LETTER from the

resh, sophisticated, and smart is the mood of this year’s annual Spring Home and Garden Issue. The staff has worked tirelessly to bring you some new and exciting articles to kick your summer off with a bang. Bright pops of color will enhance your home décor as well as your attire this season. Don’t be scared to take a style risk—it might just pay off in dividends.

One of my favorite features in this May|Jun Edition can be found on page 37. Interiors Editor Erin Melkonian has designed a chic retreat, making a traditionally formal space into one that exudes an air of contemporary refinement. This high-gloss explosion is highlighted by a bright pop of pink and unexpected accessories, while the star of the room is her signature use of marble in an exquisite floor pattern—Erin’s talent for combining individuality with modernity is something we all should aspire to. This is the first time CVLUX has featured a couple for our cover story. Actors Jae Suh and Randall Park invited our team into their newly remodeled Los Angeles abode. The two lovebirds candidly speak about their careers and what makes their marriage work. The couple has lots to celebrate, as they both have many projects they are simultaneously working on all while raising their darling daughter. You can learn more about the twosome beginning on page 30. If you are planning to escape the heat this summer, be sure to see all of our fashion and beauty picks for the season. My favorite selections can be seen on page 22, where Fashion Editor Melissa Souza has taken color-blocking to a new level. The seafoam green and soft lilac are offset by a dynamic pair of heels that will literally knock your socks off. If you are looking for that perfect ensemble for your next trip to your favorite seaside resort, then look no further. As always, I wish you and your family the happiest of homes. Make each day count and remember life is what you chose to make of it. Cheers,

eirloom’s much-anticipated grand opening took place at the beginning of February, yet its line to order still extends out the front door. CVLUX’s Donna Ensom hosted Annie Harris, Shannon Bigham, Darci Tatarian, Toby Petrocelli, and Kristen Deathridge for Shake+Stir’s twelfth edition, held at the high-top communal table in the middle of the establishment. Luke, Heirloom’s ace bartender, demonstrated his craft and efficiency by presenting one of Heirloom’s striking signature cocktails as everyone sat down to a vast spread offering something for every taste and culinary preference. While the menu evolves daily, patrons can always count on farm-to-table ingredients and a variety wide enough to accommodate everyone from foodies to picky eaters—yes, even your kids have options…healthy ones! Because Heirloom is all about the culinary experience rooted in local abundance. “Slow Food Fast” is the motto owners Brandon Smittcamp and Rema and Kevin Koligian strove to embody with the creation of Heirloom. Their brainchild, coupled with Head Chef Justin Shannon’s ingenuity for seasonally derived dishes, resulted in a farm-driven, casually upscale eatery. Polished wood, exposed shelving, marble, and iron accents embody the modern farmhouse décor throughout—pops of bright color give the establishment a contemporary vibe that fits seamlessly within Heirloom’s model of freshness. The restaurant is located in the Park Crossing Shopping Center at Friant Road and Fresno Street in northern Fresno. Full service is available at the bar, but you will more than likely need to stand in line for counter service before navigating self-seating—your food will be delivered to your table. Heads up: there are no reservations! Doors open for lunch at 11 a.m.

everyday, and dinner is available until 9 o’clock Monday through Saturday and until 8 on Sunday evenings. That first drink out was called the Kiwi Down Under. “This is the green drink that’s not that bad for you,” Luke explained with a laugh. Everyone wanted to know where the spice in the pale green concoction comes from. It’s celery juice, mixed with Buddha’s Hand Vodka (an Heirloom Infusion) and kiwi. And “it’s surprisingly refreshing,” admitted Darci. Infusions (infused liquors) are one of Heirloom’s cocktail trademarks, and can be found in nearly all of their craft cocktails. Or you can select one (Mandarin Tequila, Vanilla Rum, Buddha’s Hand Vodka, White Guava Vodka, Pear Whiskey, or Meyer Lemon Gin) to pair with a selection of recommended mixers. Roasted garlic and jalapeños, parmesan cheese, and lemon juice adorn the Grilled Oysters, which David, CVLUX’s Editor in Chief, professed to be his favorite dish of the night. “It’s blended with great spices!” Kristen mused. If you aren’t an oyster fan, these are a promising effort at conversion. Another wood-fired feature, the Grilled Artichoke (obviously Californian) utilizes olive oil breadcrumbs and lemon parmesan dressing. Annie kept going back for more! Halved and charred to perfection, they are delightful alone, but the accompanying duo of sauces will jazz up the bud leaves even more. Drop The Beet is one of Heirloom’s unconventional, seasonal Farm Stand Salads. Fire-roasted beets nest in goat cheese labneh, then are topped with sumac onions, bulgur, citrus supremes, leafy greens, roasted pistachios, and a drizzle of citrus vinaigrette. “I was already a beet fan, but these are prepared in a fun new way—I really appreciated the newness,” Annie told the group.

