Community News
St Leonards & St Ives Parish Council At the end of April the Parish Council held its Annual Parish Meeting. After giving the Annual Report of the Parish Council Mrs Pat Shepherd gave an interesting and informative talk on the Munich Olympics of 1972. The speaker, Mrs Shepherd had been part of the Rhodesian Team which was forced to withdraw for political reasons. The Parish Council was disappointed with the number of attendees and is looking at ways to encourage more residents to attend. The statutory part of the meeting is kept to a minimum but it is the opportunity for residents to directly have their say and ask questions of the Councillors. Perhaps you have an idea of who you would like to hear speak, what would stir your interest? Please let us know. Councillors are all unpaid volunteers and are doing their best to improve the lives of residents and help the community they live in. Currently we are investigating a burial ground for the Parish and reviewing emergency procedures in the event of a major event. The Council has become the Sole Corporate Trustee of the Youth Club to ensure its financial stability. The Club would not continue though without the hardworking group of volunteer parents and paid Youth Leader and we are grateful for their efforts. The Club runs on Wednesdays (older group) and Fridays (younger group).

Heritage: The Other William In March 1878, William Bell was born in Australia, but, following the death of his father, his mother brought her young family back to Surrey. He married well, to Kate Beatrice Miller in May 1902, the couple here seen outside her parent’s home “Bellevue” in Sutton. It seems likely that his elder brother Richard may have been involved in obtaining loans for him to purchase St. Leonards Poultry Farm, with its large house “Heather Grange” on site. Founded in 1881, that farm had occupied a large site on the corner of the A31 with Boundary Lane, but
has at times been confused with the “egg farm” in the 1920s, next to the church, now largely Hobb’s Park (Hobb was a popular vicar in the 1960s). Bell appears initially to have made a success, marketing his chickens, eggs and associated equipment, winning numerous trophies in the process. However, he appears to have overextended his financial liabilities, by purchasing extensive land areas. This included taking on the unsold plots of the Earl of Malmesbury’s St. Leonards Estate, arranging an £850 mortgage with the Earl to do so. He improved Gipsy Bottom (today the lower end of Woolsbridge Road) and provided the origins of Cedar Avenue and Braeside Road to give reasonable access to the 1 acre plots behind the 4 acre ones along the main road. Half an acre of one site was donated to the parish, on which the first “All Saints” Church would be built in 1912. He also took out further loans, eventually totalling over £5,000, to

