he Teal It Up Ovarian Cancer Foundation is committed to helping women navigate the challenges of ovarian cancer. The foundation is a 501 (c) 3, tax exempt organization established in 2013, based in Scottsdale, AZ. Started by Jan Coggins, an eight year survivor of ovarian cancer, our foundation’s main goal is to educate, educate, educate! We believe that every woman deserves to know the symptoms of this disease. This knowledge is her chance for an earlier diagnosis, in fact, her right to survive. Every 37 minutes, a woman in this country dies from ovarian cancer.....most could have survived. Ovarian Cancer is the leading cause of death from gynecologic cancers in the U.S. Early detection of ovarian cancer can increase life expectancy up to 95%, however due to the subtle nature of symptoms, patients are very often misdiagnosed.

Teal It Up strives to raise awareness about ovarian cancer, support other ovarian cancer patients, and raise funds for critical research initiatives in ovarian cancer detection. All of the foundation board members have been touched by ovarian cancer. We know that, without more funding, so many more people will also find ovarian cancer in their lives.

• Participating in Survivors Teaching Students, a national program sponsored by Ovarian Cancer Research Fund Alliance. Teal It Up is very supportive of STS. In the valley we go to the University of Arizona medical school, as well as local nursing schools to share our individual stories of diagnosis, treatment and survivorship • Fundraising events such as golf tournaments, clay target shooting, pistol tournament shoots, and in 2018, a bowling tournament. AMERICA’S FIRST FOR-SALE COMMUNITY FOR ADULTS WITH SPECIAL NEEDS TO DEBUT IN PHOENIX MILLIONS OF FAMILIES ACROSS AMERICA HAVE A LOVED ONE WITH SPECIAL NEEDS AND HAVE STRUGGLED WITH FINDING APPROPRIATE PERMANENT HOUSING. Luna Azul, a new development of 30 homes in North Phoenix, addresses that problem. Developed by Mark Roth and located at 16th St. and Loop 101, the development is the nation’s first for-sale residential community for adults with special needs. The project is scheduled to break ground next month and the first residents can expect to move in mid-next year.

“Luna Azul is a community where residents can live permanently, safely, and make lasting friendships.

The community is suitable for adults with disabilities,providing them and others convenient access to services, vocational opportunities and urban amenities, and an atmosphere within which to live life securely and on their own terms,” said Roth.

Roth decided to develop the community when looking for a permanent housing solution for his daughter with special needs. When penciling out the

cost of life long housing and the support she’d need, he found that buying her a suitable place and having help come to her was the most economical option.

Since residents will own their own homes, they will be able to customize their homes to fit their needs and hire in whatever level of help they require.

Girls and boys in grades K – 5 are members of singlegender dens, groups of six to eight girls or boys who are in the same grade. Dens meet three times a month to learn new skills, play games, and have fun. All of the dens meet together on the third Thursday of the month August through May for a pack meeting. Scouts receive awards for the work done in den meetings and participate in games, skits, and activities such as Pinewood Derby. The pack keeps the “outing” in Scouting by camping three times a year.

Older girls with an interest in Scouting are also being welcomed into the Scouts BSA program. North

Valley Youth Leadership Development, the charter organization for Pack 824 and Troop 224, invites girls in sixth grade and up to join a new all-girl troop that is now forming. The girls will follow the same program as boy troops and will be able to earn the rank of Eagle.

THE NURSERY WILL BE HOME TO THREE CLASS-A OFFICE BUILDINGS

By Dave McMinn SOMETHING INTERESTING IS HAPPENING IN OUR NEIGHBORHOOD. Amidst all the new houses, new stores, and new restaurants, there’s a corporate culture quietly taking shape (if you can call 300,000 square feet of office space “quiet”). Just south of Happy Valley Road and 23rd Avenue is the site of a forthcoming office and retail center to be known as The Nursery.

It’s the latest offering from CBRE – commercial land developers with a significant footprint in Arizona.

