I hope you have a good Easter planned and will have the opportunity to take some time out. I had a great Mothering Sunday, very relaxing and just what I needed. With busy lives as we lead, it is important to have some time for ourselves. We are in fact going to the Isle of Wight for Easter with my parents to celebrate their 50th Wedding Anniversary. This time we are staying in a large house on the cliff top. We are really looking forward to it and I know Mum and Dad can’t wait! Well here in the April issue of The Directory we have many local trades people and some shops who would love to help you. Why not get that decorating done? The Somerford Estate housing market outperforms Friars Cliff by 82%!

We all know Friars Cliff as one of the most sought after places to live in Christchurch, with its beautiful tree lined avenues and its early 20th Century Arts and Crafts Jeremy Clarke designed detached houses, along with some very pleasant modern bungalows. Christchurch Estate Agents tell me that buyers are not only coming from London and the Home counties, but also from some exotic locations around the globe to snap them up. The larger detached houses sell for upwards of £700,000 and the most ordinary 2 bed apartments will sell at up to £200,000. So, it was with some surprise, when after reading last month’s ‘Christchurch Property News’, a landlord who I had never had the pleasure of meeting before, took me up on my offer of popping his head round our door on Fountain Way (near Waitrose) for a chat about the local property market. He lived in the Friar’s Cliff area and wanted to know my thoughts on what to buy in the coming 12 months for a possible rental investment. Buying property to let is about the balance of the annual yield or return from the property verses the potential of its growth in value. In the Friar’s Cliff area, those larger houses let out for between £1,800 and £2,500 per month, giving an annual yield of around 3%. However, yields are over 80% more on the Somerford Housing estate, where the annual yields currently being achieved would be around 5.8% per year (as they can bought for under £200,000 and rent day in day out at around £850 per month. So surely the Somerfield Housing estate is the place to buy, as it has much higher yields? However, we must remember that yield is not the sole consideration when investing in buy to let. The value of the larger properties in Friars Cliff, over the last 10 or 11 years, has risen on average by 73%, whilst property on The Somerford Estate has, in the same time period, only risen by an average of 19%. So you either buy for yield or you buy for capital growth! Ultimately, we found there’s a general rule that the better the area you buy in, the lower the return you’ll get. This is because you’ll have to pay more to buy property in a nice area, and the amount of rent you’ll get doesn’t rise at the same level, but properties tend to go up in value better, over the long term. However, it is easier to judge yields today than deciding what will go up in value in the future. Buying in a less plush area, such as The Somerford Estate doesn’t mean a property won’t rent, but it does have a bearing on the type of tenant you are likely to attract. Again, every property and every landlord is different I don’t charge for my advice because if I offer you the best opinion and we build a relationship, then you might (and there is no obligation or expectation to this) just use me to manage those properties and so there will be time to earn money from you by looking after your buy to let property for years to come, a property that we jointly decided met your requirements for the investment because that is what it is, an investment. Assessing and meeting patients’ needs Assessing the needs of our patients ensures that they receive the right individual care, support and treatment that they need. This includes everything from an initial assessment when they ﬁrst come in to hospital to continual assessments throughout their whole hospital stay. We have made a number of improvements in assessing and meeting the needs of our patients. Extended visiting We have extended the visiting times on our wards to beneﬁt patients, families, friends and carers. We wanted to make visiting times less restrictive for those who may have previously been unable to see a friend or loved one. The extended times (varying on wards from 1.307.30pm or 2-8pm) mean patients, visitors and carers have more opportunities to liaise with doctors, nurses and therapists about their care. Families and carers are also able to assist patients at meal times if they wish to, with support from hospital staff. Protected mealtimes, aimed at ensuring patients can eat without being interrupted, still apply on hospital wards. Visitors are politely requested to respect this time unless they are supporting feeding. Alison Pressage, Senior Nurse for the Elderly Care Directorate, said: “Patients may not always understand what their treatment entails, but having someone they know on hand to offer help and encouragement will no doubt aid their recovery and improve their morale, and ensure relevant family members are involved appropriately in the recovery plans.” New plated meal service for patients Patients on our wards are now able to choose what they would like to eat just 90 minutes before it is served without the risk of their food of choice running out. Instead of food being served from catering trolleys on the wards, meals are now pre-plated in the hospital kitchens and stored in heated units before being delivered. Ellen Bull, Deputy Director of Nursing at the hospital Trust, said mealtimes are a vital part of a patient’s recovery: “Trials with the new plated meal service were well received, and we are hoping that patients will review this improvement positively, ensuring meals provided are hotter and more timely.” We have also expanded the number of volunteer meal time assistants who support our patients. Bay nursing improves patient communication Bay-based nursing stations have been introduced on all of our medical and care of the elderly wards at the Royal Bournemouth Hospital providing a greater nurse presence and reducing patient anxiety.