purchase 300 acres of land behind “Heather Grange” and the farm, thus becoming “The Grange Estate”. To provide access to the freehold plots into which it was divided, he provided Grange, Wayside and Foxbury Roads. The catalogue includes advice and pictures suggesting, rather as would William Webb in the 1920s, that the poor quality heathland could be made productive. Fifty four plots of 5 acres or more were offered in 1911. Some sold for between £15 and £20 an acre, but most did not. The lead up to WW1 probably did not help, but disaster struck around 1913. One of the Trustees for Bell’s Grange Estate loans died and they were called in. His brother may have bailed him out, but Bell was declared bankrupt. The Earl’s estate managers were advised to reclaim their unsold plots, as there was no chance of recovering their funds. In both cases very little changed until after the war. Tales persist that the Grange Estate plots were largely taken up by exservicemen, but the evidence of the papers at HRO Winchester suggests this was more likely a case of them becoming tenants of the people who did purchase them. It was these families who subsequently lost their homes and livelihoods, many due to foul pest and the industrialisation of egg production during the 1930s. Bell’s bankruptcy saw him swiftly removed from the Church committee. With his family, he returned to
Australia, where they were settled in an outback farm owned by one of his family. “Heather Grange” was requisitioned by the military in WW2, but suffered a major fire in the 1960s. The last remnants were demolished in 2016. Meanwhile, the two estates have expanded out of all recognition. Some of these facts only came to light in August 2010, when one of Bell’s granddaughters from Australia visited Ringwood seeking his story, met with the author at the Meeting House, and was taken on a tour of all the sites in the parish. RAY’S “IN THE MOOD” AS THE WORLD’S GREATEST BIG BAND SWINGS INTO BOURNEMOUTH
THE GLENN MILLER ORCHESTRA• PAVILION THEATRE, BOURNEMOUTH • SUNDAY 25 JUNE 2017
The Glenn Miller Orchestra, led by Ray McVay and featuring the Swing Time Jivers and The Polka Dot Dolls, will be appearing at Bournemouth Pavilion Theatre, on Sunday 25 June. Back in the late ‘30s–early ‘40s, Glenn Miller and his Orchestra packed the dance halls in the United States. The band enjoyed a string of hits like In the Mood and Tuxedo Junction as well as Moonlight Serenade, Chattanooga Choo Choo, Pennsylvania 65000, American Patrol and many others - songs and melodies that have stood the test of time. World War II brought the Miller magic to the UK. While British men were bemoaning the influx of G.I.s - “overpaid, oversexed and over here” – they acknowledged that at least the Americans brought some great music with them. In 1944, the band’s musical style and showmanship immediately endeared them to UK audiences. They played around 80 concerts across the country and performed some 40 radio broadcasts between July and December of that year. On December 15, 1944, Glenn boarded a single engine C-64 Norseman aircraft to travel to Paris, France where he was to make arrangements for a Christmas broadcast. Tragically, the plane never reached France and was never found. As far as UK music-lovers were concerned, a special relationship had been forged between them and Glenn Miller and his music – a bond that continues to this day. The current UK band was put together in 1988 by legendary musical entertainer Ray McVay in conjunction with Glenn Miller Productions in New York. McVay, previously best known as musical director for the original Come Dancing series on BBC, approached the offices of the Glenn Miller estate 29 years ago seeking an arrangement to operate a Glenn Miller Orchestra in UK. Since then, over the last quarter of a century, this great orchestra has built itself into something of an institution as it tours the top
provincial venues in the country as well as satisfying a demand for Miller’s music in Europe, Asia and South America. The Orchestra maintains the exact line up on stage devised by Glenn, consisting of the leader, five saxophones, four trumpets, four trombones and three rhythm plus a male and female vocalist. The show features the sublime voices of Mark Porter and Catherine Sykes as well as the glorious harmonies of the Moonlight Serenaders. The band’s library comprises of more than 200 scores, many of them from the original library, which includes terrific arrangements from both the civilian and Army Air Force orchestras. Songs made famous by the likes of Frank Sinatra, Dean Martin and Louis Armstrong are all featured in a show which also pays tribute to other big band leaders of the era like Artie Shaw and Benny Goodman. The current orchestra leader, Ray McVay, brings over 50 years of musical entertainment experience to the job of putting smiles on the faces of today’s audiences. The musicians are young and energetic and, it seems, constantly on the move. You’re quite likely to find a bass trombone sneaking up on you and making a rude noise! So, if you want to relive the music and songs of an era that gave birth to rock’n’roll or even experience it for the first time, come along to Bournemouth Pavilion Theatre on Sunday 25 June.

Avon Heath Country Park: Frequently Asked Questions Why do you have cattle on the park? Grazing animals have always been a feature of heathland management. Cattle help to suppress scrub encroachment and to develop a varied vegetation structure, they also help to maintain plant diversity on wet heath, providing niches for now rare plant and animal species on bare ground, and to maintain low nutrient levels. The cattle we have grazing on North and South Park are British Whites. Our grazier keeps a close eye on them, and can often be seen driving his land rover, followed closely by a herd of cows who know he has food on board!! Why don’t you have any bins on the park? The reduction in litter on the park since we took away the bins is staggering! Litter is very dangerous for wildlife, unsightly, time consuming to pick up and expensive to have taken away. We do have a small bin in the Heathland Discovery Centre and the café are happy to take rubbish from you if it is something you’ve purchased from them. Otherwise we kindly ask you to take your rubbish home allowing more of our time and money to be spent on managing the heathland for wildlife. Why do I need to pick up all my dogs mess, even if its off the footpath? All dog mess should be bagged and binned, it is one of the most contentious issues on the park. Apart from the more obvious issues of getting on peoples shoes and pushchairs, adding nutrients to the soil, being full of nasty bacteria that can cause blindness in children we also found that in a recent survey, wheelchair users said they were
put off coming to the park because of dog mess. It is particularly unpleasant when it gets on the wheels of their chair, which they have to turn using their hands, and which they then have to put in the boot of their car! Why aren’t there more dog poo bins on the parks? Dog poo bins are emptied by hand, the bags are loaded onto a vehicle, therefore they need to be sited somewhere with good vehicle access. We try and site them as close to the busiest areas of the park as possible. Most dogs like to “go” fairly soon after arriving on the park, which is why we have one at each car park. The bins are emptied regularly and we are charged for this service, which would then have to be passed on to our visitors via car parking fees etc. Why do I need to stick to the paths between March and September? Ground nesting birds such as the Nightjar and Woodlark are completely reliant on the heathland habitat. Nesting on the ground makes their eggs and chicks very vulnerable to disturbance, and whilst humans and dogs may not always trample or damage the eggs or chicks directly, they can easily scare the parents off the nest and leave the contents exposed to predators. We also have all 6 species of native reptiles active on the park at this time of year, sticking to the paths avoids disturbing or harming any reptiles and it is safer for yourselves and any dogs to stay out of the heather.