The Nursery will be home to three Class-A office buildings ranging from 1-3 stories tall, featuring 2,100 parking spaces integrated with what the developer refers to as “tasteful landscaping.” The renderings on the website for The Nursery appear to support that claim. Nearby neighbors will appreciate the modest height of the buildings - no skyscrapers here. That’s great news for all who enjoy our fantastic mountain views.

Incorporating a bit of forward thinking, the campus will feature lots of guest parking, a flow-through lobby design, and even rideshare queue areas.

On the retail side, there will be four Class A, one-story buildings which can accommodate both retail and restaurant tenants. Plans include nearly 300 parking spaces, prime frontage on 23rd Avenue, and the built-in customer base from the adjacent office buildings. The design will allow for various configurations, including drive-thru and patio restaurants.

What does “Class A” mean when it comes to office space?

In commercial real estate, office buildings are given as designation of A, B, or C. While the criteria can be somewhat imprecise, it mostly follows the pattern of letter grades you got in school. Class A buildings are the best looking, highest quality, and newest office buildings. Location is excellent, management is top notch, and tenant access is easy. Class B is step below, but usually contain good quality tenants (and management). Oftentimes a Class B building is just one renovation away from that coveted A-rating.

Class C buildings are often older, more run-down, and lacking in technology and amenities. Rent is cheap, but so is a wrecking ball. Class C might not be the ideal place to start a business.

Developers are banking on the site’s proximity to the very busy I-17, as well as the population-dense surrounding community to draw in tenants and customers. For anyone who’s ever called out for more shopping and dining options in our community – here it comes!

SIX FLAGS PURCHASING WET ‘N WILD WATERPARK IN PHOENIX SIX FLAGS ENTERTAINMENT CORPORATION (NYSE:SIX), THE WORLD’S LARGEST REGIONAL THEME PARK COMPANY, announced it has entered into a purchase agreement with affiliates of Premier Parks, LLC to acquire the lease rights to operate five parks owned by EPR Properties (NYSE:EPR) including our very own, Wet ‘n Wild.

“Humana has been a wonderful partner to our Market On the Move program for three years by hosting events at their offices around Phoenix and providing volunteers,” said Punzalan. “The timing of the grant couldn’t have been better and I can’t thank the Humana Foundation enough. This grant will allow us to serve more families in Arizona.”

ART AND CULTURE IN THE VALLEY OF THE SUN

rizona is home to some of the most unique sights to see and places to visit in the world.

The Sonoran Desert itself is one-of-a-kind, featuring the lushest desert in the world with distinct flora and fauna only found in our area. The arts and culture in the Valley of the Sun are no exception to this pattern. Many of our local galleries, theaters and museums are as unique to the Sonoran Desert as the giant Saguaro Cactus and the Gila Monster. Here are some of our favorite places to visit for a Phoenix twist on arts and culture.

MUSICAL INSTRUMENT MUSEUM The Musical Instrument Museum, or the MIM as we affectionately call it, displays more than 6,800 instruments collected from around the world. This state-of-the-art facility showcases musical instruments from almost all cultures and civilizations in modern history, with high tech audio and video capabilities that allow guests to not only see the instruments, but also hear their sounds and observe them being played.

The MIM opened it’s doors in 2010 to provide visitors with a unique experience by bringing their collection of instruments to life through technology that enables visitors to see and hear these instruments in their original cultural settings. It is truly like no other museum in the world.

The MIM hosts concert performances, events, children’s and educational programs that encourage all visitors to learn about and enjoy music. Visitors are also invited to play instruments from around the world in the Experience Gallery, where guests can try out everything from a guitar and banjo to drums or a giant gong. HEARD MUSEUM One of the most distinctive museums in the Valley of the Sun is the Heard Museum. Founded in 1929, the Heard is internationally recognized for the superior quality of its collections, world-class exhibitions, educational programming and unrivaled festivals. The museum has one of the largest and most outstanding collections of American Indian artwork in the country.

