CITY NEWS BECOMING AN OUTDOORS WOMAN WORKSHOP SET FOR SEPT. 7-9 FOR WOMEN WHO JUST WANT TO FIND OUT WHAT THE OUTDOORS EXPERIENCE IS ALL ABOUT, SIGNING UP FOR A BECOMING AN OUTDOORS WOMAN (BOW) WORKSHOP IS A GREAT PLACE TO START.

Hunter Education certificate. The online course must be completed prior to the workshop, however, at www.hunter-ed.com/arizona. The evenings will be filled with fun and entertainment, like night hikes and guest speakers.

The Arizona Wildlife Federation, in partnership with the Arizona Game and Fish Department, will conduct its next BOW workshop Sept. 7-9 at Friendly Pines Camp near Prescott.

The workshop introduces like-minded women (18 and older) to outdoor skills in an enjoyable, no-pressure setting with expert instructors.

A pair of new classes also are being offered: a geology class titled “Name That Rock” and a class in primitive skills. Meanwhile, participants will learn how to catch crayfish, then prepare them along with other wild foods to be served at a game-tasting the first night of the workshop.

In addition to being able to select from more than 30 classes, like horsemanship, geocaching, wilderness medicine, birding and hiking, participants also will have an opportunity to fulfill the field-day requirements to earn their Arizona

AMERICA’S FIRST FOR-SALE COMMUNITY FOR ADULTS WITH SPECIAL NEEDS TO DEBUT IN PHOENIX MILLIONS OF FAMILIES ACROSS AMERICA HAVE A LOVED ONE WITH SPECIAL NEEDS AND HAVE STRUGGLED WITH FINDING APPROPRIATE PERMANENT HOUSING. Luna Azul, a new development of 30 homes in North Phoenix, addresses that problem.

Developed by Mark Roth and located at 16th St. and Loop 101, the development is the nation’s first for-sale residential community for adults with special needs.

The project is scheduled to break ground next month and the first residents can expect to move in mid-next year.

“Luna Azul is a community where residents can live permanently, safely, and make lasting friendships. The community is suitable for adults with disabilities,providing them and others convenient access to services, vocational opportunities and urban amenities, and an atmosphere within which to live life securely and on their own terms,” said Roth.

Roth decided to develop the community when looking for a permanent housing solution for his daughter with special needs. When penciling out the cost of life long housing and the support she’d need, he found that buying her a suitable place and having help come to her was the most economical option.

Since residents will own their own homes, they will be able to customize their homes to fit their needs and hire in whatever level of help they require.

PARCELS IN SCOTTSDALE, PHOENIX, APPRAISED AT A COMBINED $90 MILLION, TO BE AUCTIONED BY LAND DEPARTMENT THREE PARCELS TOTALING ABOUT 167 ACRES OF STATE TRUST LAND WILL BE AUCTIONED

BY THE ARIZONA STATE LAND DEPARTMENT IN AUGUST AND SEPTEMBER, SAID STATE LAND COMMISSIONER LISA ATKINS. If all three are successfully auctioned, at least $90 million – their combined appraised value -- would be invested in the State’s Permanent Land Endowment Trust Fund for the benefit of K-12 public education, the Arizona Pioneers’ Home and the Arizona Departments of Corrections and Juvenile Corrections, Commissioner Atkins said.

The following are descriptions of the parcels and auction information: • A parcel consisting of about 10 acres at the southwest corner of 27th Avenue and Deer Valley Road, Phoenix, was auctioned August 28th,

in the auditorium of the Arizona State Land Department, 1616 W. Adams St., Phoenix. The opening bid on this land was its appraised value of $2.745 million. A successful bid amount from this sale will be deposited into an account of the Permanent Land Endowment Trust Fund at the Office of the Arizona State Treasurer. The account is designated for K-12 public education.

