About Our Team Our CEO and Founder, Donna Harmatuk, has worked for over 16 years to build a top "Team of Experts," who specialize in every area of the home buying and selling experience. Collectively they are referred to as, Donna & Team New Bern. Each member of the team is personally trained by Donna and brings their own experience in their areas of expertise. Donna & Team New Bern has a dedicated sales team and admin team to ensure that you get the highest level of service and communication you deserve.

What is a Certified Pre Owned Home?

CPO or Certified Pre-Owned Properties follow a Three Stage Process: Appraisal Inspection Home Warranty Buyer's agents prefer to show CPO homes. It saves them time, and gives them peace of mind that the home is more likely to be a good fit for their clients and will close successfully.

Buyers prefer a CPO home, with all of the issues dealt with upfront.

Car companies do it all the time for $20,000 cars. Why do we think that it's 'normal' to market a $100,000 or more home without offering a pre-inspection, or using an appraiser to price a home? Or pricing a home by 'what we have in it'?

In old-fashioned real estate, homes go under contract, then most often a re-negotiation happens at the time of inspection, and often again when the home is appraised by the purchaser. CPO puts sellers back in the driver's seat with full knowledge of the property they are selling, and in a better place to make more money and sell faster.

The Inspection The average inspection turns up 15+ items that need repair. At this point, you have to renegotiate the terms of your offer. Most buyer's agents will request a licensed contractor to make any repairs. OR they will choose to leave the deal. OR they will choose to ask for an average of $1,500 - $2,500 as a credit for the buyer to make the repairs. Our sellers spend an average of $500 fixing upfront, or they are handy and make minor repairs themselves.

The Marketing Appraisal Imagine the peace of mind you are offering the buyer, purchasing a home that has an appraisal in place. Having an appraisal in hand is a powerful negotiation tool to keep the contract price as close to the list price as possible.
