EDiS Observes OSHA National Stand-Down for Safety Week 2021 Sending Workers Home Safe Each Day May 3-7 was OSHA’s National Stand-Down for Safety Week and EDiS Company was proud to contribute to a Culture of Safety by holding safety talks at Silver Lake Elementary School, Meredith Middle School, American Legion Stahl Post 30, and the Delaware Technical Community College Wilmington Campus projects.

Director of Safety & Health Jim Ruggiero led these talks alongside each project’s superintendent. Prepared with informational handouts, a comprehensive speech, and a readiness to answer any questions or concerns held by workers, Jim got right to work.

primary goal throughout these talks, explaining the do’s and don’ts on an active job site. Stand-downs provide an opportunity to educate, and to engage contractors in conversation to share their experience in fall prevention and hazard awareness preparation.

While the National Stand-Down for Safety lasts one week, Jim Ruggiero’s job spans all 365 days of the year. Job site safety is his focus and his efforts to spread awareness about safe practices are ongoing. Under Jim’s leadership, EDiS will continue to focus its efforts to mitigate hazards, document compliance to safety standards, and to ensure worker safety on each one of our projects.

Delaware Contractors Association Governor’s Safety Awards The Delaware Contractors Association (DCA) held its annual Governor’s Safety Awards and Member Expo on April 22, 2021 at The Waterfall. This is the 20th year that DCA and the Delaware Department of Labor have co-sponsored these awards, given to DCA contractor members whose incident rate is at or below the industry average for their respective category. In the picture is EDiS Director of Safety & Health Jim Ruggiero, EDiS Director of Field Operations Gregg Clark, DCA’s President Mike Peet of ModernControls, and Delaware’s Secretary of Labor Karryl Hubbard.

EDiS Receives ABC Diamond STEP Award Safety Paramount in All EDiS Operations The Associated Builders and Contractors (ABC) Delaware has recognized EDiS Company with the Diamond Level Safety Training and Evaluation Process (STEP) Award for 2021. STEP is a world-class safety management system that dramatically improves safety performance among participants regardless of company size or type of work. Participating ABC member firms measure their safety processes and policies on 25 key components through a detailed questionnaire. Participating companies are scored on their level of achievement for each component on a weighted point scale and document their total recordable incident rate (TRIR). Companies receive a recognition level of Diamond, Platinum, Gold, Silver, Bronze, or Participant based on this data. The highest level, Diamond, represents the lowest rate of TRIR possible, 655% safer than the industry average. This recognition is directly related to the dedicated efforts that our project teams and office support provide on every job alongside Director of Safety & Health Jim Ruggiero.

Executive Message: Foster As I’m writing this message, I’m packing to head off to Jackson, Wyoming, for the funeral of a great friend and mentor, Foster Friess.

If Foster had his way, he’d tell me that it is a waste of time, as he walked away. But then he’d half turn his head and smirk, only to say, “You won’t want to miss it, it’s going to be great!” That’s the kind of simultaneous serious, self-deprecating, and silly humor he had.

insisted that we have only one single conversation at the table or you’d get pelted with a roll. And everyone spoke their heart and their history. For me, I remember being seated next to Ross Perot, Jr. one time and not knowing who he was. I said, “So, Ross, what do you do?” He replied, “I have a family business, but my dad has retired.” I said, “Me too!” Boy, was I surprised when he was called upon to talk. When it was my turn, I assured him that since our company was EDiS and his was EDS, that certainly I must be family with him too! Everyone got a voice.

For some God given reason, I was able to learn from Foster for the past 30 years. And while he amassed billions as a renowned stock researcher, he never once gave me a pick – oh…and I tried! Rather he gave me breadcrumbs. Not the patronizing toss-away idea that you might think of when you think of a successful guy meeting an ordinary person like myself. But rather the kind of breadcrumbs that lead you down a trail. And the destination of the journey he created for me should have been clear a long time ago, but my head was on the trail, ever so hungry for the next morsel. And when Foster passed, it forced me to raise my head to see where I was. And when I did, I was in full reflection of his lessons.

