Four Ways to Improve Curb Appeal This Spring
By Holly Reyes, Realtor with HomeSmart
If you’re considering selling your home while the Phoenix market is hot, you’re not alone. Many homeowners are taking this opportunity to enter the market, but how can you ensure that your home receives the best offers possible? One simple way is to enhance your home’s curb appeal this spring. These simple tips will help make a great first impression for potential buyers.
IMPROVE YOUR ENTRYWAY
The entryway is the focal point of the exterior and sets the tone for your space, so it’s important to take the time to create a nice entryway. To start, consider giving your front door a fresh coat of paint and clear any cobwebs from the corners. Don’t be afraid to add décor! Fresh potted plants by the door are a great way to give the area life. If you have a welcome mat, be sure that it is truly welcoming. Make sure it’s in great shape and has a timely message. A spring wreath on the door can add color and charm and tie the space together.
CLEAN THE EXTERIOR OF YOUR HOME
One of the simplest things you can do to improve the appearance is to use a power washer to clean the exterior of your home. The most important areas are the front porch, any outdoor decks and the driveway. These high traffic areas easily build up dirt and grime that power washing can remove. Cleaning the windows outside can also help your home shine. If you’re pressed for time, focus on the windows on the front and back of your house as they will likely be looked at the most during a walkthrough. Finally, the wood slats on the gate to your backyard are often overlooked, as you see them every day. Painting or staining them will help them look fresh and tended.
DECLUTTER THE YARD
Removing any items in your yard that could distract potential homebuyers from your home’s exterior will make a huge difference. The buyers need to be able to envision themselves in your yard and picking up and storing any toys, old lawn art or chairs allows them to do so more easily. Let your neighbors know that you are planning to sell your home as well. If their front yard is a distraction, it could negatively reflect on your home. Sometimes a friendly conversation can help get those weeds pulled or boxes moved.
TEND TO PLANTS AND FLOWER BEDS
Once your home and yard are clean, next it’s time to tackle the final and most important step that will give a big visual boost: tidying plants and trees. Now is the time to pull weeds and remove any plants that may have died this winter. As small as it may seem, overgrown weeds or dead plants can be very distracting and not ideal when you’re working to present your house as a buyer’s dream home. Additionally, consider trimming any trees that are overgrown or are touching the home. This small task can make a difference when potential buyers are considering the work they may need to put into the yard.
We all know that homes are selling fast but improving curb appeal and eliminating simple tasks for buyers can be what helps draw in multiple and competitive offers.

Finding the Perfect Flooring for Your Home

By Emma Wolff
If you are like a majority of us, the last year has led to more time at home and more home improvement projects. Since the start of COVID-19, home renovation projects have increased nationwide by 58 percent. One of the areas that many people are upgrading is their flooring.
There are a lot of different floor covering options, and for the average consumer, picking the right one can be overwhelming. To help, the experts at Healthy Home Flooring have shared some tips on how to choose the perfect flooring for your home.
HOW TO CHOOSE THE RIGHT FLOORING
There are many aspects to consider when choosing the best flooring. Between vinyl, hardwood, tile and carpet, each flooring option has its own unique benefits. Healthy Home Flooring shares their expertise about the pros and cons of each.
LUXURY VINYL PLANK
Luxury Vinyl Plank is great for residents who love the look of wood floors but need more durability. Vinyl flooring has the same luxurious design as wood, is more affordable, and is more resilient to scratching and denting. It is also 100% waterproof, which makes vinyl an excellent choice for high-traffic areas like bathrooms, dining rooms and kitchens.
HARDWOOD
Hardwood flooring is a gorgeous option and it will significantly increase the home’s value. However, some hardwood flooring can be more susceptible to dents and scratches so this is better for homes without pets or children.
TILE
Tile flooring has the most versatility with the ability to mix and match colors and sizes to create unique patterns. Tile is waterproof, stain and scratch resistant, and creates a high-end design in the home. It will also keep floors cool, which is crucial in the summer.
CARPET
Carpet is the key choice when looking for comfort. The coziness of carpet makes it a great option for bedrooms, playrooms and offices. Most of Healthy Home Flooring carpets are hypoallergenic. Carpet traps allergens rather than letting it float around so regular carpet cleaning and vacuuming will help get rid of any dust in the flooring. Healthy Home Flooring offers a lifetime stain and pet guarantee so this is a great option for families with pets and small children.
Healthy Home Flooring will work with each individual to find the perfect fit for his or her home, according to the company. You can also take different options for a spin when looking at flooring samples. All of the flooring choices at Healthy Home Flooring are uniquely eco-friendly and hypoallergenic. This makes all of the flooring easy to clean, safe to play on, and low maintenance. They also note that COVID-19 precautions are taken in all customer interactions.
In addition, home renovations can be messy, so they offer free air duct cleanings with every purchase. Flooring can break, dent, scratch or stain over the years so Health Home Flooring also offers a “Worry-Free Guarantee” and will fix or replace any flooring for free up to 10 years. This gives homeowners the ability to live in their home without worrying about their flooring.