—20— MAY | JUN

The Mediterranean salad, by contrast, is presented in a slaw-like fashion. Kristen liked “the shredded texture” composed of cabbage and kale. Chickpeas, za’atar roasted sweet potatoes, cucumber, feta, and falafel croutons are then tossed in a tahini dressing. Decidedly the favorite cocktail of the evening, the La Paloma is an easy sipper. Toby put it best: “You can drink it all day long!” Perfectly pink, blanco tequila is shaken with wild elderflower liqueur, ruby red grapefruit juice, and soda water—it’s spring on the rocks. Salmon fans will rejoice in the Fennel Crusted Salmon. “The crust is what makes it!” Shannon elaborated. The fish is seared with Meyer lemon and browned butter, then served with butternut squash ravioli, roasted mushrooms, and celery root. The Popcorn Cauliflower options will amaze you the most. A gluten-free menu selection, the florets are coated with crispy brown rice tempura before flavorings are added. “This is the dish that surprised me the most—you know it isn’t chicken, but you wouldn’t necessarily know it is cauliflower,” explained Shannon. The Cashew option highlights candied cashews amidst honey cashew sauce, cilantro, and toasted sesame seeds. The Buffalo option is tossed in its namesake spice and served with blue cheese dressing. You can’t go wrong with either. What makes the Seasonal Wedge different is the toppings. Baby iceberg serves as the base, and the traditional bacon and blue cheese dressing (featuring Point Reyes brand) are present. The addition of marinated red onions, watercress, broccoli, radishes, and crispy onions makes it a whole new ball game…ahem, salad. But remember that topping additions will alter. Nevertheless, “It’s delicious!” exclaimed Darci. “I’d absolutely order this again,” Toby concurred. Order the Lavender Bubble Bath if you’re a bourbon fan. A blend of Italian amaro (made from artichokes), Kentucky bourbon, and French lavender water has a refreshing allure despite being a traditionally cold-weather spirit. “The lavender is delightful,” mused Kristen. You’ll feel transported to the Kentucky Derby with only a sip. Speaking of travel, the ladies couldn’t help but share their excitement for upcoming summer trips—Vegas was a popular destination, and an affinity for seeing the United States immerged. Yet despite a yearning to go, everyone agreed that their homes are their favorite place to be. When Donna asked everyone to share their favorite room, the ladies revealed that food and drink was part of why they made their picks: being in the kitchen, coffee in bed, snacks in the family room, dinner on the patio— we create memories and routines around food. No matter your culinary preference or dinning style, Heirloom has found a way to transcend a number of typecasts in a way that unites its guests over the bounty of the season.

Vitamin C A Closer Look:

Beauty Editor Jessica McCafferty

It’s the skin we are all looking for. A complexion that is not only brighter, but clearer and more youthful. How can we correct so many things…all at the same time? As new skincare comes out each day, one thing is clear: vitamin C is here to stay, making it one of the top choices of beauty enthusiasts far and wide. “Vitamin C is the gold-standard topical antioxidant,” explains Dr. Caren Campbell, MD, FAAD ( w w w. c a r e n c a m p b e l l m d . c o m ) . “Vitamin C is L-ascorbic acid and is essential for survival. L-ascorbic acid is required for proper function of skin, bone, and connective tissues. Vitamin C’s essential role in collagen formation and wound healing as well as an antioxidant make it invaluable as a vital component to any good skincare routine.” It almost sounds like a wonder ingredient. It can be used for wrinkles, acne, redness, and dull skin. But, it’s important to note that not all vitamin C is created equal. If it is not stabilized, it is destroyed before it is ever able to deliver its benefits to the skin.

What is vitamin C and why should you try this wonder ingredient? Let’s take a closer look.

“Traditional vitamin C is normally an unstable compound and is easily oxidized once exposed to air, sun, or moisture, losing ‘antioxidant’ properties,” says Ron Choi, Global Business Department Senior Manager of K-Beauty brand Vitabrid C12 ( “Due to its water-soluble nature, it’s hard to penetrate through lipid membrane.” Enter the creation of Vitabrid’s breakthrough ingredient, Vitabrid CG. As a brand-new vitamin C complex, this revolutionary discovery stores and preserves vitamin C within skin-friendly mineral layers. Once applied, it releases active, stabilized vitamin C continuously for over 12 hours, permeating through the skin layers down to the dermis. Found in their star product, Vitabrid C12 FACE Brightening Powder ($60.00 from, this mixable powder can be combined with any type of liquid skincare to make it a vitamin C product. The best part? “Vitamin C is safe to use for all skin types,” reveals Susie Wang, CoFounder and Chief Creative of 100% PURE. Her 100% PURE Vitamin C Serum ($42.00 from works with almost any complexion, including sensitive skin. It helps brighten skin’s tone, while

reducing fine lines, wrinkles, pores, and discoloration. The fast-absorbing formula uses a concentrated, stabilized, and easily absorbable vitamin C that’s derived from plants. “The only skin type that should avoid using it would be very irritated or fragile skin, e.g. sunburnt skin, skin that recently went through invasive surgery, skin with open wounds, etcetera,” Wang continues. Besides making a powerhouse serum, you can get your daily dose in other forms as well. Savor Beauty offers a Yuzu Lemonade Peel ($80.00 from This 30-second peel deeply exfoliates for skin clarity, unclogs pores, and revitalizes the skin.

