FOR MORE THAN 40 YEARS, PARADISE VALLEY MALL HAS STOOD AT THE CORE OF PARADISE VALLEY VILLAGE. But now, it looks like the mall’s days are coming to a close. According to a zoning narrative on the Paradise Valley Mall Redevelopment Project website, mall owner Macerich and RED Development are collaborating to redevelop approximately 78 acres into a mixed-use development.
Though there is no official word yet on when the mall will close, Bull says they hope to be underway with phase one of the project by mid-to-late 2021.
Occupancy at the mall, which has an estimated 1.2 million square feet of retail space, has fallen over the past several years, with many chain stores moving operations to newer facilities. “The mall is failing and will be increasingly challenged in the on-going future to remain a sustainable and viable development,” the document reads. “The redevelopment will create additional interest, life, and economic vitality that will benefit the Mall, adjacent properties, and the City.” The redevelopment seeks to include a mix of retail shops, a grocery store, restaurants, multi-family dwellings, office space, self-storage and other unspecified uses for the land. According to the document, the current plan expects to create 6.5 million square feet of occupied building area split equally between residential and non-residential use.
Louisa Ward with RE/MAX Excalibur and organizer of the community Zoom meeting, says though some locals might not like the project, the revitalization of the area will bring in more business and restaurant opportunities. “This type of project in our community could put our neighborhood back on the map with higher desirability and further increase the percent of appreciation on our property values,” Ward says. Local realtor Allison Barnett says she has seen a mix of opinions on social media, though the overall response to redevelopment has been positive. “More people are excited to see a place where they want to spend time again,” Barnett says. “Because that has really been lost over time.” According to Barnett, the idea of re-imaging the mall has been making its way through the community for about four years. But from her perspective, it looked like Macerich needed a partner in order to make that happen.
Within the 3.25 million square feet of residential space, the current plan estimates that there will be 2,500 multi-family dwelling units created.
“It’s no longer the highest and best use for the land,” Barnett says. “It’s exciting to see them coming to the table with some interesting designs.”
Last month, Edwin Bull of Burch & Cracchiolo Attorneys discussed redevelopment information during a Paradise Valley community update meeting held via Zoom.
Barnett is an ambassador for North 32nd Street Corridor, which is a citizen driven effort to improve the conditions along 32nd Street.
Bull, who represents the developers of the project, shared that current plans for the redevelopment do not include Macy’s or J. C. Penney, as they are not owned by Macerich or RED Development. Plans also do not include the Phoenix Public Library Mesquite Branch. Though there is a Costco and a parking garage inside of the proposed 78-acre redevelopment area, Bull says neither of those will be redeveloped, though the parking garage might get some enhancements. “I am expecting that part of what architects at Macerich will be working on is ways to make the parking structure not only function as a parking structure,” Bull says. “If we’re going to have people passing through it from the library and so on, to try to enhance it in some appropriate pedestrian ways so it’s more inviting.” 4 • January 2021 • NORTH 32ND NEWS
Paradise Valley Mall originally opened in 1978, with the grand opening occurring in 1979. Currently, the mall’s website directory lists about 75 individual shops and services within the mall, including anchor stores J. C. Penney and Macy’s. Former anchor store Sears closed in January 2019 as part of the national shutdown of the brand, and the building has remained vacant. Last year, the City of Phoenix was inducted to the C40 Cities Climate Leadership Group (C40), a network of 96 cities around the world whose leaders are committed to action to mitigate climate change. As a requirement to be a member of the C40 Cities, Phoenix must develop a C40-compliant Climate Action Plan that will provide a higher level of detail and scope for further reducing GHG emissions. City News Waste Not Launches Free App to Connect Donors with Nonprofits Feeding the Hungry WASTE NOT, A 501(C) 3 NONPROFIT AGENCY THAT RESCUES PERISHABLE FOODS BEFORE IT GOES TO WASTE AND DELIVERS IT TO THOSE IN NEED, HAS LAUNCHED THE MEALCONNECT APP, A FREE AND EASY WAY TO DELIVER EXCESS FOOD PRODUCTS TO NONPROFITS HELPING FEED THE HUNGRY. After a successful and well-received soft launch last spring just as the coronavirus pandemic took hold, MealConnect “is easy to use and requires no obligation from the user, only that they use it when they have surplus food,” says Hillary Bryant, community engagement manager at Waste Not. “MealConnect users don’t need to donate a lot of food to be part of the effort because every donation, no matter how big or small, has an impact. And, with the intensifying impact of the pandemic, the need for food items also is growing.” Users of the app are immediately connected with nonprofits in their community and local volunteer drivers who deliver the food.
