REAL ESTATE WEDNESDAYS THE HOME OWNERSHIP INDUSTRY PARTNERING WITH THE SALVATION ARMY TO RING THE BELLS THIS SEASON

A

young mother approaches the supermarket door and her two children light up with anticipation. She stops to search her purse for loose change as her little boy jumps up and down.

When she finds two quarters, she gives them to her child and he rushes to the red kettle. Once there, he carefully drops the coins, one by one, into the slot, receiving a thank you and a smile from the bell ringer nearby.

This scene plays out over and over again throughout the season and is often a child’s first experience with charitable giving and the Salvation Army.

Real Estate Wednesdays began in 2013 when super volunteer, Marlene Klotz-Collins explained to JoAnn Callaway at lunch that on Wednesdays, the Salvation Army had difficulty recruiting volunteers and consequently had to pay minimum-wage workers to ring the bells at red kettles. “Joseph and I can do Wednesdays”, JoAnn said, and before dessert she had volunteered the entire Home Ownership Industry, agents, brokers, lenders, title officers and affiliates, in Maricopa county to ring the bells as well. They just didn’t know it yet.

That first year, more than 1,100 Home Ownership Industry volunteers rang the bells at almost 100 kettles each Wednesday between Thanksgiving and Christmas. Last season, the effort grew to over 3,000 participants and topped the million-dollar mark since its inception.

“Christmas wouldn’t be Christmas without ringing the bells,” says Alison Hudgins, Title Officer at Old Republic. “I love the people and the Salvation Army stories they tell as they stuff a bill into the slot.”

Income from the kettles remains a big part of the Army’s budget as they provide services such as family shelters, meals for the elderly, disaster response, abuse counseling, addiction recovery, summer water drives,

the Kroc Center and more all year. At Thanksgiving, the Army feeds 3,000 meals at the Phoenix Convention Center to the homeless.

The big event is Christmas day, when more than 5,000 enjoy a holiday meal at the convention center. Free haircuts and phone calls anywhere in the USA are offered, and clothing is made available to those in need. All this comes from Red Kettle donations.

“Silver Bells” became a Christmas standard and has been recorded by more than twenty major artists including Elvis Presley and Twisted Sister.

CIGNA VOLUNTEERS DONATE HANDMADE HATS TO

PATIENTS AT IRONWOOD CANCER & RESEARCH CENTERS A GROUP OF CIGNA VOLUNTEERS KNOWN AS “A COMMON THREAD” MADE AND donated 1,105 crocheted caps for patients at the Ironwood Cancer & Research Center in Glendale.

The group has made and donated nearly 13,000 caps to cancer patients and babies in neonatal intensive care units (NICU) throughout the state in just the last five years.

“As a global health service company with a mission of helping to improve the health, wellbeing and sense of security of the people we serve, Cigna encourages employees to positively impact the health of their local communities,” said Theresa Richards, Cigna employee and A Common Thread volunteer. “Making the caps together with other employees is one way that we can give back locally to those in need and connect with each other over a common passion.”

A total of 26 ladies volunteer to make the caps.

Twenty-four of them are Cigna employees who work at the North Phoenix Cigna office at 25500 N. Norterra Dr. and the other two volunteers are friends and family members. The employees get together once a week on their lunch break to crochet, knit and loom the caps, and they work on them at home as well. Each of the adult size caps takes approximately 60 to 90 minutes to

make. The baby caps take about 30 to 60 minutes to make. All of the caps have their own unique design and color. Some have a scarf attached, others are colors of popular sports teams and universities and some are holiday themed.

“This was the second year Cigna donated knitted caps for our patients receiving chemotherapy.

This year we received 1,105 lovely, unique hats.

We are so grateful to partner with Cigna and for their donation to our patients,” said Kelly B. Huey, director of Integrative Services & Social Work for Ironwood Cancer & Research Centers.

“The hats were disseminated among our 12 offices throughout the Phoenix area for all of our patients to enjoy. Our Chandler office made a ‘hat tree’ in our lobby for the patients to take the hats for the holidays.”

Shortly after starting to crochet the caps for babies in NICU’s the group decided to make caps for patients going through cancer treatment and have donated more than 4,000 so far.

“It is so awesome for Cigna to have such wonderful caring employees who donate their time and materials to make the hats for those in need,” said Huey.

