EXECUTIVE SUMMARY
AALBORG
Aarhus, Denmark's second-largest municipality, has seen marked population growth driven by urbanisation. Over the past decade, it has recorded the highest growth among the country's major city municipalities, at 14.4%, compared with 11.8% for Copenhagen and Frederiksberg. Looking ahead to 2036, Aarhus is expected to remain the fastest-growing of the major city municipalities, with a forecast increase of 10.6%, equivalent to 39,946 additional residents. The residential rental market in Aarhus has entered a stronger phase underpinned by rising rents and a marked fall in vacancy. This has also narrowed the pricing gap between buyers and sellers, thereby strengthening the basis for more transactions. Sales of smaller residential rental properties are further supported by a very strong market for owner-occupied apartments: properties with 3-5 units and current or upcoming vacancy look particularly attractive for possible subdivision and unit sales. Activity is still driven primarily by Danish investors, but foreign capital is once again beginning to turn its attention to the city, which increasingly stands out as an attractive alternative to Greater Copenhagen. The Aarhus office market continues to see strong demand in central areas and has a substantial development pipeline, particularly in Sydhavnskvarteret, where several new office projects are already fully or partly let. The new stock is leading to increased churn, as occupiers relocate to modern facilities and vacate older premises, which adds to supply. Up to 2027, this is expected to put some pressure on vacancy and rent levels for secondary properties. The Aarhus retail market has stabilised at a healthy level. Store Torv and Lille Torv effectively have no vacancy apart from a single retail unit, while vacancy in shopping centres in and around the city centre remains unchanged. The industrial and logistics segment continues to see strong demand, particularly for modern, high-clearance properties near the E45 motorway, although market activity is broad-based. In Aarhus, older production properties generally spend longer on the market. EDC Erhverv Poul Erik Bech │ CityFact - Aarhus - 2026

POPULATION GROWTH - AARHUS MUNICIPALITY POPULATION GROWTH Aarhus Municipality has seen marked population growth over the past decade, even outpacing growth in Greater Copenhagen. Since 2016, the population of Aarhus has risen by almost 48,000 residents to 378,361 in 2026, equivalent to growth of 14.4%. Growth is expected to continue up to 2036, adding almost 40,000 residents, equivalent to tenyear growth of 10.6%. Aarhus is thus expected to keep growing significantly faster than Denmark's other major cities. This is supported by urbanisation and by growth potential from densification and urban development not yet realised to the same extent as in Greater Copenhagen. Investors should therefore pay closer attention to Denmark's second-largest city, given its highly positive long-term outlook.
POPULATION GROWTH BY AGE Over the past decade, population growth in Aarhus has been driven by students and seniors, while the 30-49 age group has also grown noticeably in recent years. This trend is expected to continue, pointing to a rising share of families with children in Aarhus – a picture supported by the expected growth among 0-19-year-olds. At the same time, the number of 20-29-year-olds – young people of student age – is expected to fall. This goes hand in hand with the growth among 30-49-year-olds, as large 1990s cohorts are now moving from their late 20s into their early 30s. The youngest of the 30-49-year-olds are thus the main drivers of growth in this age group. Growth among seniors is also expected to continue, with the number of people aged 70+ forecast to exceed 50,000 in 2036.

NET MIGRATION - AARHUS MUNICIPALITY FIGURE 3. NET MIGRATION (2025)
POPULATION DYNAMICS Aarhus is Denmark's second-largest student city, as reflected in marked in-migration among 20-24-year-olds. Many young people leave the city again as they get older, returning to the provinces to start a family. Over the coming decade, however, the number of families with children in Aarhus is expected to rise. This partly reflects the historically high in-migration of students, some of whom can be expected to stay in the city after graduating and later start a family. In addition, many of the students are aged 2029, one of the largest age groups nationally. People moving to Aarhus come mainly from Copenhagen, Skanderborg and nearby municipalities in Central Jutland. FIGURE 4. PEOPLE MOVING TO AARHUS MUNICIPALITY, 2025