“The process of donating meals through MealConnect is seamless and very user-friendly,” says Samantha Liotta, a sports dietician for Sun Devil Athletics. Liotta and her team create balanced, nutritious meals for ASU student athletes. “It makes the process so easy and we have recommended it to others to use. It feels good knowing our excess nutritious meals are being donated to those who need and appreciate them. All the volunteers have been kind and great to work with as well.” The app has significant benefits for the community and for donors: • Nonprofit agencies, including homeless shelters, transitional housing, senior facilities, preschools and after-school programs, rehabilitation centers and food pantries receive food with no cost for distribution to individuals and families. • Food businesses reduce waste costs, generate tax savings and help those in need. • The food donation system addresses food insecurity in a state where one in four children go to bed hungry
every night and one in five adults lack consistent access to adequate food. “Our goal is to add to our base of more than 70 generous local food businesses, including restaurants, catering companies, resorts, grocery stores and event venues that consistently donate excess perishable food that would otherwise go to waste,” Bryant says. “Expanding our base means that we can provide food to more people in more communities across the Valley.” Nationally, more than $218 billion is spent on food every year that is never eaten. Waste Not provides nearly 3.5 million meals a year through donations. In 2019, Waste Not diverted 963 tons of food from landfills, a total value of more than $2.2 million. NINETY FOUR PERCENT OF CRASHES THE ARIZONA DEPARTMENT OF PUBLIC SAFETY (ARIZONA DPS) INVESTIGATES ARE DUE TO DRIVER ERROR, MEANING 94% OF THE CRASHES ARE COMPLETELY AVOIDABLE. Distraction remains a common theme in many of the crashes we respond to.
We want people to think of the consequences of distracted driving now, not after a crash has happened. If someone is hurt, or worse, loses their life because you chose to look at a text, scroll social media or even looked down to follow the GPS on your phone, the consequences can be life altering and life changing.
Beginning this month, Arizona DPS will enforce the law signed last year that says it is “Illegal in Arizona to talk or text on a cellphone while driving unless the device is in a hands-free mode.” This law prohibits drivers from using a cellphone or a stand-alone electronic device while driving unless it is being used in a hands-free mode. This includes, but is not limited to, cell phones, tablets, music and gaming devices. A “stand-alone electronic device” is a portable device other than a portable wireless 6 • January 2021 • NORTH 32ND NEWS
The hardest part of a trooper’s job is knocking on the door of a home and telling the people living there that their family member isn’t coming home. We are asking for voluntary compliance of the hands-free law. In our day and age, we have the technology that allows us to safely operate our vehicles without phones or other electronics in our hands. That one text or that one phone call isn’t worth it.