Fancy That! One of the Priest’s House Museum’s new exhibitions this spring explores handicraft for pleasure and employment. Lacework, embroidery and quilting were undertaken by the poor to earn a living, the wealthy to adorn their homes and later on by everyone as a hobby. Amongst the displays can be found a pair of hand knitted yellow gloves known as Ringwood or riding gloves. These warm gloves are replicas of those knitted by a local resident who, along with a relation, used to knit at home for W. Ayles and Son of Ringwood. Often children would help by knitting just the cuffs. They were knitted using a special ‘cross hatched’ ribbed design known as ‘knots’ that would not slip when wet. Gloves like these were first made as a cottage industry during the 19th century. Between the First World War and the Second World War, under new ownership, gloves were now being sold to London stores. Over 800 knitters, not all local, were involved in their production. During the Second World War 3000 pairs of navy blue gloves, in response to Churchill’s appeal, were sent to aid the people of Russia.

Unfortunately demand for these gloves ceased with the arrival of cheap imported gloves. In 1958 Ayles and Son finally gave up the production of hand knitted gloves.

Three Days of Agricultural Fun and Entertainment at the New Forest and Hampshire County Show The New Forest and Hampshire County Show will be bringing three days of agricultural fun and entertainment to New Park, Brockenhurst on 25th, 26th and 27th July 2017. With livestock competitions, main ring attractions, International Show jumping, local produce and cooking demonstrations to name a few, there will be something for the whole family to enjoy. Jamie Squibb will be returning to the Show to entertain visitors in the main ring with his exciting motocross stunt display. Jamie Squibb rides a Kawasaki KXF450 and is a three times British Champion who has ridden all over the world. Jamie’s team will demonstrate their daredevil bike tricks both on the ground and in the air whilst jumping across a 60ft gap whilst 40ft in the air. Visitors can watch them complete a variety of different stunts and jumps. They will be performing twice each day in the Rathbones East Ring. Jamie Squibb will be just one of a variety of main ring attractions entertaining the crowds in the main ring at the 2017 New Forest and Hampshire County Show. In addition, the Show will host International Show jumping competitions, The Grand Parade of Livestock, Inter-Hunt Relay,
Scurry Driving and the Pony Club Mounted Games. New attractions featuring at the Show in 2017 include free interactive cooking workshops for children, polo demonstrations, baking competitions and the brand new Garden Tearoom located in the Flower and Gardening Show. There will be lots of educational activities across the showground with milking demonstrations in the Cattle Section, egg hatching in the Poultry Tent, vegetable planting in the discovery zone as well as the return of the ever popular Sheep Show. Tickets for the New Forest and Hampshire County Show are available to purchase online via the New Forest Show website. Visitors will receive 15% off all tickets purchased online before Tuesday 18th July 2017. A shuttle bus service will be running throughout the Show between the showground and Brockenhurst train station which will be free for all advance ticket holders. The Dorset Publications Camper Van Nellie took us fishing! This was another new experience for Nellie and she was rather excited. Grandma however was not so thrilled. Having been a fisherman’s wife for over 50 years the thought of one more day by the water was not so inspiring. I am sure any ladies out there with husbands who love to cast a line, will understand her reaction. When Dad proposed to Mum in 1962 he did add… “But I do go fishing…” Mum has never lived it down. As a child, nearly every Sunday of the fresh water fishing season, I loved to go to the ponds with Mum and Dad. Picnic in hand of course. Later when my sister was born, she was less enthralled and used to wonder off looking at the flowers and the birds. She still does that now! My best catch ever was a tench in Ireland when I ‘borrowed’ Dad’s huge rod (I was 13 at the

