BOARD OF SUPERVISORS APPROVES TENTATIVE FY 2020 BUDGET TAX RATE REMAINS FLAT; COUNTY INVESTS IN PEOPLE, PETS, AND PARKS WITH A NEW DECADE ON THE HORIZON, THE NATION’S FASTEST-GROWING COUNTY IS MAKING SMART INVESTMENTS TO FURTHER POSITION ITSELF AS AN ATTRACTIVE, LONGTERM HOME FOR FAMILIES AND BUSINESSES. The Board of Supervisors approved a tentative $2.57 billion budget for fiscal year 2020.

“This fiscally responsible and sustainable budget keeps the tax rate steady for our residents while investing in the kinds of technology and infrastructure that works to serve citizens better,” said Board of Supervisors Chairman Bill Gates, District 3. “These investments include strengthening public safety, improving the voter experience, preserving and enhancing our open space, and utilizing technology and process improvement to save money and make our county government more efficient while providing better service. I am grateful to my colleagues on the Board and to all departments for budgeting in a way that plans for, and protects, the future.”

With the 2020 elections fast approaching, the budget reserves funding for updated elections equipment that is expected to increase the speed with which votes can be counted. Improved technology is one piece of a larger discussion about the future of elections in Maricopa County.

“Making our elections the best they can be is a priority of every person on this Board,” said Vice Chairman Clint Hickman, District 4. “Modern, reliable equipment is essential for a county of our size so we can efficiently handle the potential record number of voters participating in our democracy in the 2020 elections and beyond.”

Recent numbers from the U.S. Census Bureau show Maricopa County added 81,244 people between July 2017 and July 2018, the most of any county in the nation. The FY 2020 budget allocates $296.9 million for capital improvement projects which will modernize the infrastructure needed to support that growing population.

Those projects include multi-milliondollar investments in county parks; a new East Valley animal shelter; and a new substation for the Sheriff’s Office in Avondale. The budget also provides continued funding for the new jail intake facility, Southeast Regional Justice Center, Central Court building, and 225 Madison renovation project, which will turn an old jail into modern, usable office space.

“I am proud to be part of the team that continues to pass budgets that protect our taxpayers while serving the needs of our ever-growing county population,” said Supervisor Jack Sellers, District 1. “This budget will assure the protection and well-being of our citizens. I’m pleased the tax rate won’t change nor is the county required

to take on debt to fund operations.” At a time when many other counties are taxing as much as they are allowed by state law, Maricopa County’s tax levy is $140.5 million below the maximum.

• $1.5 million for process and technology improvements that support the strategic goal of becoming an alldigital county by 2022.

“Investments in county staff directly benefit the people of Maricopa County by ensuring the best and brightest work here, and not somewhere else,” said Supervisor Steve Gallardo, District 5. “Having a permanent homeless coordinator at a time when the region’s homeless population continues to grow at an alarming rate is one example of how the county is prioritizing spending to make a real difference on issues that matter.”

The public will be able to comment on the tentative budget between now and the final vote which is scheduled for June 24.

Abrazo Health is leading a community effort to provide area children and adults struggling with hunger with a healthy breakfast during the summer.

Abrazo’s Healthy Over Hungry® cereal drive will benefit the St. Mary’s Food Bank Alliance. Whole-grain cereal, when part of a healthy, balanced breakfast including dairy, fruit and lean protein, is a popular food item that experts say can easily address the hunger gap during the summer months when children are not in school.

“Summer is a particularly difficult time because many children in need can no

longer rely on their school meals for a nutritious breakfast, so their families often turn to food banks for help,” said Ed Staren, chief administrative officer, Abrazo Scottsdale Campus. “We recognize the importance of beginning each day with a nutritious breakfast and, through this drive, we hope to help those in our community struggling with food insecurity.”

The Healthy Over Hungry Cereal Drive is supported by Abrazo Health’s parent organization Tenet Healthcare, which in 2018 collected five million servings of cereal and donated $380,000 through the efforts of its facilities across the U.S. Packages of healthy breakfast cereal may be donated June 7-14 at Abrazo Scottsdale Campus, 3929 E. MARICOPA COUNTY GETS RID OF OVERDUE FINES AT ITS PUBLIC LIBRARIES MARICOPA COUNTY IS WELCOMING THOUSANDS OF CUSTOMERS BACK TO ITS PUBLIC LIBRARIES. The Board of Supervisors has voted to eliminate overdue fines – and to waive existing overdue fines – at the County’s 18 public libraries. This measure only applies to Maricopa County Library District libraries. While part of a growing national movement, Maricopa County is the first public library system in Arizona to take this step for all customers.

“Libraries are an important resource for children and adults to learn about and connect with their community and world,” said Bill Gates, Chairman of the Maricopa County Board of Supervisors, District 3. “This is why we have decided to discontinue collecting daily overdue fines and to waive any existing fines that can build up and lead to blocked accounts for people who can least afford them, giving everyone a fresh start. We’re proud to be the first system in the state to remove this barrier between our residents and a vital community resource.”