This is more than a text and driving ban. You cannot hold your phone or any portable electronic communication device in your hand while driving–you don’t have to be texting to be in violation. THREE INSTANCES WHERE YOU CAN USE YOUR PHONE INCLUDE: 1. Using GPS navigation while the phone is docked. 2. Talking on the phone via Bluetooth or other hands-free devices. 3. Calling 9-1-1. WHAT YOU CANNOT DO: 1. Holding your phone to make or answer a call (except a 9-1-1 call). 2. Read or send text messages, emails, etc. 3. Hold or support the device with your body. City News Local Poet Inspires North 32nd With His Vintage Typewriter By Emma Wolff IF YOU HEAR THE CLICKING OF A 1945 VINTAGE TYPEWRITER AT A LOCAL ESTABLISHMENT, DON’T BE ALARMED, IT’S JUST FADI. Fadi Sitto is an established poet who has called Arizona his home for the last six years. He has a deep passion for writing and feels his purpose is to serve the community through his art. Sitto is most well-known for his brilliant pop-up poetry events and raising funds for the Joy Bus Foundation. Sitto performs his live pop-up typewriter poetry at weddings, corporate events, fundraising galas, festivals and various private social events. At these events, he sets up his typewriter and guests are encouraged to request poems about themselves, their loved ones or any other topic. To create a poem, all it takes is the attendee’s name, a subject, or a word and who it is for. This immersive experience leaves people in awe and with a personal, thoughtful and original piece of poetry as an event keepsake. Rebecca Golden, the owner of Lovecraft, finds the guests of her restaurant are thrilled to experience Sitto’s poetry. “Fadi is a brilliant poet with a beautiful heart,” says Golden. “He literally creates magic every Wednesday at Lovecraft as he curates the most beautifully original
poems that capture the very essence of a person’s soul. He does this from just three words provided on a piece of paper. You literally can see the patron’s faces light up and tears flow as they absorb every word of his poetry. Everyone who witnesses Fadi’s art feels like they are part of something amazing; a serendipitous event.” Not only does Sitto bring joy to locals through his poetry, but he also gives back to the community with his collaborative project. For the past two years, the proceeds from every custom poem Sitto creates are donated to the local nonprofit organization Joy Bus Foundation. This foundation helps homebound cancer patients. Sitto has been doing pop-up poetry full-time since 2019. He believes that bringing poetry to people was the reason he was born. “For me, definitely receiving the gratitude for touching a complete stranger with my words and seeing the emotion they have upon reading the words meant specifically for them is the best part of my job,” he says. “Seeing their reaction is a confirmation of why I do what I do.” Pop-up poetry gives people the opportunity to find human connection, especially during a time when it is lacking. Even during the COVID-19 pandemic, Sitto continues to host events and share his art. Safety precautions are in place at all of the events including social
distancing and wearing personal protective equipment. Sitto can also send customized poems through the mail for those who do not feel safe at live events. A Small Act Of Kindness Goes a Long Way During COVID-19 RANDOM ACTS OF KINDNESS NATURALLY GO A LONG WAY, BUT IN CHALLENGING TIMES THE IMPACT IS MUCH MORE POWERFUL AND EVERLASTING.
Throughout the pandemic, many people have faced struggles and obstacles they might not have ever imagined, making empathy crucial during these times. This initiative brought North 32nd resident Lorraine Gearing to selflessly sacrifice her personal belongings to help someone in need. Lorraine is a 62-year-old gig economy worker, who has driven with Veyo, a non-emergency medical transportation company, since June 2019. She shares that one of her favorite things about driving with Veyo is learning from her passengers and simply helping them with basic transportation needs that they lack. That’s why she keeps driving, even during the COVID-19 pandemic. Recently, on a cold, rainy day, Lorraine picked up a Veyo member who appeared to be struggling with addiction. When the passenger entered the

car, Lorraine noticed that the woman didn’t have any shoes on - leaving her feet soaked, raw, and bleeding. Without hesitation, Lorraine took off her shoes and gave them to the woman. The woman was quiet and timid but gladly accepted Lorraine’s generous offer. Although she didn’t get to talk to the passenger much, Lorraine knew in her heart that she made a difference in the passenger’s life. Lorraine has personal experience with loved ones struggling with addiction. Lorraine’s daughter has been struggling with drug addiction for ten years. Six months ago, Lorraine stopped by her house after completing a trip in the area and found her daughter home unexpectedly. Her daughter was unresponsive and was not breathing. Lorraine immediately realized that she had overdosed. Lorraine called 911 and began administering two Narcans to her
daughter. Since Lorraine is certified with CPR, she also performed CPR on her daughter. Her daughter finally started breathing. “It was a devastating experience as a mother. I share this experience with passengers that are struggling or recovering from addiction, to let them know how their actions can impact their loved ones,” she says. “It’s never hopeless and people do care about you.” Lorraine never gave up on her daughter and continues to show her support through her daughter’s recovery journey. Overall, this experience has further reminded Lorraine that a small act of kindness goes a long way and could even be life-changing to those receiving kindness. COVID-19 hit one month after she finally quit her job to work on her new company, Our Urban Village, full time. Motola decided that since she was in the business of doing good, she should do it - even if small businesses couldn’t afford her services. She knew that then
(and still now) more than ever, small businesses, nonprofits and people needed help. Her philosophy is that “if we put the good first, the business will come.” “It was an opportunity for me to practice what I preach, so to speak,” says Motola. Since launching her company, Our Urban Village has worked with partners to implement a public mural, coordinated a food distribution program, and teamed up with ASU to study the impact of public art. Her most recent project is the development of a resident garden at Villa Hermosa, a recently renovated apartment community in Phoenix. In all partnerships, whether short term or long term, Motola says she works with clients to create a custom social responsibility strategy, then plan and execute impactful events or programs that align with that strategy.