The best gift I ever got from Foster was a box full of votives from him and his wife Lynn. I thought, maybe he knows I like to light the votives at St. Anthony’s! But no, these had meaning to Foster and Lynn.

They recognized that in dimly lit restaurants, while they were conducting their table talks, not everyone could be seen effectively. So, they sent instructions to use these candles the next time we go out to dinner. (You can only imagine the look on the wait staff faces when Foster pulls out a dozen candles!) To me, this was more than convenience for Foster, he was modeling the need to not just give people a voice, but to put them in the best light possible so that their heart and their history could inspire others. The “others” could create others. His army for good was being deployed.

When you were with Foster, you saw a man who believed in the dignity of all people. We’d be at dinner and he’d call out the wait staff and thank them for leaving their families so that we could enjoy a meal.

Sometimes he’d introduce the cook or the bus boy to his friends. But that wasn’t the magic. The magic was realizing that to Foster, perhaps his table mates were the “wait staff” and the folks who donned uniforms and trays were the CEOs of their worlds. So, during moments when Foster ripped off the boundaries of class and prestige, those who were paying attention realized Foster knew we could do more if we were all on the same team, regardless of how you arrived at the table. He multiplied his “others” from just his table mates to include those who were serving.

When you were seated around the table with Foster, he cared deeply for your story, regardless of your station in life. At the tables were wizards of Wall Street and cooks, television personalities and backhoe operators, oil tycoons, best-selling authors, small town retailers, Top Gun pilots, farmers, and missionaries from foreign lands. And when with Foster, everyone had a voice. Foster

I was fortunate to have had a front row seat to see Foster’s generosity in the hands of his army. They are delivering clean water in Africa and bikes in Indonesia. They are sending at-risk youth to schools in Colorado and repairing lives in natural disasters in Louisiana. They are turning on the lights in places of worship, manning phones for suicidal veterans, and putting smiles on the faces of healthcare workers in Delaware.

They are everywhere. The power of one is limited. The power of others is limitless.

So, gather your army, get them around a table, introduce them to others, listen to their stories, hear their voices, give them the light to shine, and then send them off to do the same. Our time is limited, so make a difference. You won’t want to miss it. It’s going to be great.

EDiS Partners with Global Insurance and Investment Company Renovating Principal Financial Group’s Wilmington Office In need of an update to meet their current design standards, Principal Financial Group awarded EDiS Company the contract for a build-out of their existing 12,000 square foot office in Wilmington, Delaware. Principal eliminated an additional suite on the lower floor, effectively merging the two suites into one to consolidate office space. Minor demolition was performed in half the space to make way for new construction and renovations that include a new reception area, open office space with 54 workstations, six private offices with glass front walls, two conference rooms, a refresh bar, and a work room, set to accommodate a total of 60 employees. The ceiling was modified, light fixtures relocated, carpet replaced, and a fresh coat of paint applied for the entire suite.

Key to the completion of this project was EDiS Senior Project Manager Martha White’s handling of the pandemic-affected work. Material delays remain unpredictable and coordination of the glass fronts in aluminum frames became the critical path for the schedule. Diligent attention to detail and long-distance communication with the main contact saw this project neatly wrapped up in late March 2021.

3-D Laser Scanning Improving Design and Saving Time The Building Information Modeling (BIM) Services team operates with a goal of improving project design before shovels ever hit the ground. The Lidar Laser 3-D scanner is one of the BIM team’s most-used tools in the field. Laser scanning works in lieu of conventional measuring devices and greatly increases field survey accuracy, providing reliable as-built information to owners and contractors. Reducing computer input time, the 3-D model can be created in a few days rather than weeks of computer-generated modeling.

Ursuline Academy: Using the laser scanner for Ursuline Academy’s new student center, hidden existing columns and beams were uncovered during the planning and design process. Eliminating these and other unknowns during design prevented Ursuline from the multiple change orders that discovery during construction would have caused, saving valuable project dollars.

A New Home for the Fightin’ Blue Hens EDiS Company/Barton Malow Team Complete Landmark Project for the University of Delaware Combining EDiS Company’s knowledge of the Delaware community and construction company Barton Malow’s sports knowledge has resulted in the next generation of athletic facility for the University of Delaware. Built over a span of two years, the Whitney Athletic Center and Stadium Renovation project represents new beginnings for Delaware Athletics.

