The Thornwood: Dining With Straight Stairs in the Rosewood
Each month, we’re excited to showcase how flexible and adaptable your future home can be with us. By redesigning the stairs in this plan, this allows space for a dining area.
Welcome! It’s hard to believe we’re already into August! July was another fun month filled with community connections, successful events, and exciting activity across our communities. One of the highlights of the month was hosting several Late Night Open Houses. There was something special about touring beautiful homes on a warm summer evening, and the response was fantastic. Thank you to everyone who stopped by to explore our Quick Possession Homes and meet with our Sales Team. Speaking of Quick Possession Homes, they’ve been selling quickly! If you’ve been thinking about making a move, now is a great time to visit our website and browse our current inventory. With homes available in several of our communities, there’s something for every stage of homeownership.
We were also proud to continue supporting organizations that make a difference in our community. Morgan Bolton had the pleasure of presenting Doug Tarry Homes’ sponsorship donation to the St. Thomas Jr. Stars, alongside U11 player Emmett, who accepted it on behalf of the team. We’re honoured to support the next generation of young athletes and wish the Jr. Stars a fantastic season ahead.
AUGUST NEWSLETTER | Page 3
Another memorable experience this month was learning more about Volt Hockey. Suzie had the opportunity to try out a Volt Hockey chair and meet Ethan, one of the program’s incredible athletes, along with his parents. It was an inspiring experience that gave us an even greater appreciation for the sport, the athletes, and the community that supports them. Thank you for welcoming us, Ethan. We’ll be cheering you on every step of the way!
We’ve been hearing from many of you asking for updates on our upcoming Union community, and we truly appreciate your excitement! While we’d love to have more to share, the reality is that the development is still moving through the necessary stages, and it won’t be ready anytime soon. We know that’s not the update you were hoping for, but we’d rather be honest than make promises we can’t keep. The good news? As soon as we have more details, you’ll hear them here first. Thank you for your patience, and we can’t wait to share what’s next when the time is right. As summer begins to wind down, we’re looking forward to another exciting month ahead and continuing to connect with homeowners, future homeowners, and our community.
Warm regards,
The Sales and Marketing Team

A message from our President WHERE THERE’S SMOKE THERE’S FIRE? Recently, southern Ontario was blanketed with dense smoke from all the fires burning in Northwestern Ontario. My heart goes out to all the communities that were affected by this devastation. This environmental disaster is another clear indication that we are all interconnected on this big ole’ planet that we call home. Much more needs to be done, from reducing our carbon footprint generally, to helping these isolated communities with rebuilding their communities, and in a more resilient manner. Fires are simply going to happen again, so we must address this need. Locally, for our own homes, there are specifics that we can address. In speaking with a member of my staff, they commented that after a few days they noticed the inside of their (older) home began to smell like campfire smoke. “I have a furnace and an AC, so how did I get a smoke smell in my home?” Because air pressure brought the smoke into the home, through the walls, the floors and the ceiling. Anywhere that we have holes in the exterior of our home that air can pass through is a potential point of entry. That’s why we want to build a super tight building envelope so that we don’t have contaminated air entering our homes. The concept is “Build it tight and then ventilate right”. If you have, or are buying, an ENERGY STAR® or Net Zero home, you’ve already gone a long way to reducing your family’s exposure to this dangerous air pollutant by living in a more airtight home.
AUGUST NEWSLETTER | Page 5
But what about the “ventilate right” part of the concept? All new homes are equipped with either an HRV or an ERV. These act as the lungs of your home, and we often refer to them as a “fresh air machine”. The ideal set up is to have your HRV / ERV run on a smart mode setting where it will bring fresh air into the home for roughly 20 minutes out of every hour, 24 hours a day. Except when we have a major air quality event such as these recent fires. When this happens and our outdoor air becomes dangerous, it might be a better strategy to set the system onto recirculation mode for a few days so that you do not bring these contaminants into your home. In general, outdoor air is going to have less pollutants than our indoor air (we breathe, we cook, we use the washroom, and we have pets), so it is a good solution to go to recirc mode in the short term; once the event has passed, it is important to put the system back into a ventilation mode and get that fresh air back into the home. Many customers might also like to open their windows to air out the home. That is an additional acceptable method of ensuring you have the best possible fresh air within your home. If you have questions on how best to set up your home’s ERV, please reach out to our team at Abode Home Comfort, or look to our video tutorials.
Yours in home comfort.

Eagle Ridge Purchasing a new home is a significant milestone in the lives of our clients. The early design phase of a new build is so exciting, and is one of my favourite opportunities to work alongside our Design team and connect with our clients. We are so fortunate to have a team of highly skilled, and very creative designers who help bring visions to life. We recently gathered in the Eagle Ridge model home to help design a custom front elevation with our clients. All I can say is WOW! Our clients had some wonderful ideas and specific requests, and our Design team took it from there, creating a modern twist on a traditional elevation. I can’t wait to see this home added to the beautiful streetscape in Eagle Ridge.

“Bought a Doug Tarry home in Millers Pond. Really like the attention to detail and the quality of the home. Thank you Drew for your amazing help to us in finding the right home for us. We also would like to say a big thank you to the landscaping team who are super friendly and always keep us in the loop with the landscaping progress. This has been the best home buying experience we have ever had. Thank you to the Doug Tarry team for hiring such great employees.”
HALF A YEAR OF FATHERHOOD: I have had so much fun and so little sleep enjoying the first 6 months of fatherhood! Lots of crawling, climbing, babbling, exploring, and cuddling. I have noticed so many young families here in Miller’s Pond, and it truly is such a great spot to start or raise a family. Cheers to all the new families and future generations! DO YOU KNOW THE DIFFERENCE BETWEEN AN ARCHWAY AND AN OPENING?
During the quote stage and while reviewing your drawings, you may come across construction terms that aren’t always familiar. Understanding these terms can help you better visualize the features included in your new home. So, this month’s question is: Do you know the difference between an Archway and an Opening? The Design Team is here to help! The difference is simple: • Square wall opening → Trimmed Opening or Untrimmed Opening • Curved wall opening → Trimmed Archway or Untrimmed Archway Although the difference may seem small, using the correct terminology helps ensure everyone, from homeowners to designers and trades, is referring to the same feature. It also makes our drawings precise and helps ensure the home is built exactly as you expect. Warm regards,
the Home Designer Team

Customer Care Greetings from the Customer Care team! With all the summer heat in full swing, we’d like to remind you to keep an eye on the humidity in your home. Your optimal indoor humidity is 45%RH as read at the ERV thermostat, although mid summer or winter you may struggle to keep it there. In this summer heat you may need to purchase a dehumidifier and install it in your basement. These vary in price so choose one that fits your budget. Not only will it help get the humidity out of your home, but with a lower humidity level your air will feel cooler in the home. Comfort is a high priority but so Is efficiency. Your HVAC system won’t have to work as hard to cool or heat your home if you can keep your humidity level stable. As always we want you to enjoy your home and live as comfortably as possible. Warm regards,
the Customer Care Team
