This Westport home’s classic shingle-style architecture is complemented by a detached carriage house-style garage, a circular gravel drive, and mature landscaping.

A Westport retreat, hidden in plain sight At this custom-designed home, architecture, gardens, and natural beauty come together BY VANESSA COMBS vcombs@eastbaymediagroup.com

At the end of a quiet lane in Westport sits a private retreat where a unique, custom home opens seamlessly to its natural surroundings. For Liz Kinnane of Mott & Chace Sotheby’s International Realty, the home’s appeal was evident before she ever stepped inside. “I grew up in this area and had driven by the house countless times,” Kinnane said. “From the road, it’s always stood out because it’s so beautifully maintained and cared for. When I finally had the opportunity to go

4

inside, I couldn’t wait to see what was on the other side of the door.” Completed in 1998 and expanded with a guest suite above the garage in 2000, the residence was designed by architect David Andreozzi and defies easy categorization. Rather than fitting neatly into a traditional architectural style, the home was custom-designed to reflect its owners’ vision and lifestyle. “It’s truly a custom home,” Kinnane said. “When listing properties, you’re usually selecting from specific architectural categories, but this house doesn’t really fall into one. Everything was thoughtfully curated and selected, making it completely unique.” Twin widow’s walks crown the residence, lending a subtle maritime influence that

reflects the property’s coastal surroundings while distinguishing it from neighboring homes. “The scale of the rooms is beautiful,” Kinnane said. “It’s a large home on a large lot, but it never feels overwhelming. Everything is spaced so well, from the layout to the built-in shelving and architectural details. It feels warm and comfortable.” Visitors often find themselves captivated the moment they enter. Sightlines extend through the home toward the expansive grounds beyond, while large windows frame views of manicured lawns, mature plantings, and surrounding greenery. “I’m a big window person,” Kinnane said. “Everywhere you look, you’re seeing beautiful Continued on page 6

Expansive lawns, stone patios, and a pergola create a series of outdoor living spaces that blend seamlessly with the surrounding landscape.

landscapes. The connection between the indoors and outdoors is one of the things that makes this home so special.” Outside, the property unfolds as a series of carefully designed spaces. Bluestone walkways guide visitors through gardens and gathering areas, while a spacious stone patio creates an ideal setting for outdoor entertaining. Beyond the manicured lawn lies what Kinnane describes as a “secret garden” — a naturalized area that offers a more secluded and tranquil retreat. “You have this beautifully maintained lawn, but then beyond it there’s this hidden garden area that feels completely different,” she said. “It’s a wonderful place to explore and enjoy nature.” Adding to its appeal, the property includes deeded access to Quicksand Pond, providing opportunities for kayaking, paddleboarding, and exploring the coastal waterways that lead toward Buzzards Bay. Despite its proximity to the shoreline, the property maintains an unusual sense of seclusion, offering the privacy often sacrificed in waterfront neighborhoods. “Usually when you’re very close to the ocean, you’re sacrificing some privacy,” Kinnane said. “This property gives you both. That’s hard to find.” 6

The kitchen blends warm wood cabinetry, generous workspaces, and a bright breakfast area overlooking the property’s gardens, creating a space designed for both everyday living and entertaining.

A curved wall of windows fills the primary bathroom with natural light, highlighting custom built-in seating and a hand-painted coastal mural inspired by the landscape.

The home’s versatile design lends itself equally well to intimate family living and large-scale entertaining. The expansive lawn and patio have even served as the setting for a family wedding, demonstrating the property’s ability to accommodate memorable gatherings. “You could easily host a large event here,” Kinnane said. “The outdoor spaces are incredible, and everything flows so naturally.” Throughout the property, thoughtful landscaping and stonework reinforce the home’s connection to its natural surroundings. Garden beds are integrated into both exterior and interior spaces, creating opportunities for future owners to personalize the grounds while preserving the property’s established character. For Kinnane, what ultimately sets the property apart is its remarkable balance of amenities, privacy, and livability. “It really has everything,” she said. “Great indoor spaces, beautiful outdoor spaces, privacy, room to entertain, access to the water, and a wonderful neighborhood for walking, biking, and enjoying the outdoors. People who visit are genuinely impressed by it.” The home recently hit the market with an asking price of $2,995,000.