• A parcel consisting of about 134 acres – along with several perpetual rightof-way easements -- at the northwest corner of Hayden Road and Loop 101, Scottsdale, will be auctioned at 2 p.m. Tuesday, Sept. 4. The auction will be held in the Land Department auditorium. The opening bid on this land will be its appraised value of $83 million. A successful bid amount from this sale will be deposited into an account of the Permanent Land Endowment Trust Fund at the Office of the Arizona State Treasurer. The account

is designated for K-12 public education.

• A parcel consisting of about 23 acres at the northwest corner of 35th Avenue and Happy Valley Road, Phoenix, will be auctioned at 11 a.m. Thursday, Sept.

6. The auction will be held in the Land Department auditorium. The opening bid on this land will be its appraised value of $4.62 million. A successful bid amount from this sale will be deposited into an account of the Permanent Land Endowment Trust Fund at the Office of the Arizona State Treasurer. The account is designated for the Arizona Pioneers’ Home, Arizona Department of Corrections, and Arizona Department of Juvenile Corrections.

K-12 public education is by far the largest of 13 Beneficiaries of Trust land managed by the Arizona State Land Department, whose mission since 1915 is to manage the assets of a multi-generational perpetual trust in alignment with the interests of the Beneficiaries and Arizona’s future.

All uses of the land and resources held in the Trust must benefit the Trust, a fact that distinguishes it from the way public land, such as parks or national forests, may be used or managed. While public use of Trust land is not prohibited, it is regulated to ensure protection of the land and its resources and compensation to the Beneficiaries for its use. Today the Arizona State Land Department pro-actively manages more than 9.2 million acres of Trust land, which is 13 percent of the land within the State of Arizona.

OUR COMPANY & TITLES ARE… Co-owners of the Young Mind Center & Young Mind Community Center A TYPICAL DAY IN OUR LIVES INCLUDES… With everything going on with the center, there’s hardly a typical day. I will tell you that every day starts with coffee! Then it’s generally followed by a combination of meetings: meetings with families that are coming to the center (those are our favorite), meetings that involve decisions about furnishings or materials, meetings where sometimes we don’t even know what we’re meeting about!

No, just kidding. We almost always know. Mostly.

MY FAVORITE THING ABOUT LIVING/WORKING IN THE NORTH 32ND AREA IS… Coming back to where I grew up! I’m so excited to start hiking the mountain preserve again. We even put a shower in one of the bathrooms so we can sneak in a hike any time of day. (Sara) OUR FAVORITE MOVIE WE COULD NEVER GET TIRED OF WATCHING IS… Waiting for Guffman – and why...I love all Christopher Guest’s movies. His characters are all so different and relatable. (Sara) OUR FAMILIES… Are big and crazy and amazing and almost entirely located in Phoenix!

THE BUSINESS LESSON WE

LEARNED THE HARD WAY IS… When we started, we didn’t want to have any policies or a handbook because we wanted people to use good judgement. Well, it turns out, our idea of good judgement is different from other peoples’. Now we understand that every policy, no matter how ridiculous, is there because someone did not practice good judgement.

WHEN I WAS YOUNGER, I WANTED TO BE… A veterinarian.

I had a much easier time connecting with animals than humans. I have since learned that I love working with kids; it’s adults who are challenging.

THE SONG I WOULD SING AT KARAOKE NIGHT IS... You really don’t want either of us signing at karaoke. It’s a little like golf – we’re not really good, but we’re going to get out there and act the part! We recently got together with our team at an amazing kpop karaoke bar in Tempe and couldn’t help joining in on Tubthumping.

THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… definitely something one of my little clients said – they are amazing!

I moved to Arizona to open a center like this; it’s a vision becoming a reality! Sara’s background in community development and education has been instrumental in making this happen – and so quickly. With my background in psychology, we were trained in very different disciplines and see the world through two different lenses. Bringing our varying perspectives together has allowed us to connect pieces in ways they haven’t been connected before. We are creating something that redefines problems outside normal boundaries and innovates to reach new solutions and optimize results. It’s pretty exciting, if I do say so myself.