It includes historic, cultural and fine art collections of more than 3600 pieces, and extensive documentation of the development of the American Indian Fine Art Movement, starting in the 20th century.

The Heard is dedicated to the advancement of American Indian art. The museum presents stories of American Indian people from a first-person perspective and exhibits that showcase the beauty and vitality of traditional and contemporary Native American art. The Heard Museum is a Phoenix treasure that provides visitors with a unique perspective of our cultural heritage in the Southwest.

HERBERGER THEATER CENTER The Herberger Theater Center was built in 1989 as a key component of downtown Phoenix redevelopment and revitalization efforts. The non-profit center supports and fosters the growth of performing arts in Phoenix, and has gone a long way toward contributing to the cultural and educational development of performing arts in the Valley of the Sun. The Herberger attracts around 120,000 patrons annually, including more than 30,000 school-aged children who get the opportunity to share the unique experience of live performing arts.

A hub of performing arts in Phoenix, the Herberger Theater Center is home to various resident and visiting companies, including: Arizona Theatre Company, Center Dance Ensemble, iTheatre Collaborative, Arizona Opera, Childsplay Theatre, Arizona Broadway Theatre, and Valley Youth Theatre.

The variety of performances and theater troupes and it’s place in the historic revitalization efforts of downtown Phoenix make a visit to the Herberger a great way to enjoy a performing arts experience unique to the Valley of the Sun.

PHOENIX ART MUSEUM As the largest art museum in the Southwestern United States, the Phoenix Art Museum is a premier destination for world-class visual arts. The museum provides access to more than 19,000 works of American, Asian, European, Latin American, Western American, modern and contemporary art, and fashion design. Built in 1959, the Phoenix Art Museum has hosted more than 400 exhibitions and millions of visitors with the simple mission to be “a vibrant destination connecting people to great art from around the world to enrich their lives and communities.”

The museum provides a variety of exhibitions and public programs for visitors all year, including tours, lectures, films, special events and educational opportunities.

Visitors can also enjoy photography exhibitions through the Museum’s landmark partnership with the Center for Creative Photography at the University of Arizona.

Get your family out of the heat and visit one of these great cultural adventures near you. Each of these attractions provides you with an opportunity to keep cool and continue encouraging your kids’ interest in art and culture unique to our area. A TYPICAL DAY IN MY LIFE INCLUDES… I start my day waking up with my young boys (3.5 years old and 8 months old). Once everyone is dressed and ready for the day we head to the gym before I head into work for the day. My day then consists of my daily tasks and communication, with meetings mixed in, managing upcoming events and overseeing operations.

Then I end my day with some time with my family before bedtime. This is basically my routine 7 days a week, with time off from gym on the weekends, but longer days at the sports complex.

MY FAVORITE THING ABOUT LIVING/WORKING IN THE DEER VALLEY AREA IS… It’s a very family-friendly area. Many of the families we serve live in the area, and I know that even families we don’t serve are very active in the sports community. I myself love taking my family to the various shopping centers and restaurants, and I come all the way from near Vistancia.

MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING IS... I have a few favorites. The Big Short, Moneyball, and the Social Network are all movies that get me fired up and excited to work. The Social Network is about the rise of one

of the biggest companies in history, Moneyball is about beating the odds and thinking outside the box, and the Big Short is sort of about economic justice in our society that glorifies money over purpose.

MY FAMILY… My fiancé and I will be married this fall and we have 2 young boys. I love the time I get with my family because my boys are getting big so fast, and I work so much that I try to get as much time with them as I can. My fiancé is very supportive of my purpose and drive in recreational sports. She understands the commitment it takes for me to run a business, and I’m grateful of her support to allow me to put in the hours and hard work that I do to make our company successful.

As much as I’ve enjoyed working with friends and I love to surround myself with likeminded people who I get along with well, it can be hard to manage someone you are so close to. And in the unfortunate event that you have let a friend go, it can put a strain on your relationship. Luckily for me, I have stayed friends with those that were also former coworkers.

