An investment property in Byron? Is that aPROPERTY good idea?

By Angela Cornell Gail Fuller, with 17 years of real estate experience, set up Byron Coastal Real Estate four years ago. She says the business concentrates on providing expertise and exceptional service in property management for residential Gail Fuller and holiday investment markets. Many agencies often regard their property management as the second tier of their business and focus most of their energy on sales.

With this in mind I went to Gail to ask what makes a good investment in Byron Bay, or are there other places in the Shire that offer more.

‘A lot of people come to me with a very wide brief; for example, they want to buy a place in Byron as an investment,’ says Gail.

For many, it seems, it’s the kudos of owning property in such a desirable location that prompts the enquiry.

Gail says the key to finding the right investment is asking lots of questions. As an investor you need to determine if you want to have access to the property.

If you want somewhere you can use for, say, 3–6 months a year, and don’t need to be here during peak season, then a holiday apartment could work for you.

However, if you only want to holiday in Byron a couple of weeks a year, then financially the numbers probably won’t stack up on a holiday investment.

For example, says Gail, ‘a holiday apartment that sells for $600,000 might only net $13,000 net return per annum.

Often there are high strata fees; then you have cleaning fees and ongoing maintenance to make sure the property remains desirable in a competitive market.’

On that point Gail says that the reason many people rent holiday

apartments through Byron Coastal time after time is that her team is dedicated to the experience of the holidaymaker. They approach their managements from the viewpoint of the holidaymaker and what they will need to make their stay enjoyable. A generous amount of crockery and cutlery, barbecue wipes – things that people don’t necessarily expect but that make their stay easier.

If using Byron as a base for an extended time each year is not on your list, then an investment in a residential property with a permanent tenant is probably a better financial option, according to Gail.

Property in Byron Bay is expensive compared to other areas in the Shire. The rents are higher, too, but looking at the ratio of cost price to rental return you could well do better if you bought two properties somewhere like Lismore rather than one in Byron. However, Byron Bay has an impressive track record for capital growth and recovers more strongly and quickly than other areas after a downturn.

ciding to buy an investment in Byron, or anywhere for that matter,’ says Gail.

Many people buy solely on what the salesperson tells them. They need to make sure that they are getting advice from someone who has comprehensive understanding of the rental market. Apparently many salespeople do not have direct experience in property management and so may not be able to fully inform the buyer on the vagaries of the Byron market.

The most important piece of advice Gail gives to investors is to do your homework. Ask your agent for examples of figures over a significant period for the type of investment property you are considering – and, very importantly, make sure you can afford your investment within your existing lifestyle.