InstaNatural Vitamin C Moisturizer SPF 30 ($22.00 from is a mineralbased, broad-spectrum sunscreen that prevents common signs of aging, while protecting against daily sun exposure. Created by Dr. Hannah Sivak, PhD, Skin Actives Scientific created a new kind of toner—one without irritating alcohols and full of other skin healthy ingredients instead. The Skin Actives Scientific Vitamin C Toner ($19.00 from will finish cleansing your skin while providing the benefits of a non-acidic, non-irritating vitamin C (magnesium ascorbyl phosphate). This toner will balance the skin, while increasing collagen synthesis and decreasing irritation. In treatment form, OZNaturals has their Vitamin C + Sea Hydration Mask ($19.99 from This restorative face mask soothes, hydrates, and brightens skin as it reduces redness, fine lines, and flaky skin. With so many options on the market, it has never been easier to enter into the world of vitamin C skincare. “If you are looking to see improvements in brightening, lightening, and tightening your skin, C is the vitamin for you,” concludes Dr. Ava Shamban, MD, Board-Certified Dermatologist and Founder of SKIN FIVE by AVA MD (

High Profile Tracy Kashian

Vice President of Marketing and Public Relations, Lance-Kashian & Company Features Editor Ann T. Sullivan Whitehurst Photographer Randy Haron

True to her Sagittarian nature, Tracy Kashian is always open and forthright when dealing with people—and she deals with a lot of people as the Vice President of Marketing and Public Relations at Lance-Kashian & Company. Handling the properties at River Park, Campus Pointe, and the Village at River Park, to name a few, may be her day job, but Tracy’s contribution to the community goes far beyond that. Her standards are known to be high, yet people enjoy her company because she is so positive, easy-going, friendly, lively, and has a wonderful sense of humor. But what really sets Tracy apart is her passion for helping others. This Kerman native began her career as a babysitter at 14. Tracy’s love of children lead her to obtain a liberal arts degree, with the intention of teaching, from California State University, Fresno. “I volunteered at Valley Children’s Hospital during college and it was hard and rewarding at the same time. I would get to hold babies of parents who worked or lived too far away to see their children every day. I would take games into the rooms of kids that could not get out of bed or who were too tired to walk to the play room or just read to them,” Tracy recalled. But, at 18, she went to work for a local bank—this gave her invaluable customer service experience. Then in 1996, she got a job at DiBuduo & DeFendis (D&D) Insurance— according to her, it was the best time of her early adult life. “Tony and Leonard were like working for movie stars with their larger-than-life personalities. There were so many wonderful people there and we all had the best time together. My good friend (who still works at D&D) actually introduced me to my husband, who I married in 1999.”

—29— MAY | JUN

She had met her husband, John Kashian, in 1996, and they married at Our Lady of Mount Carmel three years later. They’ve been married for 20 years now, and Tracy credits a sense of humor and traveling to be what keeps the spark alive. “There is something about traveling with family or with your husband that keeps things fresh and fun. Visiting new places, seeing new sites, meeting new people, and not being on a schedule is always a happy time.” Yet Fresno is still home—home is where the heart grows, and where she and John have built their life together. “What I love best about Fresno is that most of my family and friends live here, or in Kerman, which is not far. I love our families—they are my favorite people in world and I love getting together with them. I still have lunch once a week with my two best friends from high school and grammar school. We have boys the same age and it has been fun watching them grow up together.” The couple has two boys together: Kyle (age 15), who attends his father’s alma mater San Joaquin Memorial, and Ryan (age 13), who goes to St. Anthony’s Catholic School. But Tracy playfully likes to say, “We have two two-legged kids … and two four-legged kids.” She is referring to Camo, their 3-year-old yellow lab, and Asher, their 1-year-old black lab. “They really complete our family and I could not imagine our life with out them... both two- and fourlegged kids! I love my boys!” When Tracy started working for Lance-Kashian & Company, in 2002, she was a site manager, which required her to visit the shopping centers and make sure all was in order with the buildings, outside landscaping, and maintenance. “Then I started visiting tenants, making sure each tenant had what they needed to be as successful as possible … I visited 200+ tenants a month.” Currently, she is the Vice President of Marketing and Public Relations. “It is the BEST job. Marketing is like putting the icing on the cake—just makes it a little sweeter. I also get to work with so many different groups of people and non-profits, which is back to my passion.” Tracy is referring to the evolution of how her role in Lance-Kashian & Company allowed her to bring events to the centers. “This is when my job and love of community service came together.” Non-profits have always been a passion of hers, so she started having events take place on the company properties.