The new Whitney Athletic Center is an 88,617 square foot, two-story building that runs the length of the stadium outside the west grandstand. The building houses areas to serve Delaware’s student-athletes, including an academic center, weight room, athletic training and sports medicine rooms, multi-purpose space, hydro-pool and therapy pool area, kitchens, and a new entrance plaza. As an integrated hub for training and academics, this one-stop shop builds incredible efficiencies for Delaware student-athletes in managing their time while bringing focus to the development of the whole person. It’s a cutting-edge facility, but more than that, it’s a necessity in the University’s work to prepare its student-athletes for life after college. Spaces also include grab-and-go food options, academic lounges, computer labs, and small meeting rooms.

Additionally, the west stadium stands were renovated to include a new stadium club space with bar, food, and access to exclusive club seating. Restrooms and concessions were upgraded to improve the fan experience. The stadium includes an enhanced press box for game-day production staff, coach viewing, and media coverage. Chairbacks were added to the three middle seating sections on the west side.

Among the greatest challenges for the EDiS/Barton Malow team was COVID-19, which caused many construction sites across the country shut down. Working alongside our EDiS Health & Safety and HR departments, Senior Project Manager Kevin Lucas and his team gathered the most up-to-date tools to monitor over 160 contractor employees as they traveled to work each day. Carpooling was eliminated, sanitation stations set up, trailer restrictions implemented, distancing rules were established, and the daily Centers for Disease Control and Prevention updates presented. Utilizing ChristianaCare’s CareVio symptom monitoring app was also an exceptional tool for staying on top of workers health. Nothing can stop EDiS from Building What Matters, and the new Whitney Athletic Center and Stadium stands as a testament to that unwavering spirit.

A Living, Breathing Classroom Before the COVID-19 outbreak, students were given multiple opportunities to take both physical and virtual tours of the Delaware Stadium and Whitney Athletic Center project. Associate Professor Dr. Edgar Small, Director of the Construction Engineering and Management Program, brought his freshman class along to get a first-hand look at what construction and construction planning looked like in the field. After tours of the actual site, Director of Building Information Modeling (BIM) Services Chris Donahue led virtual tours where students were able to see online renderings of what was physically being built.

Restoring Doorways to the Past EDiS Completes Renovations at Greenville Country Club Along with our history of construction for Country Clubs in our region, EDiS Company has a long and successful track record of historical work for prominent organizations like the Delaware Historical Society, City of Wilmington, the du Pont Family, and Winterthur Museum. With this combination of experience in mind, Greenville Country Club hired EDiS in December 2020 to restore the century-old French doors of the large main house sunporch to their former glory.

Developed in 1915 for Eugene du Pont Jr. and his wife, Ethel Pyle du Pont, the Owl’s Nest Country Place consisted of 500+ acres.

The large Tudor revival style estate house designed by Harrie T. Lindeberg contains numerous out-buildings that were the scene of Eugene’s experimental gardening and hunting passions. The formal Boxwood Garden and Teahouse was designed by Ellen Biddle Shipman and was restored in 2005. The sunporch, where

the spacious interior and beautiful exterior spaces meet, is the focal point and a popular space for weddings, special events, and member dining. Owl’s Nest became one of the most famous houses in America in 1937 when, on June 30, debutante Ethel du Pont married Franklin Delano Roosevelt Jr., the president’s son and Owl’s Nest hosted the reception for 1,300 guests. Greenville Country Club acquired the house and adjacent grounds in 1961.

The EDiS-led team restored 11 large pairs of doors, half of which are curved, to their original condition.

The doors, transom lights, and all operating hardware were carefully removed, and every part marked for reassembly. Frames, doors, thresholds, locks, operating parts, and transoms were carefully vapor blasted to remove corrosion and many previous coats of paint. Damaged steel parts were repaired including more than 1,000 glass stops. Steel parts were refinished, brass hardware was restored, and some replacement parts forged and machined. Safety laminated glass was installed, and the doors and hardware carefully reassembled, caulked, and repainted. Work was completed in April 2021.