Nellie and family after a long day’s fishing time) and refused to let him help me bring the fish in. I was very proud of that one. Guess who takes after her Dad? So, Nellie was ‘chomping at the wheel’ to get going. Hordle Lakes near Lymington she decided to drive us to. It is a great place for the family as well as the more keen, carp fisherman. With separate lakes you can choose your level of skill. Bob’s Lake has recently had 30 pound carp added to it! Can you imagine getting one of those on your line? Well there were certainly men there who were doing just that. One man was having a cigarette after his line broke… he was looking into the sky dreaming longingly about the ‘one that got away’. Maybe us women should try and understand this more… We set up in “Tench Lake”. There was a family right next to us and with all the commotion we created I think they wish we hadn’t. Ever had that feeling? Hayden has fished with Grandad many times. In fact when he was only two years old he picked up a rod as if he was 50 and had done it all

29 his life. Funny how children do that. Now every time we go fishing with Dad we catch fish, and I mean a LOT of fish! Today was no exception. After two hours of catching common carp, F1 carp (those that have no barbels, are a hybrid and cannot regenerate - I found out), mirror carp, roach, and even a tench that Hayden caught, the fish were literally eating out of our hands. It was so good in fact Grandad taught Hayden the technique of “mugging” or “dobbing” where you quite honestly drop the maggot into the fishes mouth! That is illegal in match fishing of course, but Dad said the likelihood of being able to do that up north near Hull where they live, was nigh on impossible. Hayden (and Grandad) had fun with that. Hayden also learned the technique of using a feeding pot off the end of the rod, tipping the maggots into the water right where the float and hook are. Very clever. Now Stephen, unlike his son, was not born with a fishing rod in his hand…. He got the prize for the tiddlers and if he broke off once and lost the hook, he must have broken off twenty times. Nellie tried to tell him that it wasn’t a tug of war or a wrestling match. Maybe a light touch would work? It was all to no avail. The funniest part was when Stephen did get a fish on the hook and promptly started walking along the bank with it, taking the rod over Grandad’s

Debbie getting in on the action too! head (who ducked quickly, looking very quizzical), and continued marching along! Did I laugh. Nellie too! Of course it was another fish that got away and I don’t blame it, it was enough to scare the toughest ones off. We did explain that fish don’t have legs. Poor Stephen. Stick to the day job. Mum and I had gone for a rest. I thought we would be able to sit there for few hours relaxing, but that was not the case. We were up and down taking photos, videos, making cups of tea, getting burgers from the burger bar and generally keeping the men happy while they cast their lines and had a lot of fun. It was a great day all round. I am still not sure why the two men opposite decided to pack up and leave about an hour after we arrived. Oh oh… The skimmer carp were fun to watch on the water, the friendly robin sitting on Hayden’s rod, the gentleman who fishes every day having worked in aviation all his life and could talk for England… It is such a friendly place. The weather was beautiful. It is days out like this with the family that make life worth while. Pleasurable memories we can definitely look back on. Nellie was so pleased she was able to help and create such a moment. That is her purpose and what a great purpose to have. Where will she take us next? By Debbie Corney