“I was on the hunt for a forwardthinking developer willing to create an onsite garden. I was introduced to Neighborhood Ventures through a mutual connection who thought this community based investing company could benefit from my input as they embarked on the renovation of Villa Hermosa, a 12-unit apartment building near 10th Street and Bethany Home Road,” says Motola. Together, Our Urban Village and Neighborhood Ventures designed a garden that enhances the property and serves as an engaging community focal point, improving the Villa Hermosa living experience and supplying fresh food to both residents and the community. “Villa Hermosa isn’t your typical apartment building,” says Motola. “It’s actually owned in part by 165 Arizonans who collectively invested a total of $1 million to purchase, renovate, and ultimately sell the building for a profit. It’s part of the growing trend in a new investment opportunity: real estate crowdfunding, which I had never heard about until I got involved with Neighborhood Ventures.”
“With an apartment building that’s owned by the community, it only makes sense that we would want to create a sense of community for our residents as well,” says Neighborhood Ventures Lead Designer Rocky Petersen, who spearheaded the project with Our Urban Village. “I can’t say enough about Lori’s passion and drive. As a result of our working with Lori, we redesigned Villa Hermosa from a standard hardscape to include a community garden with a sitting area for residents to be able to enjoy nature’s bounty, even in an urban setting.” The garden includes four irrigated raised planter beds that will be planted with seasonal vegetables, a grapefruit tree, lemon tree, and two orange trees. Residents will maintain the boxes, harvest what they can use, and Neighborhood Ventures will harvest and donate the remainder to local food banks. “We’re excited about our garden, and it feels great to be a part of building better communities and stronger connections to our environment,” says Petersen. s we start the New Year, I want to talk about older methods of estate planning versus newer, more efficient and cost-effective means of planning. Your estate is simply what you own. For most reading this article, that at least includes a home, a retirement account, bank accounts and maybe a brokerage account. In the not-sodistant past, planning for your estate at death meant preparing a Last Will and Testament. Today, we use the Revocable Living Trust more often.
HERE ARE A FEW ADVANTAGES OF USING THE TRUST: The Revocable Living Trust Helps You if You Are Incapacitated Both a Will and a Revocable Living Trust contain instructions for distributing your assets after you die. However, a Revocable Living Trust also contains your instructions for managing your assets should you become incapacitated. In the Trust, you name your successor trustee who steps into your shoes to pay your bills and manage your finances when you can’t.
