New play park opened at Christchurch Quay A fully renewed play park at Christchurch Quay has been officially opened by the Mayor of Christchurch, Cllr Trish Jamieson. The play park has new equipment and surfacing and mirrors the look of the recently refurbished splash park nearby. The new kit at the play park includes a whole range of equipment designed for different age ranges including: • A super nova roundabout • A basket swing • Toddler swings • A multi-way junior swing • A rotating cone climber • Percussion play • A pirate ship for 2 - 8 yearolds • A ship multiplay unit for 4 -12 year-olds • An ocean multi seesaw The equipment allows for imaginative play enabling balancing, climbing, crawling, hanging and exploring and
encourages personal and social development. On opening the play park, the Mayor said: “I’m delighted to open this new play park which I’m sure will be well used by all of the children who come down to Christchurch Quay. Tell me all about it! Local celebrity of the month... Just a few weeks ago Steph Wyatt won the title of Miss Dorset! Steph was born and bred in Poole and at the young age of 17, this is quite an achievement. I met up with Steph last week to talk to her about being a ‘celebrity’. I asked if she had always wanted to be a beauty Queen and she told me, “It is every girl’s dream to be in a pageant and I feel very lucky to be able to enter the competition.” Steph has always been very close to her Dad and she told me on her first Cat Walk, her Dad had very proud tears pouring down his face. “Seeing him made my lips quiver” she told me, “making it difficult to smile!” “He has always been there for me and I have always been with him.” Steph continued, smiling. Being a beauty star is not as easy as it looks as there are many rounds that each girl goes through to eventually end with just one winner. In her next pageant for Miss England, which Steph is really looking forward to, she will need to pass a “Popularity Round”, a “Sports Woman” round where each girl takes part in a boot camp, a “Beach Beauty” round and even an “Eco” round where Steph will have to make her own dress from recycled materials! Steph’s ultimate goal is to travel the world helping others with projects. She feels she can be “a voice for others” and by doing that she can change things for the better. Right now Steph
Miss Dorset 2016, Steph Wyatt has also started a Law Degree, so she is going to be more than busy! There were 22 girls who entered The Miss Dorset competition, but in her next pageant for Miss England, being held in Southport, there will have been 22,000 girls all gunning for the prestigious title. Down to 50 girls in the final, Steph would like to be in the top 15. I believe she has every chance of that. As Miss Dorset, Steph is looking for sponsorship to help with her ambitions. Talking about Wildlife... Marine Giants in Dorset There is nothing more delightful than catching a glimpse of a dolphin family as they splash through the waves off our beautiful coastline. If you’re in luck, you may see either common or bottlenose dolphins, but how many people know that our local seas are also home to other large marine species such as white-beaked dolphins, basking and porbeagle sharks, sunfish and minke whales? Last summer, huge numbers of barrel jellyfish caused a stir, and this coincided with a very rare sighting of a leatherback turtle, eating one of the jellyfish, in Lyme Bay. Loggerhead turtles have also been spotted, as well as the critically endangered Kemp’s Ridley turtle. Turtles normally inhabit tropical seas but sometimes get caught in strong ocean currents, bringing them into colder waters that can kill them. Stranded turtles should never be returned to the sea. Any turtle sightings, dead or alive, should be reported immediately to Dorset Wildlife Trust by phone or social media. There is also disappointing news is that these amazing creatures are threatened

