Chronicle staffers offer tips for apartment hunting

W

hen apartment hunting, it’s easy to get bogged down in confusing leases and too many options. And for many, this is the first apartment you’ll be renting.

To ease the stress, The Chronicle has compiled a list of tips to help you through the apartment-hunting process.

• Stick to your budget.

• Get everything in writing.

Determine how much you can realistically afford to spend and don’t deviate from it.

This goes for your landlords and your roommates. Know exactly what you’re signing up for to avoid unwelcome surprises later.

• Get an estimate from the complex before you visit.

• Choose roommates wisely.

Find out if an apartment is affordable before you visit so you don’t get swept up in a home’s appealing features just to find out it is out of your price range.

Living off campus brings a whole new set of responsibilities like paying bills, buying groceries and cleaning the bathroom. You want to live with someone who is dependable and doesn’t mind sharing the load.

• Count your deposits.

• Purchase renters insurance.

Keep track of the different deposits you will need to make for additional expenses like utilities and insurance to make sure they don’t push you over budget.

Make sure your belongings are covered in case of an emergency.

• Look presentable to the landlord.

Dress nicely and bring confidence to your first meeting; have a list of questions ready. First impressions mean a lot.

• Inspect the apartment before you rent and after you move in.

Make a note of any problems there when you move in so they can be addressed right away, and you can’t be charged for them later.

• Meet the neighbors.

Get to know the people you’ll be living near, so you have someone to keep an eye on things when you’re away or help if you get locked out. Also, ask how they feel about noise at night or on the weekends. You should always be respectful, but some neighbors are more sensitive than others.

• Don’t forget about parking.

Make sure you won’t be forced to park three blocks away. If you don’t have a car, live closer to campus. Maybe look for a roommate who has a car so you can steal a ride to and from campus if it’s pouring rain or late at night.

• Check the little things before you move in.

Find out where you can do laundry, make sure there are plenty of outlets, and find out about cell service and internet connection. It’s easy to fall in love with an apartment’s look or low price, but you shouldn’t judge a book by its cover.

• Keep track.

Create a shared Google Doc to track roommate expenses so everyone has access to the information and there are no surprises.

• Consider the amenities.

Duke’s student housing explained D

uke students are required to live on campus for six of their eight semesters as an undergraduate. That means getting familiar with Duke’s housing model is a must.

The University consists of three campus—East, West and Central. All first-year students are required to live on East campus, but after that, students can either live on West or Central campus.

All nine Panhellenic Association sororities, six fraternities and seven non-greek selected living groups currently reside on Central Campus.

The remaining 10 Interfraternity Council fraternities and 19 SLGs are on West Campus. Independent students—those not affiliated with a selected living group—are randomly distributed throughout West and Central campus, with a lottery procedure allowing them to select their rooms.

Under the new model, students have the right to return to the house they stayed in their second year.

These assignments mean that Central is significantly more concentrated with selective groups than West. Twenty-three of the 51 houses on West are marked as selective, and 22 of the 29 houses on Central are occupied by selective groups.

Groups cannot apply for new locations, and new houses cannot join the model.

Students applying for housing are now able to rank houses in order of

preference and can choose to live in gender-neutral houses.

The University approved gender-neutral housing in April 2012, and selected five houses to be designated as gender-neutral. Two houses in Kilgo Quadrangle and one house in Few Quadrangle were designated as gender neutral. Additionally, there will be two independent genderneutral houses on Central Campus.

Gender-neutral houses have both single-sex and gender-neutral bathrooms, as well as gender-neutral bedrooms that allow students of the opposite sex to room with each other.

Students entering their senior year can choose to stay on campus or move off campus. Students who choose to move off campus have a large variety of local apartments to choose from.

5 tips to help you find the best renters insurance R

enters insurance may seem expensive if you’re among the more than two-thirds of tenants who lack it. But it’s the best way to avoid losing thousands of dollars if you’re robbed or your apartment is damaged by water or fire.New York apartment dweller Rose Lichter-Marck, 28, had to pay cash to replace all her furniture, housewares and books after a fire in her old building. Cleaning the smell of smoke out of her clothes cost another $2,000, because she didn’t have insurance, she said.

Then she had to stay with friends until she found a new apartment. With insurance, the whole experience would have been less painful — and less expensive.A basic policy can be as little as 50 cents a day. But many renters, mostly young adults, think — incorrectly — that their stuff isn’t worth enough to insure, according to Apartments.com, which found in 2010 that 70 percent of tenants don’t buy renters insurance.

Here are five steps to take if you’re considering renters insurance: • Inventory your possessions: Photograph everything you own to get a sense of how much it would cost to replace all your things.

While you’re at it, write down the serial numbers of all your electronic devices and appliances.