POPULATION GROWTH BY AGE - AARHUS CITY POPULATION TRENDS IN THE CITY
FIGURE 6. POPULATION TRENDS BY AGE (INDEX, 2016 = 100)
Aarhus remains a strong student city, with 20-29-year-olds making up as much as 30% of the population in 2026. Although growth in this age group is expected to stagnate, in-migration of young people remains considerable. This therefore reflects generational differences rather than a decline in the city's appeal to students. At the same time, growth among families with children has accelerated since 2022, pointing to rising demand from these households. However, the group is also marked by out-migration, so whether families with children will make up a noticeably larger share depends on Aarhus' ability to retain them. In parallel, the share of people aged 70+ has risen from 9% to 11% over the past decade and is expected to keep growing. The population mix thus points to a greater need for housing that appeals to both families with children and the growing senior population, while Aarhus must still meet the considerable demand from its large student population. WHICH JOBS ARE CHARACTERISTIC OF THE MUNICIPALITY? Employment in Aarhus is markedly concentrated in public administration, education and health. With 32.8% of all jobs, the sector accounts for a significant share of the local workforce. This is in line with the national trend, but the share is relatively higher in Aarhus, with the national average at 31.4%. Trade and transport etc. is another significant sector, accounting for 24.3% of jobs, which underlines the city's strong service economy. Conversely, manufacturing and agriculture are weakly represented, at 6.9% and 0.3% of all jobs respectively – 4.2 and 1.7 percentage points below the national average. The strong Aarhus labour market is also reflected in job and workplace growth in 2014-2024, a period in which the city significantly outperformed both the region and Denmark as a whole.

WHERE DOES THE WORKFORCE COME FROM? Commuting to and from the municipality likewise reflects the strength of the Aarhus labour market. Aarhus has net commuting of 28,100, meaning that far more people commute into the municipality than out of it. This underlines its role as a business hub. Most commuters to Aarhus come from the surrounding area, with the largest numbers travelling in from Skanderborg, Favrskov and Randers.

The high share of residents with upper secondary education probably reflects Aarhus' large student population. Combined with the over-representation of residents with long-cycle higher education, it may also indicate that the city retains a significant share of its graduates. This strengthens the base for knowledge-intensive sectors, modern office space and housing for affluent segments. The attractive resident and business profile contributes to higher prices, but also demonstrates a market with the demand and purchasing power to pay them.

DEMAND IN THE RESIDENTIAL MARKET DEMAND IN THE RESIDENTIAL MARKET The Aarhus market for residential rental properties has strengthened considerably despite rising interest rates, driven by higher market rents and a marked fall in vacancy. At the same time, the gap between buyers' and sellers' price expectations has narrowed, boosting transaction activity, which rose significantly in 2025 – a trend that has continued into 2026, particularly for small residential properties and the older residential stock. The debate about vacancy in Aarhus has at times lacked nuance, as the challenges were mainly concentrated in areas with high construction activity and many homes of a similar type. Vacancy has since fallen significantly, and the supply of rental housing is generally low relative to the size of the population – particularly in Aarhus, but also in nearby towns such as Silkeborg and Skanderborg. Activity remains particularly high in the market for small residential properties and properties under the cost-based rent regime (OMK). High prices for owner-occupied apartments support interest in smaller properties with 3-5 units, especially where full or partial vacancy allows flexible use or value creation. Buyers and sellers here are often private individuals or less experienced players, and attractive properties still sell quickly.

Buyers have predominantly been domestic investors, but international investors are once again showing interest, as seen, for example, in Brunswick and Greykite's acquisition of Danske Homes in Trige and Lisbjerg. A spillover effect from Greater Copenhagen may also boost interest in Aarhus, while unit-sale strategies are gaining greater traction. In the longer term, the market is supported by Aarhus' considerable population growth and broad-based demand from students, older people and families with children. At the same time, development activity is well below demand, which is expected to sustain the need for housing in coming years. Yields for prime, newer properties are currently around 4% and under slight downward pressure, while market rents are expected to rise, driven by low supply and strong demographic trends. Smaller properties with vacancy or development potential, however, are often priced at lower yields, as the potential carries significant weight.

