can expect “a whole new Chompie’s” thanks to the design efforts of Scott King of Sixty First Place architects, who is giving the latest location a mid-century modern, 60s style vibe. City News Creating a Vibrant North 32nd Community By Allison Barnett OUR NORTH 32ND COMMUNITY BEGAN TO TRANSFORM ABOUT SEVEN YEARS AGO. As a new resident of Phoenix and North 32nd at the time, I attended a community meeting to discuss a proposed apartment building, now View 32, and learned about the greater plan to help this area come to life again. A ULI tap study was conducted at the time to determine ways in which we could better utilize the various commercial areas along North 32nd. Some of these areas were determined to be better used as schools, senior living, more housing, etc. This plan was not meant to be an overnight plan, rather it was meant to give some guidelines over the long-term plan to create a better and more vibrant North 32nd. While we undoubtedly recognize that there are still areas within our community that need our attention, we are grateful for the progress that has been made in a relatively short time. We delight when businesses choose to open here and

even more when they choose to grow within our community.

This past August, we held the first community meeting, which you may view on our Facebook page. Annually we will host a meeting like this where key departments within the city give updates about what we will continue to see in our community. In addition, we plan to host monthly community meetings starting this month focusing on a variety of topics to ensure that we continue to build a vibrant North 32nd community. The meeting will be held on the third Thursday of every month at 6:30 p.m.; the first meeting will be October 15 at 6:30 p.m. We plan to keep it to approximately 30 minutes with one topic of focus each month. The meeting will be online as well as recorded to ensure that you may view it at your convenience. For updates on the meeting, please visit our Facebook events page.

With temperatures cooling off, families can trade the studio for lovely locations around the Valley. “Local parks or greenbelt recreation areas make great spots for a portrait,” says local photographer Erin McDonald. McDonald, a Phoenix native with a passion for portraiture and wedding photography, shares some of her favorite locations to capture the perfect family frame. DREAMY DRAW RECREATION AREA Located at 2421 East Northern Avenue, McDonald always recommends Dreamy Draw for clients looking for a desert-type background. The recreation area offers diverse desert landscapes while having plenty of parking, public restrooms and it is dog friendly, meaning you can include your furry family members. HERITAGE SQUARE AT HERITAGE AND SCIENCE PARK At 113 North Sixth Street, McDonald says this is the perfect location for urban photography. Playing on the textures, architectures and graffiti in the areas, she finds the area to be the perfect backdrop for a variety of personalities and poses. OLD TOWN SCOTTSDALE Old Town Scottsdale provides a variety of backdrops with different architectures, unique storefronts and plenty of public spaces. McDonald notes that the area, particularly around the Scottsdale Civic Center, sees a lot of traffic from photographers on the weekend. If you want to utilize this area, it might be best to plan your photo sessions for during the week. TEMPE TOWN LAKE Tempe Town Lake is described as a desert oasis in the middle of the Phoenix metropolitan area, but for McDonald, the location provides the perfect backdrop for dreamy sunset style photos looking out over the water. YOUR OWN FRONT YARD McDonald emphasizes one of the best locations to capture your family personality is the family home. where she used a long lens to socially distance while photographing families in their own front yard. “I realized how much more comfortable and relaxed the subjects were because they were in their own environment,” she says. “The whole vibe of the sessions on their own porches or backyards was different than when we pack everyone up and drive out to a location.” McDonald offers a few additional tips to consider when planning locations for your family picture: Plan ahead for the day. Communicate with your photographer to arrange shots and timing, keeping lighting in mind when making your plans. According to McDonald, lighting is key to making any location amazing. Early morning or early evening is best, as you don’t want the sun directly overhead. “The hour before sunset, or magic hour as photographers call it, is a beautiful time of day to catch the amazing Arizona sunset colors in the sky,” she shares. Mindfulness for safety might be the most important tip McDonald can offer to families planning the perfect portrait. Be aware of your location and any dangers to your party or laws you might break by posing there. “When choosing a location, please remember to be safe and stay off of train tracks and light rail tracks,” she says. Not only do these locations put your family at risk, but often it is illegal to be there and you will receive a ticket. City News Basic Elements Reunite and Rock On By Jonathan Goldman IT’S FITTING THAT AN ‘80S BAND FROM PHOENIX WOULD RISE UP FROM THE ASHES AFTER 35 YEARS, BUT UNTIL LAST SUMMER, GETTING THE BAND BACK TOGETHER WAS THE FURTHEST THING FROM THE MINDS OF THE GUYS IN BASIC ELEMENTS. When the group formed in 1984, John Denis, Jonathan Goldman, William Bowling, David Youssefi, and Matt Barton were spread across three different high schools (Shadow Mountain, Horizon and Brophy) but a common thread brought them all together. “We were always getting our butts kicked for being different,” says synth player Jonathan Goldman. “We listened to all the new wave music coming in from overseas and tried to emulate the bands we liked by shopping in the ‘Gear for Guys’ section at Judy’s in the mall, so starting the band was kind of a survival mechanism.” A cross between Simple Minds and Tears for Fears, Basic Elements made a name playing gigs in iconic Valley bars The Mason Jar, Metro, Sun Club and Edsel’s Attic as well as the Arizona State Fair and the backyard of any teenager whose parents were out of town. During their six-year run, Basic Elements played alongside local legends Gin Blossoms, Gentlemen After Dark, BonTon/Caterwaul, Ditché, and Radio Architecture. They also opened for larger touring acts Bolshoi and Gene Loves Jezebel, while maintaining an average age of 17-years-old. In 1990 the band broke up – well before any of them were old enough to legally enter a bar. In the 30 years since, members of the band have moved on to become a sculptor, TV producer, real-estate agent, graphic artist, and an attorney. After last year’s reunion show at the legendary Mint in Los Angeles, the band found themselves with an opportunity too good to pass up—the 10 • October 2020 • NORTH 32ND NEWS