(Amanda) THE BEST GIFT I’VE EVER RECEIVED WAS... A safari in Kenya with our entire family of 20. It was truly a trip of a lifetime! We were able to get closer to the animals than you could ever imagine. I also celebrated my 40th birthday while on the trip, and the tribe from the village where we were staying surprised me with a beautiful celebration with singing and dancing, and I was so overwhelmed I just cried. any small business owners don’t take advantage of the information within their financial statements to growing their business. Your statements are not just for filing your tax returns. They hold the secrets to your business success and financial stability. Stay on top of these 5 vital numbers to make proactive decisions that will help you grow your business faster and with ease.

1. BANK BALANCE There’s an old adage – “Cash is King.” It refers to the importance of maintaining positive cash flow for the overall fiscal health of a business. A lack of cash can lead to the bankruptcy of a business.

Cash is needed to cover day to day expenses such as purchases of goods to be sold, salaries, rent, and to fund the growth of the business. You can finance business growth, but you need a strong and steady influx of cash to ensure that you meet your debt obligations. Banks are very leery to finance a business that doesn’t have success generating cash – unless you’re comfortable with 12 percent interest rates!

Not being able to pay your creditors on a timely basis could have detrimental effects on the business such as losing key suppliers for your products; the need to lay off employees you can’t pay or defaulting on a loan that could lead to bankruptcy. 4. GROSS PROFIT Many business owners are focused on the amount of sales generated. The financial success of your business is to a small extent reliant on sales, but more importantly is the gross profit you make on each sale. If you sell soap at a price of $6 and it costs you $4 to make or purchase, then your gross profit will be $2 per bar. By knowing your gross profit percentage, you can compare it to industry average to ensure you are being competitive in your pricing.

2. ACCOUNTS RECEIVABLE: (the money that is owned to the business) Many businesses take payment at the time the service or product is sold. If your business provides credit, it is essential to monitor the collection of these funds to ensure they are received on a timely basis. Customers can quickly become delinquent in paying what is owned to you. This could have a serious impact on your ability to meet your obligations. Therefore, regular monitoring and follow up of accounts receivable is essential to a financially secure business.

5. NET PROFIT Your net profit is the amount of income left in your business after all your expenses (including a reasonable salary to the owner). As a rule of thumb, a strong business will generate net profit between 10 – 15 percent of total revenue. Therefore, if your business is generating $1,000,000 of revenue, a strong outcome for the year would be $100,000 - $150,000 of net profit. Of course, different industries would have different guidelines, but it’s important to keep an eye on your net income to ensure you are accumulating profits for future growth.

RIDING THE RAILS, BIG AND SMALL, IN ARIZONA

here is something special about trains. Their size, power and the ability to take us from one destination to another, sometimes through impassable wilderness, is awe-inspiring. Folks settled in Arizona by riding the rails and traveling in carriages and on horseback. In keeping with that spirit, there many opportunities to take a train ride through historic parts of our state. Here are some of our favorite train rides in the state, both big and small.

THE GRAND CANYON RAILWAY The granddaddy of historic trains in Arizona, the Grand Canyon Railway has been letting people ride its rails to the canyon since 1901. Headquartered in Williams, Arizona, just west of Flagstaff, the Grand Canyon Railway is a tourist destination – a weekend trip and a fantastic way to get to the Grand Canyon without having to drive. The railway makes several round trips between Williams and Grand Canyon National Park every day, with a wide range of car types and ticket pricing to fit every budget.

Riding the train to and from the National Park has become one of our favorite ways to see the Grand Canyon. The railway provides fun Old

West entertainment, beverages and snacks on the 130-mile round trip that takes you directly to the train station outside the El Tovar Hotel. They also have a large, modern hotel available at the station in Williams – a great place to stay for a weekend excursion.

The Grand Canyon Railway hosts special train rides and events, including Steam Saturdays, the Pumpkin Patch Train in October, and the always-popular Polar Express in November and December.