A Common Thread started the community service project as a result of Cigna’s national partnership with the March of Dimes. The caps provide warmth for babies facing serious health challenges. Since the group started, more than 18,000 baby hats have been donated to NICUs throughout the country and more than 9,500 have been donated in Arizona. Most recently in May 2018, 1,000 caps were donated to Maricopa Integrated Health System’s Level III NICU at Maricopa Medical Center.

I-17 IMPROVEMENTS COMING, BUT SAFETY DEPENDS ON DRIVER BEHAVIOR ADOT WORKING ON DESIGN STUDY FOR ANTHEM TO SUNSET POINT AREA AS THE ARIZONA DEPARTMENT OF TRANSPORTATION ADVANCES PROJECTS THAT WILL add capacity to Interstate 17 north of the Phoenix area, drivers can help improve safety and reduce delays today by avoiding speeding, aggressive driving, distraction from things like cellphones and other behaviors that lead to crashes.

The longest backups stemming from crashes occur most often on weekends, when many drivers take I-17 to and from Arizona’s high country.

“New lanes will play a role in improved safety, but driver behavior remains the key,” ADOT Director John Halikowski said. “The reality is

that a reduction in speeding, sudden lane changes and impaired driving would reduce crashes, closures and frustrating traffic backups along this corridor.”

ADOT is conducting an environmental and design concept study scheduled for completion by summer 2019.

Initial construction of a third southbound I-17 lane between Black Canyon City and Anthem is planned in 2020.

The Maricopa Association of Governments, the Phoenix area’s metropolitan planning organization, has committed $50 million in its Regional Transportation plan in 2019 and 2020 for design work and the start

of construction of the third I-17 lane extending south from Black Canyon City.

ADOT’s statewide construction program includes more than $100 million starting in 2021 to build I-17 “flex lanes” between Black Canyon City and Sunset Point. Construction is expected to take two years.

Flex lanes will operate as a separate two-lane system next to the existing I-17 southbound lanes between Black Canyon City and Sunset Point. Separated by barrier wall, the flex lanes will carry vehicles in one direction depending on traffic needs.

These new lanes will provide

flexibility and additional traffic capacity at times when I-17 traffic is heaviest in one direction, including northbound on a Friday or southbound on a Sunday. The flex lanes, with gates or movable barriers at each end, also will help keep traffic moving if a crash or other incident has occurred on the steep, winding section of I-17 north of Black Canyon City.

Driver behavior is the leading factor in crashes along I-17 in the Black Canyon City region. An ADOT analysis conducted for a recent safety project showed that “speed too fast for conditions” was cited by Arizona Department of Public Safety troopers in more than 40 percent of I-17 crashes in that area. deervalleytimes.com

CONSTRUCTION OF UNION PARK AT NORTERRA PHASE I NEARS COMPLETION UNION PARK AT NORTERRA, NORTH PHOENIX’S NEWEST MASTER PLANNED COMMUNITY at the northwest corner of 19th Avenue and Happy Valley Road, is nearing completion of its first phase, which includes seven models by builders Ashton Woods, Cachet Homes and David Weekley Homes.

The 400-acre community is planned to open this month.

Ashton Woods recently began

pre-sales by appointment on four, two-story floorplans ranging from 1,803 to 2,472 square feet. The single-family homes are priced from the high $200s and feature 3-4 bedrooms, 2.5 baths and 2-car, rear-loaded garages. Upon opening, Ashton Woods will offer two models for preview. Cachet Homes began pre-sales activity late November and features three models and a distinctive selection of five one- and two-story floor plans ranging from 2,831 to 4,115 square feet. Priced from the low $500s, Cachet Homes’ plans at Union Park offer 3-5 bedrooms, 3.5-4.5 baths and 3-car garages.

David Weekley Homes will feature two models and seven one- and twostory floor plans ranging

from 2,332 to 3,864 square feet.

Starting in the $400s, David Weekley Homes’ collection includes 3-5 bedrooms, 2-4 baths and, 2-3 car and 3-car tandem garages.

At the heart of Union Park at Norterra is The Post, the community’s 5,800-square-foot, resort-styled recreation center inspired by the traditional designs of historical farmhouses. THE GROUNDBREAKING OF FIRE STATION 55

WE DEPEND ON OUR FIRST RESPONDERS FOR OUR SAFETY, OUR HEALTH AND OUR GENERAL WELL-BEING. When we need them, they’re always there for us, so we need to be there for them, too.

On a sunny Monday morning October 29, the residents of North Phoenix celebrated the Groundbreaking of Fire Station 55 at the northeast corner of I-17 and Jomax Road. The construction of this new station has been a long time coming, and thanks to the tireless efforts of local residents and the

City of Phoenix, this state-of-the-art firehouse is scheduled to open in the spring of 2019.