The Shops at River Park

“One of the greatest things I started was Animal Adoption Center at River Park. I got the idea while shopping in San Francisco during the holidays. Macy’s had these window displays with puppies and kittens for adoption. I called on the trip home and asked if they would allow me to turn a vacant space into a temporary animal adoption space and management said yes. It was a huge success with tons of animals adopted and lots of items dropped off for donations. Customers loved it because it is really hard going down to the shelter and this was more like a pet store. That location continued past the holidays for many years until we leased the space. To this day, we have continued to have animal shelters come to the property and bring their mobile units, adopting over 10,000 animals since that time.” Tracy’s list of charity involvement is long. She has worked with Made For Them (their Christmas tree event is held in one of the open River Park spaces), Hinds Hospice Lights of Love event (shoppers light the Christmas tree at River Park with candles purchased in remembrance of loved ones), Catholic Charities’ Thanksgiving food drive, Toy for Tots, and the Aquarius Aquarium Institute Run for the Reef. Through the Kashian Family Foundation, Tracy has gotten to dive even deeper into working with non-profits. The Kashian Family Foundation brought New Jersey’s Baptist-based Harvest of Hope Family Services Network, Inc. to Fresno to address a huge need within the Central Valley: increasing permanency for foster youth with significant needs. The goal is to permanently place 15 youth in Fresno within 15 months: it’s called Fresno 15. The work that St. Rest Missionary Baptist Church has done to place children in permanent homes lead Tracy to the Fresno County’s Foster Care Standards and Oversight Committee (FCSOC). Tracy is now  one of three District 2 appointees for the FCSOC, and she joined the Board of Directors for The Foundation @ FCOE (Fresno County Office of Education) in 2018.  As her accolades demonstrate, Tracy’s greatest passion in life is for people and helping others—children and animals especially. “I love all the non-profits in Fresno and would join every one if I could. I am blessed that my work and passion can come together in a way that is beneficial for everyone.” Fresno is fortunate to have such an impassioned woman working for the betterment of not just its youth, but of its community as a whole.

It’s late in the afternoon on President’s Day, and I’m at the tail end of my interview with actors Jae Suh and Randall Park, but I can’t hang up just yet —Jae Suh is giving me home improvement advice, courtesy of the couple’s recent move. “One of my best friends also just moved and she was telling me how she was overwhelmed with cleaning and just keeping things tidy,” she says. “And one of the things I was telling her was once it gets overwhelming, it’s very difficult to complete any tasks. Even with cleaning, you can’t think of it as, ‘I’m going to do this on this day.’ So I always say, ‘If you’re just going to tidy up a corner, that’s enough.’ If you want to clean all the floors on Saturday, you’re not going to do all the floors on Saturday, but if you just say, ‘I’m going to do this one bathroom,’ you’re going to do it.” Jae Suh isn’t talking about acting (we’ve already covered that portion of the interview), but the story is a good metaphor for the Hollywood journey. “You come here and you think you’re going to be a star and you just kind of feel you can’t be picky,” says the actress, who came to Los Angeles via her Corolla and a dream after being bitten by the acting bug in college. “I did a lot of comedy and a lot of plays when I first came here to get as involved as I could to just keep doing it—it wasn’t so

much that I wanted to do TV or movies or anything, it was ‘I want to do this because I don’t know if I want to do anything else.’ After awhile, I realized I’m not qualified to do anything else, so I better keep doing it,” she adds with a laugh. That tenacity led to guest-starring roles in hit shows such as ER, Community, and How I Met Your Mother, as well as roles in feature films like The Big Short and, most recently, the Netflix series Friends from College—Jae Suh’s first series regular job that she calls out for being a memorable and important experience. “On set, there was so much freedom creatively and improv and just kind of that trust of bringing a lot of my thoughts to the character,” she explains. “And, of course, learning from all the other wonderful actors on the show.” It was while Jae Suh was working in Los Angeles that she met Randall, a Culver City native, during a non-profit theater fundraiser in 2007. With the Asian American acting community being so small, the two