chance to record songs they wrote as teenagers with one of the artists who inspired them to write the songs in the first place. Ed Buller is a Mercury Prize-winning producer who created albums for bands like Suede, Pulp, and White Lies. He was also the original synth player for the Psychedelic Furs, a band that influenced Basic Elements from day one. “We never got to work with a producer who was into the post-punk scene,” says bassist William Bowling. “Back in the day all we got was some head-banger behind the mixing board, so finding Ed was like finding some new wave saint. He’s just a brilliant producer.” Written in the ‘80s and recorded today, each song delivers a euphoric mix of nostalgia for original fans of post-punk/new wave, and an exciting sense of discovery for the next generation finding the band on streaming platforms. The band dropped its first single “Hide,” on October 2. Written in 1984 against the backdrop of the Cold War and George Orwell, it’s an antiauthoritarian fight song with lyrics that feel more relevant than ever. Over the next several months the band will drop each track recorded with Buller as singles, and cap it off with a full release on pressed, collectible vinyl that includes a B-side of the original, archived recordings. Teaching Kids How to Navigate the Kitchen By Jill “MamaBug” Frier

he holiday season is fast approaching, which makes this a great time of year to start giving your kids some practical life skills by helping you in the kitchen. Getting your kids involved in the holiday food preparation is a great way to bond and pass on your traditions for celebrating. BENEFITS OF COOKING WITH CHILDREN One of the biggest benefits to having your kids help you in the kitchen is that you are teaching them about food and nutrition. Learning about food helps you learn how to eat right, handle food safely, and be healthier. In fact, studies show that people who regularly eat meals prepared at home are more likely to be healthier – and happier. When you eat less sugar and avoid processed foods, you typically have more energy, a healthier immune system, and overall better mental health as a result. Research shows that people who eat home-cooked meals at least five or more days a week tend to live longer lives, too. Cooking with your kids is also a great way to help them grow and develop. From improving vocabulary, math, and fine motor skills, to teaching your kids critical life skills so they will be able to take care of themselves as adults, cooking is an important way to help kids to become healthier and more independent.

HELPING IN THE KITCHEN Kids get hands on learning while helping in the kitchen because, as you cook, you are actively teaching them by showing them what to do. Cooking improves vocabulary by labeling ingredients as you go, reading to understand and follow recipes and instructions, math by counting and measuring ingredients, and following directions by listening to your instruction. There are many ways for kids to help you in the kitchen. You can encourage your child’s interest in cooking by giving them different age-appropriate activities. Whether they stir batter, measure a cup of ingredients, knead dough, roll out cookies, or crack eggs, they are developing skills that will help them learn how to cook as they grow. Here are a few ideas to get your kids helping in the kitchen, no matter what age they are: • Let kids punch and knead dough for yeast breads • Have kids cream butter and sugar by squishing it with their hands • Allow kids to measure ingredients and pour them into the recipe with your guidance • Let your kids draw designs in extra flour (put down parchment or wax paper first) • Add food coloring to different recipes to help kids learn about colors and mixing