by damaging activities, and it is vital that measures are put in place to protect their environment and allow them to thrive. The Wildlife Trusts and other conservation organisations are calling on the government to act to create protected areas. Every month the solicitors and lawyers at Harold G Walker will be providing answers to your questions about the law. Are you a leasehold owner? If you meet the requirements you may be able to request a 90 year lease extension from your Landlord under the provisions of the Leasehold Reform Housing Act. To qualify you must satisfy the following requirements: 1. Your original lease must have been granted for longer than 21 years 2. You need to have been the registered owner of your flat for a minimum of 2 years 3. If your flat is shared ownership you must have staircased to 100% otherwise you will not qualify Even if you meet all the requirements you may not be able to obtain a lease extension if your Landlord is the Crown, National Trust or if your flat is part of a building within a cathedral precinct. The process for claiming a lease extension begins with an initial notice being served on the Landlord. The notice sets out the price the tenant is willing to pay for the lease extension and contains a specified date by which the landlord must either accept your offer or issue a counter-offer.
How will the changes to the rules for Inheritance Tax effect you? The Government announced in the summer budget 2015 that by the year 2020, parents would be able to leave their children or grandchildren homes worth up to £1 million without them having to pay any Inheritance Tax. Under current rules the threshold for an individual is £325,000 (this is known as the nil-rate band). A spouse or civil partner can inherit an unused nil-rate band allowance when their spouse or civil partner dies, thus doubling their own threshold to £650,000. From 6th April 2017 an additional resident nil-rate band will apply when a residence passes to a direct descendant of the deceased (including step-children, adopted children and foster children) and their lineal descendant (grandchild, great-grandchild and so on).
If the Landlord does not respond then you may proceed with the lease extension on the terms outlined in the initial notice. However, the Landlord may serve a counter-notice specifying a different premium payable. At this point negotiations can be entered into to agree the amount payable. If the Landlord’s suggested premium is unreasonably high then you may apply to the Leasehold Valuation Tribunal (LVT) to determine the level of premium payable. An agreed lease extension may take between 3-6 months to complete. If you have a mortgage on your flat, your lender will need to agree to the lease extension, which may incur an administration fee. It is important to factor in when budgeting for a lease extension not only will you be responsible for your own costs, but also the costs of your Landlord. This includes their legal fees and surveyors costs. For further information about extending your lease please contact a member of Karena Harrison our Conveyancing team. Conveyancing rising to the maximum amount of £175,000 by 2021 per person. Once the maximum amount has been phased in, if you are a married couple, when the survivor of you dies, they can inherit their spouses nil-rate band allowance thus giving them a threshold of £650,000 (as per the existing rules). Then as long as the survivor owned a main residence, the new additional residence nil-rate band will be a further £175,000. Any unused nil rate band (the amount will be determined by the date of death) may be transferred to a surviving spouse which is how you get to the maximum figure of £1,000,000. Properties exceeding £2 million will not get the same level of tax break; this is known as a taper threshold. The Dorset Publications Camper Van Now you all know that Nellie, the Dorset Publications Campervan, is getting on a bit. She has aches and pains from time to time and last month her “ticker” just wouldn’t get started. A new pace maker (alias battery), was called in, the surgeons got to work (otherwise known as Longham Motor Engineers) and Nellie is now able to take us out again. Thank goodness! Such a relief. Well, my Dad is 82 years old and still goes match fishing, lugging his gear up and down the banks, giving the younger men a good run for their money. Nellie is taking a leaf out of his book. In January this year Dad had his second knee operation - We now call him the Bionic Man. When I rang him all excited about us all going back to Santorini in Greece, you can imagine that he hesitated somewhat. My Mum was more than concerned. Taking after my Dad and not wanting to give

up on the idea, I kept ringing to see how he was doing. I knew Dad was determined to make it. Just like Nellie, who is afterall over 200,000 km’s old, I believe that the power of the mind as well as good medical care and good nutrition (diesel in Nellie’s case...) can overcome a lot. Santorini was a great holiday and one of the highlights was a trip to the live volcano. I never thought Dad would make it, but he did! This is what Dad wrote to his surgeon recently, who requested photos for his website... “On the 11th January 2016 I had a total knee replacement to my left leg which was carried out by Mr H Sharma. I was in hospital for 5 days. (My right knee was replaced some 7 or 8 years ago.) In late February I decided I was fit enough to go on the Family holiday due to commence on 2nd April 2016 to the Greek Island of Santorini. On the 2nd day of this holiday we booked a full day boat trip which would take us out to the various islands. Our first stop