continued to run into each other at auditions and events, until it seemed that fate was destined to bring them together. They married in 2008, and today they are two of Hollywood’s most prolific actors, amassing a range of impressive credits between them—Randall’s credits include films such as The Interview, Ant-Man and the Wasp, and Aquaman, although he’s best known for his portrayal of Louis Huang in ABC’s hit series Fresh Off the Boat. But perhaps the credit that Jae Suh and Randall are most proud of is maintaining a stable relationship in what tends to be an industry that breeds demanding circumstances. “I think for us—I don’t know if we even really agreed upon it, we just kind of came to it naturally—is that we don’t really put too much of an emphasis on our careers at home,” says Randall. “We don’t really talk about it too much. If something comes up, we’ll talk about it, but for the most part we kind of leave it outside of the home. And when we’re home, we live our regular lives, so it’s kind of a separate thing.” That kind of mindset is the same one they bring to the table when parenting their six-year-old daughter, Ruby. “She doesn’t know anything else,” Jae Suh explains of Ruby having two prominent actors as parents. “She’s only known that her whole life. She’s seen us on TV since she was a baby, she’s come and visited us on set…I think she probably just thinks everybody’s parents are on TV. She honestly doesn’t think it’s special and I think she couldn’t care less what we do. That’s just her normal.” If Jae Suh and Randall are redefining what parenting and successful relationships look like, one might be able to say the same about Randall’s most prominent roles to date. When Fresh Off the Boat premiered in 2015, it was ABC’s first Asian American-led sitcom in 20 years—despite television’s growing diversity with programs like Grey’s Anatomy and Scandal, the network hadn’t had one since Margaret Cho’s All-American Girl in 1995. In addition to its snappy dialogue and heartwarming characters, the show has redefined what a picture of family, immigration, and acceptance looks like in modern America. “I always feel like I have a responsibility representing a community, and it’s something I embrace despite the fact it may, at times, bring about pressure,” says Randall. “Right now, it almost feels like a celebration because the show has lasted so long and the people watching are pretty much the fans of the show

and new fans. And also, we’ve been inhabiting these characters for the past five seasons, and they feel very much a part of us.” Fresh Off the Boat, inspired by the autobiography of celebrity chef Eddie Huang, centers on a Taiwanese-American family who move to Orlando. As the show has grown over time, cultivating dedicated fans and earning reviews, Randall has seen himself grow as well. “Playing a father to these three boys in this family has, in a way, mirrored my own real-life fatherhood, being a father to our daughter,” he explains. “We’re in our fifth season right now and our daughter’s only six years old, so a majority of my life as a father, I’ve been on this show. It’s been great playing a loving, positive, giving father on TV and bringing that home into my real life. It’s really given me a lot of perspective on what it means to be a good father and to cherish the time that I do have with my daughter, because that’s exactly what the father on the TV show does.” What does the future hold for Jae Suh and Randall? For Jae Suh, hopefully more diverse projects. “I aspire to have projects brought to me and for me to make a decision…to have a choice about what to do,” she says carefully. “I’m grateful for whatever comes my way and obviously I feel like we’re both in a position where a lot of people aren’t, but just to have more of a choice of what I do and don’t do. To do quality things I’m proud of. And to work with wonderful people.” For Randall, who later this year will star in the comedy Always Be My Maybe alongside Keanu Reeves and Daniel Dae Kim, it’s a similar feeling, but one that comes with a slightly different viewpoint. “I just want to keep having fun,” he says. “And for me, I don’t know what that looks like, because I don’t know what’s in the future. I’m always surprised at different opportunities. Sometimes I may be a little apprehensive about something and sometimes I dive in and say ‘oh that’s a really great experience’ career wise and home as well.” But for now, the Parks are happy focusing on their family and their personal life—their recent move means many trips to HomeGoods, lots of organizing, and an emphasis on family time. In the words of Randall, “We’ve been spending a lot of time just getting our place right.”

MARBLE made MODERN Interiors Editor Erin Melkonian Principal, Erin Melkonian Interior Design Interior Styling Olivia Schmitz Senior Designer, Erin Melkonian Interior Design Photographer Ellie Koleen

Can’t buy me love…but a good dining room? Sure! We were lucky to work with one of Fresno’s ultimate boss babes on her fashionforward home. The goal was a complete redesign of the dining room. Her glamorous aesthetic, retro tendencies, and oh-so-cool demeanor were the jumping-off-point for this design.  White, black, and gray were the colors of our working palette. From there, we designed custom marble floors, added metal accents, and finished the space with unique accessories that added glam and color.

—38— MAY | JUN

Since the colors we desired were quite sterile, I had the idea to do a custom marble floor—it would be the room’s focal point. Several sketches were created depicting different pattern forms. Ultimately, a quadruple chevron pattern was selected. Breaks of chunky black marble bisect the pattern, so as to not overwhelm the eye and ground the space. The marble was sourced through Creative Tile Showroom, and a long-time local tile artisan performed the installation. The original wall color was a deep gray shade. The new walls were painted stark white (Benjamin Moore, Winter White), which provide a refreshing contrast with the hardness of the floors. The baseboards

throughout the home were already white. Thankfully, repainting them the same color was a great option because they fade into the background, making way for the star of the room to shine through: the floors! As for the furniture, the footprint of the room was rather small. Furniture pieces were carefully selected that were low in height, but big on wow! The client requested to keep her current dining table. Working off that, dining chairs upholstered in gray leather with gilt bases did not exceed the height of the table. The black lacquer sideboard with acrylic accents remained low in stature.

