ealtor® Brian Liberto brings a unique blend of skills derived from his success across high-level corporate IT consulting, mortgage lending and real estate sales and development to his real estate practice at Coldwell Banker Global Luxury in Newport Beach. There, his team deliver real estate consulting services where they use cutting edge technology to help clients, “Buy, Sell, Build or Trade” - luxury real estate.

This Newport Beach local eventually made his way to the 75th floor of the world trade center in New York City, where he designed technology solutions for C-Level executives, making their companies run more efficiently and cost-effectively. Brian returned home to California a decade later and only months before the momentous events of September 11, 2001. “I watched the towers fall from LA. If I had still been there, there is a high likelihood I would have been trapped in the towers that day,” he says. Upon his return to California, Brian entered the mortgage finance market and finally expanded into real estate sales, investment and development. With a practice that is “Hyper-focused, Hyper-local” around the communities of Newport Beach, Corona Del Mar and Eastside Costa Mesa, Brian has built his reputation as a talented real estate strategist who delivers Concierge services by utilizing technology to help his clients buy, sell, build, and trade Luxury Real Estate. Brian has the largest online footprint in Newport Beach that uses real-time data and analytics to predict buying and selling trends before they happen. About today’s increasingly digitized real estate market, he says, “Whoever is utilizing technology to provide the most amount of value to the consumer will win the business.”

Brian was born in Newport Beach, went to Mater Dei High school and grew up surfing 40th street and the Wedge on Peninsula Point. He acquired his strong work ethic from his father, a technology engineer, who would get up early each day to drive him and his siblings to school and then make the long commute to Pasadena. From his mother, a tech consultant, he learned how vital marketing is to the conveyance of any product.

Brian’s in-depth knowledge of the local area and its unique properties, along with his creative vision for the potential of certain properties, add further to his repertoire of skills. “I know the buildable square footage of every lot in Newport Beach,” he says. “I know how to add square footage to the design and layout of a house to provide an equity position at the end. I’ll design the strategy and then hand off certain elements of the project to the right developer, architect and loan professional. It’s typical for a client to see anywhere from 25-35% return on their investment. My gift is being able to see opportunities ahead of time and then innovating to make it happen for my clients. I’ve spent the last seven years in the trenches working with architects and the city, so I have the expertise and relationships to make these transactions go smoothly and get the result my clients are looking for.” No stranger to complex transactions, Brian is adept at handling an array of scenarios, including luxury proper-

ties, multi-family, contingent sales and 1031 exchanges. “I approach a real estate transaction a lot like I did when I worked in tech consulting. I start by asking what is the end result the client is looking for and then backing my way into it. When working with individual buyers and sellers, I create a customized solution by reviewing their portfolio and seeing if we can drive more income by trading one asset for another and saving money with a tax strategy like a 1031 exchange, or selling a current asset and leveraging their equity to buy another property that creates more monthly income.” Many high net-worth individuals trust Brian to direct their real estate interests, and he counts among his notable clients both a prominent rap icon and a celebrated Los Angeles Laker. His detail-oriented, knowledgeable and results-driven approach inspires confidence and assures even the most discriminating client that they and their business interests are in the best of hands.

Brian has built over $150 million in local new construction and has underwritten more than 500 successful transactions. He is a recognized real estate authority who frequently speaks on real estate-related topics and has been interviewed on “Moneyline,” KTLA, CBS, “RealtyTrac,” and featured in “Locale Magazine” and the “Daily Pilot.” Among the top 1 percent of Realtors® in the marketplace, Brian runs what he calls a “Ninja” team of talented professionals who bring their combined expertise to bear on their clients’ real estate objectives. Coupled with Coldwell Banker’s global reputation and influence, Brian is well-equipped to deliver world-class representation. “We have a very diverse team that consists of a young agent that has a different perspective on everything and brings a fresh approach to business; a buyer’s agent that caters to our ultra-high net worth clients; and a 30-year

industry veteran that has sold over $2 billion in luxury real estate. Having such a diverse team gives us the ability to see things differently and provide our clients exceptional value and a better experience.” Clients frequently give Brian and his team glowing, fivestar service reviews. Here are comments made by several who recently bought and/or sold properties with Brian: “Brian was able to help us find the perfect home for our family. His expertise in real estate development allowed us to see the vision of what the home could look like. He leveraged his extensive local relationships with the city, general contractors and architects. His expertise enabled us to accelerate the buying and remodel process which is complicated and stressful, but at the end, the right decision for our family.”

“We just completed a 1031 exchange with the help of Brian Liberto. Brian didn’t waste our time showing us properties that didn’t meet our criteria and after a couple of weeks of searching showed us five off market type of deals, all who had potential. Brian helped us negotiate a rather fair deal, made sure escrow closed in a timely matter and that all legal issues associated with an exchange were met. We highly recommend Brian Liberto, and we will call on his services once we or anyone else in our family has any real estate needs in the Newport Beach area.” “Through a very difficult and complex transaction, Brian was able to take over $100,000 off the asking price off an triplex in Newport Beach. Brian’s extensive background in mortgage banking and real estate development helped make it a seamless transaction from start to finish. I would highly recommend anyone to work with Brian and his team.”

ceeds to We Are Ocean, a nonprofit whose mission is to improve the lives of cancer patients and survivors through ocean-based, active lifestyle camps and experiences. While Brian has built his practice on transactions over $2 million, he’s still just a hometown guy who loves coastal Orange County and enjoys working with his neighbors at any price point. “No matter how much someone is spending on a home, everyone has the same goals. We’re all just people who want to have a family, a home and a good life.”

Brian is also an active figure in the community. He is a passionate Lakers fan who enjoys playing competitive basketball and coaching kids in hoops. Even now, he loves to surf, and he and his girlfriend are frequent visitors to Hawaii. His parents still live locally, so he enjoys time with the family spent cooking traditional Italian favorites. Brian is also a regular contributor to Newport Harbor High School and donates a portion of his business pro-