The need for a fire station in this area dates back to 2001; that’s when a general obligation bond was approved to buy the property. In 2006, construction was scheduled to begin, but when the economy took a downward turn, the project was shelved. Thankfully, prosperity returned, and as a result, this area of North Phoenix experienced a huge growth spurt.

Burgeoning neighborhoods meant a greater need for community services such as fire and rescue. That’s when

neighbors banded together to express their needs. As a result, the City of Phoenix authorized a temporary fire station to operate out of an extended stay hotel that could serve both sides of I-17 going north and south.

While this fire company was a welcome addition to the neighborhood and residents were thankful for this new service, the average response time, which was anywhere from 13 to 14 minutes, was still longer than what everyone wanted. Residents advocated for the building of Station 55, which is located approximately one mile from their base of operation at the extended stay.

Once completed, Station 55 will reduce response time by half. This faster response time will mean more lives will be saved and more property spared from the ravages of fire.

Station 55 will be the first firehouse the City of Phoenix has built in 10 years. At 11,000 square feet, this brand new facility will accommodate 10 firefighters. This modern firehouse will contain energy efficient materials like a heavily insulated roof. And since firefighters deal with all types of emergencies, including handling toxic substances, the new station will have built-in features to protect and keep those serving us safe and healthy.

Nine people participated in the Groundbreaking Shovel Ceremony including such dignitaries as: Phoenix Mayor Thelda Williams, City Manager Ed Zuercher, Fire Chief Kara Kalkbrenner, Principal Architect Gerrald Adams of Perlman architects of Arizona and Esteemed Retired Firefighter Benny Ashley.

“I truly appreciate the partnership that we have with the community, you folks coming forward has allowed us to move forward with this fire station.

We can’t be successful without the support of the community,” said Fire Chief Kara Kalkbrenner.

ooking for the “perfect gifts,” paired with enticing retail discounts and deals, can pressure holiday shoppers to spend more than they can afford. As a result, consumers may max out credit card limits or miss payments, negatively affecting credit scores. In addition, store credit cards may offer instant discounts that are tempting at the register -- but that new application could decrease your credit score.

Not having enough money for presents and the strain holiday shopping puts on

their finances are big causes of anxiety for many consumers, according to a recent Experian survey. However, many of these same consumers seem to be on the right track: in the survey, respondents listed several smart financial resolutions, including 28 percent who want to improve their credit scores, while almost 50 percent said saving more was a New Year’s resolution.

• CRE DIT HISTO RY : Those who’ve never used credit before will likely have a low score, or no score at all, while credit accounts that have been active for a long time reflect positively on your score, as does a healthy mix of accounts, such as having a mortgage, a few credit cards and auto loans.

However, if you don’t pay bills and they get turned over to a collection agency, this could affect your credit score.

t is the season for the wonders and magic of the holidays! Arizona brings its own special flavor to the holidays, with western scenes, Cowboy Christmas celebrations, stunning luminaria displays and unforgettable desert magic. Nothing warms the heart on a cold evening in the desert, whether in the tall pines or the Valley of the Sun, like the soft glow of lights and luminarias, soft music and holiday cheer. Here are a few places to make your holiday in Arizona one to remember.

The North Pole Experience opened its doors in 2009 to provide a special Christmas experience for children and families throughout the state. Visitors start at the Little America hotel and depart from the station there to begin their magical journey to the North Pole. There, visitors experience the inside of Santa’s Workshop, building toys with elves, touring the toy factory and much more.

The lovely, twinkling pathways wind through the new Electric Desert display and lead to nine different musical entertainment areas, and dinner and warm refreshments are available each night. anta loves North Phoenix. Maybe it’s the abundance of families. Maybe it’s the proximity to the North Pole. Maybe it’s the aviation support facilities at Deer Valley Airport. It’s tough to know exactly what makes our part of town so popular with the Big Guy in Red (he doesn’t do many interviews), but we’re always glad to have him!

AVENUE 27 – FINE DINING RESTAURANT NOW OPEN AT BARRY GOLDWATER HS

T

he region’s first student-run, fullservice, open-to-the public restaurant has opened on the campus of Barry Goldwater High School.

Students and staff cut the ribbon and officially opened AVENUE 27, a new restaurant that allows students to have real-world experiences like none before, said chef and teacher Ryan Mattheis. The fine-dining restaurant can accommodate about 64 diners.