THE MCCORMICK-STILLMAN RAILROAD PARK “I want to go to the train park, Mom!” says many a kid as the weather gets cooler in Phoenix. The “train park,” as savvy parents know, is the McCormick-Stillman Railroad Park in Scottsdale. This 30-acre Railroad Park is operated by the city of Scottsdale’s Parks and Recreation Department, and is considered the most unique park of its kind in the country. The park lets visitors take a ride on the Paradise and Pacific Railroad, enjoy the 1950-vintage Allan Herschell carousel, visit a variety

The 160-acre railroad park is part of the Adobe Dam Recreation Park, and is home to the Maricopa Live Steamers, Arizona Model Railroading Society, Arizona Garden Railway Society, and the Sahuaro Central Railroad Heritage Preservation Society. verage college costs have doubled in the last two decades, and this financial pressure along with new technologies makes today’s students particularly vulnerable to financial aid and scholarship scams.

To help you spot scams, Scholarship America offers the following insights.

FEES AND OTHER RED FLAGS Scholarship programs charging a fee to apply often look legitimate. But look at the bigger picture: if the provider is awarding $500 in scholarships and collecting fees from thousands of applicants, it’s not funding education so much as making money. Your chances of earning a scholarship are slight if not impossible -- sham providers often collect fees and disappear.

Some providers claim to have a nostrings-attached grant or an incredibly low-interest loan to offer, as long as you pay a tax or “redemption” fee in advance. Others offer to match you with guaranteed scholarships -- if you pay for a premium search service.

Keep in mind, there’s no such thing as a “guaranteed scholarship.”

Free, comprehensive scholarship searching and matching services like Fastweb and Cappex will connect you to legitimate, competitive scholarships that don’t charge application fees.

TOO GOOD TO BE TRUE Be wary of the “too-good-to-be-true” scam model: an official-sounding organization tells you about an incredible opportunity, offers you a coveted spot at a scholarship seminar, or just sends you a check with a note of congratulations, using messaging

designed to get your adrenaline pumping and make you act fast.

Remember, scholarship providers aren’t in the practice of sending funds out randomly; it’s likely the check will bounce, or you’ll be asked to send money back for “processing” or an “accidental” overpayment. Your safest bet? Tearing up the check and, if you have time, filing a complaint with the Federal Trade Commission.

Often unexpected “opportunities” are attempts to get you to divulge personal information. Even clicking on links can expose your data to scammers.

Be cautious: Google the name of the scholarship or organization. Scams have often been flagged by the FTC or Better Business Bureau.

SOCIAL SCAMMERS A new scam making the rounds starts with a random friend request on Facebook, Instagram or Snapchat.

Accept, and your new friend will start messaging you about a foolproof way to make money for college: they work for a scholarship provider and have found a loophole. They just need to enter you as a winner and you can split the money.

If this was real, it’d be incredibly unethical. However, in the midst of stress, you may be tempted -- and that could cost more than money. While you may be asked to send cash as an advance, most such scammers are phishing. Give them enough info, and you’ll be worrying about getting your identity back.

Q. Should I have my AC unit serviced?

A. Here in the Valley of the Sun a heat pump runs around 2200 hundred hours per year. The compressor runs at 3450 RPM’s. If this were your car running at the same RPM, or let’s say, 60 MPH you would travel around the equator 5.3 times per year or 132,000 miles a year. Not many of us would try to drive our car that distance without doing some preventive maintenance! My opinion is that servicing our air conditioner prolongs the life of the system and helps it run efficiently. That being said, it is critical to have the right person working on it. Anyone putting gauges on your system can do more harm than good if they are not properly trained.

They can introduce contaminates or overcharge the system with refrigerant. Therefore, be sure to do your research before calling someone to come work on your AC unit.

