S

tar realtor Susan Breitenbach refers to the estate in Water Mill she is selling, which is also the home she shares with husband Stephen, as “different than anything else in the Hamptons.”

How so? A lot of reasons, but start with the view: “The house is above the tree line, which gives you a panoramic view—our beautiful gardens, the sunsets, the Bay,” Susan says. “It’s the top of the Hamptons, the top of the world.”

Stephen, a builder of high-end homes, took on the project and constructed the 12,000-square-foot, six-bedroom, eightbathroom manse to the most exacting standards he could imagine. No expense was spared. Example: the exterior walls are 16-inches thick; the interior walls 10-inches thick.

The estate, completed in 2006, took three years to build, with Stephen incorporating the best ideas from other luxury homes he has undertaken. “We wanted the home to fit the way we live,” Stephen says. “Not super overthe-top. We’ve traveled extensively to a lot of resorts around the world. And when our kids come here they say it’s the best resort they’ve ever been to.”

When the Breitenbachs gather in their large eat-in kitchen, the discussion often turns to some aspect of real estate. You might say it runs in the blood. There’s Stephen, who feels this

is the most magnificent home he has built. There’s Susan, who made the Wall Street Journal’s list of Top 50 Agents by Sales Volume in the U.S. in ‘07, ‘08 and ‘09. Son Matthew is a vice president and associate realtor along with Susan at Corcoran Group Real Estate. And there’s daughter Samantha, who recently completed her degree in Interior Design at the Pratt Institute.

The Breitenbach’s were originally selling so they could build a new home on the water. “Stephen’s a big boater and we’ve found a beautiful piece of property where we can keep our boat docked,” Susan says. “But let me tell you. It’s been a very tough choice.”

Such recognition isn't a huge surprise to Tanya Murray of Realty Executives of Nevada in Las Vegas. After all she and the property's owner, Stephanie Hodges, know they have a prize on their hands.

The 11,641-square-foot estate, reminiscent of an Italian villa, is set on nearly one acre behind the gates of the Estates of Southern Highlands, one of the area's most exclusive communities.

Hodges worked hand-in-hand with her architect to create a dazzling estate that incorporated, top to bottom, the finest materials, construction techniques and artistic details. No design aspect

was too small for Hodges' attention, and it's especially apparent in the property's two award-winning spaces.

The kitchen, for instance, features all of what a luxury buyer would expect in terms of appliances and amenities. Materials include slab granite countertops, hand-hewn wood floors and custom cabinets. The space is replete with a Wolf six-burner range, a Sub-Zero side-by-side refrigerator, Sub-Zero refrigerator drawers, dual dishwashers, a vegetable steamer, and a Miele espresso maker, along with a separate wine room.

Though many may have a narrow view of the Southwest-some think strictly of Phoenix or Los Angeles, of wide deserts or of a Native American aesthetic--the region features natural, cultural, and architectural diversity.

ROARING '20S CACHET, COASTAL CALIFORNIA SPLENDOR There's a whisper of old Hollywood cachet in the gated community of Casa Blanca.

Buyers on the hunt for area properties are finding coveted venues, exquisite amenities, and award-winning designs.

The area, set on a stretch of coastline in Carpinteria, California, was a favorite stop-off for many celebrity types when they traveled up and down the coast. The oceanfront venue served as an ideal ambiance for lush celebrations and relaxation.

One house, for example, features a unique architectural design that taps a Moroccan aesthetic. Its neighborhood also served as a haunt for Roaring Twenties celebs.

The most dramatic aspects of the property, points out Goldberg, are the vistas. Floor-to-ceiling windows deliver heart-stopping, panoramic Pacific Ocean and Channel Island views. And despite the area's reputation as a luxury enclave, along with the perception that it's out of reach, Goldberg notes that a market correction has taken place. He says those who'd been eyeing property in the Santa Barbara area would be well-advised to take a second look. "Market conditions are such that people see value in the region and they can afford to move here," comments Goldberg.