MINIMAL FINANCIAL IMPACT Maricopa County Library District receives about $300,000 from overdue fine payments each year, less than one percent of its budget. “That number has been dropping and doesn’t account for the resources it takes to collect payments,” continued Kolaczynski. “Coupled with the rise in digital items, which auto-return on the due date, it just makes sense to eliminate overdue fines.”

Splashpads are another option for the kids to cool down now through October 1. Phoenix splashpads are located in Altadena, Civic Space, Dust Devil, Edison, Francisco Highland, Mountain Vista, Nuestro, Pecos and Trailside Point parks.

The Phoenix Parks and Recreation Department partners with various organizations to provide safe and healthy alternatives to youth age 17 and younger.

The Kool Kids program provides FREE open swim admission to youth at select city of Phoenix pools.

A TYPICAL DAY IN MY LIFE... involves waking up early with my wife Olivia before she goes to work. Second, I get my son up and ready for preschool. This usually involves a series of negotiations like what cereal to eat, how long is potty time and which Thomas the Train show to watch on the tablet. After dropping him off at school, I finally head to the office. My day at the office involves many different hats. I divide my time between networking and marketing, to treating and educating patients. I truly enjoy health and wellness and being able to share with my community the benefits of chiropractic and alternative care is a privilege. I will do an event at a local gym or a lunch and learn talk at a local business. I always make sure to end my work day with treating patients because this is the part that I enjoy most. When I leave the office for the day I will head home and spend time with my family. Because we just moved to Arizona from Chicago, the warmer weather here is truly wonderful. We like to spend our evenings going for a walk or bike ride in the Preserves.

MY FAVORITE THING ABOUT LIVING IN THE NORTH 32ND COMMUNITY... are all of the outdoor activities. It is so nice to have the Preserves at our backdoor, and to be able to hike and bike ride most of the year. My favorite thing about working in such a physically active area is that as a chiropractor, I can help educate and treat families, parents and kids alike, to achieve their health goals.

DO YOU STRUGGLE WITH FATIGUE?

A

re you struggling with fatigue?

Is it hard to get out of bed in the morning? Do you feel the afternoon slump? Are you finding yourself craving sugars or caffeine to get you through the day? One of the most common symptoms I hear in my practice is a lack of energy. There are many factors that may contribute to fatigue, but it doesn’t have to be a daily struggle. As a Naturopathic Physician, my job is to focus on the root cause. This is where I start.

ADRENAL SUPPORT: The adrenal glands are small glands that produce cortisol. Cortisol is a hormone released in response to stress.

The more stress we have, the more cortisol is needed. After long periods of chronic stress, the response to stress gets weaker and cortisol levels can drop. This is called adrenal fatigue.

We can have negative symptoms of both too much cortisol or not enough.

It is important to know what your levels are in order to support the adrenal glands correctly. This can be obtained by a simple blood test. Treatment varies depending on the severity of adrenal fatigue, however, diet, lifestyle, stress reduction and supportive herbal therapies are great starting points.

THYROID SUPPORT: The thyroid gland plays a huge role in how we feel. It directly relates to our energy level and metabolism. It also plays a role in our digestion and body temperature. Many factors can affect the thyroid including stress, nutrient deficiencies and even adrenal fatigue.

It is important to have your thyroid screened. Often times a screening just includes a TSH (Thyroid Stimulating Hormone) but that is not the whole picture. I recommend having a full thyroid panel completed. Supportive therapies vary from proper thyroid medications to herbal and nutritional support.

DIGESTION: Are you constipated? Do you have diarrhea? Cramping? Bloating? Our digestive system is the key player for north32ndnews.com

nutrient absorption and elimination of waste products. If there is a digestive disruption it will affect our overall well-being and lead to fatigue. It is important to find out the root cause of any digestive issues. Food sensitivities, imbalanced gut flora and small intestinal bacterial overgrowth are just few things to investigate.

VITAMIN DEFICIENCIES: I recommend having Vitamin D levels checked, often times my patients have extremely low levels. A decreased level of Vitamin D can be associated with fatigue, lowered mood and lowered immunity. Vitamin B12 is another common deficiency. B12 is essential for many metabolic pathways and is important for metabolism, stress management and energy levels. It is important to have levels checked to ensure proper supplementation.

You may try to accept that being tired could be normal, but it is not normal. It is a symptom of an underlying cause. BUILDING A STUDENT-CENTERED LEARNING ENVIRONMENT

erry Withers, principal at Campo Bello Elementary School, is a believer in the power of classroom furniture to build a studentcentered learning environment. Withers’ school is getting a physical facelift; it is being rebuilt from the ground up. “We are truly excited about the transformation of our school,” said Withers.

Schools are organized into classrooms: nothing noteworthy here. However, if you think of the classroom as a performance environment, you open the pathway to evaluating how to best use the desks, chairs, and tables that inhabit every classroom.

