Make yourself mortgage ready (BPT) - It’s rare to get something right the very first time you try it, but when it comes to buying your first home, a lack of knowledge and experience can lead to costly mistakes. One in four first-time homebuyers say they are completely unfamiliar with the mortgage financing process, according to a report by the Consumer Financial Protection Bureau. Even among those with an understanding of the overall process, the report found that many first time homebuyers still had significant knowledge gaps in important areas such as available mortgage rates, closing costs, down-payment requirements and income required to qualify for a loan. “Not having all the information available could lead to consumers paying a higher interest rate or failing to secure an affordable mortgage for the home they want,” says Eric Hamilton, President of Vanderbilt Mortgage and Finance. “While most first-time homebuyers understand the importance of their credit report score in securing a mortgage, it’s important they arm themselves with comprehensive knowledge. Fortunately, there’s plenty of useful information out there for borrowers who want to do their homework before diving into the loan process.” Vanderbilt Mortgage offers tips for first-time homebuyers: 1. Adjust your budget. A mortgage payment can increase your monthly housing expenses, so prepare by calculating what that amount will be and begin saving that same amount every month so you can get used to the budget change in advance. Use a free online payment calculator to help you predict your payment and understand your current debt-to-income ratio. 2. Plan for a down payment. Nearly all home loans will require you to put some money down as a down payment. Some home loans may require as much as 20 percent of the purchase cost as a down payment, although some Federal Housing Administration loans may
require less. Decide on the amount you think you’ll need and create a savings plan to help you reach that goal. 3. Consider the location and type of home you want to buy. Many factors influence the cost of a home, including its location, size, style and more. A larger home in a high-income area will generally cost more, and property taxes will be higher on a bigger, newer, well-located home. Many first-time homebuyers find manufactured or mobile homes are a good option. Knowing the estimated cost of the type of home you want to purchase can help you better manage your budget. 4. Stay on top of your credit. Lenders will consider your credit score and report history when determining your mortgage eligibility and the interest rate they may offer you. Make sure to review your credit report in advance. You can download a free credit report once a year from all three major bureaus at www.annualcreditreport.com. If you’re planning to apply for a mortgage, it’s a good idea to review your report more frequently and to consider paying to obtain your credit score from at least one major bureau. If your report contains errors, work with the credit bureaus to have them corrected before you apply for a mortgage. 5. Keep current on monthly bills. While it’s important to save toward a down payment, don’t let monthly bills slide. Paying your bills on time every month can help increase your credit score, and a good payment history is something lenders look for when reviewing your credit report. Use online tools like email reminders and automatic payment options to help ensure you never miss or make a late payment. 6. Work on your debt. If you have delinquent balances, bring them up to date as quickly as possible. If you carry a lot of revolving credit card debt, you may want to work to reduce it by paying more than the monthly minimum payment.

One way to cut your power bill (BPT) - For many homeowners the biggest utility bill is electricity. Heating and cooling the home makes up nearly half of electricity costs, but the next biggest source is the water heater. Water heaters can account for up to 25 percent of total household energy use. Taking steps to improve the energy efficiency of a home with better insulation and more efficient furnaces and air conditioners can reduce energy costs significantly, as can making sure water heaters are operating properly. However, purchasing a high efficiency water heater does little good if the environment in which it operates is not right. The main culprit in reducing the efficiency of water heaters is hard water. Nearly 90 percent of American homes have hard water which contains high levels of calcium and magnesium. These minerals cause scaling, a buildup that clogs waterlines and plumbing forcing appliances to work harder and operate less efficiently. Hard water can reduce the efficiency of water heaters and increase electricity costs by as much as 48 percent according to the Battelle Memorial Institute. The problem can be particularly severe with electric water heaters. These can accumulate up to 30 pounds of calcium carbonate, a rock-like scale, eventually damaging the heating element which will have to be replaced. The cost of hard water is not higher just because of reduced energy efficiency and higher electric bills; hard water also damages appliances like water heaters, dish washers, shower heads and faucets. These must be repaired and replaced more often as a result. To determine if you have hard water, look for spots and scale build-up on fixtures. “A less obvious indication is the lack of that luxury feeling of a hot shower you get at a nice hotel,” says Michael Performance Water Products. “That feeling is St. Louis;ErnstMecca Heating &of Cooling;E36720;3.75x5-4c (14Fa-B1)

Researchers also found that for washing machines, the most important factor in removing stains from clothing was water softness. Reduction of water hardness was up to 100 times more effective at stain removal than increasing the detergent dose or washing with hotter water. In fact, soft water can reduce soap use by as much as half. Many water treatment companies offer free tests to homeowners to measure the degree of hardness in the water and offer appropriate systems that fit. “Hardness in water can vary widely in some parts of the country and pipe size, number of bathrooms, number of people in the house, types of showerheads and intended use all need to be considered for the right system,” says Mecca. “Wells in particular are susceptible to hard water since municipal water departments often take care of the worst offenders such as iron-manganese-hydrogen sulfide. Even if you get municipal water you likely still have calcium and other hard water deposits and can benefit from a water softener. Systems for well water will cost a little more but it is well worth it,” he adds. The only way to truly remove the calcium and magnesium from household water systems is with a salt-based water softener. These remove the scaling in the pipes entirely by running the incoming hard water through a resin filter that traps the calcium and magnesium in the water - as well as any iron, manganese or radium ions. It then replaces them with sodium ions.