Miriam Margolyes By Tim Saunders Retirement is increasingly becoming a luxury of the past. While for some the cost of living is the reason, for others working is addictive and good for the soul. This desire to keep working can be found in all sectors, from scientists (Professor Stephen Hawking is 74) through to business people (Sir Alan Sugar is 69 and Sir Richard Branson is 66). And even in the world of fame. Seasoned entertainer Bruce Forsyth is 88 while David Attenborough the naturalist is 90. BAFTA award winning actress Miriam Margolyes is a comparative youngster at a mere 75. She is widely known for her role as Professor Sprout in the Harry Potter films. Miriam is as busy as ever, not just with her acting but also her work as a voice artist. “Sorry we’re going to have to reschedule our interview,” she says to me, “I’ve got another job on.” But we’re able to catch up at a quieter moment. It is a craving for success that drives Miriam to work even harder. “I don’t think I’m as successful as I would like and I don’t think I’m as successful as people think I am. I’m just in the front rank of the second raters as Somerset Maugham put himself. I think I’m hugely talented and I think I have the potential to be great.” As a voice artist, she has quickly become wellknown to countless children the world over as Weathersnike in Bottersnikes and Gumbles. Set in Australia it tells the tale of the evil bottersnikes: ugly, lazy creatures whose ears become hot when they get angry. The Gumbles are small, giggly things who the bottersnikes
try to enslave to make them do all their chores. This programme is aired in both Britain and Australia, a relationship that works well for Miriam because she has divided her time between the two countries for years. In 2013 she was presented with her Australian citizenship certificate by then prime minister Julia Gillard. And she isn’t as wealthy as some might envisage. “I don’t have more than half a million in the bank… Some people would say that’s pretty wealthy but I think you have to have a million in the bank before you’re wealthy.” Miriam does own or part-own a few properties, a home in south-west London, a Tuscan farmhouse and a penthouse close to Bondi Beach in Australia. There are two facets to Miriam that have stood her in good stead. Her eloquent tones ensuring that her voice is familiar. And her appearance making her instantly recognisable on stage or screen. Miriam has a great ability to make any role memorable. Her career spans five decades. She has appeared in TV programmes including Crossroads, three Blackadders and even an Agatha Christie (2004). More recently she has appeared in Doc Martin and Kingdom. Her film appearances include The Age of Innocence (1993) where she won the BAFTA. Directed by Martin Scorsese, Miriam played the part of the Countess’ grandmother. The Countess was played by Michelle Pfeiffer. “But the thing that I am most proud of in my life is Dickens’ Women.” The one- person show includes 23 different characters based on or inspired by characters in Charles Dickens’ novels. Jewish, a Labour supporter and a lesbian, Miriam is her own harshest critic, known for her plain speaking. When she has time, she is passionate about genealogy and politics. “I have got back as far as 1790 with my family tree but it is difficult because records of Jews were destroyed in the Second World War. A taste from the Costas – ideal served as lunch with a fresh green salad, and eaten al fresco (if the British Summer weather allows!) A perfect holiday reminder that’s quick and easy to prepare.
Ingredients for 4 servings 4 x large free range eggs 100g sliced chorizo 1 onion finely sliced 1 red/yellow pepper sliced 2 crushed garlic cloves ½ tsp paprika 400g can chopped tomatoes 2 tbsp. olive oil Chopped parsley
1. Pre-heat oven to 200c/Fan180C/400F/Gas Mark 6 2. In a heated pan, add olive oil and lightly cook the chorizo and onion for about 4 minutes until soft. Add the pepper and cook. 3. Stir in the paprika and garlic and cook for about a minute before adding the tomatoes to the pan. Simmer until all ingredients are soft. 4. Pour into an ovenproof dish, make four wells and carefully crack the eggs over the mixture into each well, cover with foil and bake in pre-heated oven for approx. 10 minutes or until the eggs are just set but the yolks should still be runny.
Serve with: Green Salad Crusty/toasted bread
5. Optional – you can add some parsley to top the baked mixture Serve with a fresh green salad of your choice with crusty or toasted bread, and enjoy. Try varying the ingredients for new tastes, for example with extra peppers, sliced potato or even baked beans.

On Your Plot
Expanding your horizons Summer, sunshine and strawberries, June is a truly wonderful month! In this time of plentiful growth we take a look at making the most of your waste clippings by turning them into lovely rich compost to use next year, and also how to make the most of every inch of your space.
Jobs for June :-
• Take off the side shoots from tomato plants to avoid them becoming too bushy and overburdened with fruit. Water regularly. • Garlic that was planted in the Autumn should be maturing now. Lift when the leaves start to shrivel and leave to dry in a warm spot. • Keep planting - the moist soil, higher temperatures and long days are ideal growing conditions. French beans, courgettes and salad crops can all be sown now. • Watch out for pests! Think about protecting brassicas before caterpillars start to become a problem.
Every year it amazes me how the plants respond so dramatically to the arrival of the warm weather. Anything sown or planted out in May seems to positively leap out of the ground and shoot skywards, in many cases quickly catching up with earlier sowings! Of course the lawn is no exception and if you don’t already have a composting system in place then why not set one up now and make use of some of those endless grass clippings? Ideally you want to have two (or even three) compost bins so that when one is ready to use for the garden you have another filling up and rotting down. You can buy allsorts of nifty looking, ready made, compost bins - some even have clever devices that make it easy to turn the whole bin to help the waste break down - but you don’t need anything fancy. You can just start a compost heap in an out of the way corner, enclosing it with old pallets, or wire mesh wrapped around four stakes if you want to keep it looking a little neater. So what should you compost?
Well any dead organic matter will decompose naturally but you should aim for a good mix of ‘green’ and ‘brown’ ingredients. Lawn trimmings, veg leaves and peelings provide the green element and you should add a reasonable balance of brown items such as shredded paper, straw, eggshells and even the contents of your vacuum cleaner bag. Turning the heap occasionally will accelerate the breakdown and covering with an old carpet when it is full will also help. Leave for several months and you should have some great compost! June is also the time of year when it is easy to start to run out of space on your plot. Everything puts on amazing growth spurts and you are suddenly left wondering where you are going to plant out those tomatoes that you’ve been nurturing in the greenhouse, or finding you’ve no room for the cabbages that you’d like to be eating later in the year. Time to expand your horizons and make full use of containers and of your borders. Look at the different varieties of lettuce and salad crops - many of these, along with cabbages, can add a splash of decorative, coloured foliage to your borders (and be eaten too!!!). Grow bags are wonderful for crops such as tomatoes, cucumbers and peppers. They’ll be happy in a sunny spot on your patio but do remember to water and feed regularly. Larger pots can house courgettes and pumpkins, with the exotic looking flowers adding a bright splash of colour. Even hanging baskets can get in on the grow your own act! Look for suitable strawberries or tomatoes and you could be treated to a bumper crop of luscious fruit tumbling down from above.