There are many benefits to using the Revocable Living Trust, but often people think that only the wealthy need a Trust. I think that instead, we should consider the Trust as simply the more modern way of planning
A Revocable Living Trust Avoids Probate and Reduces Expenses A Will says who will receive the assets in your estate after your death, but it does not automatically transfer your assets. Instead, your executor

must probate the estate, starting with submitting the Will and an application to the probate court and asking the court to appoint them executor. Until they have the appointment papers, they cannot do anything with your estate. A Revocable Living Trust, on the other hand, appoints your successor trustee who can step in to take charge of your estate promptly. The Trustee can quickly gather, sell and distribute your assets to your beneficiaries with no need for a court’s involvement. How the Trust Works When you set up a Trust, you transfer assets from yourself to the trust. While you are alive and able, you are the Trustee and the only beneficiary. For a married couple, managing your assets in the trust won’t feel much different than it does when you hold your assets in joint tenancy. You
maintain full control of your assets, doing the same things with them you did before: write checks, buy and sell, direct your stockbroker. Even your income tax returns stay the same. Transferring assets to the Trust is also relatively simple. In my office, we transfer all of the Arizona real estate into your trust and assist you in retitling your other assets. Once you understand how to title assets, you won’t need to call us unless you want our help. The Revocable Living Trust makes sense for most of us. WILD ANIMAL RESCUE IN ARIZONA By Jill “MamaBug” Frier

ne of the many reasons we love living in the Sonoran Desert is that it is home to an abundance of wildlife. Coyotes and their kits roam freely across the desert behind our home, while hawks, owls, and falcons soar above the mountains throughout the metro area. We have frequent visits from hummingbirds and bats, with the occasional Javelina scavenging for food down the block. But living in such close quarters with wild animals can take its toll on both humans and wildlife. As the Phoenix metro area has grown over the years, our love of wildlife in the Valley has given rise to some fantastic nonprofit animal sanctuaries and rescue facilities. Many of these facilities are open to the public and are a great way to get your kids interested in science and
nature. If you and your family need help with a wild animal rescue or want to lend your support to helping these efforts, take a look at these local organizations.
SOUTHWEST WILDLIFE CONSERVATION CENTER southwestwildlife.org One of the leading wildlife sanctuaries in the southwestern United States can be found in northeast Scottsdale, just north of McDowell Mountain Regional Park. The Southwest Wildlife Conservation Center (SWCC) is a nonprofit organization that has rescued and rehabilitated thousands of wild animals for more than 25 years. The main goal of SWCC is to release the animals back into the wild. However, their accredited sanctuary also provides a home for those animals that cannot be released. The SWCC facility is open to the public 365 days a year to provide education and help inspire people to learn about and respect native wildlife and conserve its habitat. The sanctuary is home to native wildlife from around the southwest and is proud to offer space at their sanctuary to care for part of the captive Mexican Wolf population as a member of the Mexican Wolf Species Survival Plan (SSP). PHOENIX HERPETOLOGICAL SANCTUARY phoenixherp.com The Phoenix Herpetological Society (PHS) is one of the premier reptile sanctuaries in the country. This North Scottsdale based organization and its research facility works with private citizens, rescue organizations, and state and federal wildlife officials and law enforcement to house and care for rescued, unwanted, or seized reptiles from across the United States. Most of the hundreds of animals at the sanctuary were abandoned, abused, or confiscated from individuals who possessed them illegally. PHS was started almost 20 years ago to provide a refuge for unwanted or rescued reptiles around the state due to a lack of specific knowledge and understanding of the special care and housing required for reptiles by other rescue agencies. The organization believes that conservation begins with education and their volunteers spend countless hours visiting schools and educational locations around the Valley to educate the public about reptiles and how important they are to our ecosystem. The facility is

open by appointment only, but they do host birthday parties, lead field trips, and conduct classroom programs, professional development workshops, and venomous snake training courses for the public.