Often overlooked, the comfort of seating and the arrangement of students have much to offer the performance environment. In the good-old-days, seats were assigned by column and row. Not today.

Seating arrangements are interchangeable and the desks adjustable with the introduction of the next generation of school furniture. In the modern classroom, teachers and students design and redesign the learning space, sometimes several times daily, to meet the students’ learning needs.

GOING TO THE LAKE!

TIPS FOR FUN AND SAFETY AT THE LAKE THIS SUMMER

ummer has arrived in the Valley of the Sun, and the heat in the desert makes it the perfect season to head to one of our nearby lakes. Whether you love boating, fishing, swimming, water sports, or just enjoying the beauty of a sparkling water oasis in the desert, there are many large lakes near the Phoenix area for you to enjoy with your friends and family. Here is a list of some of the lakes in the area and tips to help you have a fun and safe trip while you’re there.

LAKE PLEASANT Lake Pleasant Regional Park is a part of the Maricopa County Parks and Recreation system. Located just north of Phoenix off of highway 74 (Carefree Highway), Lake Pleasant is a favorite for local outdoor enthusiasts and fans of all water sports, with boating, fishing, camping, and trails for hiking, biking and horseback riding.

BARTLETT LAKE Bartlett Lake (or Reservoir) is located northeast of Phoenix, in the Tonto National Forest. Take Cave Creek Road east

of Carefree until you reach Bartlett Dam Road. Bartlett Reservoir is the second-largest lake in the Tonto National Forest and is a state record fishing spot, as well as a great place for camping and picnicking.

SAGUARO LAKE Saguaro Lake is east of Phoenix, off of the Beeline Highway (Highway 87) on the way to Payson. The lake is located in the Tonto National Forest, a short drive from Fountain Hills and Apache Junction and is a favorite for boating and fishing fans.

CANYON LAKE Canyon Lake is east of Phoenix in the Superstition Wilderness, near Tortilla Flats just off of Highway 88 (also known as the Apache Trail). A part of the Tonto National Forest, Canyon Lake is a great favorite of water sports fans, hikers and campers.

APACHE LAKE Apache Lake is a bit further east of Phoenix than Canyon Lake along Highway 88. Apache Lake is also located in the Tonto National Forest and

is known for its boating, trout fishing, and the stunning scenery and canyon walls that surround parts of the lake.

ROOSEVELT LAKE Continue east on Highway 88 until it intersects with Highway 188 and you will arrive at Roosevelt Lake, also in the Tonto National Forest. Roosevelt Lake is the largest of the lakes in the Sonoran Desert region surrounding Phoenix and hosts boating and camping facilities for visitors. It’s also the gateway to the Tonto National Monument, a well-preserved site of 700-800 year old cliff dwellings with a spectacular view of the lake and surrounding mountains.

SAFETY ON THE LAKE Once you get to the lake, water safety is always a priority for people of all ages. Here are some important guidelines to keep in mind to help you make the most of your lake adventure and keep your family safe and sound.

• Never Swim Alone. It’s always important to keep an eye on your kids any time they are in the water, but it’s also important for adults to make sure they stick together when swimming in the lake. It can be easy to lose track of all the swimmers while you’re on the lake so be sure to use the buddy system. Drowning is a silent killer, so keep each other in view - a few minutes can mean the difference between life and death.

• Always Wear Life Jackets. The majority of lake drownings, somewhere around 80 percent, occur because a person was not wearing a life jacket. Flotation devices

ensure that should you be forced under the water, you will pop back up to the top and stay afloat. Even strong, skilled swimmers can’t stop an undertow from pulling them under a rock or underwater cliff, so don’t take the chance. Being safe means using a life vest, no matter your experience.

• Don’t Drink the Water. Untreated freshwater often contains some pretty gruesome microorganisms that can easily make you sick. Don’t drink lake water and avoid getting it through your nose – you never know what kinds of bacteria are lurking in the cool depths, but a trip to the hospital for giardia, E. coli or something worse is a terrible way to find out.

• Be Aware of Your Surroundings.

Before you jump into a swimming hole, be sure you know if there are any rocks, tree stumps, or debris lurking underneath the water that can cause a serious injury. If you are swimming near a boat, be sure to stay away from the motor exhaust and carbon monoxide fumes. And be sure to check water surrounding a dock, as boats and docks are powered by electricity, which can cause an electric shock when you enter the water. Pay attention to the potential dangers around you and be alert and aware of your surroundings every time you enter the water.

• Wear Sunscreen. Take a Hat. Drink Tons of Water. Every time you go outside in the desert, be sure to take steps to protect yourself and your loved ones from dehydration and sun exposure.

