Closing Attorney In Preparation

You have the option of using the closing attorney of your choice; however, as noted in your 71 Wentworth Purchase Agreement, you will receive a credit towards your closing costs by using the preferred attorney, Dodds, Hennessy, & Stith, LLP.

POWER & WATER

You will need to contact Dominion Energy, the local electric company, prior to closing to activate your service Water & gas are included within your Homeowners Association Dues; therefore, you will not need to activate these services.

Parking

Residents at 71 Wentworth will have the right at closing to lease one (1) parking space per residence on the roof of the parking garage adjacent to 71 Wentworth. If residents choose to lease a parking space, a License Fee to be paid at the Closing will be equal to two (2%) percent of the gross sales price, and Seller and Buyer will each pay one-half (1/2) of the License Fee at Closing to Poulnot Enterprises, LLC, as stated in the purchase and sale agreement. The Buyer would then sign a new Lease Parking Agreement with Poulnot Enterprises, LLC and pay the monthly rental fee. Access to the garage will be controlled with key cards

ACCESS CONTROL

MAIN ENTRY

A keypad will be used for access at the main entrance on the first floor of the building all tenants and employees of 71 Wentworth. Owners will be assigned entry codes that will be set up by the property manager via remote lock software. You will need to enter your specific code on the keypad which will allow the main entry door to open/unlock for a short amount of time.

The call box can be used by anyone who would like to gain access to the building. The call box will call the main telephone line at the concierge desk for access. If someone is not located at the concierge desk, the call can be directed to the employee cell phone The concierge will be able to unlock the door from the phone.

RESIDENCE ENTRY

The keypad and lock for the unit entry doors is the Schlage Encode Deadbolt Century Trim. The keypads will be connected to the common area wifi and will be connected to the remote lock access control software. The code required for entry will be set up through the remote lock software (by the owner, concierge, or property manager) and can be the same code as the main entrance

Born in the hospitality industry over 30 years ago, East West Hospitality is the property manager for 71 Wentworth. Locally, they provide property management services and association management to the homeowners and residents of The Gadsden, Tides IV, Anson House, The Waterfront on Daniel Island, and The Cape on Kiawah. The below team is dedicated to 71 Wentworth and will serve as your main point(s) of contact for everything related to the operations of the HOA.

Prior to your closing date, the property management team will be in contact with you to get you set-up with the community’s keyless Access Control System as well as Vantaca, the association management, communication, and accounting platform. The system allows access to HOA documents, billing statements and payments.

You will also need to coordinate your move with the property management team at least one week prior to move-in to be sure you have access to your residence and any necessary protective pads for the elevator walls.