“We are teaching to the standards of any of the top culinary schools, and we aim to educate students about every aspect of the culinary industry, but our focus is also to provide true real-world experience through work-based learning,” Chef Mattheis said.

The restaurant, built by McCarthy Building Companies, was a complete remodel of the previous kitchen and classroom space, to create a new welcoming storefront with windows, a canopy, and accessibility from the exterior for the public to dine at the restaurant, said Andy Fillion, project manager for McCarthy Building Companies. Additional parking spaces were added, as well as new public restrooms.

Chef Mattheis, along with fellow chef and teacher Esther Skinner, were instrumental in the design and construction process with the teams. They provided feedback to truly make the layout work best for the students as they serve diners.

“From day one, Chef Ryan had a clear vision for an enhanced culinary arts program at Barry Goldwater High School.

Working together, architect DLR Group and Deer Valley Unified School District crafted a cost effective and flexible solution that offers a range of menu options and allows students to learn all aspects of culinary arts, from menu planning to five star service in a new upscale restaurant that will be open to the public,” said Pam Loeffelman, FAIA, DLR Group K-12 education leader.

The project was funded through CTED Funds as part of the district’s membership in West-MEC, said Jayme Fitzpatrick, Career and Technical Education Manager.

The kitchen was intentionally designed with an open concept, where diners can

watch students at work while their food is being expertly prepared.

“What this means for us, is that we can make learning even more relevant for our kids, and that our students have authentic experiences to apply what they are learning by running a business and serving actual customers,” Barry Goldwater High School Principal Anita Stulc said. “Avenue 27 provides a full-service restaurant experience. This opens up a whole new world for our students.”

Upgrading the space, technology, and equipment for students has enhanced the overall educational opportunities of the Culinary Arts students who will do everything from create menus to prep, cook, and serve meals to customers.

“The attention to detail and the overall experience for customers and students who aspire to become professional chefs was the most inspiring part of this project,” Fillion said.

Although the restaurant will be run by culinary students, it also serves as a unique way for other programs at Barry Goldwater High School to be involved.

“We have the opportunity to involve everyone on campus. Our marketing and graphic design students will produce advertising materials. Art students will have their artwork hanging in our dining room with the opportunity to sell them.

Our law enforcement students will provide security and student musicians will provide entertainment,” Principal Anita Stulc said.

To start, AVENUE 27 will operate only on Friday evenings with tentative hours set from 4:30 p.m. to 8:30 p.m. Dining is open to the public by reservation. To make a reservation email Avenue27@dvusd.org or call 623-445-3227.

Guests can expect a fine dining experience unique to the Valley, Chef Mattheis said.

Menus will change frequently and reflect the seasons.

“Our goal is to appeal to anyone and everyone in our community and offer a dining experience that is rare in our part of the Valley,” Chef Mattheis said.

If you haven’t heard, this master-planned c ommunity at 19th Avenue and Happy Valley Road is featuring single and multifamily homes, pl us restaurants, retail, services, and office space.

It’s an ambitious development that’s generating lots of buzz in North Phoenix. While many people are interested in buying a home at Union Park, a number of c urrent homeowners are wondering how this development will impac t the surrounding c ommunities in Norterra/ Deer Valley. Lately, I ’ve been aske d this que stion qui te a bit: “How will Union Park a t Norterra affec t my home’s value? ” The answer? It’s complicated.

Any time you throw 1,100 ne w homes into the pool of existing inventory, you’re like ly to see everyone’s home values take a dip. It’s a simple c ase of supply & demand. Home buyers suddenly have more c hoic es, w hic h means they c an be selec tive.

However…

New c ommunities, espec ially c ommunities lik e Union Park at Norterra, bring with them c ertain amenities that drive home values up, suc h as restaurants, retail, schools, and offices. The mere existenc e of a plac e lik e Union Park c an mak e the Norterra/ Deer Valley area a more sought-after plac e to

live. Think back to when Harkins Theatres c ame to town. Or Starbuc k s. Or Fry’s. When you put in the right types of businesses and servic es, it really does bec ome a c ase of “If you build it they will c ome.” B y c ontrast, however, the addition of businesses suc h as funeral homes, strip c lubs, or homeless shelters have been k nown to drive home values down by as muc h as 14 perc ent.* No disrespec t to honest business owners trying to earn a living, but some businesses were never part of the “master plan” in these master-planned c ommunities. And from what I’ve witnessed, the homeowners in Norterra and Deer Valley are pretty adamant (and well-organized) when it c omes to maintaining home values and k eeping their neighborhoods desirable (and not in a gentlemen’s c lub sort of way).