Bay nursing improves patient communication A nurse is allocated to each bay on the ward at the start of each shift. That nurse is responsible for the delivery of care to those patients (up to seven patients and supported by a health care assistant) for the duration of their shift. The nursing stations are stocked with materials based on the acuity and needs of the patients on that bay. This leads to more effective nursing by ensuring they have the right equipment to hand. The nurse becomes the expert on those patients in that bay and is able to support doctors’ ward rounds. They can provide more proactive, consistent and timely individual care and improved communication between staff, carers and families. Staff nurse, Bridget Bush from Ward 17, said: “It has improved communication between staff and patients and is more efﬁcient. I love it. It is simple but effective and has made such a difference.” Did you know? • Emergency patients being admitted to our Acute Medical Unit are now seeing a consultant physician within an average of ﬁve hours of their arrival, compared to 12 hours a year ago. The improvement in times is down to extending the week day working hours of consultants by a further three hours so they can continue to visit patients up to 10pm. This means more patients are seen and assessed earlier allowing staff to prioritise treatment. • Preventing hospital acquired pressure ulcers is essential for the safety of our patients. we have launched a new prevention and management programme for all of our wards. Pressure Area Care Together (PACT) includes guidance for staff, monthly updates on the number of incidents as well as success stories, new initiatives and any training opportunities. We are providing additional wound care and pressure ulcer prevention training for ward staff and ward sisters are carrying out twice.

Talking about Wildlife...

Summer bird visitors Britainâ€™s long coastline and mild summers make it an internationally important destination for the thousands of migrant birds making their journey from Africa to raise their young here in the summertime. Many of the migrants are insectivores, and the northern latitudes provide a better chance of finding food, with less competition and longer days.

You donâ€™t need to be an expert bird watcher to enjoy the spectacle of spring migration, and Dorset offers many opportunities to observe the new arrivals. Brownsea Island, situated in Poole Harbour, with its diverse geography of woodland, saltmarsh, heathland and reed beds is a haven for wildlife all year round. In the summer, hundreds of nesting common and sandwich terns populate the sheltered lagoon. They are a family of small to medium sized birds that feed on fish and insects, making dramatic dives into the water to catch their prey. The migrant terns make their way to Brownsea Island in April and May, in order to nest and raise their young families within a short season, and return to their wintering grounds in August and September. They nest in colonies and produce one annual brood only, often extremely vulnerable to predators such as crows and gulls. Being able to breed in the safety of the nature reserve is often vital to the survival of the young terns.

Brownsea Island, which is owned by the National Trust, will open to the public daily from end of March, Monday to Sunday, 10am to 5pm. In the meantime, or if you prefer to enjoy the nesting birds from the comfort of your own home, Dorset Wildlife Trust, along with Birds of Poole Harbour and National Trust manages a webcam on the Brownsea Island Lagoon. Time after time, people are faced with spending more money trying to correct issues within the constitution of a company than they would have done to have the company tailor made to their requirements I know I ought to make a Will but Iâ€™ve never done one and I am nervous about how I go about it. The first thing to do is to think about what you want in your Will: 1. Decide who you want to be your Executors. These are the people who will carry out your wishes under the Will. Executors can also be beneficiaries. Make sure you agree with those you wish to appoint that they are happy to take on the task. Young Christchurch chefs battle it out for Food Festival title Four young chefs from Christchurch restaurants have gone to head to head in the Christchurch Food & Wine Festival’s annual Professional Young Chef of the Year competition sponsored by Chef’s Mate. The four - Ryan Carpenter from The Captains Club Hotel, Harry Fry from Splinters Restaurant, Jimmy Pang from The Nelson Tavern and Jordan Garland-Wood from The Crooked Beam Restaurant – had to show their culinary prowess at the event held at the Bournemouth & Poole College. After completing a basic skills test they then had to prepare, cook and present their signature dishes during the cookoff. The judges – David Boland from Bournemouth & Poole College, Colin Nash from The Three Tuns and Karl Wiggins from Gordleton Mill – had a difﬁcult job deciding the winner, but eventually Jimmy Pang’s main course of Dorset lamb rack served with garlic watercress mash, fried oysters and a red wine blackberry jus and dessert of strawberry soufﬂé with clotted cream won him the title. Martin Preston from sponsors Chef’s Mate said: “We were really impressed by the standard of cooking and seeing what they would do with our ingredients. We sponsor this competition because, with our prominence in quality food distribution, we feel it’s important to give something back and encourage