Summer is the perfect time to cool off and enjoy our almost year-round sunshine by the lake or pond. ARIZONA STATE PARKS & TRAILS PARTNERS WITH THE DEPARTMENT OF CHILD SAFETY TO

PROVIDE 10,000 PARKS PASSES TO FOSTER FAMILIES

F

oster families will soon have free access to explore Arizona’s state parks, thanks to a new partnership between the Department of Child Safety (DCS) and Arizona State Parks and Trails.

“Offering free admission to foster families is just a small way to recognize them for the loving care they provide to many of Arizona’s most vulnerable kids,” said Governor Ducey. “I thank Arizona State Parks and the Department of Child Safety for teaming up on this innovative partnership to bring families together.”

Arizona State Parks and Trails is providing a free, annual pass for every licensed and kinship foster family in the state.

“We’re thrilled to partner with the Department of Child Safety to help get families out to our parks,” said Parks Executive Director Bob Broscheid. “We want

to ensure that everyone has the chance to have an adventure in our parks – including the foster families who do so much.”

DCS has started mailing the exclusive passes to roughly 7,000 foster families statewide.

The day passes will allow foster families day-use admission to more than 30 state parks across Arizona and are good for one year from the date of first use.

“Every day our foster families make sacrifices to help protect and heal our most vulnerable children,” said DCS Director Greg McKay. “This is a profound expression of gratitude I know Arizona’s foster families will truly appreciate and enjoy.

We are honored to team up with Parks and Trails to provide this gift.”

Foster families can receive a new pass annually to continue exploring.

SUMMER FOOD PROGRAM FEEDS CHILDREN AND PROVIDES JOBS FOR ADULTS WITH DISABILITIES

D

uring the summer months, many children who normally receive a free or reducedcost breakfast and lunch at their elementary or high school, often do not receive nutritious meals when they are not in school. Through the Summer Food Service Program (SFSP), low-income children,18 years and younger, are eligible for the meals at select locations when school is out. Thanks to the program provided by Civitan Foundation, children are enjoying free nutritious meals and snacks created by individuals with disabilities earning an income and job skill training.

“The Civitan Foundation is honored to be a part of such an important program for our underserved youth in the community,” said Dawn Trapp, CEO of Civitan Foundation, Inc. “Through the Summer Food Service Program, we are not only making a difference in our community, but we are also providing valuable career training and employment for people with disabilities.”

Williams at the Williams Youth Recreation Center are prepared at Camp Civitan. Other locations are: YMCA Lincoln in downtown Phoenix, Mentor Kids USA in Scottsdale and Mentor Kids USA at Scottsdale Bible Church, Thunderbird Arts Center, Arizona Recreation Center for the Handicapped (ARCH), Flerish Design + Resale in Phoenix and Phoenix Center for the Arts in Phoenix.

The SFSP is a U.S. Department of Agriculture (USDA) Child Nutrition Program was created to provide free meals to low-income children. It is administered by the Arizona Department of Education.

In addition to the funding from the USDA, Civitan Foundation received a grant Phoenix Suns Charities to help expand and support its Hunger Relief and Transitional Employment program for 2019.

Civitan Foundation, Inc. is a Phoenix-based non-profit organization providing statewide highquality programs that focus on education, nutrition and health, life-skills, socialization, job training and employment for people with intellectual and developmental disabilities.

This summer, Civitan is providing healthy meals, based on USDA nutrition guidelines at nine locations in the Phoenix metro area and Williams, Arizona. Supervised members of Civitan’s culinary program prepare and deliver the food to locations in north Phoenix, including the Civitan Village at 12635 N. 42nd Street. Meals served in

THE JOURNEY FROM COMPETITIVE BBQ, TO FAVORITE LOCAL JOINT

F

or those that know barbecue, it’s safe to say that it goes beyond the meat. Of course, excellent barbecue starts with selecting the best meat. From there, it requires a lot of effort, care, time and dedication to set great barbecue apart from simply good barbecue. But barbecue isn’t just about the food… It’s an experience that is enhanced by atmosphere, the company, and a good cocktail, too.

And that’s where Bootleggers Modern American Smokehouse comes in.

However, the restaurant’s beginnings developed long before the doors first opened in 2013. About a decade ago,

Kevin Slade, owner and managing partner of Bootleggers Modern American Smokehouse, located at 32nd Street and Shea Boulevard with a second location in Old Town Scottsdale, discovered the competitive barbecue scene through a friend and a local barbecue club. One casual barbecue gathering among friends led to the formation of the Major Woody’s competitive barbecue team, which ignited Slade’s love of barbecue — but it was more than that. As the team participated in various barbecue competitions, Slade says, “We really enjoyed the friendships that developed and the camaraderie that happened at these events.” A few years

into doing competitive barbecue, an opportunity for what is now the Phoenix location of Bootleggers became available. And this shifted Slade’s focus from competitive barbecue to barbecue as a business.

elevated approach to barbecue while providing locals with a neighborhood hangout to call their own. Slade adds, “We weren’t even sure if it would work out… but we figured even if it didn’t, we’d have a cool place to hang out.”