THE ONE PERSON WHO MOTIVATES ME IS… My son. While he doesn’t necessarily push me, his development as a little boy and seeing daddy work hard is my drive and motivation because I want to set a good example for my kids.

ONE THING I CANNOT LIVE WITHOUT… I hate to say it, but my cell phone. This day in age it is my lifeline to everything and everyone.

SCHEDULE TIME FOR EMAILS AND MESSAGES Like Pavlov’s dog, we have been trained to react to the sound of a bell. Unfortunately, the bell is the chime of an incoming email. As soon as we hear the chime, we turn

our attention away from the task at hand to fulfill our curiosity and our need to feel important. An email only takes a few minutes to deal with yet adding to that the time it takes to get refocused on your work can lead to 5 – 10 minutes of low productivity per email. Multiply that by the number of notifications you receive, and you could easily be losing hours of productive time a day. No wonder you always feel overwhelmed with work!

Keep your email software closed, and your phone on mute while you work.

Schedule two or three breaks within your day to deal with emails and messages. This allows you to break from your tasks when it is convenient and stay focused and productive throughout the day.

DOWNLOAD A TIME TRACKING APP When you are in midst of work, you don’t realize where your time gets sucked up. Since downloading a time tracking app (I use RescueTime, but there are lots of others to choose from), I have been able to see how much time I spend in different programs and if I have too much idle time. The program runs in the background of your computer system and provides you with a weekly breakdown of your time. I never realized how much time my daily crossword puzzles took up. Once seeing the data, I was able to be more conscious about when I play games and what needs to get done first.

In their Deer Valley cleanroom, Axolotl Biologix scientists process cells from screened placentas donated following elected C-sections. Q: WHAT’S A HOME WORTH? A: WHATEVER THE MARKET DICTATES

ome values are determined not by size, square footage, school districts, or features, but by the marketplace. This may sound counterintuitive because we’re so used to all the measuring sticks we use to gauge a home’s value such as price per square foot. But your home is worth exactly what a buyer is willing to pay – no more, no less. Case in point: In parts of the Midwest and Northeast, many neighborhoods and sometimes entire cities were built as “factory towns.” Residents would work in an auto factory or steel mill while living in the surrounding neighborhoods.

The towns supported the factories, and the factories supported the towns – until they didn’t. When the local (or national) economy took a downturn, factories began to consolidate, move, or simply close down. Very bad news

for homeowners who depended on the factory for work. Suddenly the jobs were gone, and the towns began to die.

Homes that once sold for tens or even hundreds of thousands of dollars were essentially worthless. It didn’t matter how many bedrooms there were, or whether there was a swimming pool or energy-efficient appliances. Nothing impacts home values faster than when nobody wants to live there anymore.

Although North Phoenix has a few major employers such as USAA, American Express, and Honeywell, our community isn’t dependent on any one company or industry. This gives our home values a relative measure of stability, allowing buyers and sellers (and Realtors) to use traditional methods of measuring home value.

as “pulling comps.” To oversimplify things, suppose that over the past few months 5 homes in your neighborhood each sold for $350,000. All are approximately the same size with the same features as yours. Based on this recent sales activity, you can reasonably expect your home to sell for about the same price. There might be small adjustments based on lot size, features, and condition of the home.

But at least you and the buyer have an idea of what your home is “worth.”

Let’s suppose, however, that not one but two buyers decide your home is perfect... They could potentially get into a bidding war, driving your home price up to $360,000, $370,000, or even more. In a situation like that, you get a boost to the proceeds of the sale, and your entire neighborhood enjoys a lift in their values because you just raised the average comp. All because emotions came into play and someone had to have your home.

Again, other factors may be at play such as property size, proximity to busy streets, or the condition of the house.

In the absence of any anomalies such as factory closures or bidding wars, a properly priced home will sell within a timespan driven by the market and affected by features. For example, single-story homes remain popular in North Phoenix, often spending less

THE DOG DAYS OF SUMMER

O

ver the years, ‘The Dog Days of Summer’ have presented in very different ways in the commercial real estate world. It was normal for a slow down over our long, hot summer months when the market was good. The Deer Valley Airpark industrial market showed significant slowing in the summer months of 2005, 2006 and 2007. This was a normal tendency in a typical to hot market. People went on vacation.