VACANCY VACANCY
FIGURE 9. VACANCY BY FLOOR AREA IN RESIDENTIAL RENTAL PROPERTIES
Vacancy in Aarhus has fallen markedly since peaking in 2023 and is now well below both the national average and the level in other comparable large cities, including central Copenhagen. At just 1.3%, Aarhus thus has one of the lowest vacancy rates by floor area for residential rental properties in Denmark. This is highly positive from an investor perspective, as it reflects strong and sustained demand, limited letting risk and a market that has efficiently absorbed the new residential supply of recent years. This provides a solid foundation for new residential investment and can support stable rental income and the value of welllocated residential properties. At the same time, the low vacancy indicates that housing supply is struggling to keep pace with demand. There is therefore potential for further development, but new projects should be tailored to the specific needs of the market. In our assessment, supply and demand are relatively balanced for youth housing, while the need lies particularly in attractive family housing that can retain more families in Aarhus. In the longer term, an adequate and varied housing supply is also crucial to limiting pressure on prices and rents.

OWNERSHIP OWNERSHIP TRENDS
FIGURE 12. SHARE OF PRIVATELY OWNED VS. COMPANY-OWNED DWELLINGS
The breakdown of housing by ownership in Aarhus shows marked growth in the share of rental homes relative to privately owned homes over 2015-2025. This has significantly changed the relative balance between the two housing types. Over the period, the share of privately owned homes fell from 53% to 45%, while the share of rental homes rose from 47% to 55%. Since 2021, rental homes have thus outnumbered privately owned homes in the Aarhus housing market. The trend underlines that construction activity in Aarhus has largely focused on rental housing. This is reflected in particular in a marked rise over the period in the number of homes owned by A/S, ApS and other companies.

THE PRIVATE HOUSING MARKET THE IMPACT OF THE PRIVATE HOUSING MARKET Residential property prices in Aarhus Municipality have risen markedly in recent years. This has been driven largely by the central districts, notably Aarhus C, which has seen significant price rises, thereby lifting the overall price level in the municipality.
FIGURE 13. REALISED SALES PRICES FOR OWNER-OCCUPIED APARTMENTS (DKK PER M²)
FIGURE 14. REALISED SALES PRICES FOR DETACHED AND TERRACED HOUSES (DKK PER M²)
At the same time, prices for detached and terraced houses have continued to rise, albeit more moderately than for owner-occupied apartments. For both housing types, Aarhus remains well above the level in the Central Denmark Region, underlining the city's strong position as a growth area. While residential property prices in Aarhus have risen markedly, growth has been even stronger in Greater Copenhagen, where owner-occupied apartments in Copenhagen and Frederiksberg now sell at significantly higher prices per square metre. This has contributed to a marked rise in the national average, which is now on a par with or above the price level in Aarhus – historically an unusual situation. Despite the considerable price increases, we believe there is still potential for further value growth in Aarhus. Construction activity remains subdued, while population growth and housing demand support the market. At the same time, the strong demand is reflected in a rental market with historically low vacancy, which also supports values in the owner-occupied housing market.

THE MARKET FOR PROJECT DEVELOPMENT THE MARKET FOR PROJECT DEVELOPMENT In Aarhus, the market for project development, sales and large-scale letting combines strong demand with extremely limited supply. Vacancy has fallen markedly over the past two years and is currently at its lowest level in a decade. Construction activity, meanwhile, has been low in recent years, and there are still no signs of a significant increase. Completions have fallen, and the number of homes under construction is well below need: only around a third of the homes the city requires are currently being built. As a result of local planning, planned construction in Aarhus is quite limited. Greater focus is needed on creating good conditions for Denmark's second-largest city to develop in a way that meets demand. Project development in Aarhus is driven primarily by larger institutional investors, who are less dependent on financing. However, the rate rises of 2022–23 and a temporary oversupply led several investors to withdraw, reducing the number of forward deals and thus new project starts. This continues to affect the pipeline and is contributing to the current low supply.