The bold finishes were balanced with an intricate smoke crystal chandelier from Restoration Hardware, and custom drapery panels brought softness to the space. Fuchsia florals provide the only pop of color. Their boldness stands up to the daring floors.

An extra-high ceiling paired with low furniture left a fair amount of wall space. I utilized this area to connect the room vertically. The simple colors of the room felt refreshing, and I didn’t want to take away from that ambiance. The accessories selected were minimal yet tall. More height was added by hanging porcelain carnations above the sideboard. The client, a self-proclaimed Beatles enthusiast, wanted art that highlighted her deep adoration for the English rock band. After much searching, we came across a candid photo of the Fab Four shot for TIME magazine in 1964. Not only does this piece marry the client’s favorite musicians to the space, but it perfectly tops-off the room’s ultra-cool, ultra-retro, ultra-glam appearance.

Formal Entertaining

Lifestyle Editor Gina Jelladian

After watching Keeping Up with the Kardashians and scrolling through Pinterest at 2 a.m., everyone can become inspired to plan the next “it” event. Though many think the keys to a fabulous celebration are only in gold-gilded castles (while that does sound fabulous!), with a little imagination and a lot of love you’ll find that the perfect occasion is actually a carefully curated experience. Whether you’re dining under the stars or in your formal dining room, the recipe for a wonderful evening is made of the same ingredients!

Imagine the feeling of walking into a luxury hotel—the doors open and a welcoming face immediately greets you. You enter into a grand lobby that is filled with a blended scent of vanilla with some other familiar notes, and a tune with a tempo to suit the energy of its space. The countertops are kissed with fresh blooms and, without knowing it, you’re experiencing a sensory overload that fills you with joy before your stay has even begun! Like so many delightful things, you cannot analyze it—you can only feel it. These subtleties, which hospitality experts have mastered, leave us with massive inspiration for entertaining in our own homes! As we embark on the summer months, ideal for entertaining, ladies and gentlemen of luxury may be wondering:

“How do I plan the perfect dinner party?”

little luxuries you can savor each moment, which then become treasured memories. The love is in the details: make them count. Much like how a grand entrance into a boutique hotel creates a feeling of welcomeness, the fine details must be done with love. Here are six ideas to make your guests’ experience special and memorable: 1. 2. 3.

Invitations: to send or not to send? Duh, yes—send! Your party begins the moment your guests open their invitations! So much is said with the invitation—it should set the tone of your party that’s to come. Is there a theme? Is it formal or festive? Is it an open house with cocktails and hors d’oeuvres or a sit-down dinner? These questions will be answered with a proper invitation, and the insinuations given will guide your guests on what to wear and what to expect of the evening. Consult with your local stationer for guidance on customizing invitations and etiquette. Size matters: or does it not? “I like large parties. They’re so intimate. At small parties there isn’t any privacy.” Contrary to Jordan’s opinion in Mr. F. Scott Fitzgerald’s The Great Gatsby, we love smaller dinner parties, too! Depending on the size of your party, you should start by making a list of items you need to purchase or rent. This includes everything from tables and chairs to dinnerware, barware, table linens, service trays/chafing dishes, et cetera.  If you are planning to serve more than 12-16 guests, we recommend hiring a caterer (unless you’re like my fabulous Armenian mother who cooks for 36 people no matter what the guest count is). If you do choose to hire a caterer, still make something…even if it’s just one appetizer. There is a special essence derived from the laughter and aroma that fills a kitchen, which makes it feel like home—don’t give that up, no matter how large your party becomes! Eating vs. Dining: yes, there’s a difference. Americans are accustomed to quick service and instant gratification. Leave this ideal at the drive-thru! Even if you are serving a basic menu, don’t rush! You didn’t go through the trouble of planning “an evening in” to race through it. Instead, draw inspiration from collective European culture, which enjoys several prolonged courses paired with flattering beverages and an intermission palate cleanser. Three hours to dine is commonplace in this style of entertaining because when you’re dining with friends and enjoying life’s