WILD AT HEART wildatheartraptors.org Wild At Heart in Cave Creek is a rescue, rehabilitation, and release center specifically for raptors and birds of prey. This organization focuses on rehabilitating and rescuing injured owls, hawks, falcons, and eagles with a goal to release them back into the wild. Wild At Heart also works to relocate displaced burrowing owls, manage species recovery programs and habitat enhancement projects, and provide educational presentations to schools and other organizations. This facility is open to the general public by special appointment only, but they do provide educational presentations upon request. LIBERTY WILDLIFE libertywildlife.org Liberty Wildlife, located in the heart of downtown Phoenix just south of Sky Harbor Airport, has been helping Arizona rehabilitate and release thousands of wild animals every year for almost 40 years. The organization cares for between 7,000 and 8,000 animals every year and has a release rate of over 50%, well above the national average. You can find animals that they were not able to be rereleased in many zoos, nature centers, and breeding facilities as wildlife ambassadors for conservation around the state. As strong believers in educating the public, especially children, Liberty Wildlife provides world class educational programs with trained wildlife handlers and teachers using well-conditioned educational raptors who have been deemed non-releasable. The organization provides hundreds of programs each year for the public in a variety of settings. They also host field trips, summer camp, activities for kids, and a special program for Eagle Scouts. These are just a few of the many nonprofit organizations in the Valley of the Sun that rescue injured and displaced wildlife in Arizona. Pets AHS Veterinarians Perform Blood Transfusion to Save Dog’s Life
E
ight-year-old Yorkie mix, Kimiko, was saved by an unlikely hero when she was on the brink of death. Kimiko was in dire straits, as she was severely anemic, emaciated, unresponsive and hypothermic when she was brought to the Arizona Humane Society by an Emergency Animal Medical Technician. Her situation was so grave, AHS’ Second Chance Animal Trauma Hospital veterinarians weren’t sure she was going to make it but wanted to give her every chance at survival possible. That’s when they turned to an innovative medical procedure uncommon in animal shelters.
In order to save her life, AHS vets knew fragile Kimiko needed a blood transfusion and turned to another patient also receiving medical care to help with the lifesaving procedure. As it would turn out, Jasmine, a one-and-a-half-yearold Labrador Retriever mix also being treated for a broken leg, was the perfect pup for the procedure. After receiving
the transfusion, Kimiko’s vitals immediately started trending upward and she continues to get better each day, thanks to AHS’ innovative care and the selflessness of man’s best friend. Originally unable to stand or eat due to being so weak, this sweet Yorkie now greets people by wagging her tail and will even roll over for belly rubs – a telltale sign she is feeling and doing much better. Both pups are still receiving ongoing care in AHS Foster Hero homes where they will continue healing in a loving and caring environment. In fact, right before Christmas, Jasmine’s Foster Hero, an AHS veterinarian, officially adopted her. Kimiko and Jasmine are just two of nearly 12,000 sick, injured and abused pets treated in AHS’ Second Chance Animal Trauma Hospital each and every year who have nowhere else to turn. rom your first hello, it’s obvious that Ashley Sayaloune loves what she does.
She is the owner and operator of Modified Movement, a corrective exercise, yoga therapy hybrid designed to help adults who have experienced acute or nagging chronic injuries that are holding them back from their favorite activities. Individual programs are created for in-home one on one weekly lessons working through challenges to the client’s aspirations. “It [Modified Movement] is like a step between doctors, say if you’ve had an injury, and a personal trainer,” she explains. “I help you to prevent more injuries by training your body to have good movement habits.” “For many patients, after injury and or treatment, their doctor will recommend that they start off with something like yoga,” Ashley says. “What they don’t tell you is: what kind of yoga, where to go, who knows enough to keep you safe, and who cares enough to keep you safe while you complete your journey of healing? The answer: I care enough. My primary goal is to help you build back both strength and confidence in your body while reducing pain and fatigue. This is the kind of therapy your doctor had in mind when she recommended you try yoga.” After spending time working in Virginia G. Piper Cancer Center’s radiation therapy office, Ashley says that she became aware of the struggle for cancer patients to manage their symptoms from treatment and heal from surgical procedures. Wanting to help patients find relief with an alternative approach, she enrolled in the Scottsdale Community College’s one-of-akind yoga program for two years to receive a certification in Hatha yoga. “I have implemented a therapeutic approach to teaching that has been shown to rehabilitate patients after injury or surgery and alleviate long standing chronic discomfort by teaching yoga programs based on an individual student’s needs,” she explains. “My ultimate focus is helping my clients achieve an active lifestyle in spite of their physical challenges and painful symptoms.” Ashley explains that most clients spend six to nine months with her. First, they learn how and why their injuries have occurred. Next, she guides them on how to reprogram their muscles and joints through a specific set of sequenced movements. These are movements that she has created specifically for the client and their condition. As clients learn how to treat and fix the source of their injury, they begin to experience a rapid reduction in daily pain, an increase in pain-free nights, and less dependence on pain management medications.