A large part of our population would get out of the heat and that was expected and typical in Phoenix. That all changed over the next decade however.

What you might expect in a down market would be decreased activity and deals. Well certainly the deals disappeared. The industrial development, sales and leasing virtually disappeared for a half dozen years. When deals did return, it was mostly tenants moving around or investors picking off foreclosures. There were no new businesses moving into our market. But a strange thing happened during those years. There was almost no change in activity in the summer months in those years. Business people were scrambling hard to keep things afloat and make things work. I didn’t see much drop off in activity over the summer months through the beginning of this decade. There sure weren’t many deals to be made, but everyone in my business was working like mad to survive…certainly no vacations here.

believe it or not, I look at this as a sign that the good times have returned.

I remember years ago that the people in my business, the real estate business, would plan for the Dog Days of Summer. We looked forward to it. We expected the slow down and planned our vacations to coincide with the summer slow down. I didn’t see much of that after the market collapsed. Every one of us was working hard to stay alive, like every other business in town or throughout the country for that matter.

This year was dramatic and it happened instantaneously on the first day of summer. Memorial Day weekend hit and the real estate switch got turned off, at least in the industrial market.

Experience tells me it’s only temporary and as soon as school starts back, the activity will return. The great thing about our current market is that when activity returns, the deals will return as well. Many of my phone calls to others brokers in town are forwarded to some out of town vacation destination.

Either my competitors are out of town or heading out of town shortly. In fact, I would say a majority of my calls have found brokers on vacation this summer. It’s a sign that the good times have returned. Enjoy while it lasts. I haven’t yet figured out when the next downturn will arrive, but as soon as I know, I’ll let you know.

Now, the ‘Dog Days of Summer’ are back. It seems like everyone went on vacation this year. It feels like old times again. We are in a very good commercial real estate market currently which means this summer has seen a very significant slow down. It almost felt like a switch was flipped. The phones were ringing off the hooks and we were running like mad just trying to keep up, and then it almost came to a dead stop. We’ve had some very quiet days this summer and deervalleytimes.com

A. Kombucha (pronounced kom-boocha or as we like to say “’booch”) is an ancient effervescent fermented beverage that some say dates back to 221 BCE. While it has a long history, it’s not until more recently that it’s become very mainstream and you may have noticed it popping up everywhere!

‘Booch is made with tea, sugar, water, and raw kombucha culture (also referred to as the SCOBY). Raw or unflavored ‘booch is reminiscent of apple cider vinegar. Some brewers add fruits, juices, herbs, etc. to create different flavor profiles.

Q: What is a SCOBY? A. SCOBY stands for Symbiotic Culture of Bacteria and Yeast. The SCOBY is a living matter that drives the fermentation process. The sugar feeds the yeast, which creates CO2 and ethanol. The bacteria then consumes the ethanol to create the healthy benefits of the drink.

Q: Why should I drink kombucha?

A. We are firm believers that a healthy gut supports a healthy body and mind.

And unfortunately, many of us have poor gut health due to the overconsumption of processed foods and sugars and the overuse of antibiotics

(which kill the bad and good bacteria in our bodies). Drinking kombucha is one way to counteract the damage we have caused. ‘Booch contains live beneficial bacteria and yeasts (a byproduct of the fermentation process) and is a source of organic acids, B vitamins, antioxidants, and trace minerals. It also just makes for a nice alternative to soda.

If you are pregnant or have any health concerns, you should consult your doctor first before drinking kombucha.

Q: Can I make my own kombucha?

