Not only is this our biggest issue to date, it’s also the HomeShow Expo issue! Growing up in central Iowa, my parents took my sister and me to the HomeShow every summer. Even as a kid, I loved walking through all of the newly-built homes and admiring the interior decoration (call that the “designer” in me). And if there was a bedroom with a window seat--oh, I thought that was the coolest thing ever!

Now that I’m older and a homeowner myself, I still enjoy touring the HomeShow, but I have a much stronger appreciation for all the hard work that goes into getting a home off the ground. Not to mention, as the designer of Acquire Magazine, I have had the opportunity to work with all the key players in the industry from realtors to builders to developers. I have come to understand their unique roles in

the home building process and I enjoy learning about their current projects and listings as we work together to design their new ad.

First, be realistic when setting a price. You may not be able to sell your home for what it could have sold for a few years back, but don’t be tempted to wait until prices have gone back again. It’s always better to trade up in a buyer’s market.

For example, say your home value has dropped 10 percent from $300,000 to $270,000. A move-up home selling for $500,000 in the past has also dropped 10 percent in value, and now sells at $450,000. If you sold your home today for $270,000 and purchased the larger house for $450,000, the difference in price would be $180,000. But if you waited to recoup the 10 percent value on your home and sold it at $300,000, chances are that same move-up home would also move up in price to at least $500,000. That’s a $200,000 price difference between the two homes.

So by selling today, you would actually save $20,000.

Keep personal items like photographs to a minimum. Address any clutter and either donate items to charity, throw them out or organize them neatly. Organize all of your closet spaces and kitchen cabinets. Clean off kitchen countertops and pack up small knickknacks. Your house will appear neater and you’ll also get a head start on packing up for your own move.

Remove furniture that blocks walkways or windows. Leave just enough furniture to showcase the room’s purpose. Rent a storage unit if you have to. A home that is too empty can appear lifeless, so if you’ve already packed your furniture, consider hiring a staging company that will rent you some for a short time period.

Do a thorough cleaning of your home. Wash your windows inside and out, wipe down baseboards and clear out cobwebs from ceiling corners and closets. Make any minor repairs.

Even small touches count. Hang fresh towels in the bathrooms and kitchen. Set the dining room table, and buy fresh flowers for vases throughout the home. Turn on all your lights during the open house to highlight the home’s amenities.

Finally, don’t forget the first impression: curb appeal. Make certain that your house number can be read from the street and remember to keep your sidewalks clear and your lawn mowed.

Trim shrubs and trees and if possible, plant some flowers.

Selling your home doesn’t have to be a headache. With a little preparation, your home will be sold before you know it and you’ll be settling in to your new home.

CLIVE, IOWA (June 12, 2013) – According to the latest housing report from the Iowa Association of Realtors® (IAR), home sales and prices continued to climb across the state in May. The IAR released the May 2013 Housing Trends Report during its Board of Directors Meeting at the association’s summer meetings on Wednesday, June 12 in Moravia.

The report reveals that sales rose 10.4 percent, with 369 more homes selling this May than in May 2012. A total of 3,906 homes sold/closed in May, while 3,537 homes sold/ closed last May. The median sale price jumped by $7,500 or 5.8 percent. The median sale price was $130,000 in May 2012 and $137,500 this May. The average sale price also went up 6.9 percent. The average sale price was $151,531 in May 2012 and $161,962 in May 2013.

Days on the market were down by 9 days or 8.7 percent. The average number of days on the market in May 2012 was 103 days, while the average in May 2013 was 94 days.

Iowa’s statewide inventory of homes on the market decreased 11.2 percent from last year, although new active listings increased by 10 percent. Inventory was 18,887, even though there were 5,989 new active listings.

The months’ supply of inventory (MSI) was 6.3 months, down 19 percent from last year.

“Although inventory was down from last year, it was up slightly from April, which is encouraging,” said Don Marple, President of the Iowa Association of Realtors®. “The combination of the substantial jump in sales,

Significant price increases have been realized as reduced inventory levels have provided sellers with more negotiating leverage throughout the spring months.