When guests arrive, offer them a light wine or a beautifully garnished signature cocktail. Music and entertainment is a must for all parties—make a playlist and let it roll! If your party is inching above 50 or more guests, consider live music, dancers, or some type of interactive entertainment. Have hors d’oeuvres prepared and staged in advance so they feel welcome upon arrival, avoiding a last minute dash to help. Hors d’oeuvres and cocktails should be enjoyed for 30-45 minutes before sitting down to dinner. Note: avoid serving sweet foods or fruit first—it dulls the appetite. Personalize their place setting. This surprise element holds dual purpose:  1) People love any and all things personalized to them—it makes it even more special when the place card is attached to their favor gift at their place setting. 2) Pre-selecting where guests should sit will eliminate the 15-30 minute lingering conversation of “where should I sit?” Which leads us into our next loving detail: Watch the clock! While we mentioned how important it is to savor each moment and avoid rushing through your party, it’s equally important to not let any stage of your evening linger too long. Lead your guests through “movements” during the course of the evening—it will keep an element of surprise and continue to pique their interest. Table decor is key. Fine accents of fresh flowers, full place settings adorned with napkin rings, table runners, candles, and the like create a beautiful setting. These elements make everything feel more special and memorable.

Well played: we’re talking board games and card games. It’s what people did before they had appendages called smart phones and tablets. Not every group is up for Spoons or Pictionary, but push the envelope and play a game at your next dinner party. The original soul that comes out with a light-hearted game is a refreshing reminder that there is a kid inside everyone! In all of these suggestions, let it be most notable that, as the host, you also must be able to enjoy your party as a guest! If that means hiring an event planner, then do! Your energy is inspiration for how your guests should live in that particular moment and will ultimately set the tone of your entire evening. With thoughtful preparation, an occasional reference to Emily Post, and a refresher of your butler’s pantry, you’re on your way to mastering the art of entertaining this summer!

Many of the items in this northern Fresno home project were designed by me and custom-made for my clients. Found objects, novelties, and antiques bring out my clients’ personality—collecting and using such objects in homes personalizes each space to reflect the homeowners’ taste, travels, and personality. The sofa, chairs, and pillows were custom-made for my client. Neutral tones can be rich and drama is created by the contrasting dark and light shades. Luxurious fabrics and attention to small details make the difference in the feeling of every room. The homeowners and guests can feel it when they walk in. Regarding my work, I am often told, “It feels so good to be in here!” I do understand what they mean because I feel it, too, and this is true no matter what interior style I work with…

I designed this living room rug, which really set the tone for this comfortable and elegant interior. It was hand-loomed in Tibet from wool and silk. My clients liked the open feeling of this home—the living room, dining room, and kitchen are all visible from the entry.

Draperies make a room! They soften a room! At first my clients were reluctant to embrace the idea of using draperies in the house. But how could anyone pass up this gorgeous fabric? The secret to these drapes is this: I used three fabrics to create this luxurious feeling. The top fabric is a decorative sheer with an inner lining and a black-out lining. The finished project is pure magic.

A powder bath is always a room where one can go a little over-the-top, whether with whimsy or drop-dead elegance…drama, drama, drama! I love it when people walk out of a powder bath and say, “WOW!” And I love to put striking art in a powder bath.

Get a clear understanding of what homes in your area are selling for and how they compare to yours (remember, sites like Zillow don’t show the entire picture). Ask about staging techniques, that will help your home better stand out, marketing considerations, open house schedules, and make sure to properly disclose all details associated with the home.

BEST ADVICE WHEN BUYING A HOME Before going out and looking, make sure to have the financial side all ready to go. Meet with a reputable/qualified lender to get pre-qualified for the best possible loan. Try to narrow down specific areas of interest, school districts, home and lot size, pool or no pool, etc. When talking with your real estate professional, try to be as specific as possible when describing your wish list. OUR SPECIALTY Steinway is a tradition, an investment, and a family heirloom to be passed on over the years for many generations to enjoy. No other piano can rival the quality of the sound—very warm and mellow. Every Steinway is handmade, taking a year to complete. 98% of all concert soloists perform on a Steinway. OUR NEW LOCATION We moved to our new space to create a beautiful atmosphere. All the walls in the store are curved to imitate the structural theme of a grand piano. We created a beautiful concert hall that sits 80 people, which is open to our students for recitals.

teinway Piano Gallery of Fresno is one of 30 piano galleries across the country. This beautiful showroom offers a wide selection of new and pre-owned pianos. After more than 20 years in the industry, Heyner Oviedo was able to realize his dream of representing the finest piano in the world: Steinway. He believes everyone should have the opportunity to experience music—with 10 piano studios and 18 piano teachers in his gallery, Central Valley residents can do just that.

OUR COMMUNITY INVOLVEMENT We offer our concert hall to all teachers for their recitals, at no cost. The Music Teachers’ Association of California uses the concert hall for meetings, where we host piano competitions. And we are replacing all the pianos at Fresno City College with Steinways. MY INSPIRATION Being a music and business major, I had a passion to change Fresno’s culture one family at a time. It’s not just about selling pianos—it’s about music education. STEINWAY SPIRIO PLAYER PIANO With the Spirio player piano, you can hear the world’s greatest pianists live in your living room. With the touch of an iPad, the Spirio brings you performances from the world’s greatest artists, as it plays simultaneously in your home.