The location had been occupied by many restaurants, but most hyper locals will likely remember it as the old Dirty Drummer. That’s exactly how Slade, who has lived in the valley and the neighborhood for more than 30 years, remembers it. “It was always a great family spot for chicken wings; people would go there after little league games or high school sports events,” he recalls, adding that there is something really special and unique about the location. “It’s a great neighborhood spot that you can walk to or ride your beach cruiser and just hang out with friends.” Since living here, Slade has seen this established neighborhood redevelop to the point where the families that live here have grown to include children and grandchildren — and the area itself has experienced a regeneration. “The schools are good, the home values are high and it’s just a great central spot in the valley,” he adds of the North 32nd neighborhood.

Spoiler: It worked out. The concept for an upscale barbecue restaurant began with the focus on quality slow-smoked meats, which remains the restaurants focus to date. In fact, the restaurant is smoking meats 24 hours a day, seven days a week to present diners with barbecue done right. And Bootleggers’ menu was thoughtfully crafted with a concentration on consistency. Even “typical” menu items such as burgers are not so typical at Bootleggers. A lot of time and effort went into fine-tuning the meat blend for the restaurant’s burger patties, and every menu item — right down to the kids’ selections — was given that same care and attention.

Slade began thinking about a concept that could serve as the same thing for locals today as the Dirty Drummer did in the past — a family-friendly restaurant with a fun, inviting atmosphere in a great location. With his breadth of experience in barbecue under his belt through competition barbecue, he decided on Bootleggers Modern American Smokehouse. But he wanted it to be more than a typical barbecue restaurant with “red checkered table cloths.” Slade wanted to create an 20 • June/July 2019 • NORTH 32ND NEWS

Beyond traditional barbecue offerings (including barbecue pulled pork, St. Louis ribs, smoked beef brisket, and turkey breast), the menu’s eclectic and elevated selections include Pan Seared Scottish Salmon, Smoked Prime Rib, a variety of Smokehouse Tacos including Pork Belly, Salmon and Green Chile Pork, and more. Sandwiches include a wide range of offerings based upon that amped up burger patty, including the popular Bootlegger Burger with muenster cheese, whiskey onions, confit slab bacon, lettuce, tomato, red onion, dijonnaise and house sauce on a pretzel bun, as well as beyond burger choices such as the Notorious Chicken Sandwich with a grilled or panko-fried chicken breast topped with smoked ham, white cheddar cheese, arugula, red onion, dijonnaise, and spiced aioli north32ndnews.com

COVER STORY on griddled Noble Bread, a local bread purveyor. There are plenty of local vendors represented on the Bootleggers menu including Hickman Deviled Eggs and Schreiner’s Sausage.

The menu even features “Build Your Own” BLT and Mac and Cheese options with a variety of “add ons” for the BLTS from specialty bacons like jalapeno and cherry-smoked to “add ins” for the Mac and Cheese such as salmon, smoked pork belly or brisket, jalapeno peppers, multiple cheese options and more. Side dish selections extend beyond the usual suspects as well and include inspired options such as Grilled Cauliflower Steak with cheddar cheese and whiskey onions; Smoked Sweet Corn with Cholulalime butter; Smashed Red Goat Cheese Potatoes; and Sweet Potato Fries with maple aioli.

South” featuring house-infused blueberry bourbon, Bonal, lemon, demerara syrup and figgy pudding bitters; and the Flim Flam Sazerac made with Bulleit Rye, sugar, Peychaud’s Bitters, lemon twist and absinthe. The clever cocktail list and its creative ingredients may summon thoughts of the Prohibition days, and indeed Bootleggers has its own speakeasy of sorts hidden within the restaurant. The secret room has its own bar and private bathrooms; and while its always available to the public, it can also be rented out for private events. As a whole, the restaurant gives off a speakeasy vibe that is reminiscent of days gone by — and with good reason. Much of the restaurant’s wood details, including the ceiling beams and wood panels, as well as some of the windows, are from a 100-year-old barn that stood on some of Slade’s family property in Montana and was transported here to become part of the restaurant.

Slade wanted to create an elevated approach to BBQ while providing locals with a neighborhood hangout to call their own. “We weren’t even sure if it would work out… but we figured even if it didn’t, we’d have a cool place to hang out.” Slade adds.

For those with a sweet tooth, Bootleggers decadent dessert menu does not disappoint. Sweet selections include individually baked Fresh Fruit Cobbler with Cinnamon Toast Crunch topping; the Jack Daniels Brownie, served warm with vanilla ice cream and caramel sauce; and Fried Ice Cream served in a cinnamon-sugar coated tortilla bowl and topped with chocolate syrup.

Of course, what restaurant could call themselves “Bootleggers” if they didn’t have a respectable cocktail list?