4. LOVE AND HELP CHILDREN Today’s children will become tomorrow’s civilization. Bringing a child into the world today is a little bit like dropping one into a tiger’s cage. Children can’t handle their environment1 and they have no real resources. They need love and help to make it. It is a delicate problem to discuss. There are almost as many theories on how to raise a child or not raise him as there are parents. Yet if one does it wrong much grief can result and one may even complicate his or her own later years. Some try to raise children the way they were themselves raised, others attempt the exact opposite, many hold to an idea that children should just be let grow on their own. None of these guarantee success. The last method is based on a materialistic2 idea that the development of the child parallels the evolutionary3 history of the race; that in some magical way, unexplained, the “nerves” of the child will “ripen” as he or she grows older and the result will be a moral,4 well-behaving adult. Although the theory is disproven with ease – simply by noticing the large criminal population whose nerves somehow did not ripen – it is a lazy way to raise children and achieves some popularity. It doesn’t take care of your civilization’s future or your older years. A child is a little bit like a blank slate. If you write the wrong things on it, it will say the wrong things. But, unlike a slate, a child can begin to do the writing: the child tends to write what has been written already. The problem is complicated by the fact that, while most children are capable of great decency, a few are born insane and, today, some are even born as drug addicts: but such cases are an unusual few. It does no good just to try to “buy” the child with an overwhelm of toys and possessions or to smother and protect the child: the result can be pretty awful. One has to make up his mind what he is trying to get the child to become: this is modiﬁed by several things: (a) what the child basically can become due to inherent make-up and potential; (b) what the child really wants to become; (c) what one wants the child to become; (d) the resources available. But remember that whatever these all add up to, the child will not survive well unless he or she eventually becomes self-reliant and very moral. Otherwise the end product is likely to be a liability to everyone including the child.

Whatever one’s affection for the child, remember that the child cannot survive well in the long run if he or she does not have his or her feet put on the way to survival. It will be no accident if the child goes wrong: the contemporary society is tailor-made for a child’s failure. It will help enormously if you obtain a child’s understanding of and agreement to follow the precepts5 contained in this book. What does have a workability is simply to try to be the child’s friend. It is certainly true that a child needs friends. Try to ﬁnd out what a child’s problem really is and, without crushing their own solutions, try to help solve them. Observe them – and this applies even to babies. Listen to what children tell you about their lives. Let them help – if you don’t, they become overwhelmed with a sense of obligation6 which they then must repress. It will help the child enormously if you obtain understanding of and agreement to this way to happiness and get him or her to follow it. It could have an enormous effect on the child’s survival – and yours. A child factually does not do well without love. Most children have an abundance of it to return.

Tastes so good... SLOW COOKED CHICKEN TIKKA MASALA

One of the many great advantages of the slow cooker is that there’s no need to marinate dishes that normally require it. This gentle lengthy cook enables ﬂavors to develop and mingle together naturally during the lengthy cook. This is wonderful to come back to after a hard day at work or play. Ingredients:

4 chicken breasts, cubed 2cm fresh ginger root, peeled and grated 3 garlic cloves, peeled and crushed 1 small red chili, chopped and deseeded 1 teaspoon ground coriander 2 teaspoons garam masala 1 red bell pepper, deseeded and cut into chunks 1 medium sized onion, peeled and chopped 2 tablespoons sunﬂower oil 1 can plum peeled tomatoes 2 tablespoons tomato puree 100ml creme fraiche, or sour cream Good handful of fresh coriander, ﬁnely chopped ( garnish)

Method: In a processor place the ginger, garlic, chili, ground coriander, garam masala, red bell pepper, onion and sunﬂower oil. Process until you achieve a paste. Put the chicken in a bowl and add the paste. Stir and coat each chunk of chicken in the mixture. Mix the tomato puree with the canned tomatoes. Place the chicken into the crock pot and pour the tomato mixture over the top. Cook on a medium heat for 4 -5 hours until the chicken is beautifully tender and succulent When ready to serve gently stir in the creme fraiche whilst still in the slow cooker and serve on a bed of wild rice, garnished with the chopped coriander. Amazing opportunities to volunteer at four Dorset Arts Festivals Four of Dorset’s most popular summer festivals are looking for Volunteer Champions to lead a field survey force. Dorchester Festival (May 22-26), B-Town Throwdown (June 6-8), b-side (September 5-14) and Inside Out Dorset (September 12-26) are each looking to recruit dedicated and enthusiastic Volunteer Champions, who’ll assist with a concerted effort to find out who comes to their festivals and why. “This is a fantastic opportunity for people to help with some of Dorset’s most popular festival events and gain some valuable skills in the process. By finding out more about our audiences we can make future events even better” says Mark Tattersall, Artistic Director of Dorchester Festival. The 11th biennial Dorchester Festival is run by Dorchester Arts will once again bring a world of music, dance, theatre, comedy and community arts to the county town. B-Town Throwdown run by Pavilion Dance South West, is a three-day hip hop event in Bournemouth, packed full of performances, masterclasses and free outdoor events. Multi media arts festival b-side is back again with its distinctive brand of specially commissioned artworks for unusual and often overlooked sites and spaces. This year’s focus is the enchanting and sometimes mysterious Isle of Portland as artists invite the public to take another look at the familiar landscape.