• Let your kids decorate cookies and cupcakes with frosting, sprinkles, candy, or other treats • Show your kids how to crimp the edges of a pie and let them do it for you • Put ingredients into a re-sealable bag and let your kid mix it with their hands • Ask kids to help you figure out how to double or half a recipe before measuring • Find no-bake recipes and help your kids walk through making the food from beginning to end The level of help in the kitchen should be based on your child’s age and ability. Younger kids have fun watching and playing, while older children want to be more hands on and participate in making the final product. You know your child best, so think about what they are ready for when you get ready cook. There are many resources, classes, and tips both online and in the Phoenix area to help make learning to cook fun and relevant to your children. Family Kids of All Ages Soak Up Fun and Learning at Hubbard Family Swim School By Lila Baltman

ue to COVID-19, all the swim instructors at the Hubbard Family Swim School are now required to wear large, plastic face shields while teaching children in the swimming pools. However, even with face shields being worn, children can still see the instructors’ big smiles and friendly faces behind the see-through plastic shields. There may be several new safety measures being used, but parents are definitely excited to sign their babies and children up for swim lessons again and Hubbard is thrilled to be open and back in the “swim of things.” Founded in 1998 by co-owners Bob and Kathy Hubbard - worldrenowned experts and educators in the field of infant swimming - Hubbard Family Swim School offers lessons to children 8 weeks

to 12 years of age. The Hubbard’s basic philosophy is this: children everywhere must learn how to swim. Hubbard’s new safety measures include: • Face coverings are required for everyone over the age of 6 (except when in the water). • Families are asked to limit their swim entourage to one adult per family. • Enter the building no more than 10 minutes before your scheduled lesson. • Upon arrival, use the available hand sanitizer. • Practice social distancing and keep children close when they are not in a lesson. • Families are strongly encouraged to come and leave in swim gear to reduce the number of people in the changing area. • To reduce family crossover, makeups are not being offered at this time.

The majority of children at Hubbard Swim School enroll in one 30-minute lesson per week. There are a variety of classes available for children ages 8 weeks to 12 years of age. In 2019, the American Academy of Pediatrics formally stated that they now recommend that children as young as 1 year old get enrolled in formal swim lessons. There are also free “Baby Splash” classes for babies 8 weeks old to 5 months of age available at Hubbard. Parent participation in the water is required. These 30-minute water acclimation classes give parents or caregivers a chance to learn excellent tips on how to enjoy tub time at home with baby and also learn how to prepare baby for swim lessons. The baby splash classes are free but there is a $25 registration fee. “Our popular Baby Splash classes give parents an excellent way to spend

Sunsolar Solutions Helps Locals To Go Solar And Save Big

hen you think of renewable energy, the first type that may come to mind is solar power. Solar energy works by capturing the sun’s energy and turning it into electricity through solar panels—and with an average of 300 days of sunshine a year— Phoenix is the perfect place for those considering supplementing some of their energy uses with solar power. In fact, according to recent statistics, solar panel installations are expected to grow 20% in 2020, consolidating the United States’ position as the world’s second-largest market for solar power usage. Better still, according to a recent Zillow.com study, homes with solar sold at an average 4% higher than non-solar homes. Michael O’Donnell, vice president of sales and co-owner of Sunsolar Solutions, says that his company has helped over 6,000 Arizona families go solar—taking the power of the sun and turning it into usable electricity to power their homes. “We started in 2015 and are based right here in Phoenix. Since then, we have helped thousands to find custom solutions for their own needs to try to bring their power bill as close to zero as possible,” O’Donnell explains. SunSolar Solutions recently moved into their new headquarters due to rapid growth. O’Donnell compares having solar panels to someone “having their own personal power plant.” He notes that solar panels are often more affordable than people realize, with $0 down and options to purchase or lease the panels. “It’s a zero upfront cost, monthly payments are usually less than you’re paying for electricity, and, in time,

the equipment pays for itself, and you make a monthly profit,” he says. “Your solar system allows you to generate your own clean power and costs less than your current utility company,” according to SunSolar Solutions. “Flexible finance solutions allow you to simply pay by the month, like you do now, but at a lower rate and you start saving immediately.” How O’Donnell and the team at Sunsolar Solutions accomplish this is by meeting with each customer personally to assess how many panels their home will need. “We are upfront and transparent with customers; we don’t sell fake savings and our engineers will make sure that the solar panels work like we say they will,” O’Donnell says. “From the time we first meet with a potential customer, it takes about 60 days until the panels are on the roof and their system is ready.” Some benefits of going solar with Sunsolar Solutions include: • Flexible financial solutions – locals can lease, finance or purchase solar panels • No upfront costs • Customers can save up to 95% off of their electric bill • Protection against inflation and energy cost increases from the electric company • Increasing the property value • Earning a great return on your investment • Going green • Providing clean, reliable energy There are also several tax perks that come with going solar. “By increasing the number of panels, you increase the amount of money that the U.S. government will be investing in the system and into your home,” O’Donnell explains. “If the 100-percent design created a $10,000 subsidy, then the 150-percent design