Much like using original wood and windows in its construction, Bootleggers American Smokehouse has the magic touch when it comes to taking something old and making it new again. Within the same year of opening Bootleggers’ Phoenix location, Slade says the current Scottsdale location became available. “It had many of the same qualities that we like about the Shea location, with similar bones and similar opportunities,” he says. So just like that, he took the concept of Bootleggers, still in its infancy, and applied the same time, effort and focus on quality and consistency to their second location in Old Town.

While staying busy with the two locations, Slade says there is still room for expansion. He is currently looking to bring Bootleggers to the East Valley in Gilbert or Chandler. ecently, we celebrated the fourth anniversary of the North 32nd Home Tour. It was a fantastic day checking out neighborhood homes on a bus for the first time rather than caravanning. We are looking at ways to have a bus at future tours as it will help make navigating much easier.

The caliber of homes on tour was outstanding. Several of the homes were previously on the market in the last few years, but the first time they were flipped and now have been tastefully finished by professional remodelers.

Reinvesting in the neighborhood stands to continue to enhance our amazing community.

Throughout the drive, we saw projects under construction, which will only

continue to improve our already great community whether it be landscaping projects or full on house projects.

We love seeing neighbors working on projects on their homes as it shows healthy investment in the neighborhood as well as pride in ownership.

HOME INSPECTION WOES: HOW TO IMPROVE THE PROCESS

“WHERE IS THAT HOME I SAW ON HGTV?!”

Because of a shortage of homes on the market, the mindset seems to be, “I can't find the home I really want, so I’ll settle for this one. But it had better be perfect!”

When sellers oppose what they feel are either petty requests or renegotiations during the inspection phase, we get higher cancellation rates…and that isn’t good for anyone.

We see the effects of this frustration as the sellers’ agents. Two of our sellers recently had buyers that canceled their purchase on a seller's home during the inspection phase, only to come back again weeks later to make another offer on the home! I imagine that those buyers tried very hard not to come

back to us and accept our seller’s terms. And if there had been anything else available, I am confident they would have purchased it.

IMPROVE THE HOME INSPECTION PROCESS BEFORE SELLING There are things you and your agent can do to reduce the chances of this scenario happening to you when you sell.

• Get a Pre-Listing Inspection. The first and easiest solution is to get a home inspection before you sell. It will likely cost you around $500, but it could be the best money you spend. It can save you thousands of dollars and millions of gray hairs. Buyers think everything costs thousands to repair when it can really be just pennies. Fix it first!

In fact, we think this step is important enough that we have started paying for our sellers’ pre-inspection costs.

• Know they are going to find things wrong. Finding things wrong with the home is the inspector's job. They will find things. Even if you are the best home maintainer in the world, the inspector will find things that need repair.

Expect it, accept it, and get over it.

• Keep the emotions out of it. Even if you are selling your personal home, a home sale is still a business transaction. Try to keep it that way and don't let it get personal. And remember that this can be an emotional process for the buyer, too.

• Hire a great agent. When you get the buyer’s inspection requests, a great agent will help you understand what is important and what isn't. They will pick up the phone and negotiate for you.

Text messages are the norm and they are easily misconstrued. A great agent will also carefully shield you from potentially hurtful or incendiary comments that you should never see. We

consistently see agents that carelessly forward their client's emails containing remarks that can easily be interpreted as offensive. That should never happen.

Your agent's job is to keep things positive and professional, even during the most contentious transactions.

UPGRADED FEATURES BUYERS WANT We are studying some new trends in the market that help us understand what buyers really want to see in terms of upgraded home features. I was very surprised by the results – and after 30 years in the real estate business, I am not the easiest guy to surprise in this arena!

1. JAZZ UP THAT WATER BOWL It can be difficult to get your beloved pets to drink water, even when it’s scorching outside. As adorable as they are, they don’t understand the need to stay hydrated like we do! So, try adding an interesting twist to their water bowls to get them more excited about drinking. Here are some pet-friendly things you can add to their water:

• Ice cubes • Chopped up carrots • Chopped up red peppers • Pieces of celery Also, make sure their water bowls are accessible -- don’t just assume your pets need one bowl. Put a few around the house and outside.

2. MAKE PUPSICLES People aren’t the only ones who enjoy a frozen treat on a hot summer day.

While many toss an ice cube or two to their pawsome friends, it can be nice to provide them with a tastier version.

You can blend ingredients together and pop them in any regular ice cube tray.

Try these combinations: • 1 ripe banana (or swap with pineapple, strawberries, watermelon, etc) • 4 cups orange juice • 1/2 cup plain yogurt You can also fill up an ice cube tray with salt-free chicken broth for your pups. A frozen treat they’ll happily gobble down, you can feel good knowing they’re cooling down with something they enjoy.

3. NEVER KEEP PETS IN HOT CARS This may seem like common sense at this point, but year after year pets

senselessly lose their lives after being left unattended in cars. It’s so important to remember that pets don’t regulate their heat as humans do; they can’t sweat to cool themselves. Even if you’re going to be “just a minute”, consider taking your pet with you or leave them at home in the safety of cool air conditioning.