With events planned across Dorset, including Poole, Bournemouth, Purbeck and along the South Dorset Ridgeway, Inside Out Dorset will bring large scale, site-speciﬁc performances to the county’s landscape. Adventures of Nellie

The Adventures of Nellie The Dorset Publications Camper Van Well I do laugh about Nellie, the Dorset Publication’s Campervan and her long black skirts to cover up her rather large thighs, but these machines really are something else! Nellie looked small and rather overshadowed by the imposing façade of these rather sinister, and very powerful looking vehicles. The Tank Museum at Bovington, is quite incredible! www.tankmuseum.org It was our ﬁ rst visit. Harry came with us, a good friend of Hayden’s and much to Hayden’s excitement. Off we went. Boys in the back playing on DS’s and then opening the game’s cupboard (strategically placed next to the back seat), and taking out the “not allowed to say yes or no” game. It was fun listening to them trying to catch each other out, laughing away, whilst we were driving along. As there is a table in front of the back seat it so much easier to play a game, even whilst driving. So we arrived at the Tank Museum around 11.30am on Saturday morning. It was pretty busy which was great. In fact we had picked a weekend when the army

barracks were having a “Family Weekend” and the fairly new recruits were showing all their relatives where they lived, what they did on training etc. We were even treated to a demonstration in full combat uniform and a fast moving tank later in the day. This is separate to the Tank Museum, but right there in the arena just in front of the museum building.

In front of the Mark IV WW1 tank The museum itself is enormous! There are so many tanks and displays we didn’t get to see all of them, so it is a good excuse to go back. One of the ﬁrst things we did was walk through a mock up of the First World War trenches. It was realistic, dark and with sound effects that really gave you a feel for how hard life was for the soldiers. We then sat in a ﬁrst World War Tank, the Mark IV. This is the only place on Earth that you can go into a First World War tank, so it is pretty special! The volunteer guide was brilliant and told us about the heat, 65 degrees plus, with red hot pistons sizzling. Where was health and safety in those days? The maximum

25 25 speed was a mere 4 miles an hour. It was difﬁcult to imagine being stuck in one of those, whilst being ﬁred at constantly.

In the driving seat of the Mark IV WW1 tank! We were then educated about life during the Second World War. We even sat in an air raid shelter with full sound effects of bombs dropping nearby. What an experience! Harry did look a little apprehensive at this point, and I can well understand. Again the guide was excellent, showing us gas masks of the time and painting the picture of a life then. If any students are doing projects on war and how life was, this would be ideal. The museum gives a very realistic experience that you cannot get from books alone. On that note, there is a display of a camp in Afghanistan and this I personally found extremely moving. Again it is realistic and you really do get the feeling of how life might be for the soldiers. There is also a board full of people’s signatures who have been to Afghanistan as well as some names of soldiers who have lost their lives and are no longer with us. This was hard hitting. Hayden and Harry made their own game, which I was impressed with. They ran around trying to ﬁnd the heaviest and fastest tank on display. Boys being boys made it a competition to see who could

beat the other one and find it the first. The tank museum is such a sturdy, huge place, it was totally fine for them to go off and play this game. Don’t tell Harry’s parents but I did ‘lose’ them for a few minutes and did wonder how long it may take to find them amongst the masses of tanks on display. Fortunately they wanted some sweets, so finding me was of benefit to them… Actually both were extremely well behaved and I had no worries whatsoever. So the day was enlightening, educational, impressive and emotional all at the same time. All of the Tank Museum volunteers have a wealth of data to give you and there is much to see and experience. I recommend you go, if you haven’t already. It reminds us that life is for living… We did of course have our customary picnic in Nellie with a cuppa as you can see here.

