GERALD D. JENNINGS, MAYOR, CITY OF ALBANY For twenty-five years, residents and visitors alike have been enjoying free outdoor performances throughout the City including performances put on

by Park Playhouse in Washington Park and the Alive at 5 riverfront concert series. Both were successes this summer as was the Albany Riverfront Jazz Festival at Jennings Landing (formerly the Riverfront Park). Always a great time in Downtown.

Throughout the fall, Albany’s beautiful parks and outdoor venues are great places to relax and enjoy the nice weather. Don’t miss out on the upcoming Downtown Albany Fall Car Show on October 12th or Fall Restaurant Week coming up October 19th through October 25th. Additionally, there is rumor that the Jingle Elf will reappear in early December.

Albany has so much to offer, whether its award-winning restaurants, thrilling entertainment, family festivals, or art shows, you can always find something for everyone to enjoy. I wish you all a safe and happy autumn season, and I hope to see you Downtown.

GEORGETTE STEFFENS, EXECUTIVE DIRECTOR Since working for the City of Albany, starting in 1997, I have listened to stories from my 95 year-old grandmother of her time living here. She talked about taking the bus to work at the baseball factory and how they got paid by the ball not by the hour so if you pulled too hard and ripped the leather and had to start over again you would not be paid for that time, as well as working as a waitress at the DeWitt Clinton and all the famous people that would eat there. She also talked of Thursday nights when all the stores were open and doing all of her shopping Downtown. It is stories like these that evoke a fond memory and special connection to our City that was the inspiration for the year’s Sculpture in the Streets exhibit.

The 2013 Sculpture in the Streets exhibit titled All Signs Point to Downtown is a tribute to the history of the central business district being the retail hub of the Capital Region prior to the creation of suburban malls through the restoration of the retail signs painted on the sides of the buildings in the BID. They highlight various industries and time periods. We also hope that they will renew interest in Downtown as a location for new retailers. Those retailers will join an ever growing list of businesses that have recently located in Downtown to service the daytime and residential population.

KPMG Executive, Mark Holtzman, Excited About Being the BID Board Chair What do you anticipate will be your priority as Board Chair?

There are a number of initiatives underway Downtown, from the continued growth in residential, to key decisions being made about the use of important Downtown buildings and property, as well as the upcoming Downtown Tactical Plan project, not to mention a significant upcoming Mayoral election.

Over the course of the last several years, we have developed and enhanced our partnerships with the City of Albany, Capitalize Albany Corporation and the Center for Economic Growth, among others. For the benefit of our current and future stakeholders, we need to ensure that the voice of the Downtown Albany BID Board, representing all our stakeholders, is heard in each of those conversations.

What will be your vision and goals for the BID for the coming year?

With the launch of our new brand campaign for downtown Albany - DAY Life, NIGHT Life, GOOD Life - I would like to see the BID incorporate all of our discussions, events and activities in that context; when we think of a new opportunity, or are requested to provide our support or view; ask ourselves how does that, in context, promote the downtown Albany brand? In addition, I would like to see us continue to pursue certain visual initiatives, through further consideration of a façade improvement program, within the downtown Albany arena. When traveling to different cities, you can often quickly get a sense of how an area ties together from a visual perspective. I would like our key stakeholders input on how best we may be able to accomplish this goal. We have history to maintain, but a well-thought out plan can improve our Downtown visual appeal at the street level.

Our challenge will be how to use this effectively to not only distribute information about downtown Albany, but to also gather timely input from our stakeholders on the relevant matters affecting them and funnel that into a way to make meaningful changes or provide the impetus to evaluate a new initiative.

What accomplishment are you most proud of from your time spent on the BID Executive Committee?

One accomplishment would be difficult to separate, but overall, I can say that the professionalism and sense of good stewardship of our stakeholder funding that the Executive Committee, as well as the entire BID Board, exhibits towards meaningful Downtown initiatives and events has been a source of satisfaction. I believe that the BID, through the expanded use of social media, our website, and other communication avenues has enhanced our existing stakeholders value in Downtown and been a significant peripheral contributor to the growth in downtown residential as a result. We have maintained a talented and professional BID staff, supplemented by an excellent cross-section of Board members, who contribute their time and talent to the BID. This has enabled us to generate new events, such as the Car Show, Blues Music Contest and most recently the Jingle ELF, as well as continue to enhance existing events such as the Restaurant Week series, and Sculpture in the Streets, among many others.