will produce a $15,000 subsidy. There is no limit to the size of the system and, therefore, the size of the tax credit. By the way, the tax credit is dropping significantly at the end of this year from its current rate, which is 26 percent of the system price. Truth be told (which is something we insist on in our proposals), the result of a properly designed system is a lower monthly and annual cost for the household’s electricity.” O’Donnell shares the story of one of his recent local customers: “Janet from Peoria will pay $33,000 less to pay off the equipment than she would have paid APS. And the money she did spend didn’t turn into utility receipts; it turned into a paid-off $40,000 power plant that at the end of the term will be generating $7,500 worth of electricity per year. She has no doubt whatsoever that her home will be worth substantially more with a paidoff solar system, producing enough power to incur zero billing from APS, than it would have if she had spent much more buying that power from APS over the years.” In addition, for those with APS service, O’Donnell says that there may soon be a limit of 15 percent of their customers per neighborhood who are even allowed to have solar panels. Val Berechet, president of SunSolar Solutions, is urging his sales force to emphasize the urgency of switching because of this limit. He has set up a geographic database that will track what areas are approaching capacity or have already exceeded their maximum, according to SunSolar Solutions. Out of 17 applications submitted to TEP (a Tucson-based power company, similar to APS, used as an example), after the utility started implementing the maximum on May 12, four have already been denied, signaling possibly maxed-out service areas, Berechet explains. He expects

other areas in Arizona to hit their maximum quickly, though it is too early to know where and when with any specificity, he adds. “The essential environmental and economic factors still favor solar power in Arizona,” according to Sunsolar Solutions. The state has the third lowest cost per watt for solar panels, and it has the secondhighest potential solar resources, just after Nevada, according to the U.S. Energy Information Agency, cites the company. O’Donnell shares that the cut off to go solar when you have APS could be as soon as the end of this month. For those who choose to go solar with Sunsolar Solutions, O’Donnell explains that customers can see how much power the panels are generating every day through an easy-to-use app. “On days where there is a lot of sunshine, the panels perform even better,” he says. Solar Must Be Installed by Dec 31st or Miss Out on 26% Tax Credit

rizona Home Owners have until December 31, 2020 to have a solar system installed and be “Operational” to qualify for the Federal Investment Tax Credit (ITC). If the system is installed after that date the tax credit will drop to 22% in 2021 and 0% in 2022. Is there still time for a solar project to be initiated and completed before the end of the year? According to Val Berechet, President of SunSolar Solutions, a local solar company with over 6500 customers in Arizona, it only takes one or two days to complete a solar installation. The issue is, it can take anywhere from 60 to 90 days from the point of getting a proposal to having the permit from the city and approvals from APS. So it is getting close to the point where that will become impossible to accomplish. To remove the uncertainty for their customers SunSolar Solutions will guarantee customers an installation in 2020 if they call for a proposal through October 2020.

In addition to the Federal ITC, the State of Arizona will issue a $1000 tax credit that can be applied to 2020 state taxes. Real Estate The Local Real Estate Market Continues to Grow By John Cabezas with LIV AZ Realty

recently had a conversation with a client who said he was going to wait until the housing market crashed again before purchasing a home. His reasoning was, as he put it, “Everyone keeps telling me that the pandemic will drive another housing crash.” He believes that the market will become a buyers’ market before the end of the year. I explained to him that those that know and understand the real estate market are predicting a strong sellers’ market into 2021 and perhaps beyond. Unlike the previous real estate market crash, lenders guidelines are as strict as they have ever been. Those that can purchase, and have purchased, were and must be well-qualified. At the start of this year, Realtor.com released their Housing Recovery Index. The index is a weekly guide. The index shows if and how the COVID-19 outbreak impacted the real estate market. The index looks at four key components of the housing industry: 1. Housing Demand – Growth in online search activity

2. Home Price – Growth in asking prices 3. Housing Supply – Growth of new listings 4. Pace of Sales – Difference in timeon-market The index compares the current status “To the January 2020 market trend, as a baseline for pre-COVID-19 market growth. The overall index is set to 100 in this baseline period. The higher a market’s index value, the higher its recovery and vice versa.” The graph below charts these four components. It shows how the real estate market started out strong in early 2020, and then dropped at the beginning of March, when the COVID-19 outbreak shut down the economy. More importantly, it shows the strength of the recovery since the outbreak.

Working with Amanda Hope Rainbow Angels this past month on their annual gala made me think about how we can give to charities when we do estate plans, benefitting the charity and giving us tax advantages. 1. GIFTS FROM A 401(K) OR TRADITIONAL IRA Your contributions to your 401(k) or IRA are pre-tax money. You or your individual beneficiary will pay taxes when the money is withdrawn. A charity, on the other hand, will not pay taxes if they are the beneficiary. If you are including a charity in your estate plan, be sure to consider giving by making them your IRA or 401(k) beneficiary. 2. GIFTING YOUR REQUIRED MINIMUM DISTRIBUTIONS Another option for giving is to make a direct gift of all or part of your required minimum distributions to the charity. Individuals who are at that point of being required to take RMDs can give up to $100,000 from an IRA to a charity tax free. If you are already making gifts to a charity each year, this can be a way to benefit your charity to a greater extent and save yourself taxes. 3.
