Design Objectives
Barrow Landing Design Guideline Objectives The objective of these Design Guidelines is to create a recognizable identity for Barrow Landing and the surrounding areas. The development of a retail center, retail spaces offices and restaurants will be done in a consistent architectural character described by these guidelines. This character will be expressed through the building materials, building scale, landscaping, hardscaping, pedestrian amenities, signage and site planning. The theme of Barrow Landing will be of a transitional architecture blending modern architecture with traditional elements. Barrow Landing will use indigenous/native landscape materials and features including substantial preservation of areas along the creek. Pedestrian circulation is encouraged through planting, walkways, site furniture and site lighting.

Barrow Landing is located in Winder, Georgia, at the intersection of University Parkway (US Hwy 29) and Carl- Bethlehem Rd. Areas to the south are residential and commercial retail neighborhoods. The areas to the west are commercial and light industrial and to the north residential. Barrow Landing to provide opportunities for office, commercial, research facilities , light industrial, retail and restaurant and multifamily, interconnected in a campus like setting.

General Intent Landscaping will define spaces, provide dramatic views to those spaces, enhance a feeling of arrival and promote the notion of a community for visitors and workers. Service areas shall be screened with evergreen trees and shrubs, if no screen wall is present.

Landscape Details
Conceptual Entry Landscape at Retail Center
Intersections along the connector road shall be landscaped with the intent of framing that space while providing a view to retail buildings. Evergreen trees perform the function of defining the space while contrasting against the street trees, indicating a special place on the road. The use of shrubs and flowers further highlight this location as a point of entry to and exit from the retail center major circulation route.

Conceptual Entry Landscape
Entries shall be landscaped with the intent of drawing both pedestrian and vehicular traffic into the development. The use of flowers and medium shrubs as foreground to evergreen trees shall help indicate these areas as entries and frame views into the development. Sidewalks and crosswalks may be provided to encourage pedestrian access.

Landscaping at Entries Entrances to sites to have a space for a monument sign that is clearly visible. Areas around this sign to receive decorative bushes and flower beds.

Office and Retail Buildings Major traffic routes will be indicated by a different tree species than in parking aisles. Trees shall be planted along walkways to provide shade. Parking shall be provided in various forms including 60• in island parking. Parking lots shall be located withing the interior limits of the development and broken into a small scale by walkways and landscaping.
Retail Plaza

Residential Areas
Trees to be provided along the streets and access roads. Parking areas to be within limits of residential development and be provided with walkways and landscaping islands with trees.
Light Industrial Sites
Loading and service areas to be screened with evergreen trees and shrubs. Visitor parking area to be provided that include islands with trees.
Green Areas
Green areas shall be planted with shrubs, trees and grass to convey a small-town urban park or square. Formal designs with specimen trees, low hedges and parterres are acceptable when near village scale architecture. Less formal and more ‘park-like’ arrangements are better suited when the green space is more distant from buildings. Juxtaposition of deciduous and evergreen trees to provide landscape contrast is encouraged. Site furniture and paved pedestrian access is encouraged, if the space is large enough. These areas shall be well lighted for security and aesthetics. Accent lighting is also encouraged to promote outdoor use of those areas in close proximity to outdoor vendors.

Perimeter Landscape
Rhythm, function and scale are the important characteristics of this area. Trees, evergreen trees, understory trees, shrubs and ground-cover all shall be used to provide these characteristics. Views into the commercial areas shall be provided in order for traffic to see activity and buildings. Building service and utility areas shall be screened. Locate shade trees, understory trees and low-medium shrubs in the areas with views into the commercial areas. High canopy and low shrubs minimize obstructions. Design of this area must consider the relationship to architecture, function of plant material as well as safety and security. Where landscaping is adjacent to a residential area, the scale and context of the neighborhood shall be taken into consideration.
Parks and Preservation Area
Areas to be left undisturbed except by paved trails with occasional benches. Entrances to trails to have maps, garbage bins and dog waste stations.
Connector Road Landscape
Connectors are broad tree-lined streets to access commercial, industrial, and residential areas. Tree spacing standard shall be consistent between 35 and 45 feet.

Sidewalks shall be 5’ wide, broom finish with smooth troweled joints every 5’.
Sidewalks adjacent to buildings shall be a minimum of 5’ in width.
Trails shall be paved with asphalt or concrete broom finish.
Edge of sidewalk to be 2’-6” from face of curb.
Accent pavers may be brick or concrete.
Path to be a minimum 5 feet wide.
Crosswalks shall be clearly delineated from the street and may have stamped concrete or brick pavers.
Concrete joints shall relate to architectural elements, i.e. columns, façade joints etc.

Pedestrian Amenities
Patios
Low Walls
Patios or low walls shall be consistent in design with this section. Patios provide intimate spaces for dining and people gathering. Patios may be open or separated from the sidewalk and street by low walls, landscaping, or fencing. Patios shall not extend to the curb. Ample space should be provided beyond patio for pedestrians, sidewalk furniture and/or landscaping between edge of patio and street curb. Patios may be covered by awnings that are attached to the building facade.
Low walls may be used to separate patio and landscaped areas from pedestrian circulation. They shall be constructed from either brick with a pre-cast cap or a combination of brick piers and/or fencing and be compatible in appearance with nearby buildings and landscaping.

Trash Receptacles
Benches encourage pedestrian activity and provide for a place of rest. Benches may be of a dark green or black metal or a metal/wood finish. Fixing benches to the ground or sidewalk is encouraged. The above photos are examples of appropriate seating fixtures.

Dog Waste Stations
Trash receptacles are to be of sturdy Dog waste stations to be provided at metal construction. Finishes shall be main entrances to trails. dark green or black to match other street furniture and lighting fixtures. They shall not impede pedestrian traffic and are encouraged to be secured to the ground or sidewalk.

Street Lighting
Street lights are to illuminate local roads and connectors. Fixture height to be 40 feet maximum, color black, cobra head type, full cutoff. Spacing to be 150 ft on center.
Pedestrian Lighting
Pedestrian sidewalk lights are used to light sidewalks and patio areas in front of retail and office areas. Finish to be black. When located along streets, light pole to be located within the planting and furniture strip. Maximum fixture height is 15 feet.

Accent Lighting
Accent lighting is used to light planted areas, signage, and water features. Accent lights may be up-lights mounted in ground or above ground. If mounted above ground, the lights shall have a dark finish to match pedestrian sidewalk lights.

Building Features
The architecture shall reflect a blend of traditional and contemporary elements. Durable materials should be used.
Pedestrian Scale Elements
Porches, awnings, canopies, should be used when possible to create a sense of pedestrian scale. Decorative light fixtures at facades are also encouraged.