was a Volcanic one which entailed a 1,500 meter ascent over black volcanic rock and cinders, about 2 hours there and back. The family did not expect me to attempt this, but I said if I have to turn back, I will. However, I made it to the summit and back, just some 81 days after the operation! And no after effects! To say how very grateful I am to Mr Sharma is an understatement!” Stan Outlaw.... Dad! So just like my Dad (who I am very proud of), Nellie will continue to take us out, overcoming whatever ailments. We hope she inspires you to do the same. Getting out and about in the fresh air is a great therapy. On that note, last month Nellie took us all the way to “The Reptile Centre” near Lyndhurst in the New Forest. Oh boy those snakes sent shivers down Nellie’s chassis and the burping toads certainly made her chuckle. At the centre you can discover more about British reptiles and amphibians and how they are being conserved in the New Forest. They have in fact the only collection of all the native lizards, snakes, frogs and toads, including

Britain’s only venomous snake - the adder - and rarest lizard - the sand lizard. It is a great place for adults and children to wander around, observe and learn and even take a picnic on the forest trail. Nellie, with her ‘new ticker’ thoroughly enjoyed driving there, through our wonderful terrain of fields and trees surrounded by gorgeous horses and ponies. Hayden loved taking photographs en route as we slowly motored along. Oh those lazy sunny days, don’t we just love ‘em! The coffee on arrival from Nellie’s whistling kettle was just what I needed. So yes, Nellie has had a busy month. There are lots of activities in July and August so we will not be bored and Nellie will have no time to rest, that is for sure! Where will she take us next…? There can be few more delightful places to hold a festival than on Mudeford Quay Green and overlooking Christchurch Harbour. Well known for its family atmosphere the Mudeford Arts Festival is now in its ninth year and is a major local community event. There are over 65 craft and art stalls displaying a wide range of locally made goods and a variety of food outlets offering delights from roasts, vegetarian, pizzas, sandwiches, crepes, ice creams, coffee and cakes. The Ar t Exhibition and Craft Demonstration Marquee will be a hive
of activity with a diverse selection of art and crafts including printmaking, photography, ceramics, paintings and specially created children’s art. Craftspeople will be demonstrating their skills, watch a potter, wood turner, beader and flower arranger at work. Artists will be there to paint your portrait or even your pet if you bring a photograph. For the children there will be lots of art and fun activities organized by Mudeford Primary School - and look out for the puppeteer on Sunday. All Saints church will be offering tea and cakes nearby. And to top it off there will be a full programme of entertainment. Mostly made up of local artists and groups it includes Crescendi, a talented singing group, Polly Morris and her band, Ukele Jam Band, the Royal British Legion Christchurch band, Jans Gems belly dancers and lots, lots more.

On Your Plot Start them young
I was an incredibly picky eater as a child. I remember wanting to like tomatoes because they were such a lovely bright colour but still I wouldn’t eat them! It was only after my mother started growing them at home that I finally plucked one straight from the plant and popped it, warm from the sun, into my mouth - delicious!