Health Expert Detox and Cleansing Tips for the New Year By Dr. Jenna Dye, Naturopathic Physician

he holidays are over and it’s 2021! This new year brings New Year’s resolutions and goals. A big part of my practice in the New Year includes support for patients with cleansing/detoxification protocols, specifically related to the post-holiday season. This can include detox plans and diet modifications to support the immune system, cleanse and obtain optimal health. Detoxification is the process of clearing toxins from the body. A healthy functioning body has the capacity to handle a certain level of toxins day to day, however, there are many factors that can hinder our body’s ability to detoxify and support a healthy immune system. Toxins can be found in our environment, products we use on our skin and clothes, as well as food we ingest. An overload of toxins can weigh down our immune system and accumulate in our cells. This accumulation negatively affects our immune system and can lead to chronic illnesses such as autoimmune diseases, allergies, obesity, cardiovascular disease, and skin conditions.

Take breath breaks often and breathe deeply through the nose and exhale through the mouth. • Keep sinuses and lungs healthy during cleansing; daily neti pot use or nasal rinses can be helpful. • Sleep: Your body needs proper rest. Seven to eight hours of sleep will help facilitate the cleansing. Cleansing/detoxing can help the body restore itself and help maintain excellent health and wellness. Facing Forbearance? You Have Options. By John Cabezas with LIV AZ Realty
D
uring the initial stages of the COVID-19 pandemic, the government, in conjunction with lenders, offered a forbearance program for mortgage payments. Designed to help Americans that were not able to work or lost their jobs, it allowed for non-payment of monthly mortgages. The problem arises when the program ended on December 31. At the end of the program all the payments that were not made through forbearance came due. Industry experts forecasted that 30% of homeowners would choose to enter forbearance, but less than 10% actually did. Currently, the national forbearance rate has dropped to 5.6%. Those homeowners actively in forbearances is currently below 3 million. That is still quite a lot of homes potentially being foreclosed. THERE WILL BE VERY FEW DEFAULTS Unlike the Great Recession housing crash twelve years ago, most of these homeowners have equity in their homes. They are not upside down, or underwater if you will. During the Great Recession, many homeowners decided they would stop making payments and walk away from the house. This resulted in the bank foreclosing on the property. Aspen Grove Solutions, a business consulting firm, recently addressed the issue in a study titled Creating Positive Forbearance Outcomes: “Unlike in 2008, strategic defaults have not emerged as a serious problem and seems unlikely to emerge given stronger expectations for property price increases, a record low inventory of homes, and stable residential underwriting standards leading up to the crisis, which has reduced the number of owners who are underwater.” HOMEOWNERS HAVE OTHER OPTIONS THAT WERE NOT AVAILABLE THEN Homeowners today have several options. First and foremost, it is a robust sellers’ market. Even if you are on the verge of bankruptcy you can still sell your home and walk away with the equity. It is a sellers’ market with
very little inventory, thus quick sales. The banks also understand the three fundamental differences in today’s real estate market as compared to the Great Recession: 1. Homeowners have substantial equity. 2. The shortage of homes for sale. 3. Homes have and continue to appreciate. As a result of these significant differences, banks feel comfortable giving options to homeowners when exiting forbearance. Aspen Grove broke down some of these options in the study: • Refinance Repay: For borrowers who have strong credit. • Repayment Plan: For people who cannot reinstate using savings but have increased monthly income. • Deferral Program: For borrowers who lost income temporarily and regained most or all of their income but are not in a position to refinance due to credit score. • Modification Flex Modification: For households that permanently lost 20% to 30% of their income, but not all of their income, and want to remain in their home. Each one of these programs enables the homeowner to remain in the home. Those who don’t qualify for these programs have few options. They can sell their home or face foreclosure. 2021 Last Year for Solar Investment Tax Credits
T