• Seek out discounts: Take note of any special safety precautions in your building that will earn you a break on your monthly premium. If you buy coverage from the same company that insures your car or provides you other types of coverage, that can earn you a multi-policy discount.

• Think about partying: If you like to entertain, renters insurance can be especially helpful.

Most policies will offer your guests medical coverage, so if someone visiting your place slips and smacks his head on your kitchen counter, his trip to the emergency room will be covered.

• Choose replacement vs. actual value: Most insurers will cover either your belongings’

actual cash value or what it would cost to replace them. A cash value policy will be cheaper, but the payout for things you have to replace will be reduced by how much they’ve depreciated since you bought them.

Replacement-cost coverage will cover the cost of replacing your belongings new, now.

• Understand your policy’s limits: Basic renters insurance policies cap reimbursements. So be sure to buy the extra coverage you need for pricey items like jewelry, electronics and musical instruments. Some people even carry riders against identity theft. But extra coverage adds up quickly so be clear about your priorities.

First college grads mark K Center’s 10th anniversary

By May 1, Hernandez, like millions of high school seniors across the country, must choose a college to attend for the next four years.

Luckily for Hernandez, she has nine acceptances to choose from, a product of several years of work at Durham’s Emily Krzyzewski Center.

For the last 10 years, the Center—named after the mother of Duke men’s basketball head coach Mike Krzyzewski—has mentored and prepared hundreds of kids for college, providing tutoring and counseling to help them navigate the college admissions process.

Like Hernandez, about 80 percent will be the first member of their family to go to college.

Next Fall, 25 students from the Center’s K to College program will head to college—the nonprofit’s fifth graduating class. This Spring, however, the program will pay off in a new way— the Center’s first-ever group of high school seniors is now set to graduate from college.

“One of the greatest gifts that Coach K has given the Center is setting the bar for what good work should look like here really high. That is to say, take this opportunity, take this canvas and make it something fantastic,” said Adam Eigenrauch, the Center’s executive director.

“Our ‘make it something fantastic’ has always been education specifically to help great kids— who happen to be from low-income families but certainly who have an academic focus and strong character and strong family support— ultimately reach and succeed in college.”

Those events helped shape Krzyzewski, bringing together kids from different backgrounds and providing an initial blueprint for what became the Emily Krzyzewski Center.

“It was a way kids who went to Columbus, St. Helen’s or were in the area—not just Polish kids but Puerto Rican kids, Ukranian kids, they all came together. It’s really without

parent involvement, but it taught me not to be prejudicial,” Krzyzewski said. “It was tense when we first started it, but…these guys became our buddies.”

Krzyzewski was approached by Father David McBrier of Durham’s Immaculate Conception Catholic Church in 1999 with the idea of building a center for the Durham community.

Krzyzewski said he thought the location for the site—on West Chapel Hill Street next to the church—created significant parallels to his experience in Chicago, blending together kids and families of different ethnicities and

socioeconomic backgrounds.

The decision was made to name the Center after Krzyzewski’s mother, who stopped attending school after eighth grade. But she placed a high value on education—Krzyzewski called her “my best teacher”—and helped Krzyzewski get to the United States Military Academy at West Point as the first in his family to attend college.

Duke Student Government President Keizra Mecklai has vetoed $40,000 of funding for the Chanticleer, Duke’s student yearbook, but other DSG officials plan to sue Mecklai in the DSG Judiciary to stop her veto.

Last Wednesday, DSG Senate voted to fund the Chanticleer 19-19. DSG Executive Vice President John Guarco, a junior, broke the tie and voted to fund the Chanticleer. The annual budget as passed by the Senate would contribute $20,000 in funding and the surplus would contribute another $20,000 in funding.

Mecklai, a senior, exercised the executive veto power granted by the DSG Constitution for the first time during her presidency Sunday to deny the Chanticleer both funding

allocations. Guarco and Tanner Lockhead, vice president of Durham and regional affairs, have said that they will sue Mecklai to ensure that the Chanticleer is funded.

“I believe that funding the Chanticleer will take enough money out of the programming fund this year and in years to come that it will make it impossible for [Student Organization Funding Committee] to do their job funding worthy student groups for their programs,” Mecklai wrote in an email.

SOFC provides for chartered student group expenditures in the annual budget and through the student programming fund, which are both paid for by student activities fees. SOFC Chair Nikhil Gavai, a senior, previously noted that money from the annual budget funding can pay for things that are

Successfully navigating apartment waitlists Y ou’re a rising senior. Finally! After three years of on-campus living, you are ready to graduate to your own off-campus apartment.

mean? Are you guaranteed an apartment?

