Its, 8 AM, Monday and a team of 7 about men and I are standing in the front yard of what is to be our next remodel. Today is what I like to call Demo Monday.

“Demo” is short for Demolition. Demolition is when the old tile, lighting, sheetrock, fixtures, mirrors etc. are removed…to make room for the new. From the day a new job begins till the day it ends… I always learn something new. My Contractor likes to tell me, with his South Texas draw and scrappy voice, “If a day goes by that you don’t learn something new, then it ain’t a good day”.

In the event that your home is getting ready to undergo a remodel, then you too will have to undergo a Demo Monday. So, I thought I might share a few simple tips I have learned about a demo in progress.

1. Always TURN OFF THE AC!!! This helps prevent the spreading of minute dust particles throughout the entire house.

2. Open a window in the room that is being remodeled, and place a fan backwards (blowing to the outdoors) in the window to help vent the room that is being remodeled.

Whether buying or selling, the right real estate professional can make all the difference.

3. Lay down carpet padding in the contractor’s route, then over the carpet padding tape a protective paper barrier such as felt. The padding underneath will cushion any blows from dropped hammers or sharp tools.

4. Demos are faster than the remodel.

Demo Mondays always fly by because there is no art or creativity involved in knocking down walls or tearing out fixtures that are predestined for the trash. z5. If you are getting a new shower or toilet put a protective barrier over the existing drain so that debris from the demo does not fall down the drain and clog it.

After the demo the magic begins. Laying tile, setting stones, installing granite, fitting glass and every detail a remodel entails is ART…

ART takes time!! Don’t be disappointed if the creative days following your demo aren’t as productive as the demo Monday. Be glad that you have contractors that care about their work and your remodel and enjoy the art in the making.

The doctor asked Piccolo if he was allergic to anything. Piccolo responded, “Just Nitschke.” That would be Ray Nitschke #66, middle linebacker of the Green Bay Packers.

With names like Bart Starr, Paul Hornung, Jim Ringo, Willie Wood, Willie Davis, Herb Adderley, Henry Jordon, Forrest Gregg, and Nitschke, the Packers would win five NFL titles and the first two Super Bowls. Ray proudly wore the ring of the 1961 championship team and the watch of the 1962 championship team.

Nitschke, Dick Butkus and Johnny Unitas had been my football heroes growing up. They all had one thing in common, toughness.

A tough beginning Ray was born December 29, 1936, in a tough neighborhood known as Elmwood Park, Illinois. Ray was the youngest of three sons.

By age 13, he had lost both his parents and was raised by an older brother, Robert. His father had been killed in a car wreck when Ray was four, and his mother died of a blood clot when he turned 13. Ray learned to use sports as a way to vent his anger at life. He became an AllState quarterback at Proviso high school where they won the state title. He also played baseball and turned down a minor league contract from the St. Louis Browns, in 1954. He had been a fine pitcher and left-fielder. He decided to accept a full scholarship to the University of Illinois to play fullback and linebacker. He also became a smoking alcoholic, a belligerent wild man whose grades suffered. He was mad at the world and would fight at the drop of a hat. Even though Ray scored four touchdowns against Iowa State, NFL scouts considered him to be a born linebacker.

On December 2, 1957, the 1958 NFL draft was underway. Although Ray had dreamed of playing for the Chicago Bears, the Packers chose three players that day that would become the heart and soul of their team’s future success: Fullback Jim Taylor, linebacker Ray Nitschke and right guard Jerry Kramer.

considered the greatest hitter in the NFL, he would be a steady husband and father whose family always came first.

Nitschke retired in 1972 at the age of 36. You think Mickey Mantle had leg problems. Ray had to tape his legs from ankle to waist just to play. There are many films of Ray returning interceptions for touchdowns while gimping along on one leg. He was chosen first or second team NFL honors seven times during his career.

He had 25 interceptions returned for 385 yards and two touchdowns. He is the only linebacker named to the NFL 50th and 75th Anniversary teams. He entered the Pro Football Hall of Fame in 1978, and Green Bay retired his #66 in 1983. He continued to live in Green Bay and you could find his address and number in the phone book. I’ll never forget the time we spent together or that gravely voice.

As for the winner of that golf game? Sure Ray won; he didn’t know how to lose. On March 8, 1998, one of my childhood heroes left us. He suffered a heart attack at age 61. I wonder how Ray would judge today’s game we call football.