he Federal Solar Tax Credit (ITC) can help pay for 22% of the total cost of installing a solar system in 2021. That subsidy is going to $0 in 2022. A homeowner who would like to receive that benefit must have the solar system install by the end of 2021 to qualify. The credit is calculated by multiplying 22% of the total system cost. This includes all equipment, labor, materials, engineering and permit fees. It can also include any costs to upgrade the home electrical infrastructure such as stepping up from a 200 AMP Main Panel to a 400 AMP Main Panel electrical service. APS requires this for homes that are installing systems that are more than 15KW in size. It also equips a home for future electrical upgrades such as pools, spas, RV garages, casitas and electric cars. It may also include roofing repairs and applicable portions of a home re-roofing. Getting your home re-roofed in conjunction with your solar system installation can not only reduce your cost of getting that done it can be included in the $0 down solar financing. With solar financing programs taking advantage of the very low interest rates you could finance a solar system and new roof for as low as 1.49% APR and end up with a new roof and solar system for less than what you are paying now for just your current average monthly electric bill. The tax credit is applied to your federal income taxes and can greatly reduce, or even eliminate, what you owe. Anyone who pays for a solar panel installation on their home or business property they own can claim the solar tax credit. It will provide a dollar for dollar reduction in in their federal tax liability. Instead of the IRS keeping the money that you will pay in federal taxes this year they will return it to you to invest in the solar

project in the amount of the tax credit. Keep in mind, you can’t take a credit larger than the amount of taxes you will pay, because the ITC is a “non-refundable” tax credit.You can, however, claim the credit over more than one year, and carry any leftover amount forward to the next year. You must also be the owner of the solar system in order to qualify for the solar tax credit. If you choose to get solar through a lease program then the solar leasing company would take the tax credit and reduce the lease payment accordingly.This can be a good alternative for homeowners that do not have a substantial tax liability. There is no maximum credit — the total tax credit is simply based on the cost of the system and how much tax liability you have. In addition, the State of Arizona provides a $1000 state tax credit which remains in effect for 2021. Also, in sharp contrast to utility bills, the sale of solar systems and monthly payments for solar are held as tax exempt by state and local municipalities for sales tax. To claim the residential credit, complete Form 5695 along with Form 1040 when you file your income taxes. The instructions for Form 5695 are fairly easy to follow, and include a worksheet to help you figure out how much of the credit you can claim this year. ow open, and featuring high-tech safety protocols, ARRIVE Phoenix invites visitors and locals alike to explore its gorgeous open-air design and gracious home-grown hospitality at Uptown Phoenix’s first-ever neighborhood hotel. ARRIVE Phoenix is an allnew 79-room, $25 million boutique hotel spanning two restored mid-century modern towers at Camelback Road and 4th Avenue (400 W. Camelback). Opening in two phases, guests will be able to check in at the colorful Pop Stand, a handcrafted popsicle shop that doubles as the registration desk, plus enjoy the onsite Cartel Coffee Lab or lounge around the Lylo Swim Club. Then soon, the second guestroom tower featuring the Don Woods’ Say When rooftop bar is scheduled to open. Of course, the world has changed since ARRIVE Phoenix kicked off construction more than a year ago, but guests can rest assured that every step has been taken to ensure their safety, says ARRIVE Hotels & Restaurants CEO and Co-Founder Matt Steinberg. “From touchless on-site payments, to sanitized and pre-bagged linens and bathrobes, every aspect of the guest experience has been thoughtfully redesigned for today’s hospitality world.” This includes the use of Hospital-Grade Electrostatic Disinfection machines utilizing a non-toxic disinfectant solution (the same technology deployed in hospitals) to sanitize guestrooms before and after any staff member enters the room. Plus, guests are required to wear masks in all public areas.

Offering fresh baked goodies and grab-and-go meals, Cartel Uptown Phoenix offers their full coffee program, complete with single origin beans, canned cold brew, plus the classic six-ounce cappuccino, which allows aficionados to experience and appreciate espresso and milk in perfect balance.