Q. How long should my air conditioner last?

A. Typically, an AC unit should last 12-15 years. However, we have also seen many systems that are 20 plus years old.

The warranty on a majority of newer systems is 10 years. If you have a major component failure past the 10year mark, such as a compressor or an evaporator coil leak, in most cases I would recommend replacing the entire system versus spending thousands of dollars on a 10 or 11-yearold unit. The minute you replace the coil something else fails and you will have spent as much on repairs as you would have spent on a new unit. Es-

Q. My AC unit runs constantly… is this normal?

A. When the temperature gets up near 108-110 degrees, a properly sized system is at its maximum capacity.

When we exceed 110 our systems may struggle to maintain our set temperature. However, we only exceed 110 degrees for around 20 days of the year, and that is only for 4 to 5 hours of the day, so we do not want to size our AC units for these extreme temperatures. Therefore, when you see the mercury rising to 115 or 118 degrees, set the thermostat a few degrees cooler than normal the night before. That way if the AC can’t keep up in the heat of the day, the house won’t be uncomfortable.

Having too large of an AC unit will cause the unit to cycle on and off fre-

quently during the more mild conditions. It will also fail to dehumidify and be more costly to operate.

Q. Is there anything I can do to save money on my utility bill?

A. I recommend starting by having your AC serviced to be sure it is running as efficiently as possible.

Moreover, having your duct work inspected for leaks and sealed if needed can also help save money on your utility bills. Additionally, have your attic insulation evaluated and increased to R38. This will help save money on your utility bill by creating a more efficient envelope. Lastly, make sure your pool pumps and electric water heaters are on timers to keep them off during on-peak times.

GET OUT THERE AND HAVE SOME FUN

hat’s on your agenda for the weekend? Are you planning on vegging out on the couch and binge-watching the latest comedy craze? Or, perhaps you have no real plans except to plop your butt in front of the computer and scroll through social media to see how much more exciting your friends’ lives are than yours. Well, while you’re on your laptop, pull up the Women on Adventures website because you need some ADVENTURE in your life, and you need it now!

Jenny Zink is the proud founder and owner of Women on Adventures, and she’s a testament to the fact that getting out there on an adventure is healthy for your mind, body and soul. So, come along with me on this little journey to discover how you can harness the power of WoA to transform your ho-hum life into one of adventure.

Zink moved to Phoenix in January 2015. Six months later, she wasn’t happy. In her quest to feel better, she studied the Meetup.com website searching for Meetups that were fun.

Everything she found, though, was too specific for her taste; she wanted to experience a variety of activities and not just one type all the time.

She felt like she wasn’t taking full advantage of all the amazing opportunities her new home state afforded her. She was looking to explore and to hopefully connect with some likeminded women. So, she shifted her efforts from searching for the perfect Meetup to how to start her own.

Thus, in July of that year, she started her own Meetup, and her first one was to be a happy hour where she hoped women would meet, greet and schedule some adventures to do together. When she checked her computer the next morning, she saw 50 women had signed up. Within six

months, she had over 2,000 members! Wow!

“My little Meetup had grown into a full-time job,” said Zink. “At the time, I was a freelance photographer between gigs, so I decided to turn my Meetup into a real online business.

I set up a website and started selling memberships.”

One member might be petrified to go to “Coffee and Conversation” but have no problem rappelling a wall of sheer rock while another member might be the total opposite. That’s why WoA offers all types of adventures.

Women on Adventures was born, and any adventure was up for grabs.

While hiking was a viable choice, it wasn’t the only option. Starting out, she did bowling, stand up paddle boarding and horseback riding to name a few.

Adventures can be classified as “Outdoor Adventures,” “Inside Adventures” and “Education.”

“I wanted our adventures to be anything that got us out of our comfort zone,” said Zink, “anything that we had an interest in or anything that challenged us.”

WoA offers monthly, annual and lifetime memberships. And for those who want to test the proverbial water, Zink offers a 30-day trial. Members have immediate access to the calendar where all of the adventures are listed. Once a member signs up for a particular adventure, all they have to do is show up and have the time of their lives!