Unfortunately, being on a waitlist does not guarantee that you will be given an apartment or the apartment style that you want (although you do have a great shot). Each year, an apartment will accept as many rental applications as they think they can accommodate. This estimate is based on the previous years’ turnover of apartments, and the demand can fluctuate from year-to-year. If availability is over-estimated, those at the bottom of the waitlist may not get an apartment for the following school year. Again, this is why it is important to apply early!

You’ve perused the super handy housing guide in The Chronicle, and you’re pretty sure you’ve found the perfect place. Now what?

STEP 1: Contact the apartment administration (this information should be located on each apartment ad or on their website). Most apartment complexes require you to submit a rental application along with an application fee to be put on their waitlist. You will also have to put down a security deposit.

STEP 2: At some apartment complexes you must now complete a “future resident profile” with your unit preferences, in order to be matched to your ideal apartment. You may also be required to fill out screening criteria forms at this time.

STEP 3: Once you have submitted all the required paperwork and fees, confirm with the apartment administration that everything has been received and that all the paperwork is in order (missing signatures can put a serious dent

Cooking with friends off campus W

e’ve all felt it—there’s an inherent energy of life behind every dish.. Herbs wilt, then blossom when they hit the hot surface of meat, unlocking their inner fragrance,” wrote Dominique Ansel—French pastry chef and owner of Dominque Ansel Bakery in New York City—in a recent instagram post. Never have I been able to experience this sensation more vividly than with cooking with friends at our Central Campus apartment.

Although I still have a meal plan consisting of Duke food points, cooking and baking among people in my apartment has become quite prevalent. Yet, for those who live in real off campus apartments and do not have any type of meal plan, the art of cooking, even in its simplest form, becomes a necessity—especially for those who cannot afford to eat out three meals a day. Luckily, however, the power of cooking is phenomenal for bringing people together, celebrating, and hanging with close friends you don’t normally have time to see. Cooking in your apartment can mean either a plate of eggs in bed or a brunch buffet for eight—complete with chocolate chip pancakes and bacon sizzling on the stove.

The best part about cooking off campus, however, is the mix of cultures and flavors that

come together under one roof. Living in an apartment, I have been able to experience tastes that I would not have been able to otherwise— simply due to the convenience of living with a diverse group of people. Over my own stove top, I have witnessed the simple miracle of poached eggs, oil splattering from my roommate’s famous dumplings, and the divine smell of my friend’s gluten free chocolate chip cookies. That same friend, who is also a vegetarian, recently cooked for me the most incredible bowl of zucchini noodles and sautéed tofu—something that’s become a staple for her due to the commodities of her own kitchen.

Living off campus is about learning about the tastes of others. It’s about experiencing a vegan Thanksgiving dinner potluck, and then going back to your own apartment to devour Ben n’ Jerry’s ice cream because the meal was a little too “clean”. It’s about your living space smelling like baked goods, creating a warm and friendly atmosphere. It’s wine nights with friends complete with trays of hor d’oeuvres before a night out.

So my advice would be to play with your food.

Be creative and explore your culinary talents (you have them, I promise). Even toast and pasta can be amped up with the addition of a few simple

ingredients. Never underestimate the power of avocado, or some extra grated cheese.

Buy ingredients ahead of time. Keep your pantry stocked with basic cooking essentials—oils, spices, flour and sugar for baking, butter, eggs, and milk in the fridge. Having these ingredients on hand will make it easy to whip up something quick.

Eating when you go off campus does not have to be boring—it’s an adventure.

Explore Durham—it is, according to Southern Living, the “South’s Tastiest Town.”

And when in doubt and all else fails, get a rocket salad delivery from Nosh.

Moving off campus? Tips for choosing a roommate W

hile most people have experience with roommates before deciding to move off-campus, apartment living can present unique challenges to the roommate relationship. While questions of dirty dishes and space allocation may persist, off-campus roommates must also navigate issues of rent, utilities and leases. Whether you’re living with your best friend or virtual strangers, consider some of these points with your potential roommates before committing to an offcampus relationship: • Determine a fair way to divide rent.

While many roommates choose to divide rent evenly, complications can arise when rooms are not equal in size or amenities.

Some roommates are willing to pay more for a room with a better view or more windows, but be sure to discuss these issues before the rent is split. Consider having an objective discussion about the pro’s and con’s of each room before selecting rooms. Setting the rent for each room beforehand will allow tenants to consider their own budgets when deciding which room to select.

• Discuss who will pay for utilities. Paying for utilities is one of the big differences

between living on and off-campus. In addition to rent, most tenants will also need to cover bills for water, electric or gas, cable and internet. While some apartment complexes include certain utilities in the cost of rent, many expect these costs to be covered independently.