A hand-painted mural depicting coastal dunes and shorebirds transforms a half-bath into a distinctive space that reflects the home’s New England setting.

A gatehouse to luxury living

Set along the shoreline of Indian Avenue, this estate’s manor-style residence overlooks the water, framed by expansive lawns and an historic stone seawall.

Walls of glass and soaring ceilings fill the main living area with natural light while framing sweeping water views, seamlessly connecting the interior to the coastal landscape beyond.

This Indian Avenue estate, which began with an historic gatehouse, was followed by an elegant coastal home some 50 years later BY VANESSA COMBS vcombs@eastbaymediagroup.com

Tucked along one of Aquidneck Island’s most coveted coastal roads, 515 Indian Ave. offers something increasingly difficult to find in New England’s luxury real estate market: a private waterfront compound where history, architecture, and landscape converge. Set on approximately 2 acres overlooking the water, the Middletown property combines a historic gatehouse dating to 1935 with a

larger manor-style residence built in the late 1980s. Together, the two dwellings create an estate that feels both rooted in the area’s past and designed for modern living. For Alexandra Thursby of Mott & Chace Sotheby’s, the property’s uniqueness was immediately apparent. “It’s a very unique property,” Thursby said. “There are a lot of specimen trees on the grounds, an historic gatehouse, and then the main manor house. There just aren’t a lot of properties like this anywhere, much less waterfront on Indian Avenue.” The stone gatehouse serves as a reminder of the property’s connection to the historic Stony Brook estate. When the original estate was subdivided decades ago, this parcel

retained the gatehouse, preserving a piece of Newport County history while allowing for the addition of a larger residence. Rather than following the traditional shingle-style design often associated with coastal New England homes, the later residence was intentionally conceived to blend with the historic structure, creating a cohesive estate that feels as though it has evolved naturally over time. Throughout the property, the surrounding landscape remains a defining feature. Water views, mature landscaping, and carefully maintained grounds shape the character of the estate. is a vaulted sunroom designed to capture the surrounding scenery. “It’s really an incredible room to spend time in,” Thursby said. “It’s there to capture the most out of the views.” Large glass doors and generous openings connect the interior spaces with the outdoors, creating a seamless transition between the residence, pool area, and waterfront grounds. The layout encourages the kind of indoor-outdoor living that makes coastal summers glorious. One feature that particularly stands out is the pool house and pool complex, positioned in a location that would be difficult to replicate today due to modern coastal regulations. 14

“The pool house is probably my favorite part,” Thursby said. “You could never build that and replicate it now.” The estate’s two separate legal dwellings also offer flexibility rarely found in waterfront properties, whether used for extended family, guests, or multigenerational living. “I think people like the idea of having room for extended family, while still having their own separate spaces,” Thursby said. While the property offers privacy and seclusion, it remains remarkably connected to the best of Aquidneck Island. “It’s for people who want to be part of the Newport lifestyle but still have privacy,” Thursby said. “You can jump in and jump out. You’re

close to everything, but you have your own private oasis.” Adding to the property’s character is its location along a stretch of Indian Avenue served by underground utilities, a feature that preserves the area’s scenic quality while providing additional protection from weather-related outages. Few properties combine waterfront acreage, historic architectural elements, and multiple dwellings within close proximity to Newport. The combination contributes to the property’s distinctive character and setting. As Thursby noted, “Properties like this are hard to come by in Rhode Island and anywhere in the surrounding area.”

Floating sinks, like this creative duo, add instant elegance to a bathroom space.