New Board Members Mark Aronowitz is Vice President of Real Estate Services for Omni Development Company, Inc., and has been with the company since 1998. Mark is a Licensed Real Estate Broker and is a member of the Greater Capital Association of Realtors (GCAR), the Commercial and Industrial Real Estate Brokers, Inc. (CIREB), the Institute of Real Estate Management (IREM), and the Building Owners and Managers Association (BOMA). He holds a B. A. in Political Science from the University of California at Berkley.

A Principal with Hinman Straub, Stephen Cleary is a member of the firm’s Government Relations and Health Law Departments. He represented clients before the Legislature and various State Departments developing and implementing strategies for the passage or defeat of legislation, particularly in the area of health care. A graduate of Dartmouth College, Stephen holds a J.D. from Albany Law School. He also proudly served in the United States Marine Corps from 1963 to 1967.

Mark Yonally is President of B. Lodge & Co. “Albany’s Oldest Store,” located at 75 N. Pearl Street. The recent purchase of 52 Columbia Street adds to the Yonally Family Downtown retail and residential portfolio, bringing two new retail business into Downtown.

A graduate from Siena College, Mark received the Excellence in Small Business Award in 2003 and the Business Review’s 40 under 40 Award in 2006.

Looking around downtown Albany, it’s hard to ignore the remnants of our strong retail beginnings. Ghost signs, a faint reminder of the way life used to be for previous generations, are still present on many of our beautiful buildings.

The resurgence of retail realized within our Downtown district, inspired us to restore just a few of Downtown’s ghost signs. We are proud to make tribute to our thriving retail past as well as give a firm nod towards future retailers and investment.

The 2013 – 2014 Sculpture in the Streets exhibit, titled, All Signs Point to Downtown, tells the story of downtown Albany as the retail hub for the Capital Region prior to the creation of suburban malls.

Over the summer months, the project restored several now faded or lost retail signs on the sides of historic buildings throughout downtown Albany. The restoration ranges from full sign repainting to partial restoration of sign pieces that can no longer be read.

Before the creation of suburban malls, downtown Albany was home to hundreds of department stores, retail shops, and retail related services. Today, we are proud to say Downtown is experiencing a resurgence of interest in locating retail due to the increasing residential population. This explosion of interest is credited as the inspiration behind this year’s Sculpture in the Streets program.

Design and historical accuracy is being followed and ensured through extensive research and assistance from the Morris Gerber Photo Collection at the Albany Institute of History and Art, the Secretary of the Interior’s Standards for Rehabilitation (National Park Service) and the City of Albany’s Historic Planner.

The exhibit includes restored ghost signs on Downtown buildings including: n 370 Broadway - Meginniss Electrical Supply, Inc. building n 376 Broadway - John Eagen Blacksmith building n 384 Broadway - R.B. Wing building n 120 Madison Avenue | Capital City Lodge No. 78 | Masonic Temple n One to three additional buildings (to be announced shortly) Originally building advertisements were painted by Wall Dogs, muralists from the mid 1890s to the mid 1900s who painted advertisements on billboards and walls in cities and towns throughout the country. Five regional artists were selected for this year’s project through an open call for artists. Those artists include: Michael Conlin, Chip Fasciana, John Reilly, Erik Savage (aka: Radical!) and Frank Smith. Collectively, these modern day Wall Dogs hold over fifty years of experience in sign painting with

This year’s Sculpture in the Streets program is funded through the generous support of sponsors. The exhibit is underwritten in part by Albany.com, The Beltrone Group, LLC, Capitalize Albany Corporation, George R. Hearst III, KeyBank, KPMG, M & T Bank, National Grid, O’Connell and Aronowitz, Omni Development Company Inc., and The Palace Theatre.

A walking tour map and booklet detailing the ghost sign exhibit, as well as their retail significance in Downtown, will be available in fall 2013.

Started in 2005, the Sculpture in the Streets program was designed to offer free, public art in various locations throughout Downtown for employees, residents and visitors alike. From local and regional artists to national and world renowned artists like Seward Johnson and kinetic sculptor George Rickey, the exhibits boasts an annual draw of over 10,000 people into Downtown.

The Backdrop of Sculpture in the Streets 368-370 Broadway | Meginniss Electrical Supply Inc. Building HISTORY: After the 1848 fire that ravaged over 200 acres in downtown Albany, property owner, Harmanus Bleecker, Jr., began rebuilding 368 – 370 Broadway into a 4-story brick building.

The building has always had commercial tenants in the ground floor space, including: watchmaker, S. M. Magnus, tobacconist, Isaac Sommers, Esco Electrical Supply, U.S. Tire Company, Morton Havens Jr. Inc. Electrical Supply and what it is known for today – Meginniss Electrical Supply.

