Dear Christchurch, Bargates, Mudeford, Friars Cliff and Burton! So here we are in February 2015! We seem to be doing well as far as the weather is concerned. I wonder if we will get away with a relatively mild winter, or will that snow from America arrive much to the children’s delight? I do remember an April, not so long ago when we had quite a lot of snow, then last year I think was quite sunny in April, so who knows? Whatever it will be we will manage I am sure. Nellie took us to Hengistbury Head for a Geocache this month. What fun we had finding all the clues and using the GPS to guide us along our way. If you haven’t tried this before and like walking we highly recommend it. You can see “The Adventures of Nellie”, the Dorset Publication’s Campervan, on pages 26 and 27. If you have any suggestions as to places she could take us in the next few months, so that we can write about it, please let me know. Once the weather gets a bit warmer again, she will take us camping! Following my New Year’s Resolution to sort the house out we have started to throw those unwanted items away. I have to say there is a lot to do! Here in The Christchurch Directory are professionals and local companies who can help you. Community News
Christchurch and East Dorset Partnership now to receive Transformation Challenge Award Christchurch and East Dorset Councils have been contacted by Local Government Minister, Kris Hopkins, who has agreed to provide the Transformation Challenge Award which they bid for. The government released details of the award winners in December but the bid by Christchurch and East Dorset was deemed unsuccessful. The bid was to progress the successful service-sharing which the councils have been working on for the past four years. The Leaders of the councils wrote to the Minister asking if he would reconsider and local MP Chris Chope also raised a question in the House of Commons. The Minister has now written to the Leaders to say “…in the case of your bid, the assessment should have placed more emphasis on your need for the Transformation Challenge Award funding to progress your already successful sharing arrangements. I have decided, therefore, that in this case your authorities should be awarded £867,500 from the Transformation Challenge Award fund.” Cllr Ray Nottage, Leader of Christchurch Borough Council, said: “This is tremendous news and proves that the government is prepared to listen and reconsider their decisions if they are provided with a strong enough case. Our thanks also go to Chris Chope MP for the part he has played in influencing the decision.” Cllr Ian Monks, Leader of East Dorset District Council, added: “This Award means that we can continue to work for our residents in both areas to provide

I’m thinking of buying a property to let, where do I start?

The question above is probably the one we get asked most frequently. “The first property you see may be the one that tempts you into the sector but it may not always be the best investment. Buy-to-let can be very profitable but only if researched thoroughly and treated like any other business opportunity.” Any buy to let investor is more likely to succeed if they adopt a professional approach. At Jeremy Clarke Belvoir, we recommend that all our landlords conduct regular rental yield calculations and store their results on an excel spreadsheet for year on year analysis. It is good practice and something we are happy to help with and advise on.” What is a Gross Rental Yield? • This is the expected annual rental income of a property expressed as a percentage of the total property value. • Whilst not being wholly accurate in terms of what you receive, it can provide a good yardstick for comparison and increases the likelihood of a successful venture. How is it calculated? Firstly, establish a probable monthly rent – this can be done by looking at similar properties in the area. If you’re unsure, ask at your local Belvoir office. • From this, calculate the likely yearly rent – just multiply the monthly rent x 12. • Next, divide the yearly rent figure by the purchase price of the property. • And finally, multiply this by 100 to get a percentage. This is the Gross Rental Yield. Once you’ve calculated the gross yield look at how this figure compares with other property averages - both locally and nationally. What is the Net Rental Yield? • This is a calculation of the total rent received minus the expenses that the property incurs expressed as a percentage of the total property value. • If your expense costs are accurate this is a very easy way to monitor the profitability of your purchase. How is it calculated? • Firstly, take the monthly rental amount, which will be listed in the tenancy agreement for the property. • Next, multiply this by 12 to establish a yearly income. • Then, subtract any percentage of the year that the property may be unoccupied (if applicable). • Add together the yearly outgoing costs – e.g. insurance premiums, replacement of fixtures and fittings, periodical property redecoration, maintenance, ground rent (if the property is leasehold) and the lettings agency costs, etc. • Then, subtract the total outgoings from the yearly income to determine the net income. • Lastly, divide your net income by the total property value and multiply this by 100 to get a percentage figure. This is the Net Rental Yield - the return on your investment. So, thinking of buying a property to let? Then come and ask us the question – Where do I start? Vincent - “We do, but it’s easy as everyone wants to do their best, and that way we end up with the best dancers.” Ann - The costumes are all wonderful too did you have a hand in selecting them? Flavia - “Well I want glamour all the time, and every time I and Vincent do a scene, I want the wow factor from dance, and then the costumes.” Ann - Do you miss appearing on SCD? Both - “Of course. We did it for over ten years, but while we miss it, and owe it so much, we also felt we had done all we could with it.”