Soak up these luxurious bathroom features Bathroom upgrades can add elegance – and value – to any home Kitchens and bathrooms are two popular areas to address when renovating a home. Modernize Home Services says 26 percent of sellers make bathroom improvements to their homes before listing. Midscale bath remodels will net a return on investment of about 64 percent, while a luxury bathroom overhaul has an ROI of about 57 percent. When considering bathroom renovations, homeowners may want to include some unique features that can add style and function, not to mention some much-deserved luxury. With that in mind, the following are some luxurious features to consider. Heated floors

There is something to be said for stepping out of the shower and being met with warmth underfoot. Heated floors are not just for people who live in cold climates, either. When the air conditioning is pumping on hot days, tile 16

floors can feel chilly. Heated floors also are aesthetically appealing because homeowners don’t have to factor in baseboard heaters or forced-air vents. Steam showers

There are many different steam showers on the market, and each can turn regular showers into steamy spa-like enclaves. A steam shower is similar to a sauna and utilizes a steam generator to produce steam in a single area. Soaking tub

Although the majority of people shower as part of their daily hygiene routine, a deep soaking tub separate from the shower is ideal for those who enjoy a good bath. Luxury mirror

Upgrading the bathroom mirror to one that offers features like defoggers, integrated lighting and a dimmer setting can elevate the bathroom. Floating vanity

A floating vanity is mounted directly to the wall to leave space underneath. Better Homes & Gardens says a floating vanity can lend an

airy feel to a bathroom.

Frameless shower

A frameless (glass) shower door is not only luxurious but also functional for people who want to age in place. With no edge or lip to step over to enter the shower, anyone with mobility challenges can walk into a frameless shower safely. Water closet

If space allows, separating the toilet in a water closet from the rest of the bathroom space affords even more privacy. Plus, in couple’s bathrooms, a water closet enables two to use the bathroom at the same time for different functions. Walk-in-closet

Relocating the bedroom closet to right off the owner’s bathroom affords an immediate opportunity to dress comfortably, thus streamlining a morning routine. Bathroom renovations are worthwhile investments. Choosing some unique upgrades can enhance the design and function of these important spaces.

An outdoor kitchen can be as elegant and extensive as budget and imagination allow.

Luxury upgrades to elevate any home These 5 features are increasingly common in today’s distinctive homes Current homeowners planning to put their homes on the market may want to consider these five luxury renovations to set their properties apart. Smart home features

It’s now common for new home builders to include smart home technology when building. Advanced home tech, like facial recognition for doors, intuitive home assistants, smart lights and outlets to control appliances from a smartphone app, and similar offerings can make a home more attractive. Modern open floor plans

Even though there has been some shift to 18

buyers wanting homes with delineated borders, most still are drawn to those with open concepts. Those who are selling may want to investigate where they can open up rooms or take down walls to recreate these features. Outdoor kitchens

A luxury indoor kitchen is still a major draw for buyers, but increasingly people are seeking properties that also maximize outdoor entertaining spaces. Having an outdoor kitchen with built-in grill, sink, counters for food preparation, and a refrigerator or wine chiller may be coveted. When an outdoor kitchen is near amenities like a spa, grand patio, pool, and other outdoor living spaces, the home really will beckon buyers.

Saltwater pools

Pools have both pros and cons at resale. Therefore, sellers should speak with a realtor before installing a pool simply to make a home more appealing. However, if there already is a pool, converting the set-up to a saltwater system may win over buyers. Saltwater systems rely on fewer chemicals, and proponents say the water feels more silky and less irritating. Upgraded owners’ suite

An owner’s suite complete with luxury spa bath, walk-in closet with built-in storage, sitting area, and potentially access to an outdoor space will win raves with buyers. Selling a home today is a bit more challenging, but luxury home features can tip the scales in sellers’ favor.

Summer among the vines To attract visitors, Newport Vineyards hosts events throughout the year, but the schedule ramps up each summer.

From waterfront tastings and sunset concerts to vineyard dinners and estate-grown wines, local vineyards invite visitors to experience the beauty of summer in southern New England BY VANESSA COMBS vcombs@eastbaymediagroup.com

There is something timeless about a New England vineyard in summer. Rows of grapevines stretch toward the horizon. Glasses clink beneath the warm sun. Live music drifts across fields as friends gather around picnic tables, fire pits, and tasting bars. Across Rhode Island and southeastern Massachusetts, vineyards have become much more than places to sample wine. They are destinations where visitors can spend an afternoon, celebrate special occasions, enjoy a meal, or simply slow down and savor the season. This summer, four local vineyards are welcoming visitors with tastings, seasonal events and opportunities to experience the regio’s agricultural landscape. Along the banks of the Sakonnet River in Portsmouth, Little Compton’s rolling farmland, the agricultural landscape of Middletown, and the coastal countryside of Westport, each vineyard brings its own personality to the season while showcasing the beauty of locally produced wine.