Make last sowings of carrots and French beans. Keep harvesting those beans, peas and courgettes. Sow Spring cabbage. Lift onions (and garlic if it’s still in) and dry for storing over the winter. Plait and hang (or store in a string bag). • Remember to feed your tomatoes. • As crops go over use the free space for quick growing salad leaves or radishes. • Peg down some of the runners from your strawberries to root into new plants. Remove the remainder. Would you like to see your youngsters spending more time outdoors and get them eating healthy foods too? Then what better idea than to involve the kids in growing their own? While we’d all love a string of willing, young, helpers on the vegetable plot you do have to be realistic. Children can have short attention spans, will only want to do the jobs that appeal to them, and usually expect quick results. Us adults on the other hand tend to be stuck in our ways, place great importance in doing things slowly and methodically and don’t usually take well to sudden changes of plan! So how can you encourage your little ones, without boring them out of the garden, or having them dig up your row of prize leeks? If it is at all possible give children a space that is completely their own on the plot. Get hold of some good quality child size tools and encourage their attempts even if it isn’t quite what you’d have done - if digging holes and making mud pies is more in their line than neat rows of seedlings perhaps they could create a wildlife area? A shallow dish sunk into
the ground can be used by birds, frogs, toads and hedgehogs, and a log pile will be home to all sorts of insects plus providing a possible hedgehog home. Giant sunflowers are great fun, especially if you have a growing competition, and wild flower seeds can just be scattered and will, in time, encourage useful insects and birds - natural pest control! Keen young growers can browse seed packets or catalogues to see what takes their fancy. Quick growing crops are a good suggestion - radishes and salad leaves pop up in no time at all and should give them almost instant satisfaction! Sweet young carrots are likely to tempt even picky eaters, as are those lovely little cherry tomatoes. Popping peas out of their pods is very appealing and how about growing their own hideaway in the form of a lush green wigwam of peas or beans? They may not be keen on eating greens, but there is certainly a much better chance that they’ll be tempted to try something they’ve grown themselves. Fruit, such as strawberries and raspberries is usually popular, and if you haven’t got any of your own planted yet you can always get them enthusiastic by having an afternoon out at the pick your own farm. Ready grown plug plants can be good for helping them to set up an ‘instant’ plot - take a trip out to the garden centre to see what is on offer. If you already have seedlings started, then they could have the choice of some for their own plot (and you can see whose grows best!). Finally, don’t forget ‘indoor’ growing activities too - clean out the bottom half of a boiled egg and draw a face on it. Fill it with cotton wool soaked in water and sprinkle on some cress seeds - in just a few days the egg man will be growing hair and not only can they cut his hair but they can eat it too.

Top Five must see attractions at the 2016 Show The 2016 New Forest and Hampshire County Show is taking place on 26th, 27th and 28th July at New Park Brockenhurst. In order to help you plan your day and make the most of your time at the Show we have put together a list of the top five must see attractions. Metropolitan Mounted Police We are delighted to be welcoming the Metropolitan Mounted Police to the Show for the first time this year as the main ring attraction. They will be wowing the crowds with their fun, fast moving Activity Ride each day in the Hoburne East Ring. Visitors will witness riders removing their saddles and jackets whilst their horses clear a selection of bush jumps. Their breath-taking performance also involves horses jumping through rings of fire and through large paper walls. Don’t miss their incredible performance at the Show. 2. Guinness World Record Attempt We are inviting visitors to join in with our daily attempt to break the world record for the ‘Most Wellington Boots Thrown Simultaneously’. The current record stands at 348 which we will be hoping to break. Why not join us at 4.30pm each day in the Hoburne East Ring and be part of our exciting world record attempt. Joules are sponsoring the attempt and have kindly provided the wellington boots for us to use. We are pleased to confirm that all wellington boots will be donated to a chosen charity straight after the Show. 3. Family Fun Area This popular area of the showground dedicated to children provides all day entertainment for the whole family to
enjoy. Watch a fun-packed programme of entertainment including Circus workshops, Nasira Belly Dancers, the Sing Now Choir and much more. New for 2016 is the opportunity for children to take part in craft activities. 4. Sheep Show The Sheep Show is returning to New Park once again and always proves hugely popular with the crowds. The educational yet entertaining display provides visitors with lots of interesting information about the different breeds of sheep. Watch sheep shearing live in action and learn how wool is processed to create cosy woollen jumpers. Accompanied by humorous commentary, the Sheep Show has visitors returning to watch again and again. 5. Main Ring Attractions In addition to the fantastic Metropolitan Mounted Police, we have a timetable brimming with popular main ring attractions including the sixteen pairs of heavy horses who will be taking part in the World Famous Heavy Horse Musical Drive. International Show jumping will be taking place in the Hoburne East Ring which will see top riders from across the country compete in the International Trail and International Stairway. The Tractor Tug of War and The Grand Parade of Livestock will also be entertaining the crowds each day.