So, what’s the verdict?

The impact of Union Park on loc al home values remains to be seen.

My predic tion is a small dip in home pric es, f ollowed by a steady asc ent in everybody’s home values onc e the initial exc itement wears off. B y all ac c ounts, t he Norterra/ Deer Valley area should start seeing more c ool restaurants and shops in the near future, a s well as opportunities for c ompanies to lease space in offices surrounded by those cool restaurants and shops. The ability to live, w ork, a nd play, a ll in the same neighborhood, i s enough to make anyone want to move to this part of Phoenix. And that’s how lasting home value is built. *Realtor.c om

When I first met my partner in my real estate c ompany, he was investing in a small c ommerc ial building I had listed.

The first thing he said to me was: “Nice to meet you and by the way, I’m not look ing for any new friends.” Not only did he bec ome one of my best c lients and partner in our real estate c ompany but also, despite his initial resistanc e, we’ve become the best of friends. This friendship is so muc h more valuable to me than the deals, that I c an’t even c ompare.

My wife refers to him as “the angel in our life.” He c ertainly is! I’ve learned so much and I thank God we met. Thank you Ray. That’s how the real estate business has gone for me. OVERLORD

A group of Americ an soldiers disc over a sec ret lab underneath a German radio tower, where they disc over experiments to reanimate the dead.

Overlord is a c razy, entertaining movie. It delivers on the exc iting grindhouse-lik e ac tion and monster effec ts you expec t from the trailers, while delivering two great leads with Jovan Adepo and Wyatt Russell. The dynamic they have together is not only interesting, but it leads to some surprising themes from the film, that of going lower than your enemy in order to win. It’s impressive and makes the film that much more engrossing. Nothing revolutionary, but it’s one not to miss.

ROMA

Roma shows us a year in the life of a family and their nanny as the father is away on business.

Empathy, that’s the word to describe Roma.

You feel nothing but empathy for Cleo and the family she works for. The actors, many of whom are first-timers, earn it, because they are amazing - espec ially Yalitza Aparic io as Cleo. Alfonso Cuaron also impresses not only with his direc tion, but also his work as his own c inematographer, with the film featuring several long takes that put you into the world. While the film will be seen by many on Netflix, the sound design is fantastic and must be experienc ed in theaters. It c aptures every raindrop, c ar and person walk ing by, and it’s absolutely immersive, and must get a nomination from the Ac ademy.

BOHEMIAN RHAPSODY

The story about the rise, fall and resurgence of Freddie Merc ury and Q ueen.

Every biopic has to take some creative liberties with history, that’s understandable. B ut B ohemian Rhapsody crosses many lines. The depic18 • December 2018 • DEER VALLEY TIMES

tion of Freddie Merc ury being the only diva of the band while Brian May & Roger Taylor were perfec t friends that just wanted to help is rather disturbing, mostly due to the fac t that the latter two were heavily involved in the mak ing of this movie. And if you’re wondering why John Deac on isn’t listed in that, well that’s bec ause not only is he not credited like May & Taylor, but he is constantly shafted in the film, essentially relegated to just “the fourth member of Q ueen” (the man doesn’t even get a proper introduc tion scene). There are plenty other moments I could bring up, but I think the fac t that the big emotional sc ene towards the end, where Merc ury reveals his AIDS diagnosis is the worst example.

The film depicts this as happening just before Live Aid in 1985, when in reality Mercury was not diagnosed until 1987. It’s REALLY bad when your big “tearjerker bit” has to be falsified.

This could be forgiven if Bohemian Rhapsody was at least interesting, but it basic ally follows every musical biopic trope to a T and isn’t even shot or edited interestingly outside a sparse few moments. That’s really unfortunate given how extraordinary of a band Q ueen was. Rami Malek ’s amazing performanc e as Merc ury, whic h c aptures all his mannerisms and traits while rarely feeling lik e an imitation, c ouldn’t save this movie.

This is how you do a remake. Keep the spirit of the original film while making your own path, and Luc a Guadagnino does that. Creepy, beautiful, and terrifying, Suspiria will never mak e you leave its world until the credits roll. Thom York e’s sc ore is breathtak ing, experimenting with different types of music not expec ted in a horror film. A great cast all around, but Dakota Johnson, Mia Goth, Tilda Swinton and “Lutz Esberdorf” are the greats. And don’t even get me started on the c inematography. A word of warning though: if you have a weak stomac h, this might not be for you.