20

Visitors gather on the lawn at Westport Rivers Vineyard & Winery during the vineyard’s popular Sunset Music Series, which brings live music to the property throughout the summer.

A summer tradition in Westport

At Westport Rivers Vineyard & Winery, summer is synonymous with evenings spent outdoors. Founded by the Russell family in 1986, the vineyard was established with the goal of producing traditional method sparkling wines in a coastal climate that shares surprising similarities with France’s Champagne region. Today, the vineyard encompasses roughly 80 acres of

grapes, making it one of New England’s largest estate-grown vineyards, with all of the wines produced from grapes grown on the property. “We are actually in our 40th year,” said Assistant Manager Nora Brady. “Since 1986, we have been growing grapes here. We have about 80 acres of grapes now, making us the largest estate-grown vineyard in New England as far as acreage.” Visitors can choose from a collection of

nearly 30 wines, ranging from traditional sparkling wines and prosecco-style offerings to still reds, whites and dessert wines. Summer remains one of the busiest seasons at the vineyard, particularly during the popular Sunset Music Series, which brings live music to the property on Friday evenings. “We’ve had years’ worth of success with our Sunset Music Series,” Brady said. “We have concerts here every Friday night, and we draw a large crowd to those events.” The series pairs live music with food trucks, outdoor seating and views across the vineyard. Free live music is also offered on Saturdays, and the winery recently extended its hours until 7 p.m., making it easier for visitors to stop by later in the day. “We previously were closed at 5 p.m.,” Brady said. “We’re open now until 7, so that’s been a good change of pace for a lot of our customers.” Historic farmland, rows of vines and open gathering spaces create a setting that reflects the agricultural character of the South Coast. A vineyard steeped in history

In Little Compton, Sakonnet Vineyard continues to blend history with contemporary experiences. Known as New England’s oldest vineyard, the property spans 169 acres, with more than 20 acres dedicated to grape production. Guests can enjoy wine tastings, seasonal dining, and expansive vineyard views throughout the summer season. The vineyard’s event calendar includes outdoor yoga among the vines, live music performances, and other wellness and social gatherings that invite visitors to experience the property in new ways. The result is a destination that appeals equally to dedicated wine enthusiasts and those simply looking for a scenic afternoon on the farm coast. Wine, food, and entertainment in Middletown

At Newport Vineyards, wine is only part of the experience. The expansive estate combines vineyards, a brewery, farm-to-table dining and a year-round calendar of events. Guests can enjoy tastings, brunch, outdoor patio seating, and weekly specials throughout the summer months. Live music, trivia nights, tastings and seasonal celebrations contribute to a lively summer atmosphere on the property. For those looking to spend an entire afternoon — or evening — on the property, Newport Vineyards offers an experience that extends well beyond the tasting room. Along the Sakonnet River

Greenvale Vineyards occupies a scenic stretch of a sixth-generation family farm over22

Greenvale Vineyards in Portsmouth is hosting Saturday food truck and music events to draw people to their scenic property overlooking the Sakonnet River.

looking the Sakonnet River. Greenvale combines estate-grown wines with some of the most picturesque views in the region. Rolling fields and waterfront views provide a distinctive backdrop for tastings and seasonal events. The vineyard regularly hosts seasonal events, tastings, and community gatherings, while its intimate scale helps preserve a relaxed, welcoming atmosphere. Whether arriving for a casual tasting or a special event, guests often find themselves lingering to enjoy the landscape as much as the wine itself. The appeal of vineyard season

Part of what makes vineyard visits so appeal-

ing is the opportunity to connect with the landscape that produces the wine. Unlike many tourist attractions, vineyards encourage visitors to slow down. The experience is tied to the seasons, the weather, and the agricultural rhythms of the land. Summer offers the perfect opportunity to see the vines thriving before harvest begins in the fall. For residents and visitors alike, these vineyards provide more than a place to enjoy a glass of wine. They offer an escape — an opportunity to gather with friends, celebrate milestones, enjoy local food and music, and experience some of the most beautiful rural scenery in southern New England.