Some adventures, like the “Hike and Brunch” and the “Coffee and Conversation,” are free. Other adventures, such as “Yoga in the Park,” are free but with the request that a donation be made to charity. And sometimes, there are adventures that entail an additional charge. Keeping watch on the calendar is key since there’s the perfect adventure waiting out there for every member.

As far as types of adventures go: “We’ll try anything once,” said Zink.

“We all have different comfort zones, so adventure is different for everyone. The purpose is for women to

“Outdoor Adventures” include: Hiking, Backpacking, Camping, Skiing, Rock Climbing, Kickball, Volleyball, Drive-in Movies and Rope Courses.

Circus School can be further expanded to include learning to Tightrope Walk, Trapeze and Juggle.

Members aren’t limited to the above list of adventures; those are examples of some of the most popular activities.

“Many of my members are in transition,” said Zink, “like they’re newly divorced, or something has happened to stir up their lives and make them want to explore new places, see new things or try new activities.”

While her business is an online one, she has personally connected with the North 32nd community where she lives, works and plays. Her business has partnered with many of the local small businesses in the North 32nd north32ndnews.com

In the past, she’s also planned events with Empower Wellness Studio, patronized local restaurants like 32 Shea and, of course, the nearby Phoenix Mountains Preserve is the perfect spot for hiking.

“It’s amazing how many adventures are in this corner of the city,” said Zink. “Everyone who comes here from other parts of the Valley for an adventure is like: ‘Wow! There’s a lot happening here—it’s exciting.’ ” While Zink still loves going on adventures with her members, she has Ambassadors, contracted employees, who lead most of the adventures.

Her utilization of these contracted Ambassadors has enabled her business to expand beyond the borders of Arizona.

Expansion has come in two forms for Zink. Several of her friends who loved WoA wanted to establish chapters—or what she calls Outposts—in their home states. These friends are now contracted Ambassadors of WoA in their respective states, and now these Ambassadors are leading adventures in their area. Friendship created the Iowa and Kansas Outposts.

“The podcasts are really popular,” said Zink, “more popular than anything I’ve ever done other than the adventures themselves. I’m constantly receiving messages from people requesting episodes on specific topics like camping.”

She loves that members are connecting with the podcasts, and she loves that they’re eager to learn about different adventures. Zink wants to empower women with the self-confidence to go bold and strong and try new adventures on their own and with family and friends outside of the WoA network.

Following the success of her podcasts, Zink launched the first edition of her digital magazine in June 2018. The quarterly magazine is available to

WoA has some great trips lined up for those members who are ready to really flex some adventure muscle.

At the end of September, a group is going to Mexico for beach time, paddle boarding and a nature center lecture.

Plans are in the works for upcoming adventures to thrilling destinations like White Sands National Monument, Carlsbad Caverns National Park and Joshua Tree National Park.

A trip to Las Vegas is also planned, but it’s not one of those: “What happens in Vegas stays in Vegas” kind of getaways. This trip will allow members to savor the outdoorsy side of the city.

Still another weekend trip will carry members on a tour of the Olympic Peninsula in Washington state.

This has definitely been a fruitful year for WoA. Added to the celebration over the expanding Outposts and the successful introduction of the podcasts and magazine, WoA won the 2018 American Small Business Championship by SCORE. SCORE, which is affiliated with the US Small Business Administration, has been providing complimentary mentoring to small businesses since 1964. The backbone of SCORE are its thousands of business professional volunteers who not only mentor but also lead classes and workshops.

According to WoA’s press release, their prizes include: “An all-expensepaid trip to a training and networking event, SCORE mentoring and publicity throughout the year and a chance to win one of three $15,000 grand prizes made possible with the support of Sam’s Club.”

Finally, they’ll also have the opportunity to compete to become Grand Champion. What an adventure!

arket conditions are certainly the leading factor in how quickly a property will sell, however the willingness to accept and act on constructive feedback about your property to get it ready for sale also determines how long your property will be on the market.

There are important steps in getting your property ready for market, which apply whether you decide to hire a real estate professional to market your property or market your property yourself.

