RECEIVING OFFERS

There are many factors to consider when deciding what offer is best for you, it's not just the highest priced offer. Here are some other items to consider:

Contingencies The less contingencies and the shortest closing time period is usually best.

Cash or Finance An all-cash offer is usually preferred over a financed offer. With a cash offer, the seller doesn't need to worry about a bank approving a buyer's finances.

Pre-Approval or Commitment A buyer who is already pre-approved or has a mortgage commitment assures the seller that the buyer can get financing.

Loan Type A VA or FHA loan can sometimes be a turn-off to a seller because these types of loans may require additional repairs or additinal approvals.

Timeline Some Buyers may be able to close quicker than others. Generally speaking cash offers can close quicker than financed sales.

Appraisal Gap In the current market, Buyers are writing offers for over asking price. A strong offer will address how a buyer would handle a gap in the appraiser value versus purchase price.

CLOSING

Closing day is when the property officially transfers from Seller to Buyer. A real estate attorney or escrow office will review documents and communicate with a lender (if applicable) to prepare documents for closing, and transfer money appropriately.

TRANSFERRING FUNDS Transferring of funds can be paying off the seller's mortgage, paying local taxes, title insurance, real estate commissions, or providing proceeds to a seller. SIGNING OF DOCUMENTS The transfer and signing of documents can include the Deed to the house, bill of sale, certificate of title, Misc Addenda, and a Closing Statement. NEXT STEPS Once all the paperwork is signed and funds have been transferred, keys to the home can be exchanged!
