or most of us, those lazy, unstructured days of the summer holidays are already nothing more than a sweet but hazy memory. It’s enough to make anyone start planning their next trip – or, even better, searching for a faraway retreat where that holiday mindset can stretch on and on.

And as far as holiday retreats go, few are quite as easy on the eye as Tenuta Masseriola.

Right down in the heel of the boot that is Italy, you’ll find the beautiful region of Puglia.

Along the hundreds of kilometres of picturesque Mediterranean coastline, you’re met with whitewashed villages clinging to the sides of hilltops, buildings and towns steeped in history, and a smorgasbord of culinary delights, all served with true southern Italian hospitality.

So where to base yourself? Sitting privately a few kilometres from the village of Carovigno is Tenuta Masseriola, a luxury serene retreat.

The stone terrace is a beautiful spot to ease into the day with a gentle yoga flow, or you could choose to do little more than set up camp on a sunbathing lounge and gaze out at the wide open spaces and unique landscape all day.

Come early evening, sunsets are best enjoyed from the pool, with a glass of local wine.

There’s also plenty nearby to explore. You could take an amble through a vineyard, join a cooking class, or visit the charming neighbouring towns.

The ocean is only seven kilometres down the road, and Brindisi Airport is less than 30 minutes away.

“The villa is located in a region known for its landscapes, food, seaside and rich cultural heritage,” Manca says.

“The nearby villages offer a taste of authentic Italian life, with charming markets, historic sites, vineyards and welcoming people.”

And, when you have to return to reality, the villa attracts weekly holiday rental yields from €4500 (about $7400) in low season, up to €12,500 (about $20,700) in the summer.

n a country where the ocean is part of our national identity, nowhere is more prized than a beachside home. Easy access to cool water and warm sand is a sought-after luxury, and a finite supply maintains consistently high property prices.

“There’s an amazing, healing property about the beach,” says architect Nick Tobias of Sydney’s Tobias Partners, whose own home is only a short walk from the shore.

Real estate agent and interior designer Lynn Malone, of Queensland Sotheby’s International Realty, agrees, adding: “In terms of property value, limited availability and high demand continue to make a beachfront home an attractive investment.”

Tobias says one of his team’s projects, on the north headland of Bondi Beach, was literally built on the rocks, and in a case like that, structure and design are key to stability.

“The building emerges out of stone and features a sandstone base that we worked on with a coastal engineer to ensure it was strong enough,” he says. “There are also concrete elements designed to reflect wave force if you have a high tide.”

In other projects, where the owners go out the back door, cross a reserve and are on the beach, they have pin-coded gates for security and privacy and an outdoor area “designed to cater to ocean-based lifestyle interests”, Tobias says.

“An outdoor shower and a foot washing tap are typical inclusions,” he says. “Somewhere to hang a towel and a wetsuit is also essential, as is some sort of racking and storage [for] ocean toys.”

With constant salt spray, weather-resilient materials are another consideration.

“For projects where there is any exposure, we always include outdoor access to hot water for taking salt off glass, paintwork, door tracks and windows as well as any mechanical or technical paraphernalia,” Tobias says.

Malone adds that a kitchen conducive to entertaining, and covered outdoor living spaces with a barbecue enhance the appeal, as does outdoor lighting.

“Indoors, natural textures, light and freshness are features that resonate [with buyers], with operable windows and cross ventilation, multiuse living spaces and easy maintenance making beach life enjoyable from the moment of arrival,” Malone says.