The biggest single personal financial risk in 2017 is that mortgage rates will rise rapidly. This isn’t primarily about UK base rates, set by the bank of England, it’s far more about the City’s long term prediction of interest rates – which new cheap fixed and long term variable rate deals are set based upon. Mortgage rates are near all-time historic lows and have been for a couple of years, and we’ve got used to that. Yet there is a plausible chance that 2017 is the year that will change. We’ve already seen some cheap deals such as HSBC’s 0.99% twoyear fix being pulled. The five-year swap rates have increased from 0.35% back in September to 0.9% now – and we’re already seeing longer fixes start to get more expensive on the back of this. Of course, there’s no certainty here. Yet UK rates are so cheap that even if things reversed and they dropped again, the likely gain to mortgage holders would be limited. But if they did rise, the cost could be huge. The savings available right now can be huge, like Kperat’s who emailed: “Fixed at 1.24% for 2 yrs, reduced term to 13 yrs without paying much more a month. Will be saving about £20,000 even after fees. Thanks.” So, this is my clarion call for ALL mortgage holders, to check NOW if you’re on the cheapest deal, and, if not sort, it. Here’s what to do to find your cheapest deal. How much could I save? If like many people, you’re on your lender’s
standard variable rate (SVR) – the default rate most fixes and trackers revert to when the intro deal ends – then the savings can be huge. Most SVRs are at 4% or higher. Yet the cheapest two-year fix is just 1.2% (you’ll need a top credit score and it’s got a big fee). Five-year fixes start at around 1.8%. All, of course, depend on how much of your home’s value you’re borrowing. So, someone moving a £150,000 mortgage from 4% SVR to a two-year fix at 1.2% would save £4,000+ over two years, even after fees. Quickly find what deals are available For an easy benchmark of what’s available in your circumstances, start with a comparison site that includes all deals, including ‘direct only’, which aren’t offered by brokers. Finding a cheap deal isn’t the end – you need to get accepted The days when lenders would fling out deals to all and sundry are long gone. Getting accepted is now the challenge. There are two key elements to this: • Is your credit score good enough? Your credit history is a huge part of whether you’ll be accepted for any type of credit, including a mortgage. So take precautions. Avoid any applications that leave a footprint on your file – @MoneySavingExpert such as credit cards, contract mobile