During the building’s history, ownership changed several times eventually being owned by F. Regester Meginniss in 1927. Meginniss Electrical Supply operated out of the space until 1974 or 1976.

PRESENT: In 2012, the Irish American Heritage Museum opened on the first floor. Adding to the residential growth in Downtown, the upper floors were recently renovated into six up-scale apartments.

376-378 Broadway | John Eagan Blacksmith Building HISTORY: Built in 1849, the John Eagan Blacksmith Building is a 4-story brick structure with a pair of retail windows and entrances on the ground floor.

The John Eagan Blacksmith shop was located at the back of this building. The shop was separate from the Broadway side having its own entrance at 8 Liberty Street.

Historically, the ground floor housed a long list of single or double occupancy retailers including: C. W. Tacey & Co. (patent oil and camphene), W. H. Watson (dry goods), Smith & Eichenbroner (fancy dry goods), Cushman & Co. (liquor), Albany Pharmaceutical Co., Forest City Paint & Varnish, The Glidden Co., Heath & Mulligan Mfg. Co., H. S. Braun (auto supplies), Marvin D. Weel Company (office supplies), Broadway Wine & Liquor, James Condura Restaurant, James Paulo’s Restaurant, Chef’s Restaurant, Fleur-Lite Co. (fluorescent fixtures), Home Improvement Co., Rapid Photo Reproduction Inc., Capital Employment Agency, Witt Tax Centers Inc., and Kay’s Tax Service.

PRESENT: The building was purchased 15 years ago by Neil McGreevy and is home to McGreevy ProLab Inc., specialists in all photography services including: film, scanning, printing, mounting, custom albums, artwork/copy and restoration.

384-386 Broadway | R. B. Wing & Son Building HISTORY: Designed by architect, Walter Hunter Van Guysling, the building was constructed in 1914. Reminiscent of early Dutch scale and usage, the structure is a 3-story Flemish Revival, constructed of wood and stucco. Between the third floor window pairs is the iconic polychrome rendering of a sailing ship and two dolphins, symbolizing the marine trade. The sign was fabricated by James McKinney & Son in 1916.

R. B. Wing & Son moved their business from the original Quay Street location to 384-386 Broadway in 1916. At the turn of the century when railroads began replacing the shipping business R. B. Wing & Son shifted gears from the ship quarry business and began supplying hardware, milling supplies, and machinery to the growing construction industry.

The Wing family stayed in the hardware business until 1996.

PRESENT: John G. Waite Associates purchased the R. B. Wing & Son Building from the Wing family in 1997. Currently, the awardwinning architectural firm’s offices are on the third floor, with the Albany Convention Center Authority occupying the ground floor.

120 Madison Avenue | Capital City Lodge No. 78 | Masonic Temple HISTORY: Designed by architect D. Stuart Douglass, who office was at 100 State Street, the building was constructed in 1912 as a brick store for Mr. E. S. VanLoon at 116, 118, 120 Madison Avenue.

The building was used as one of Albany’s “Little Italy’s” social and cultural centers from 1924 to 1970.

PRESENT: The meeting place for the Capital City Lodge, No. 78, Shiners, Order of the Eastern Star, as well as many other organizations, the building is still used as an event hall, available for rent.

What is a “Wall Dog?” During the end of the 19th Century and the first half of the 20th, a group of accomplished and devoted artists hand painted signs on walls and barns in towns and country sides all across America. These hard-working, committed artisans were known as, appropriately if unglamorously, Wall Dogs.

Wall Dogs’ talents were not limited to artistic prowess. They were also skilled carpenters, masons, salesmen and acrobats. In the early 1900’s there were no pre-mixed paints, forcing sign painters to rely on chemistry to mix their own using lead paste, linseed oil, and dry pigment to create their medium.

Wall Dogs faced many perils while performing their craft. They had to build their own scaffolding and lifts using boards, ropes, and pulleys, often working alone to maneuver up five, six, or seven stories. They worked long hours in the hot sun and sometimes into the night where visibility was severely hampered. And, of course, there was the risk of excessive exposure to lead which often penetrated the painter’s skin and was absorbed into his blood stream causing numerous ailments, including neurological disorders, hearing loss, and mental degradation.

There were two forms of signs most Wall Dogs produced: handlettered and pictorial. The hand-lettered were mostly standard block letters applied directly to the wall’s surface. Brick walls were preferred because the painter could use the mortar joints as guides and the bricks themselves as a measuring tool.