What new home buyers should check (BPT) - When you’re about to buy a house, it’s easy to get excited about its great location, spacious floor plan or beautifully decorated interior. Yet the old saying, “beauty’s only skin deep” can apply to any home, especially if you’re considering an older, previously owned property. Before signing on the dotted line, use this checklist to help avoid some potentially costly surprises and anticipate repairs or upgrades that may be needed. Start at the top: the roof Ask when the current roof was installed. Is it the original roof, or has it been replaced, repaired, or covered over with new shingles in certain spots? Are there known leaks, and if so, where are they? Have any of the leaks caused damage to the attic or interior? Also look at the chimney to see if it’s properly sealed around the edges and whether the gutters need repair. Windows and doors Next, take a look at the windows to see if there is any condensation between the glass panes. If so, it could mean window replacements are in order. Once you get inside the house and close the front door, see if any light is coming through between the edge of the door opening and the wall. This gap is an indicator that the door may need to be replaced since air can escape through it and cause higher energy bills. Lighting and electrical Throughout the interior rooms, many homes are “staged” to appeal to buyers with attractive lighting that shows off the space to its best advantage. You may love the way the lamps look in the
bedroom, office or kitchen, but more importantly, check out how many electrical outlets there are and whether they are in convenient locations. Also, make sure you check to see if the lamps are masking the fact that there are no ceiling fixtures in each room. Will you need to rig up extension cords or invest in electrical work in order to support all the lamps, ceiling fixtures, appliances and electronics you wish to use? Get to the bottom of furnace efficiency At the basement level, be sure to check out the heating system. If the current furnace is more than 10 years old, it may be operating at a much lower level of efficiency than the latest manufacturing standards require, resulting in higher energy costs. Newer models, such as Trane’s XC95m gas furnace, for example, can operate at nearly 20 percent higher efficiency than the government minimum standard, for the ultimate in energy efficiency. Segmental retaining walls are commonly used to transition elevations, shore up slopes along foundations and define spaces such as creating planters, tree rings and other features. “Hardscape products like retaining walls and pavers are important tools for both landscapers and do-it-yourselfers in creating low-maintenance landscapes,” says Scott Arnold, manager of Villa Landscapes in St. Paul, Minnesota. “With just the standard
VERSA-LOK retaining wall unit, you can easily create seat walls, curved couches, columns and other features.” Retaining wall systems combined with concrete pavers can be used to create beautiful raised patios, replacing high-maintenance wooden decks, says Arnold. In addition to being as cost effective as a wooden deck, a raised patio offers several advantages. “A deck railing can be replaced with wrought iron fencing or a low seat wall so the view is unobstructed,” Arnold says. “Raised patios also look great with a contrasting paver course or rock barrier for potted plants, and steps to the ground can be created with retaining wall units.” Retaining wall units and interlocking concrete pavers come in a variety of colors, shapes and textures to complement any landscape design and are often used to create design continuity in outdoor spaces. Tree rings can be coordinated or color-contrasted with raised patios, retaining walls and other hardscapes. Permeable pavers are an environmentally sound and low-maintenance solution where impervious surface limits, storm water management, water quality and water conservation are issues. “Permeable pavers are a best practice
for storm water management and quality issues because they prevent runoff and let rain water infiltrate in place naturally,” says Burt Plett, product manager of Willow Creek Paving Stones. “Permeable pavers reduce the need for irrigation in drought-prone areas, unlike poured concrete or asphalt.” It’s best to consult a landscape professional who is experienced in installing permeable paving systems so that they work properly and consistently, Plett says. Landscaping practices can make it easier to control weeds and manage lawn care as well. The use of rock mulch and natural rock in gardens and beds, as walkways and as stepping stones offers an attractive solution to weed control and also lessens the need for irrigation. At least three inches of rock mulch or four inches of natural mulch will prevent weeds. A landscape fabric under stepping stones and rock mulch offers even more insurance against weeds. A simple way to cut down on trimming is to add a course of pavers along the bottom of a retaining wall, tree ring or planter so the mower can get close to the wall, says Arnold. Selecting maintenance-free outdoor furniture and accessories is an easy way to make over a space.