Transom

The transom aft can be cut to suit the taste of the builder but first an 18 inch wide top center notch with sloped sides must be cut out to allow the mounting of an outboard motor. We opted to not cut down the overall height of the transom after cutting out the notch and it’s sloped sides.

We started with a mahogany outer rail anchored by epoxy and screws to the transom, front stem and side boards. Along the inside of each sideboard every 18 inches we placed small 3 inch mahogany spacer blocks. Denny Larkin and Joey used 5 minute epoxy to carefully and accurately place these in the proper position.

The only one askew was the one I placed. Trust me when I say 5 minute epoxy sets in about half that time.

Between each of the spacer blocks there is now an open area formed by the inner and out gunwale. After consulting with 95 year old Bubba Milina we decided to take his advice to make the inner rail of the gunwale ¾ inch thick by 1 ½ inches wide.

This rail however will be the last item installed so we have plenty of room for all the other parts to come like the floor and storage area for the anchor.

When looking at detached homes that have sold, or are under contract, on Padre Island, I have been trying to determine the factors that impact the majority of 2013 activity below $400,000. Of the 209 Detached Homes that fall into this category, 175 are below $400K and only 34 were priced at $400,000 or more.

Without exception, all of these homes were located adjoining a waterway. As our Island development proceeded, waterfront lots were the first lots to be built upon. Purchase Price Sources Money to purchase a home over 400K can come from basically three sources. All Cash, A Down Payment combined with a Loan, or by leveraging assets that are already held by the Purchaser. To better understand the financing issues, I spoke to Ame Ferguson at Wells Fargo Home Mortgage. (ame.m.dexter@wellsfargo. com 361-986-7248) It seems that $417,000 is the limit for “Conforming Loans”. These are loans that can be purchased by a GSE (GovernmentSponsored Enterprise). Primarily that would be “Fannie Mae” or “Freddie Mac”. Any loan that has a value above that limit, becomes known as a “Jumbo Loan”. These loans use different qualifying restrictions and typically carry a higher interest rate. For instance, the minimum Down Payment is 20-25% and does not carry Private Mortgage Insurance.

Each lender determines the minimum credit score allowed to qualify for the loan and the lower debt to income ratio that will apply.

Other qualifying factors are six months of (PITI) Principal Interest Tax and Insurance payment ability in liquid assets, remaining after closing and strict guidelines on acceptable sources of funds. All income must be verified with two years of historical records. For the self-employed or those with multiple sources of income, there is a two-page Cash Flow Analysis Worksheet to be completed. To avoid this situation, it may be possible to pair a first mortgage, up to the conforming limit, with a home equity line of credit. Which brings us to the final option. It involves pulling cash out of currently held assets to apply toward the purchase price of the home. Needless to say, financial advice and legal consultation would be part of this plan and might involve tax issues that can be addressed by a CPA. It starts to become apparent why higher priced homes have a longer “shelf life”.

To prevent you from falling asleep let me remind you that I am scratching like a dog at the flea market as I write this. So, now that you just discovered an itch of your own let’s talk about the functionality of open gunwales …what’s that? What function do they serve? Well there are several. They

Follow-up to Travis Letter event highlights Mission period The Alamo and the Texas General Land Office have announced the long-awaited follow-up to the highly successful Travis Letter exhibit with an exhibition of rare, original Spanish documents dating back to the foundation of the Alamo, and the mission system in San Antonio, in the 1700s.

“Alamo Origins: The Birth of Spanish Texas” will open in the historic Alamo church on September 6 and run through December. The exhibit is free and open to the public. It is considered one of the first, large-scale public exhibits at the Alamo to specifically examine the origins of the Alamo and the Spanish mission system and their roles in the creation of Texas.

“Everyone remembers the Fall of the Alamo in 1836,” said Texas Land Commissioner Jerry Patterson, “but we want you to learn about the Rise of the Alamo that started in 1718. The story of where the Alamo came from – and who started it – is equally compelling and long overdue. The Texas we all know today started here, and it’s time we Texans knew it.”

Patterson, history buff and now steward of the historic former Spanish mission, has long been an advocate for expanding the study of Texas history to include Native Americans and Tejanos, or Texans of Hispanic heritage. This exhibit is the first of two exhibits that will highlight the Hispanic contribution to Texas and the Alamo. The second installment is slated for the spring of 2014.

“With immigration in the forefront of public discussion,” Patterson said, “it’s important to remember that Texas began as a part of the Spanish Empire ruled from Mexico and that the first illegal immigrants had names that looked a lot more like mine. This is the whole story of the Alamo. John Wayne didn’t make a movie about it, but it’s just as important.”