The pictorial signs included a graphic image, often a logo or trademark. These signs were designed in a studio and transferred to the building using a “to-scale” grid method. The Wall Dogs who produced these signs relied on their artistic abilities to produce a range of mixed paints to achieve the proper contrast and color balance, perspective, and eye-catching and memorable design.

Although there are still a number of Wall Dogs working in America today, most of these hard-working artisans have become a sign of our past like the ghost signs that remain in cities and towns across the country. We salute them and thank our Wall Dogs: Michael, Chip, John, Erik and Frank for their talents and dedication to our downtown Albany project.

Meet the “Wall Dog” Artists Michael Conlin Originally from Long Island, Conlin has been a working artist for over 15 years. Based in Albany, Conlin works as a Muralist and Sign Painter. Some of his local clients include the Honest Weight Food CO-OP, City Beer Hall, the Albany Barn, 42 degrees and the Spot Café in Saratoga. He has also exhibited in numerous solo shows throughout the country as well as many First Friday shows in Albany. Currently, he is working on several ongoing sign and mural projects in the area.

Chip Fasciana An independent artist living and working in Albany, New York, Fasciana is one of the founders of the critically acclaimed Albany Underground Artists. This past year he created his largest and most successful body of work to date, entitled “Life and Death.”

Almost all of the pieces constructed were made of hundreds of pounds of bread and animal bones. The show was hung as a solo exhibition at Albany Center Gallery and was touted by The Daily Gazette as one of the Capital Region’s top ten exhibitions of the year, sharing the bill with shows at The Tang Museum and Mass MOCA. He was recently presented “Artist of the Year” award by Albany Center Gallery. Fasciana holds extensive experience in art handling, historical preservation, murals, signage and interior design projects.

John Reilly New York sign maker, John Reilly, has been in business since 1982, serving the needs for companies, businesses, organizations and individuals alike. As the owner of a full-service signage company providing a wide-range of services from large scale corporate and industrial signage to personalized hand-crafted signs, John is a detailed artist committed to crafting design that is not only esthetic but produces results.

Erik Savage Also known as “RADICAL!” Savage is an artist living and working in New York’s Capital Region. His work has been exhibited locally, nationally and internationally in cities such as New York, Boston, Los Angeles, and Copenhagen, Denmark. Currently a student, Savage has already received his A.S. in Fine Arts from Hudson Valley Community College.

Frank Smith As a professional tradesman, Smith has been using his skills to make unique, creative, and custom signs since he founded Frank Smith Signs in 1980. Originally, all of his work was hand lettered or calligraphy. From New York City storefronts to unique camp signs, Smith has since expanded his work to include carved and gilded signs, illustration, logo design, storefront, office and vehicle lettering, menus, menu boards and so forth.

Looking Back:

Downtown Retail

In the 1950’s and 60’s, Albany boasted an enviable and lively retail life in its Downtown business district. North and South Pearl Street, the side streets - Maiden Lane, Columbia and Pine bustled with shoppers especially Thursday evenings when stores were open until late into the evening. New York’s blue laws closed retail on Sunday in that era.

The Nation, newly emerged from a war mentality, resumed commercial production with gusto to meet consumers’ pent-up demand for style and personal service. In the 1950’s it was the fashion to coordinate your stockings, gloves, hats, purses, and shoes. The counter-culture of personal service also opened the doors for employment for women on Main Street.

All that changed in the late 50’s & early 60’s with the creation, first of the strip mall and then the suburban mall. But with resurgence of residential all of that is changing. We have begun to see a reverse in the trend with more retailers choosing Downtown for their location. Pretend for a moment it is the 1950’s and enjoy a stroll down our streets to experience our new and old retail offerings.

Do You Remember When?

We hit the streets to talk about memories of retail past in downtown Albany.

Here are just a few of the things people remember. “ My sister Tracy and I used to take the bus to downtown Albany with my mother and grandmother when we were really young. We would often visit Sherry’s Department Store where they had a woman who worked in the elevator. I dreamed about doing her job when I grew up. It was really exciting for us to come Downtown, we would have lunch at the counter at Woolworth’s and sometimes my mother would leave my sister and I while she went to do her shopping. There was always a trip to the candy store as well. When I got older, maybe 11 or 12, I would take the bus to Lerner’s and then get Pizza at Jonathan’s (I was a size 3). Well I’m no longer a size three, Sherry’s closed so I never got that elevator job, but I’m still working in downtown Albany.”