Letting is brisk in central Aarhus, and rent levels continue to rise sharply across the city. The market has moved from a period of oversupply to a genuine housing shortage, creating a clear imbalance between supply and demand. This makes the market highly attractive to investors, but at the same time puts pressure on the city's residents, who are finding it increasingly difficult to secure suitable homes. Given the persistently low supply of housing, rents are expected to keep rising over the coming years. In letting, quality and layout often carry more weight than price. Involving the right stakeholders at the planning stage is therefore crucial to profitability. Historically, tenant demand in Aarhus has been driven primarily by younger people, such as students, and to a lesser extent by families. Supply and demand for smaller homes aimed at young people are now better balanced, while demand from families with children and seniors is expected to rise significantly in the coming years. This is already reflected in specific development projects: Holmsø Boligresorts, for example, is developing rental homes for seniors in Risskov, while PFA is developing senior housing and care homes in Viby. It is therefore important that housing policy and local plans do more to support these segments, so that the growing demand can be met. Owing to good infrastructure and lower housing costs, many families still choose to move out of Aarhus to the suburban towns, which offer optimal conditions for childcare, schools and leisure. There is therefore also great potential for developing family housing. At the same time, there is considerable potential for developing senior housing: more attractive senior homes can increase turnover in the housing stock and free up detached houses for many families. The same is true in Aarhus itself, where many seniors live in homes that no longer match their needs.

NEW CONSTRUCTION IN THE AREA RESIDENTIAL CONSTRUCTION
COMMERCIAL CONSTRUCTION
After remaining consistently high in 2017-2023, residential construction has fallen significantly in recent years. There are few signs of a pick-up in activity: few permits are being granted and relatively little new construction is getting under way.
Unusually, commercial construction is relatively high given the market situation and compared with residential construction. This suggests a strong business community in Aarhus, where the conditions for further business growth are being put in place.
In our assessment, it will therefore take years for residential construction in Aarhus to pick up properly again, which is expected to widen the gap between supply and demand in the municipality.
However, commercial construction has declined somewhat since the rise in inflation and interest rates. On the horizon, though, is the completion of the landmark Mindet office building, which will add around 46,000 m² of office space to the Aarhus stock.

SUPPLY RELATIVE TO THE EXISTING BUILDING STOCK HISTORICAL SUPPLY
FIGURE 21. RESIDENTIAL BUILDING STOCK (INDEX)
FIGURE 22. COMMERCIAL BUILDING STOCK (INDEX)
Data for Aarhus show steady growth in the housing stock from 2016 to 2026, with the stock rising from index 100 to 119 over the period. This points to a healthy housing market, with growth outpacing that of the national stock, which is also rising, albeit more slowly. The growth has been driven largely by high construction activity. However, excessive construction activity can lead to an imbalance between supply and demand, as previously seen in Aarhus. More recently, though, the market has come into balance and is instead showing signs of undersupply. Yet the falling level of new construction may mean that supply will be unable to keep up with demand in the coming years. The commercial building stock has also grown over the period 2016-2026, rising by 12%. This contrasts with the trend at national level, where the commercial building stock has declined. The growth in both the residential and commercial building stock in Aarhus points to strong fundamentals. Combined with demographic growth and the development of the business community, this should make Aarhus particularly attractive to investors.

DEMAND IN THE OFFICE MARKET DEMAND IN THE OFFICE MARKET Aarhus attracts a broad range of companies, including well-established industrial and trading firms as well as leading players in finance and consulting. The office market can broadly be divided into areas inside and outside Ringvejen (the ring road), with both rent levels and yields considered stable. Demand in Aarhus City remains high, driven by companies' desire for central locations with access to public transport, urban life and a skilled workforce. Meanwhile, there is considerable development activity, particularly in Sydhavnskvarteret and on Aarhus Ø, where several major office projects are under construction. The new office space is largely being absorbed by the market, but it is also generating more relocations, as larger companies move from older premises to modern facilities. This is contributing to a growing supply of older and secondary office space. Examples of current projects include: • • D A N H O N O RÉ

asb@edc.dk +45 58 58 72 04
• •
Mindet: A 41-storey building with over 40,000 m² of office space. Sydhavnskvarteret: A project totalling 89,000 m², mixing offices, hotel space and cultural attractions. Irmahus: An upcoming hotel and office property at Bassin 7 on Aarhus Ø, which will house 12,000 m² of office space on completion. Frederiks Hus: A 27,000 m² tower due for occupation in 2027, expected to include 6,785 m² of office space. The former School of Architecture: A total floor area of 7,356 m² for conversion to new uses, including offices. Hængslet: Intended to link Aarhus Ø with the rest of Aarhus, it will contain 12,000 m² of office space and a market hall.
Further completions are expected in the run-up to 2027, which is expected to put upward pressure on a vacancy rate that is already above the national average. At the same time, we expect some downward pressure on market rents for older office properties and secondary locations. Smaller commercial units of 50-150 m² are increasingly being converted into housing, driven by rising vacancy, changing requirements for quality and indoor climate, and strong housing demand in Aarhus.