Both - “We loved him, and he was so kind and supportive really, I think he is vastly underrated as a performer, as he can do so much and really is a brilliant dancer also.” Ann - Truthfully can you teach anyone to dance, or are there cases that you just give up on? Both - “No everyone can do something, but its allowing yourself to go, and let go,

Talking about Wildlife...
Wildlife is counting on you! How many wildlife sightings do you have every day? If you were to write it down, you’d be surprised how many wildlife encounters you have! For all novice or experienced wildlife enthusiasts out there, Dorset Wildlife Trust (DWT), as part of the Great Heath Living Landscape project, has launched ‘Species of the Month’ – a project to help us record vital information about wildlife on your doorstep. Every month we’d like to receive your sightings of one new species we need data for- all you have to do is send us your sightings of that species. Receiving sightings from all around Dorset allows us to get a bigger, better picture of where wildlife is in the county, so we can manage our conservation work more effectively. We will feature rarer species, lesser known species and the common species too and to help you get ahead with your counting, we will include a factsheet with tips on how to attract the species of the month in to your garden. Garden acreage is at least five times that of all the nature reserves and national parks in the UK put together and so provide a vital resource for wildlife. Gardens can be a real haven for wildlife providing resting, feeding and breeding sites for all sorts of different animals. The featured species in the month of February is the Green Woodpecker. These red headed, colourful green birds can be found all year round and can be recognised by their loud laughing or ‘’yaffle’’ call, their undulating flight and their tendency to feed on the ground. They mainly eat ants so you can often see them digging their beak in

to the ground to get at ant colonies. They nest in holes that they excavate in trees in broadleaved woodlands, orchards, large parks and gardens. Every month the solicitors and lawyers at Harold G Walker will be providing answers to your questions about the law. I know I ought to make a Will but I’ve never done one and I am nervous about how I go about it. A lot of people feel like you do but really it is a very simple process and my colleagues and I are here to help you throughout. The first thing to do is to think about what you want in your Will: 1. Decide who you want to be your Executors. These are the people who will carry out your wishes under the Will. Executors can also be beneficiaries. Make sure you agree with those you wish to appoint that they are happy to take on the task. It is often a good idea to appoint people who are younger than you so that they will still be capable of acting as an Executor when the time comes. Also bear in mind that your nearest and dearest may not wish to act as they will be coping with their grief at your passing. 2. If you have children who are under 18. Decide who you would want to be their guardians in the event that they are orphaned. 3. Finally decide who should get your assets. It would be helpful for you to list your assets giving their approximate values. Assets can be given away specifically or generally by leaving all or part of your total assets to one or more person. Also think about who should be a substitute beneficiary for any gift if the first named beneficiary dies before you.
Having sorted out the above you should telephone one of our offices (whichever is most convenient to you) make an appointment with one of our Solicitors who will talk you through your wishes and guide you to making the arrangements you think best. When you make the appointment you will be advised as to the costs involved. Most of the Wills we do are charged on a fixed fee basis of £150 plus VAT for a single basic Will and £200 plus VAT for mirror Wills for married couples, civil partners or cohabitees. Soon after the interview you will be sent a draft Will to approve and asked to make another appointment to see the Solicitor to get it signed. At that appointment the Solicitor will go through the Will with you to make sure that you understand it and are happy with the provisions. The Solicitor will then guide you through signing the Will and the firm will provide the witnesses necessary. You will be given a copy of the Will to keep and the original will be put in our strong room for safekeeping. We can also arrange for the solicitor to come to your home if you can not get to the office. So the procedure is straightforward and as uncomplicated as we can make it. The Adventures of Nellie The Dorset Publications Camper Van Nellie took us to Hengistbury Head to do a “Geo Cache!” If you have never done a Geo Cache before and like walking, exploring sights you may not have seen previously, I highly recommend it. It is free! All you need to do is go on line to www.geocaching.com. It is a “real world treasure hunt” and there are literally hundreds of walks with a purpose… to find the hidden ‘treasure’. Nellie arrives at Hengistbury Head
Clues and GPS in hand... Ready to go!
The hidden treasure is actually a box of odds and ends that walkers have added, which you can take and replace with some thing else. There is often a list of all the ‘geo cachers’ who have done the same hunt where you can add your details too. The way you find the hidden treasure is by use of a GPS device which you can buy, or indeed find on your phone. Once you have printed out the Geo Cache that you want to do, there are lots of clues which you use to discover the
coordinates and thus find the trail to the treasure. It is ideal for youngsters who would otherwise complain about a ‘boring old walk’ whilst you try and enjoy the fresh country or seaside air and the views. In fact it is so much fun, boys forget they are on a walk at all. Everyone wins! It is exciting, it can be competitive, and it gets you outside. The ‘tight rope walk’...
sea views and the family, friendly walks along the sea front. The Geo Cache took us along the river behind the golf course. Somewhere we have not been before. Protected here from the wind, it really was very warm. Hayden, knowing we were near the sea and being a keen swimmer himself, announced disappointedly, “Oh Mum, you didn’t bring the swimmers!” I laughed and said it was the middle of winter so I hadn’t thought of that. Once we were back on the cliff top with a very cold sea breeze, though a gorgeously bright day, I think he forgot about the “swimmers!” Following the

coordinates from the clues given, the Geo Cache took us over the fields with three wonderful Shire horses (not to be messed with, I could see…) and great views across the River Stour and the Priory at Christchurch. We would never have taken this route, or discovered it at all without having looked on line for a Geo Cache. A couple of the clues were a little tricky but thankfully we found the treasure! The tree was lying in a pool of water and Hayden and Stephen had fun doing ‘a tight rope walk’ to get to the buried treasure box. Victory!

We followed the trail back passed the golf course, had a much appreciated and rather large ice cream reward, a customary cup of coffee in Nellie, and a final brisk walk along our wonderful Dorset coastline before Nellie took us back home. Christchurch Arts Guild bring the best in local art to new

Christchurch Arts Guild are holding a new prestigious art exhibition in the THPU SPIYHY` VM /PNOJSPɈL *HZ[SL MYVT 1st February until 8th March 2015 featuring traditional, contemporary and abstract work. Over recent years the Guild has gained an enviable reputation for the high standard of work produced by its members some of whom have had paintings accepted by top London galleries and also sold through the Summer Exhibition at the Royal Academy.