Not paying utilities on time can negatively affect your credit score if the utilities company reports delinquent payments and a negative entry from not paying your utilities could impact your payment history calculation, which accounts for 35 percent of your total credit score. Be sure to coordinate with your roommate about how utility costs will be divided and how you will ensure that payments are submitted on time.

• Carefully consider who you add to your lease. Landlords operate leasing arrangements in different ways. Some may offer the option of choosing one roommate as the primary leaseholder with all other tenants considered subleesees.

In this situation, the leaseholder has sole responsibility for upholding the lease agreement and can generally evict subleesees who do not abide by the terms of the lease.

Other landlords will require all roommates to sign on as co-tenants, sharing equal responsibility for the lease. If one cotenant does not pay rent or breaks a rule, the landlord has the right to evict all roommates. If offered a choice, carefully consider which options best fits you and your roommates.

• Keep the lines of communication open.

Use the conflict resolution skills you learned freshman year! Conflicts between tenants are often inevitable, but the more thought that goes into planning and negotiating prior to moving in, the more comfortable all roommates will be. When problems do arise, address them calmly and directly.

Consider your phrasing–rather than addressing the issue in an accusatory manner (“You always turn your rent in late and you keep making excuses”) try talking about how you feel (“I’m afraid we may lose our apartment if we don’t get our rent in on time”). Since you can be evicted based on a single roommate’s actions, get the landlord involved only as a last resort.

Unique neighborhoods around campus Picking a home off campus may be difficult with so many options, so its important to know about some of the different neighborhoods nearby where there are often houses to rent.

AMERICAN VILLAGE A subdivision near downtown Durham that offers a mix of old and new residential homes.

Where: Off Morreene Road Price: $400-$2,000 a month History: Watts Carr, who was the president of the southlands association, and Buddy Whitfield, the vice president in charge of the association’s real estate division, created American Village in the late 1960s. Watts, who was influenced by his military career, named many streets off of World War II battles. The neighborhood offers apartments, single family homes, condominiums and duplexes. The village continued to grow and develop throughout the 1980s and 90s, and now offers a social center and park.

BURCH AVENUE A neighborhood between the Durham Freeway and Chapel Hill Street that offers both Victorian and Minimal Traditional homes.

Where: A five minute drive from West Campus off of Duke University Road Price: around $1,000 a month History: Burch Avenue developed in response to Durham’s growing population at the

beginning of the twentieth century. Its proximity to lumber and stone yards made it an ideal location for contractors, carpenters and other building tradesmen. The creation of the Durham Freeway in the 1970s brought the neighborhood into steep decline as it severed its connection to downtown Durham. However, its proximity to Duke’s campuses has made it a desirable location to University students and faculty.

DOWNTOWN After a period of neglect, downtown Durham has undergone a major revitalization in the past couple of years.

Where: Follow Main Street into the heart of Durham History: There’s a lot happening in downtown Durham. Southern Living Magazine named Durham the South’s tastiest town this April.

Durham began in 1854 when the North Carolina Railroad Company built a station. By 1900, 6,500 people lived in Durham, and by 1910 the population soared to over 18,000. However, in 1985 a mass exodus to the suburbs left Durham desolate. It has since then undergone a revitalization—restaurants have popped up, the artistic community has grown and Duke has even begun to occupy downtown space.

TRINITY PARK A neighborhood adjacent to Duke University’s East Campus that largely consists of residential homes.

Where: The heart of Trinity Park is a ten minute drive of East Campus Price: $850-$3,000 a month History: Trinity Park was created in the 1800s and experienced rapid growth when Durham became a bustling tobacco and textile industry in the 1850s. Trinity College existed at what is now known as Duke’s East Campus, and Trinity Park, therefore, served as a home for professors and students of the college due to its close proximity. The neighborhood experienced a slight decline in the 1950s as Durham residents moved into the city, however it has since become a popular area again for Duke students and professors.

WATTS HOSPITAL-HILLANDALE The neighborhood adjacent to Trinity Heights near the North Carolina School of Science and Mathematics.

Where: About a ten minute drive off of East Campus Price: $650-$1,500 a month History: Watts Hospital was created in 1910 at the intersection of Broad Street and West Club Boulevard. Durham’s trolley system, which ran at the intersection, spurred growth in the area. Watts Hospital eventually closed in 1976 and was converted to the North Carolina School of Science and Math. In 1998, Watts HospitalHillandale was named a National Historic District.

Computer & Technology Support Duke Office of Information Technology (OIT) manages and supports over 20 computer labs across campus—most are open 24 hours, seven days a week.

Students, faculty, and staff can also bring their computers to the OIT service desk, located at the Link in Perkins Library—which offers a wide range of free technical support including help with hardware and software issues.