“ Growing up my neighbor was a very elegant woman who worked for Mr. Charles Shoes which was located in what are now our BID offices at 40 N. Pearl St. When I was a little girl, I’d sit in the window and wait for her to come home. She took the bus to and from work every day. The impetus for waiting for her is that I was dying to see what she would be wearing that day. I don’t recall her ever wearing the same thing twice. She had a shoe collection to die for. To me, as a young girl, downtown Albany was where you found fashion. It was the big city to me.”

downtown retail Over the years, retail in downtown Albany has gone through cycles but the perception has been that there is nothing to do in Downtown. As the Capital District’s entertainment hub, nothing could be further from the truth. As we move forward and shift perception, we invite you to come Downtown and start noticing how many activities there are to experience and places there are to shop. Enjoy the DAY Life, NIGHT Life and GOOD Life that is downtown Albany.

NEW BID STAFF Jessica David joined the Downtown Albany Business Improvement District following her graduation from S.I. Newhouse School of Public Communications at Syracuse University. In the summer of 2012 Jessica served as a marketing and communications intern for the BID. During this time she assisted with various events and projects including the Sculpture in the Streets Garden Party Silent Auction. Jessica has also held communications and outreach positions at the American Red Cross of Northeastern New York and the Fair Housing Council of Central New York. Throughout her various positions Jessica has gained experience maintaining social media outlets, hosting fundraisers and events, creating outreach materials and promoting organizations.

Ms. David holds a Bachelors of Science in Advertising from Syracuse University. She is excited to join the BID full time and promote the GOOD Life Downtown. downtownalbany.org

Destination Downtown Angela’s Bridal carefully packed up their high-end, designer wedding gowns this past June and moved their retail shop to downtown Albany. Relocating from the Westmere Plaza on Western Avenue to the 8,000 sq ft former bank at 126 State, owner Janet Cooper feels she’s found the final piece of her vision. Not only does the new location provide more space for on-site alterations, every occasion dresses and private bridal suites, but its proximity to other wedding and event venues and retailers, makes Angela’s Bridal positioned well.

Formerly the Head of Wardrobe for the English National Opera, Janet took over Angela’s Bridal four and a half years ago and since then has doubled sales, serving over 450 brides annually.

In addition to her experience with gown design and tailoring,

Janet’s commitment to offering exclusive designer brands and superior customer service attracts brides from as far as Vermont, Pennsylvania and Connecticut. Angela’s Bridal continues to expand its audience reach by hosting an annual fashion show, landing on multiple episodes of TLC’s “I Found the Gown,” as well as receiving numerous regional and national awards.

The introduction of a high-end wedding and event retailer only strengthens downtown Albany’s urban destination wedding appeal, as Angela’s Bridal brings more than designer names to Downtown. An increase in weekend retail traffic, out-of-state visitors and perhaps weddings themselves can be expected.

A Capital Idea Chris Pratt opened the Pearl Street Pub in the fall of 2009 to rave reviews and has repeated the business model successfully in other areas of Albany. He, along with Alessio Depoli and Dawn Lynch, have again joined forces and opened up another establishment in Downtown, again to rave reviews. Seems the formula they had created is working. We sat down with Chris to find out more about The Capital American Eatery & Lounge.

Your latest venture: The Capital - American Eatery & Lounge opened in July. What was your vision for the new restaurant?

Our vision for The Capital - American Eatery & Lounge is to offer a new dining/lounge experience for the Capital Region that focuses on local & statewide food and drink. We’ll feature New York State craft beer on tap, local cheeses, an assortment of New York wines and more.

How does this concept differ from your other Downtown business - The Pearl Street Pub (PSP)?

The PSP is a neighborhood pub with a dance club in the back space. The Capital caters to a professional crowd, opening at 4:00 PM for casual dining including entrees, tapas and lighter fare. We are emphasizing regional offerings and goods including 12 draft lines showcasing the best New York crafted beer and even our wine selection includes seven of New York’s finest. The Capital is an ideal spot for friends and family before or after a show or a casual night out.

What is the strategy behind opening up another business across the street from your first business?

My partners and I truly believe in Downtown and the aspects

that urban living offers. We are impressed by the success and dedication of the high-end restaurants in the area and decided we wanted our new venture to cater to the different residential demographic that we see coming into Downtown to live. Having another place across the street will only enhance the PSP. You’ve been such an advocate for downtown Albany. What are your thoughts on the revived interest in residential? Did this have any bearing on your decision to move forward with your second venture?

I am a huge advocate for downtown Albany. We have made a significant investment in this new location and in the PSP. I am extremely optimistic about our future down here. I see the plans for new residential and I get excited. This project has totally been predicated upon the fact that Downtown is changing into a residential/commercial area and we welcome this.