For years, the Alamo story focused on the Texas Revolution and its Anglo defenders. But “Alamo Origins: the Spanish Birth of Texas” will feature 16 original documents in Spanish — with English translations provided — telling the story of the mission’s founding, the daily lives of the Native Americans who sought protection there and the eventual secularization, or transfer of ownership, of mission property.

The 16 documents that will be displayed inside the Shrine – originally begun as the mission church – were culled from the archival collections of the General Land Office, the Alamo and the Daughters of the Republic of Texas Library. The fragile Spanish maps and documents provide fascinating insight on the missions as frontier outposts vital to the Spanish Empire’s control of the region and defense against incursions by the French.

Mission San Antonio de Valero was just one of several Spanish missions in Béxar. Once converted, the surviving Coahuiltecan Indians would receive the lands and property of each mission in a process known as secularization.

This founding, converting and finally divesting of mission property was well documented by the Spanish commanders and missionaries, as revealed by the 16 documents showcased in the exhibit.

“When you can see the original Spanish decree that authorized Capt. Juan Valdez, the military garrison commander, to select a site for a new mission, it brings this history to life,” Patterson said. “Texans love their history. This exhibit adds depth and richness that most folks won’t expect.”

Island Strategic Action Committee. A 14-member committee which meets (usually) the at 5:30 on the first Tuesday of each month at the Padre Isles Country Club. On the Rocks

By Jay Gardner Well, there’s a lot happening in the world of fisheries management lately folks, some of it good and some of it bad.

Like really bad. Since I’m a glass half full kinda person, I’ll start with the top half being empty.

The bad news first.

I was in Houston yesterday at the CCA state board meeting giving my update on all the great projects that we are involved in (see the good news below). We received kind of an update from the TPWD Game Wardens regarding what they’ve been up to so far this year. The wardens

Seized illegal tiger shark were from Austin and Houston areas. Funny thing was (or not so funny) that all the incidents, infractions, shoot outs, and illegal seizures were from our area and south to the border. They have seized 80 pangas THIS YEAR ALONE so far!

These pangas are doing double-duty; they’re running drugs and fishing illegally sometimes in the same trip!

The worst information was regarding the illegal fishing that goes on seemingly unabated in our waters. The warden showed pictures of hundreds of dead sharks caught in gill nets from our waters. He told us of how the Mexican fishermen have gotten so bold/creative that they’re using live brown pelicans to mark their fishing nets in efforts to remain undetected in our waters. Absolutely crazy!

Vanishing sharks The pictures of all the dead sharks were pretty solid evidence that substantiates a trend that many of us have suspected is occurring regarding our coastal shark populations. The Harte Research Institute, along with groups like Sharkathon and Friends of Padre have been

tagging sharks along the Seashore for years now, and there has been little to no recaptures of these sharks, despite several hundred being tagged and successfully released. The slide show contained pictures of many, many dead sharks confiscated from illegal poaching by Mexican fisherman fishing in Texas waters near the border. The tale is that our sharks are headed straight south into a “dead end.” I applaud the Game Wardens for their efforts to stop this activity, although the toll on shark populations is very heavy and likely un-sustainable.

So, on to the good news and glass half-full . Several of the projects that we’ve funded are heading out in boats to fruition starting this week. One is the oyster restoration projects that are occurring in both Copano and Aransas Bays with the folks over at Harte Research Institute and our good friend Dr. Jennifer Pollack who was instrumental in spearheading the oyster recycling project. The shells are collected from local fish houses and restaurants and stock piled, then they are loaded on barges and taken back out into the bays to restore reefs. There will be a 1.5 acre reef restored at Lap Reef in Copano, as well as another 1.5 acre reef restored in Aransas Bay around Goose Island. Way to go team!

Packery Reef The project that REALLY gets me excited is the 470 concrete pyramids that will be deployed over the next couple weeks at the reef out of Packery Channel. The contractor has finished building them, and they are staged over there on Rincon Road behind the Aquarium Sea Lab (not the big Aquarium) and they will be loading them on a barge here pretty quick. They will then take them across the bay and go out of Port Aransas and head south (the barge is too big to get through and under Packery Channel bridge).

I am planning on heading out in the Donzi here over the next week to observe the deployment and take some photos, which of course will be featured here in the Moon, so stay tuned.

Volunteers may register at check-in sites between 8:30 a.m. and 9 a.m. on Saturday, Sept. 28, 2013. (St. Jo Island and I-45 Estuarial Corridor volunteers must register in advance.)