Clear out the clutter. For example, if your closets are packed with stuff, get boxes and start prepping for your move early by putting all of the extras in the boxes to make your closets appear as spacious as possible.

Neutralize colors. The fabulous accent

IS MORTGAGE INSURANCE JUST ANOTHER WAY FOR BANKS TO RIP US OFF?

I

often read mortgage related threads in online forums. The subject of mortgage insurance is typically a hot-button issue that elicits passionate comments from consumers. Typically, the comments are not positive and the prevailing theme is that mortgage insurance (MI) is just another way for the banks to rip consumers off. My goal is to help you rethink MI.

The first thing consumers need to understand is that when a bank gives you a home loan they are taking a rather large risk. While the loan is secured against the property, meaning the bank can take back the property and sell it in the event that you fail to pay; there is still a significant amount of risk involved. The bank has no guarantees that you’ll maintain the property condition or that market conditions won’t worsen at some point in the future. For this reason, there are few instances in which a bank will loan money on a home with less than 20 percent down payment if not for mortgage insurance. MI allows potential home buyers to purchase homes without having to wait to save up a significant down payment. Here are two things to know regarding mortgage insurance: 1. There are 2 types of MI. FHA Mortgage Insurance Premium (MIP) and Private Mortgage Insurance (PMI): You’ve probably heard of MIP and/or PMI and wondered what the difference is. Simply put, it is dependent on the loan type. If you’re using FHA financing, what you’re paying for is a government backed guarantee that the bank will be repaid if you default. FHA has some advantages but its MIP can be viewed as a negative because there are both upfront and monthly charges. The upfront MIP is 1.75 percent of the loan amount and is rolled back into the loan, making the amount you owe to the bank higher, and the monthly fee remains for north32ndnews.com

the life of the loan. The only way to remove the FHA MIP is to refinance the house. PMI on the other hand is in conjunction with conventional financing. This fee can be paid in full up front, paid partially up front with a lower monthly fee, paid entirely as a monthly fee, or paid by the lender in exchange for a slightly higher interest rate. The cost of PMI is driven by credit scores and total loan to value ratio, so for those with good credit, PMI is less costly than MIP. For those with fair to average credit, MIP is usually lower. However, the biggest advantage PMI offers over MIP is that it cancels once the loan amount reaches 78 percent of the original value. In a market where interest rates are increasing it may not make sense to refinance, so it’s comforting knowing that seven to eight years into your loan your payment will go down as the MI is removed.

Scenario #2: Home buyer B has also saved $10,000 but thinks MI is a waste of money so he’s going to wait until he can save $40,000.

He’s putting away $800-$850 per month so it will take about three years to get to the $40,000 mark. In the meantime he’s paying $1,200 per month in rent. Over that time he’ll have paid $43,200 in rent and the $200,000 home he could have bought will now be worth approximately $212,000. So the cost of waiting for him will have been over $55,000!

That is just one example of the benefit of being able to put less than 20

percent down on a home. There have been instances where I’ve been able to show buyers who have 20 percent to put down why they actually shouldn’t.

Either way, mortgage insurance at worst is a necessary evil and at best is a tool to use to gain homeownership earlier and start building your wealth now rather than later.

2. Waiting to save 20 percent down will cost you more in the long run than paying PMI: Rent prices are rising.

Also consider that home prices and interest rates are also going up. Let’s look at two hypothetical situations.

These are based on some assumptions of course. Here are those assumptions: 1. Assuming an average home appreciation of 2 percent per year.

2. Assuming interest rates stay the same although they’re likely to increase.

3. Assuming rent prices remain flat, again more likely that they’ll increase.

So you can see this example is quite conservative.

Scenario #1: Home buyer A saved $10,000 for a home and is interested in a $200,000 home. He has good credit and knows that he’ll have to pay mortgage insurance. His approximate mortgage insurance payment will be $93.42 for around 10 years. Over that time he’ll pay approximately $11,210 in MI premiums.

verybody seems to have an opinion about germs – what causes them, where they’re located, how to avoid them – especially when it comes to children.

