MORTGAGE F.Y.I Rate hike a harbinger of higher mortgage rates? Maybe not Staff reports There’s been wide spread speculation that the Federal Reserve will raise interest rates this fall for the first time in nearly a decade. Logically, if the Fed increases baseline rates, mortgage rates will follow suit, right?

Not necessarily.

Despite a lot of national lenders focusing their advertising around refinancing now before the rates go up this fall (if the Fed chooses to do anything, which is still in doubt), mortgage rates may not be as affected by a bump to the Fed rates as it would seem on the surface.

In an article published earlier this

year on The Simple Dollar, a site focused on financial news, nationallysyndicated real estate columnist Peter Miller looked at a 30-year history of how baseline interest rates affect mortgage rates. What he found was a little surprising.

some correlation between fed rates and mortgage rates, but often that correlation was very short term – a momentary spike in mortgage rates after a bump from the fed, followed by long-term declines that didn’t necessarily match the fed rate.

“The overall result could be a situation where the Fed finally raises rates, and after it does, mortgage levels might be a lot lower than many experts predict — and maybe even lower than today,” Miller writes.

So, is it time to refinance? Depending on what your current interest rate is, perhaps. But even if the Fed increases rates this fall, you may still have opportunities in the future.

Before beginning, it pays to hire a professional consultant with expertise in renovating historic properties. He or she can inspect the property to determine which areas of the home are safe and which will need to be upgraded. A professional inspection also can determine if any deficiencies lie hidden in the structure.