SUPPLY & VACANCY PROPERTIES LISTED ON EJENDOMSTORVET The supply of office properties has been rising in recent years, and at the end of Q1 2026 Aarhus saw a particularly elevated supply of around 600. However, supply has generally been subject to natural fluctuations, with periods of decline followed by renewed increases. This is one of the factors that have contributed to the rise in vacancy.

DEMAND IN THE RETAIL MARKET The retail market on Strøget in Aarhus remains relatively stable, and vacancy is still low, although it has edged up since 2023. Store Torv and Lille Torv in particular have very low vacancy. The most popular secondary retail locations, such as Guldsmedgade, Volden, Badstuegade and M.P. Bruunsgade, remain attractive – particularly for fashion, personal care and online retailers opening physical stores. Meanwhile, vacancy in the shopping centres in and around the city centre is unchanged. We often advise on negotiations between tenants and landlords, aiming to secure the best possible terms for a continued, fruitful partnership. We continue to see tenants becoming more specific in their requirements for the design and size of premises. Landlords are generally proactive, investing in their properties to retain tenants and keep their premises attractive. Most retail chains and tenants have a very clear and specific idea of their requirements for their businesses' future premises. We therefore invest considerable resources in keeping abreast of the retail chains' specific wishes, so that we can advise both occupiers and landlords on future trends.

Demand for big-box retail remains unchanged. Activity remains high in prime locations close to larger grocery stores, garden centres and DIY stores, whereas vacancy is rising in more secondary areas. We continue to see strong interest in new concepts in the comparison goods segment. Fitness operators and stores with creative, interactive concepts are particularly active in the market, and we are also noticing some interest in shop-in-shop concepts. At the same time, we are seeing growth in non-traditional retail uses, such as showroom-style units, in attractive locations. Yields in both prime and secondary locations are expected to remain unchanged in the coming period.

DEMAND IN THE LOGISTICS MARKET DEMAND IN THE LOGISTICS MARKET Demand in the Aarhus industrial and logistics market remains strong, and supply in and around the city is falling as a result. Interest in the market is spread across all property types and sizes, both for owner-occupation and for investment. There is still a shortage of larger, modern warehouse units and logistics properties near the motorway network in East Jutland, while older production properties typically take longer to sell. Aarhus currently faces challenges in meeting the growing demand for logistics properties, partly because several older industrial areas are being converted into housing. These challenges are further compounded by growing interest and falling supply in Aarhus, Skanderborg and Favrskov. On the other hand, expansions are planned for several large business areas along the city's main arterial roads, securing development opportunities for high-clearance logistics and industrial properties with large space requirements. These expansions include the areas around Harlev, Søften and Stilling near Skanderborg.

The 34-hectare expansion of the Port of Aarhus was put on hold in summer 2024, and it is currently uncertain whether the project will be resumed, as this requires a new city council decision. To improve infrastructure to and from the port, the 1.8 km Marselis Tunnel has been approved. The tunnel will provide a direct link between the port and the E45 motorway, while freeing up land around Marselis Boulevard for urban development. The project is intended to ensure that Aarhus' city centre is not affected by the growing number of lorries carrying containers to and from the port. Construction is expected to begin in 2028 and be completed in 2035. The municipality's mobility plan also includes an extension of the light rail: a new line – or alternatively a BRT (Bus Rapid Transit) solution – between the Spanien area in Aarhus C and Brabrand. The route will connect several of the city's major educational and cultural institutions, as well as some of the largest non-profit housing areas in Aarhus. Yields for industrial and logistics properties have been rising in response to higher interest rates and inflation. However, given the persistently strong demand for these property types, yields are expected to stabilise in the period ahead. Market rents are likewise expected to remain stable in the near future.
