Iowa Housing Market Continues to Look Strong

CLIVE, IA (12/16/2013) - The Iowa Association of Realtors® (IAR) released its November 2013 Housing Trends Report and it continued to show a strong housing market in Iowa. With home prices up again, days on the market down, and the year to date (YTD) sales also up over this time last year, the overall market looks promising.

According to the report, the average sale price increased by $5,887 or 4 percent. In November 2012, the average sale price was $147,796, and it grew to $153,683 this November. The median sale price was also up 4 percent; growing from $125,000 in November 2012 to $130,000 this November.

Days on the Market (DOM) also continued to decrease, which is good news for sellers around the state. In November 2012, DOM was 101, while this year the report shows just 81 DOM; a decrease of 19.8 percent.

Due to the decrease in pending sales last month, the total sales were slightly down this month when compared to last year.

In November of 2012, sales were 2,795 and dropped just 1.6 percent to 2,749 this year. However, the YTD sales showed great promise; coming in at a 7.7 percent increase over last year.

Kathy Miller, IAR 2014 President, says, “With the positive pricing growth, continued low interest rates, and fewer days on the market, Iowa should continue to see a strong housing market.”

The IAR releases a Housing Trends Report each month. Data is collected from local Realtor® boards through their multiple listing service (MLS), which tracks sales activities in the board area. The IAR compiles all of the local board data into the statewide report each month. The information used to create the IAR November 2013 Housing Trends Report was current as of December 12 at 10:03 p.m.

December Wraps Up the Year with More Good News

CLIVE, IOWA (1/16/2014) - The Iowa Association of Realtors® (IAR) reports that sales were up in December. According to IAR’s 2013 December Housing Trends Report, the number of home sales increased by 3.2 percent, as 81 more homes sold last month than in December of 2012. The report shows that 2,647 homes sold/closed in December 2013, while 2,566 homes sold/closed in December 2012.

Home prices also continued to rise. In December of 2012, the average sale price was $148,603, while this December it is $149,150; an increase of 0.4 percent. The median sales price reflected the average price at an increase of 0.4 percent. In December of last year, the median was 124,500 and this year showed a slight increase at $124,950.

Also encouraging for sellers across the state, is that the average Sales Price to List Price (SP/LP) comparison continues to improve; up 0.4 percent in the past year, and up 1.6 percent in the past two years when comparing December from each respective year.

The average Days on the Market (DOM) for December of 2013 were 83, down by 14.4 percent from last December’s 97 DOM. When considering the decrease in inventory, there is a positive correlation between that number and the decrease in DOM. “While there are fewer properties on the market, buyers are making faster decisions and sellers have been eager to sell, which is a great thing for Iowa’s housing economy,” says Kathy Miller, 2014 IAR President.

The positive news is being experienced around the state, with more than half of Iowa’s 44 local boards showing increases in both sales activity and decreases in DOM.

Use Your Fireplace Safely and Effectively This Winter During the winter months, many families gather around their home’s fireplace. A fire in the fireplace creates a warm and cozy atmosphere, but don’t expect it to add heat to your home. As little as 10 percent of the heat from a fire in an open masonry fireplace radiates into the house.

The National Association of Home Builders’ MyHome Press has published a handbook for home owners, “Home Maintenance Made Easy,” and the excerpt below contains helpful advice on how to safely build fires and maintain your fireplace.

Wood Burning Fireplaces Your fireplace will add elegance and warmth if you use it safely and have it cleaned by a chimney cleaning professional at least once every five years (two years if you use it frequently). A wood-burning fireplace should be equipped with andirons (or a grate) and a well-fitting screen. It may have glass doors as well.

If you are in a newer home with a fresh air vent to supply the fireplace with combustion air, open it and the damper before you start a fire. Then remember to close both when you are not using the fireplace so warm air will not escape in the winter and cool air will not escape in the summer.

Build fires on the andirons or grate—not directly on the fireplace floor. Seasoned hardwood is the best fuel. Do not burn pine logs in your fireplace; they contain a tar that can start a fire in the chimney if it accumulates. Do not burn trash in the fireplace. Never use kerosene, gasoline, charcoal lighter fluid, or other highly flammable liquids to start a fire.

Begin with a small fire to allow the components of the fireplace to heat up slowly. Burn kindling and newspaper under the grate; stack two to three layers of logs with air space between them, placing the largest logs to the rear. You can burn one sheet of paper atop the stack to help the chimney start to draw.

If the fire is still burning but you are finished enjoying it, close the glass doors if you have them to prevent heated air from being drawn up the chimney (until you can close the damper). But don’t close glass doors over a roaring fire, especially if you are burning hardwoods like oak or hickory; the heat could break the glass. When you close the doors over a burning fire, open the mesh screens first. This prevents excessive heat buildup on the mesh, which might warp or discolor it. Be sure the fire is out each night before you go to bed.

Gas Fireplaces A gas fireplace provides the comfort and style of a wood-burning unit, but requires far less maintenance. Many gas fireplaces are also far more efficient than wood-burning and as a result, produce less pollution.

Gas fireplaces may have a chimney or may vent exhaust gases (mainly water vapor and carbon dioxide) directly outside without a chimney.

Others are ventless; there is no flue. If your gas fireplace is vented, the flue or vent should be closed when the fireplace is not in use. Use the same safety precautions with a gas fireplace that you would with any other gas appliance.

There will be a slight delay after turning the switch on before a flame ignites. Flames should ignite gently and silently. If you notice any deviation from this or any gas smell, immediately shut off the switch and report the problem to the gas company.
