Enclosed you will find a helpful guide with information and resources you might need to streamline the closing and move-in process into your new home.

You have the option of using the closing attorney of your choice; however, as noted in your Cape Purchase Agreement, you will receive a credit towards your closing costs by using the preferred closing attorney, Dodds, Hennessy, & Stith, LLP.

The local electric company is Berkeley Electric Cooperative. You will need to contact Berkeley Electric prior to your closing to activate your service. Water & gas are included within your Homeowners Association Dues; therefore, you will not need to activate these services.

Internet is available through AT&T. A contact will be provided closer to closing.

Washers & dryers

Washer & dryers are not provided with the purchase of your home. Due to venting conditions specific to each unit, your clothes dryer must be able to meet certain venting requirements. Please reach out to The Cape team or refer to the plaque in your laundry room regarding these requirements before purchasing these appliances.

Our contact at Ferguson is aware of every unit’s specific condition and is available for any guidance needed during purchasing.

CONTACTs & SERVICES OFFERED

Born out of the hospitality industry over 30 years ago, East West Hospitality is the property manager for The Cape on Kiawah. Locally, they provide property management services and association management to the homeowners and residents of The Gadsden, Tides IV, Anson House, 71 Wentworth and The Waterfront on Daniel Island.

The below team is dedicated to The Cape and will serve as your main point(s) of contact for everything related to the day-to-day operations as well as The Cape HOA. This team will be onsite full-time and located in the Property Management office in Building V.

Prior to your closing date, the property management team will be in contact with you to setup access to the community’s Fob-based Access Control System(s) as well as BuildingLink, the HOA’s Communication and Management Platform. The system allows you to be notified when community reminders are posted, and where maintenance/work-orders can be submitted. The team will also provide access to accounting platform Vantaca. This systems allows access to HOA billing statements and payments.

All move-ins will need to be scheduled with the property management team at least one week prior so arrangements can be made and elevator protective pads installed. Certificate(s) of insurance for movers and delivery teams should be presented to the property management team as well. The property management team can be reached by e-mail or phone below.