The building looks beautiful inside and out, is energy efficient, and will provide a safe environment for the storage and appreciation of the JHSD’s important archival collection.”

Renovating Wilmington’s Historical District EDiS Prepares Coxe House for New Occupants EDiS Company continued its partnership with the Delaware Historical Society (DHS) with a renovation at the Coxe House on Willingtown Square in the heart of Wilmington, Delaware. The DHS had entered into an agreement to lease the 200-year old Coxe House to the Jewish Historical Society of Delaware (JHSD), providing them with a dedicated space to store and share their archival collection. It also provides JHSD with a dedicated office and a reading room for researchers and small group discussions.

The renovation of this 2,000 square foot, three-story certified historic landmark included upgrades to the mechanical, electrical, and life safety systems for the six usable rooms. The work consisted of the installation of an all-new sprinkler system, HVAC system, new lighting, a dumbwaiter, new storm windows, and architectural finishes. The original design considered replacing the previously installed carpet with linoleum. After the carpet removal, the original pine, wide plank floors were found to be worthy of repair and

refinishing. The project also included exterior and sitework: exterior pointing and masonry work, paint for all wood and stucco surfaces, and a new ramp to permit ADA compliant access to the first floor.

An important aspect of the project was the work to make the compact space safe for both the occupants and archives. A new dumbwaiter ensures occupants won’t carry archives up or down the two sets of original, narrow staircases. Replacement wood handrails that meet today’s code requirements and new rubber treads improve the safety for the stairs, many of which have boxwinder risers. The heating and cooling systems moved from a forced air gas fired furnace with a separate AC system to an individually controlled electric room system that improves humidity levels beneficial for archival storage practices. Interior aluminum storm windows were also installed to help with outside air infiltration while maintaining the original exterior look. These improvements will allow the Coxe House to provide JHSD with proper archival storage for many years to come.

Planning Ahead: How to Save $85,000 The four DHS buildings on the west side of Market Street did not have sprinkler coverage prior to the Coxe House project. The number of modifications to Coxe House, as well as general good practice, required that a sprinkler system be installed. The City of Wilmington mandates that each tax parcel have its own water line for any sprinkler system. EDiS Senior Project Manager Martha White considered that the DHS would be adding sprin-

kler systems to its other buildings in the future and suggested a future cost savings: create one tax parcel for all the DHS properties on the west side of Market Street as part of this project, instead of three, and then connect one properly sized water line and a sprinkler manifold large enough to supply sprinkler coverage to the Coxe House now and to the other DHS properties in the future. This solution saved DHS approximately $85,000.

CONDOLENCES It brings us great sadness to announce the passing of Joseph “Joe” Pedicone, Jr. and Mary Ann Pedicone, parents of Senior Superintendent Joe Pedicone, III and grandparents to Service Superintendent Joe Pedicone IV. Joe was a long-time EDiS employee and a father figure who impacted many generations at EDiS. He was a skilled craftsman with an infectious smile. His legacy will live on in his family and the buildings he helped erect. The couple’s passing away so close together was a fitting testament to their love story and 63 years of marriage.

Condolences also go out to the Ignudo family on the passing of Paul’s father-in-law, David Rice.

Paul Ignudo is Chief Estimator for EDiS, and all of us have Paul, his wife Mary, and the entire Ignudo-Rice family in our thoughts and prayers.

Celebrating Our Veterans and Military Members The EDiS Family Thanks You for Your Service While Military Appreciation Month passed us by in May, at EDiS Company we celebrate and honor our veterans all year round. We have the distinct privilege of employing several veterans, all of whom volunteered to protect our county and defend the freedoms that we all enjoy today. Since our earliest days as a company, it has been a part of the EDiS culture to celebrate and support those who

serve. Today’s EDiS veterans, those who came before them (look above to see just some of the past EDiS team who served our country), and those whose family members are serving or who have served have our respect, our gratitude, and our admiration. We are extremely grateful for the sacrifices our veterans and their families have made to serve our country and we are better because of them.