4. DON’T DRASTICALLY SHAVE THEIR COATS It can be a common misconception for pet owners to shave their furry friends to keep them cooler in the summer months. Makes sense, right? When humans get hot, we shed layers to keep cool - however, pet experts agree this is not the case with your cats and dogs.

Dogs have developed their coats for a reason. It’s a barrier between the dog’s skin and the sun. The less heat and sun that reach the skin, the less hot the dog will actually be.

KARSTEN’S ACE HARDWARE: MONSOON READINESS

E

ach year in the Southwest Desert we experience “Monsoon” activity during the summer from June 15 through to September 30. Monsoon is a defined season in Arizona, typically consisting of increased humidity, wind storms, dust storms and periods of heavy rain and thunderstorms. The weather can dramatically change from area to area. When traveling in Arizona, pay attention to forecasts for the area in which you will be traveling. At Karsten’s Ace Hardware, we always suggest some planning ahead for the Monsoon Season.

Preparing for Arizona monsoon season involves different areas of readiness.

Being aware of weather forecasts on TV or the internet, listening to weather reports on radio or a NOAA (National Oceanic and Atmospheric Administration / US Department of Commerce) weather radio.

We suggest preparing a disaster supply kit in the event of severe weather conditions. The kit should contain essential items to sustain a family for

up to 3-4 days. Please keep in mind, services such as electric, gas and water may be interrupted. We recommend 3 gallons of clean drinking per person and for each pet. Stock up on food that requires no refrigeration or cooking. Contact your physician for any medications that may be needed.

Check batteries in portable radios, fire detectors and flashlights, ensuring that you have additional batteries for these items as well. Establish a first aid kit to cover the needs of your family and pets, complete with bandages, antiseptics, and general over the counter medicine like aspirin, antihistamine, and ibuprofen. Make sure to have your cell phones charged and you may want to purchase a battery backup device for your cell phone in case services are interrupted.

If rain or thunderstorms are forecasted and you must drive, check and replace any windshield wipers and also check that all lights are in working order. Your vehicle lights should be on, increase the distance between cars and reduce your speed with no sudden braking. Heavy rains can lead to flash

flooding; TURN AROUND DON’T DROWN. It only takes 6 inches of water to displace a person and only 18 inches of water to carry away a vehicle. Avoid areas that are flooded such as storm drains, washes, canyons, and streams.

Home owners need to take some action during these times to protect their homes from flood waters and heavy rains. If at home during these storms, it is important to unplug electronics before the storm hits. Use a cordless phone or cell phone. Secure stored materials like sandbags, plywood, plastic sheeting, tarps, water dams and lumber for protection from water. These supplies can be used to protect the home and to make quick repairs after these storms. Clean gutters and downspouts to prevent water pooling around the home. Remember the barn areas, as feed and hay may be damaged by the rain. Feed products should be protected with tarps and raised up off the ground.

Loose feed should be placed in closed storage containers for protection.

During Monsoon Season, dust storms can be unpredictable (also called haboobs). Have a bandana handy to cover your nose and mouth under these conditions. If driving, you should pull aside and stay alive. Place your vehicle in park, turn off your vehicle’s lights, keep your seat belt fastened and wait for the storm to pass.

It is always wise to have a communication plan during these events. Have phone numbers available for utility providers, first responders and doctors.

Share this plan with family members, co-workers, church and school. If you live in a flood-prone area, have an evacuation plan.

Monsoon awareness week is June 9 to June 14, so take this time to pre-

pare for Monsoons and Haboobs and remember - when in doubt wait it out.

here’s no doubt that the valley reigns supreme when it comes to our breadth of summer staycation offerings for locals and visitors alike. And if that’s the case, The Phoenician Resort, with its recent remodel and endless summer activities and specials, is the crown jewel of summer staycations.

While steeped in grandeur today, the Phoenician’s roots are quite modest. It started out as the Jokake Inn in the early 1900s, and today the Inn remains on the grounds, serving as a symbol of Old Southwest hospitality. The idea for luxury came knocking in mid 1980s with Charles Keating’s vision of building a multi-million dollar resort inspired by the “elegance and sophistication of Europe.” Each detail of the resort was considered to ensure that The Phoenician truly was, and remains today, the finest in resort lifestyle. In 1996, the property’s Canyon Suites were added, serving as the state’s only boutique hotel within a resort, featuring 60-plus rooms and ultraexclusive services such as a private infinity pool and a chauffeur-driven luxury car available.

More recently, The Phoenician boasts the results of its latest renovation that completely transformed the entire property, giving it a more modern take on luxury. Renovations touched every aspect of the grounds, including all 585 guestrooms, common areas, pools, main lobby, retail corridor, golf course, a new spa, athletic club and restaurants.

