Dear Reader, There is some good news in the high-end vacation homes area. Business is up over a year ago. The skeptics claim “low base,” but the news is still better than negative growth. Small pockets of the high-end real-estate market are actually seeing increased activity for sure. Sales in the Hamptons were up 32% for the third quarter over the same period 2008. The second quarter was up around 50%. Two in a row is good news … for sure. Experts are telling us that this is a convergence of two factors. First, Wall Street has seen a price recovery since one year ago and compensation for those working the financial sector is up. Pending bonuses are looking up despite what is going on elsewhere (like Main Street.) And second, sellers have concluded that values have needed an adjustment. Buyers are, at last, interested in reduced prices that now reflect reality. Activity is up as a result. There may be a third part of this “attractive” perfect storm. Interest rates continue to stay low and buyers that need to, can take advantage of low rates—if they can get them. However, once you reach the stratosphere price-wise ($5 million and up), cash is king and a lot of transactions reflect that capability. So the good news is “better than 2008” but, if you’re looking for a return to the 2004, 2005 boom years, you need to wait awhile. Of course, that is if you are a seller. If you are a buyer, now is the time… perfect storm or not.