A. Yes! Making kombucha is actually pretty easy and inexpensive. The key ingredient that you need is the SCOBY that we talked about earlier. If you know someone who makes their own kombucha, they likely have a SCOBY they’d probably be happy to give you. You can also buy a SCOBY online or take a class, like the one we are hosting in September, to get you on your way. When brewing at home, the entire fermentation process can take approximately 1-2 weeks so you do need some patience. But the wait is definitely worth it!

Q: When buying kombucha, what should I look for?

A. If making your own kombucha seems overwhelming, you can certainly buy commercially made kombucha at your local grocery store. There are plenty of brands on the market. When buying kombucha, make sure it is not

pasteurized. The pasteurization process kills all the good stuff in ‘booch!

Also pay close attention to the ingredients (as with all food). Kombucha is a relatively simple drink and it does not require a laundry list of ingredients! You should also keep an eye on the sugar and alcohol levels. Some

companies add sugar to the flavoring process. Because of the fermentation process, kombucha naturally creates trace levels of alcohol. Commercial brands should be below .5%. However, some brands sell higher alcohol kombucha (which also make for a nice healthier alternative to beer).

Immediately following the events of the first film, a wealthy businessman asks Elastigirl to help him on a project that could make superheroes legal again.

Brad Bird’s follow-up to his 2004 hit is probably the best sequel Pixar has made since Toy Story 3. What’s great is that it avoids what could have been so many obvious points and twists, and instead lets the characters make smart decisions. It rarely forces them to have dumb, outof-character moments just to advance the plot.

It also doesn’t talk down to the children viewers by spelling everything out, which leaves us with a film that both old and young can enjoy. As per usual with Pixar, it also features memorable and likable characters as well as beautiful animation.

The themes have been seen before in previous Brad Bird films (Ratatouille, Tomorrowland, etc) but for this day and age we are experiencing, it is a good, hopeful message.

SICARIO: DAY OF THE SOLDADO

Alejandro Gillick is asked yet again for assistance by FBI Agent Matt Graver to get approval on a war against drug cartels, but the kidnapping of a young girl causes tension between the two as the plan goes wrong.

Compared to the first Sicario, Day of the Soldado feels like it belongs in a different film series, as it has more of an action thriller feel, as opposed to the crime drama feel of its predecessor. In doing that, the new film loses a lot of what made the first one interesting, such as the blurred morals. The film is fine on its own, as the action scenes are shot and edited fluently, and Benicio del Toro and Josh Brolin are once again great in their roles. But turning the former into the hero does not line up with the ruthless assassin shown before, and it contributes to the generic feeling of the film.

It’s a brutal film with some interesting ideas but sadly doesn’t really go anywhere with them.

THE FIRST PURGE

After achieving power in the United States, the NFAA sets up an experiment in Staten Island that the population refers to as “The Purge”.

To director Gerard McMurray’s credit, he brings a style to The First Purge that does make it stand out from the previous films, with a more synth-based score and darker (both literally and figuratively) look to the film. Lex Scott Davis and Y’Lan Noel are the new leads in the film, and they both do a good job with their characters, as they are not superheroes but can still be tough yet likable. Throughout the film as a whole, there are some strange editing choices (including a fade to black in the middle of a fight scene) and an overuse of hip-hop music that sucks away a lot of the tension. The script (written by series creator James DeMonaco) also falls into many horror film traps and clichés. As for the storylines politics, I appreciate how they continue to be open with their messages. Strangely and unfortunately however, I don’t think they went all the way with some aspects, such as the military sending in troops to contribute more killings. There is a lot that could be done with the commentary, but it feels like a step back from the previous film.

SORRY TO BOTHER YOU

A man in Oakland sees his life change in strange ways after getting work as a telemarketer.

There’s no easy way to describe the greatness that is Sorry to Bother You, you just need to experience it for yourself. But if I must, here we have a film with a cast of so many talented actors (Lakeith Stanfield, Tessa Thompson and Armie Hammer to name a few) offering different POV’s for their characters in their fantastic performances. You have humor that can be both subtle and blatant in its messages, and it always works. There is also loads of insane imagery that will leave you terrified or laughing. That should be enough to convince you to see it, right?