Family Fun on Museums at Night in Dorchester The evening of Saturday 17th May is a very special one in Dorchester as it is when all six of the town’s museums plus two other heritage attractions join together for Museums at Night. It’s a fantastic night out for all the family. Dorchester is probably unique as a town in having so many magnificent museums – The Dinosaur Museum, The Tutankhamun Exhibition, The Dorset County Museum, The Teddy Bear Museum, The Keep Military Museum, and The Terracotta Warriors Museum. These are joined on Museums at Night by the Roman Town House and Max Gate. Entry to all 8 heritage attractions in Dorchester is only £10 for a family of 2 adults and up to 4 children for the evening, when bought in advance. Museums at Night Tickets for this fantastic value family night out can be purchased at any of the participating museums, the Dorchester Tourist Information Centre and Max Gate from April onwards. Tickets can be bought on the night but cost £12. Museums at Night really does offer

something for everyone whatever your interest. So whether its Tutankhamun or Romans, Thomas Hardy or teddy bears, dinosaurs or Dorchester’s local history, the Dorsetshire Regiment or terracotta warriors of a much earlier age, its there to be explored. New for this year is a Museums at Night Trail where all those who follow the trail, ﬁnd the answers to the clues and solve the puzzle will be entered in a prize draw. New Milton Decorative & Fine Arts Society Churches all over Europe are decorated not just with holy carvings but also fabulous monsters, mythical beasts and grotesques rampaging round the walls, the pew ends and hidden corners. In our May lecture, Imogen Corrigan will introduce us to some of these weird beasties. ‘Here be Dragons’ is the title of her talk on these strange images. She says: “Some are funny, some downright disrespectful, but all show a mixing of devotion with deformity, piety with profanity, reverence with roguishness. Were our ancestors bonkers or did these creatures come from travellers’ tales, or just bad food?” Imogen will explore these questions and consider whether there is a moral point behind many of the images. Christchurch Angels Project is led by Christchurch Community Partnership and is funded by Christchurch Borough Council, Dorset Community Foundation, the Dorset Clinical Commissioning Group and Sovereign Housing

Christchurch Angels aims to reach those in our community who don’t have a network of family/ friends to give that practical help and support in times of crisis or illness for a couple of months. The kinds of things a volunteer Angel can help with are: • Visiting people in their homes and providing regular contact if needed • Helping & supporting people to use local facilities, activities & resources • Assisting with information and advice regarding other agencies who can provide support • Acting as an advocate when necessary • Helping with paperwork and correspondence • Helping with practical tasks, e.g. getting prescriptions, mowing the lawn, walking the dog. • Helping to develop a better social life • Shopping transport via Dial a Bus • Accompanied walks with the Strollers Volunteers will not be expected to carry out personal care or housework

Gundimore beach huts sold in two days DRAGONS DAREFUL DANDERS

Eleven new beach huts at Gundimore Beach, near Mudeford Quay in Christchurch, have all been sold in two working days. The beach huts, which were priced at £24,000 each, have direct access to the beach. Marketing began on them on Friday 14th March and the last one was sold on Monday 17th March. Neil Farmer, Strategic Director at Christchurch Council, said: “The beach huts have obviously proved to be a very desirable property in a unique location between Mudeford Quay and Avon Beach. We thought that there would be interest in the huts but couldn’t have guessed that they would go so quickly.”

New Park Keeper Joins Moors Valley Team A family trail based on the popular ‘Percy the Park Keeper’ books by Nick Butterworth is set to become the newest addition to Moors Valley Country Park and Forest near Ringwood this year, offering a host of fun outdoor activities. There will even be the chance to follow in Percy’s footsteps by entering an online competition to become a Park Keeper for the day. The engaging stories revolve around the adventures of Percy, a kindhearted park keeper, and his many animal friends, including a badger, owl, fox, rabbit, hedgehog and lots of mice. They are a ﬁrm favourite with children and parents alike, and instantly recognisable from both the books and the Percy the Park Keeper animated television series. Education Ranger Tracy Standish said “We love the friendly characters in Nick’s wonderful stories and are looking forward to bringing them to life at Moors Valley. We hope this fun family trail will also help show visitors what our Rangers do to look after our Park for both people and wildlife.” The trail card, costing £2

each, will include a range of multiple choice questions and a variety of interesting activities including making an animal home, spotting the bird and ﬁnding mini-beasts. It will appeal particularly to younger children and is available daily from 5th April until 28th September 2014. The online competition will offer the chance for a family of four to be Park Keepers for the day, in addition to receiving an annual season ticket for Moors Valley and a wheelbarrow full of goodies.