your mortgage. Never withdraw cash on credit cards or take payday loans. For the past couple of years, lenders haven’t just checked if you can afford the monthly repayments at the current rate, but they also stress test affordability if rates were 6% or 7%. Crucially, this doesn’t only apply to new mortgages, it’s also for re-mortgages too (which is ridiculous and, on an aside, I am campaigning against this). So, if this is a problem, it’s important to reel in your spending months before applying. Lenders will want evidence of income, big bills, expenses and even eating out. Use a mortgage broker to match your situation to a top mortgage. The information about what different lenders are looking for isn’t available to the general public. But it’s something that most mortgage brokers have - and, of course, their job is to find you the best product. So, they’re a good way to work out what the best deal available to you is. Yet do ask if the broker will check all deals available to them and not just a panel of lenders. Also, check how much it will cost and use a qualified one. Some phone-only brokers such as www.LandC.co.uk are fee-free. If you want face-to-face help, ask friends for a local recommendation or find one via www. unbiased.co.uk or www.VouchedFor.com. Don’t ignore the fees The smaller your mortgage, the bigger the impact of fees. A good way to compare
mortgages is to divide the fee across the discount or fixed period. So, a £1,200 fee on a two-year (i.e., 24-month) deal is £50 a month. Then add that to the monthly repayment. I designed a “Total Cost” tool that does this automatically for you within the www.MoneySavingExpert.com/ mortgagebestbuys comparison. Fix or variable rate? A fix’s advantage is you get price and budgeting certainty that the rate won’t move for a set time, whereas variable deals move with the UK interest rate (and sometimes just on the provider’s whim). Generally, you pay a little more to fix, but not much. Ask yourself how much you think rates will rise over the period. If safety’s what’s important to you, err on the side of fixing, and fixing for longer. Right now, with fixed deals being outrageously cheap, it’s great time to do it. Got savings? They could get you a better mortgage For this, you need to find your current loan-to-value (LTV) – the proportion of the value of your home you’re borrowing, so £80k on a £100k property is 80% LTV. At every 5% LTV threshold, from 95% down to 60%, deals tend to get better, so a little extra can have a big impact on your rate. For example, if you’ve a £150,000 home, and want a £137,000 re-mortgage, that’s a 91% LTV, and the top five-year fix is 3.98%. Yet use £2,000 of savings to reduce the borrowing, and you’d be at 90% LTV – where the top five-year fix is 2.54%, saving c. £1,100/year in payments.

New 2017 Ford Grand C-Max
By Tim Barnes-Clay, www.carwriteups.co.uk Ford’s Grand C-Max is a car designed to carry up to seven people safely and comfortably. It’s got all the things that make life easier. Things such as sliding rear doors that mean the children can get in or out without bashing the doors on walls or other cars. What’s more, the Grand C-Max is roomy inside, with a smart set-up that enables the centre chair in the second row to fold beneath one of the other seats, leaving a space to walk through. I should add, the Grand C-Max Ford loaned me was the Titanium X 2.0 TDCi 150PS Powershift. Basically, I was handed the top of the range version - the one with all the bells and whistles. However, whether you get the entry level or the top level Grand C-Max, its function is the same – it’s a car that’ll hold lots of people. Granted, the third row of seats are tucked away for most of the time in the boot floor, and even though they’re only for kids, they’re still very handy. There’s also a ‘normal’ Ford C-Max, which is a spacious fiveseater - so don’t feel you must go for the ‘Grand’ version. On test, I didn’t need to use the third row all that much, so the two spare seats often remained where they were. This was no bad thing, as without the third tier of seats in operation, the boot stays big. With the seats up, the load area is only good for about three bags of shopping, but with them down, you can knock yourself out filling it up. Not literally, you understand. Standard equipment on the Ford Grand C-Max is generous. It includes Ford’s Quickclear windscreen, sports-style seats, air conditioning and DAB radio. Upgrade to the flagship
Titanium X trim and you get a panoramic sunroof, bi-xenon headlights, a partial leather interior, heated front seats, dual-zone climate control, rear parking sensors, and keyless start and entry. There’s also Ford’s Sync 3 infotainment system, with an easy-to-read eight-inch touchscreen. But the best thing is that the Grand C-Max is a surprisingly good drive. I say ‘surprising’ because I was a man who used to dislike MPVs because of their apparent dearth of dynamism. The 2.0 TDCi 150PS Powershift model is smooth and has lots of low down shove. It works particularly well with the six-speed automatic transmission. In fact, it doesn’t drive like a bus – it behaves just like a decent 2.0 litre turbo diesel car should do. What’s more, it holds the road well, feeling planted on motorways and through twisty sections of tarmac. It’s also got a cheeky punch to it, with the Titanium X 2.0 TDCi 150PS Powershift variant able to do 0-62mph in 10.7 seconds. It’s efficient, too, consistently doing mid to late 40s real-world mpg. So, I’ve got to say, as a dad-of-three, I’m impressed. In fact, I’m seriously considering buying the Ford Grand C-Max now I’ve lived with it for a while. I just might not be able to dig deep enough for the flagship version.