Most of the 29 sites will provide cold drinks, hot food and fun activities immediately following the cleanup.

Paddle For Parkinsons will be using the boat ramp at Fortuna Bay as well as Billish Park.

This terrific event has raised thousands of dollars for research to find a cure for this very debilitating ailment. You don’t have to be a kayaker or paddleboard user to contribute.

four-wheel drive excursion, cleanup and treasure hunt – the Adopt-A-Beach Cleanup Expedition – is set for Nov. 2 at Padre Island National Seashore. And year-round, anyone may donate to Adopt-A-Beach online at www.

TexasAdoptABeach.org. Sponsorship levels range from $25 to $25,000, tax-deductible.

Island Police Blotter Crash in Flour Bluff Corpus Christi Police responded to a single vehicle crash on the 10,000 block of South Padre Island Drive at 4:08 am Friday morning. Police found a silver 2008 Ford Taurus driven by a 48-year-old man had drifted to the right of the road, struck a curb and a chain link fence which caused the vehicle to roll onto the side. The 48-yearold man said he was not injured and was fatigued. The 48-year-old man was issued a citation for making an unsafe change from a direct course and his vehicle was towed due to the damage. No other person or vehicle was involved and there was an estimated $1,900 dollars worth of property damage to the fence and a utility pole.

Scrap Metal Pusher Corpus Christi Police arrested a 48-yearold man Wednesday morning for theft at the 1200 block of Flour Bluff Drive. A Corpus Christi Police Officer stopped the 48-yearold man who pushed a grocery store cart that carried scrap metal and a full size sofa.

The 48-year-old man, gave a false name to the officer and once his real identity was discovered, He was arrested for theft and Fail to Identify then delivered to the city detention center.

A Corpus Christi Police Officer stopped a beige 1999 Chrysler 300 at State Highway 361 near Zahn Road for an inoperable license plate light Wednesday morning. The Officer discovered the 40-year-old driver had an active warrant for his arrest for non compliance with bond for a Driving While Intoxicated charge. He was arrested and delivered to the city detention center.

The cleanup does more than simply remove litter from the beach. Data collected from previous Adopt-A-Beach cleanups played an important role in the passage of an international treaty (MARPOL Annex V) restricting the dumping of plastics in the world’s oceans. In 1991, the International Maritime Organization prohibited the dumping of trash, except for finely grounded food scraps, into the Gulf of Mexico.

Tourist exhaustion…

Labor Day is upon us and our yearly tourist season is finally screeching to a welcomed halt.

Everyone around my camp is suffering from tourist exhaustion. It happens every year about this time. Personally, I’m ready to start blowing up golf carts. The good news is, we will soon get our islands back for a few months. Autumn is, by far, the greatest time to live here. We have some great music coming up to usher us into the next season and plenty more to come on the other side of Labor Day.

On Saturday, I squeezed in three super great shows. Milk Drive (Austin, TX) played the Back Porch, Corey Morrow (Austin, TX) played Sharkey’s and Todd Dorn and the Sea Drifters (San Antonio, TX) played Giggity’s.

Milk Drive plays a jacked up, jazzy kind of bluegrass that may be a little too artsy for a typical Back Porch Saturday night crowd but I really dug them. They came out of the shoot with a Django Reinhart song and proceeded to knock the wheels off of everything they did.

Todd Dorn has been playing Giggity’s about once a month and packs the house every time he does. Dorn has a real smooth island groove and I think his unique style of country rocks. He got our buddy, Amy Myers, up to sing backup on a couple of songs, and brother, can that gal wail.

Go see her sometime at one of John Paul’s karaoke shows at the Salty Dog and tell me I’m wrong.

Leslie Willey played Shorty’s last Friday night.

Last week was another stellar week for live music shows. (Every time I use the word “stellar” I visualize Janet Planet making fun of me… that one’s for you Janet!) But actually, it really was. Darryl Lee Rush (Dallas, TX) gave us an excellent, high energy show at the Porch last Friday. Rush is one of those guys that only plays here once a year and I can never remember what he’s all about until I see him again. And when that happens, I predictably remind myself how good he really is. Also on Friday, I caught my favorite native islander, Uncle Willey at Shorty’s. Willey has been playing Shorty’s since the 50’s and has forgotten more about this island than you or I will ever know. He is truly a treasure and I ALWAYS look forward to his shows. He plays Shorty’s every six weeks or so but you can also catch him regularly at the Gaff’s belt sander races.