Sets new standards for master-planned communities. AN OLD TREASURE The tree-lined streets of stately California sycamore trees give Tesoro Viejo a sense of permanence. Ten years before construction began, an on-site nursery was planted with 10,000 trees, including 13 species native to California. Tesoro Viejo means “old treasure” in Spanish, and this new community is rooted in deep purpose. A PLACE TO CONNECT Town Center at Tesoro Viejo is a place where you can meet neighbors at the local eatery and enjoy events on the event lawn. Also, home to Madera County’s newest fire station and sheriff substation, this remarkable hub was designed to capture that feeling of Main Street USA.

esoro Viejo is a stunning new master-planned community in southeastern Madera County. The breathtaking site of about 1,600 acres of gently rolling hills and vistas features an unprecedented 400 acres of open space. Thoughtfully designed to capture its scenic surroundings, the community offers residents views of the sloping hillsides and the dramatic Sierra foothills. This award-winning community has been recognized for its sustainability efforts to create and maintain a vibrant and healthy community.

400 ACRES TO EXPLORE With hundreds of acres of preserved natural open space, parks, and a network of hiking/biking trails, outdoor living extends beyond the backyard. Scenic vistas, corridors of riparian habitat, and arroyos wind throughout the community; buffered by trails that serve as natural edges as residents traverse from village to village. A VIBRANT COMMUNITY Tesoro Viejo is the place to live, work, and play. Approved for up to 5,190 homes in nine walkable villages; the community is a vibrant hub with housing and business opportunities, featuring up to three million square feet of non-residential space for commercial, retail, professional office, and light industrial opportunities. EVERYTHING YOU COULD WANT AND NEED FROM DAY ONE The first residential village, Hillside Village, has the brandnew Hillside Elementary School, an amphitheater, and lush neighborhood parks with shaded play areas, built-in barbeques, and event barn. he Mather Method takes the song and dance out of your home sale—whether you are selling or buying—and replaces it with something much more reliable: the art of marketing, versus just selling, and the science to back it up. My story could be much like your own. No entitlements, I have worked my way from entry-level property manager to a national Vice President of Sales and Marketing, to where I am now as one of Fresno’s top producers.

YOUR SPECIALTY My focus is always on my clients’ needs. I have a diverse client base with needs in every spectrum of the market. CAREER-DEFINING MOMENT There have been several career-defining moments at different stages in my career. The most memorable, by far, was during our company’s IPO (UCP Inc.), where we rang the opening bell at the NYSE on July 18th, 2013. Adding to the moment...being the only female at the podium. Now that I have transitioned from corporate America to being independent and self-employed, one of the greatest moments was recently being voted CVLUX Best Realtor in January 2018. This is an absolute honor I will cherish and remember always. Just being nominated validates my hard work and love for what I do, but to win the votes of so many clients means I may have made a difference in their lives. That is the highest compliment of all! WHAT SETS YOU APART? My vast real estate experience. I have a well-rounded understanding of the market and the industry as a whole. The Mather Method is the art and science to a successful home sale! I work very hard at delivering high-quality deliverables on a consistent basis. Each client’s goals are unique, and it’s my job to determine that and to find a solution to their needs. elcome to The Toby Team at Opes Advisors, a division of Flagstar Bank! With more than 25 years of knowledge and experience in the financing and real estate industries, I’m uniquely qualified to guide you through one of the largest financial decisions of your life: achieving homeownership. Known for my extraordinary level of customer service and relentless problem-solving abilities, my team and I will tailor your loan to best suit your long-term and short-term financing goals.

Great mortgage advice. Excellent rates. Outstanding customer service.

MY PASSION I love to help others! Whether they are purchasing their first home or adding to their investment portfolio, I assess each client’s financial goals and needs, then spend the time necessary to educate them on what is available and propose options and opportunities that will best suit their needs. WHAT I’M BEST KNOWN FOR Every client’s needs are unique, and I excel at helping people overcome financial challenges so that they can pursue the American Dream of homeownership. I pride myself on being responsive, reliable, well-liked, and trusted by my clients. My realtors say, “If Toby can’t get the loan done, no one else will be able to either.” MY MOST MEMORABLE MOMENT One of my first loans was for a darling couple with three children who were purchasing their first home. Despite many challenges, they became homeowners. I played a role in helping them achieve a piece of the American Dream—and now I am helping their children purchase their first homes. THE FUTURE OF MY FIELD Online lending is readily available, but is not reliable. It lacks the ability to have a trusted advisor guide you through the many challenges that arise during the escrow period. Without having a trusted advisor, how could a buyer ever have an exceptional customer service experience?