Experts say that American children miss 22 million days of school annually due to colds, flu and other infections.

“Avoiding germs at schools isn’t as simple as just washing your hands in the bathroom or sneezing into your sleeve,” says Charles Gerba, Ph.D., professor of microbiology and environmental sciences at the University of Arizona. “Germs are on everything kids touch in the classroom, as well as around the hallways, cafeteria and playground.”

• Fact: Desks Are Among the Most Germ-Prone Items. It’s true! Students spend most of the day at their desks – sneezes, coughs and all – and, in some schools, they often switch classrooms and share desks with others. • Myth: Any Hand Sanitizer Will Do. According to research from the University of Colorado at Boulder, people carry an average of 3,200 bacteria on their hands. While most hand sanitizers are 99.9 percent effective at killing germs, some only last for a few minutes or until the application dries on the skin. Therefore, parents should consider applying hand sanitizers for their children that last throughout the day.

• Myth: Sticking Things in Your Mouth is Child’s Play. Sure, curiosity might drive preschoolers to stick items in their mouths that don’t belong. Besides reading enjoyment, the purpose of The Red Tail Tale on the Arizona Trail is to give exposure to and provide a funding source for the Arizona National Scenic Trail, particularly the programs of the Arizona Trail Association. A true story of how the first black detective in the Colorado Springs Police Department posed as another, white officer to take down the city’s KKK chapter.

Spike Lee’s new film has humor, but it is not a comedy. It acknowledges how insane the story behind it is but takes itself seriously enough to where you feel invested in it and truly care what happens to the characters. Speaking of which, the performances in this film are fantastic. John David Washington and Adam Driver have wonderful chemistry together while holding their own, and each actor in the supporting cast are also great. The way the film connects to current events is creative and gut punching…especially the final few minutes of the film.

CHRISTOPHER ROBIN

Now living with a family but having little time to spend with them, an adult Christopher Robin reunites with Winnie the Pooh to find their old friends.

Christopher Robin is a quieter film than most of Disney’s offerings, and while the plot is very thin, it’s just so charming and happy that it almost makes up for it. Each of the iconic Pooh characters are like you remember, and while all except for Jim Cummings are new voice actors, they portray them so authentically. Ewan McGregor is the best they could have gotten for the title character, going against some of the usual stereotypes that we see in the “overworked parent has no time for family” genre, and Hayley Atwell as his wife Evelyn is also great. There isn’t much that happens in the film, and it feels to be more of a celebration of Winnie the Pooh than it is a story about him. It’s a case where I am mixed about my feelings of the film, but I would say I lean more to the positive side of it.

SLENDER MAN

After performing a ritual, four friends wonder if the disappearances in their town are somehow connected to a mysterious being known as the “Slender Man”.

So much wasted potential. Slender Man had the potential to be a very creepy film at the very least, but somewhere in the films development, something went wrong. Beyond the usual issues of boring characters and cheap scares, it feels like there are so many scenes missing, especially involving one of the leads. And that may be, because there are several scenes in the trailer that are altered or completely removed from the film. Characters disappear without any explanation (and not because of the titular creature if you’re wondering), and there are random time jumps.

This unfortunately turned out to be an allaround studio-interfered mess of a film.

THE MEG

An expedition in the Mariana Trench leads to the discovery of the long believed to be extinct megalodon shark, before it wreaks havoc on the surface.

The Meg is exactly what you expect it to be: nearly two hours of giant shark dumb fun… and when it happens, it is entertaining. The film takes a surprisingly long bit of time to get there, but that actually didn’t bother me.

Granted, many of the supporting cast aren’t very interesting, but the leads are actually likable, and you want to see their journey continue. And while it is self-aware, it never feels like the film is constantly shouting “LOOK HOW DUMB WE ARE!”. It is genuinely surprising how the film restrains itself and could be a contender for the second-best shark film ever.