Exquisite noshing during this event includes three-courses — finger sandwiches, scones with traditional English offerings including lemon curd, Devonshire cream and strawberry preserves, and finally a decadent and delightful selection of pastries and desserts — complemented by guests’ selection of tea and champagne. Ladies of all ages don their finest (including an optional fascinator, perhaps?) for this classic afternoon tea, which was recently given an after-dark makeover with the launch of Champagne Saturdays. TIPS TO KEEP KIDS SAFE FROM HOT CAR DEATHS

F

ifty-two children died in hot cars nationwide in 2018 of pediatric vehicular heatstroke — more than any other year on record in the past 20 years. Experts say that these tragic deaths are entirely preventable.

org, there are three primary circumstances resulting in deaths of children in hot cars. Knowing what they are can help you avoid them.

“Even one child dying in a hot car is too many,” says Amy Artuso, senior program manager of advocacy at the National Safety Council (NSC), a nonprofit organization whose mission is to eliminate preventable deaths at work, in homes, in communities and on the road. “The good news is that parents and caregivers can act immediately to end these preventable deaths.”

June is National Safety Month and an excellent opportunity to review the facts and learn more about keeping kids safe.

UNDERSTANDING THE CAUSES According to NSC and noheatstroke.

1. A caregiver forgetting a child in a vehicle: Leaving a child behind in a parked vehicle is an often-overlooked consequence of distracted driving.

NSC advises parents and caregivers to avoid distractions -- such as cell phone use -- when driving and parking, in order to reduce the risk of forgetting a child in the car. A routine that helps you remember to check for your child in the backseat can help, too. Place a purse, briefcase or even a left shoe in the backseat to force you to take one last look before walking away.

2. The child gaining access to the vehicle: Keep car doors locked so children cannot gain access, and teach them that cars are not play areas. Children should never be able to access a vehicle on their own.

3. Someone knowingly leaving a child in the vehicle: There is no safe amount of time to leave a child in a vehicle, even if you are just running a quick errand. Even on mild or cloudy days, temperatures inside vehicles can reach life-threatening levels. Leaving windows slightly open doesn’t help.

Children should never be left unattended in a vehicle.

EDUCATE YOURSELF Acquaint yourself and anyone who cares for your child with free resources providing vital information about vehicular heatstroke. For example, NSC recently released “Children in Hot Cars,” an online training course providing information about why cars heat up so quickly, why children in particular can succumb to increasing temperatures in cars, and what parents, caregivers and others can do to prevent these needless deaths. The course is interactive, free and can be completed in 15 minutes or less, with a certificate of completion

A chief reason for all the headline-making honors is the sheer number of quality programs offered through the organization on a daily basis.

Some of the programs included are: INTEGRATED HEALTHCARE JFCS offers an integrated healthcare program where clients are treated by a collaborative team of therapists, clinicians, medical doctors, psychiatrists, nurse practitioners, and other healthcare professionals. The coordinated care efforts of this multidisciplinary team treat every aspect of a client’s well-being.

TRANSITION TO ADULTHOOD In 2009, the Department of Child Safety reached out to JFCS in an effort to help children in foster care and group homes as they approached adulthood. In response, JFCS developed Transition to Adulthood, which helps young adults with career planning, college enrollment, housing, daily living skills, finance management and behavioral health issues.

REAL WORLD JOB DEVELOPMENT Founded in 2006, this program helps young adults 16 to 24 learn how to apply their knowledge and skills to find gainful employment. Participants in this program have gone on to find work in schools, hospitals, veterinary clinics, small businesses, and more. Many foster care youth enrolled in this program manage to achieve their educational and/ or employment goals.

COUNSELING & BEHAVIORAL HEALTH JFCS employs a staff of therapists, clinicians, psychiatrists, and nurse practitioners who serve more than 12,000 people across the Valley every year with the goal of helping people of all ages learn how to more effectively cope with life’s difficult circumstances.

ADOLESCENT SUBSTANCE ABUSE Substance abuse among young teens is not uncommon and, just like any adult, recovering from it requires support. JFCS has developed an innovative treatment plan for teens age 12-17 and their families to help during this difficult time.

SHELTER WITHOUT WALLS The Shelter Without Walls domestic violence program addresses the unmet needs of Maricopa County survivors of domestic violence and their children, who are residing outside of a shelter setting, and are struggling to attain and/or maintain safety and independence, whether or not still living with their abuser.

OUTPATIENT MENTAL HEALTH SERVICES JFCS operates four outpatient clinics in Maricopa County. Services include individual, group and family therapy to address a number of mental health and substance use disorder issues. Clinicians are trained in trauma-informed approaches, motivational interviewing, cognitive therapies and person-centered therapeutic approaches that are solution focused.

MEMORY CAFÉ Memory Café is a meeting place for those with changes in their thinking or memory, mild cognitive impairment due to Alzheimer’s disease or a related disorder, along with their care partners.

Meetings are held at the same location each month and will include meaningful and fun activities to engage the participants and stimulate their minds and bodies.
