A celebration of curves DREAM HOMES
A seven-year renovation has transformed the rundown Cove House into a stunning waterside oasis. B y K ATE FARRE LLY
S
ometimes you stumble upon a home you didn’t even realise you were looking for. So it was for Shane Noble in 2014. He was hunting for a knock-down-rebuild project in Gunnamatta Bay but instead, at his daughter’s urging, he found himself on the threshold of Cove House, arguably Cronulla’s most iconic home. “It was in a bad state of disrepair,” Noble says. “But my daughter pestered me to come and have a look, and when we walked through the door we were absolutely sold.” Completed in 1973 to a design by architect Reuben Lane, Cove House is a bold exercise in non-linear architecture. Curves now dominate both inside and out following the Nobles’ sympathetic renovation and restoration.
“It’s so impressive on first viewing because you have these very large, double-storey windows that front this large, circular lounge room,” Noble says. “It’s really the organic shapes within the house that are the selling point.” The views are also key to the home’s appeal. Sitting on a 1334-square-metre waterfront block with an expansive outlook over Port Hacking to Bundeena and the Royal National Park, the eye-catching residence has direct access to Salmon Haul Bay. “There’s always something going on, a little bit of theatre on the waterway because we’re right at the entry to Port Hacking,” Noble says. “We regularly see dolphins, and last year we had a whale with her calf just outside the house.” Noble’s favourite spaces in the home include
an intimate study and the huge main bedroom, where a timber-clad Agape bath almost steals the show. “Just before we bought the house we were staying in a magnificent hotel on the Italian lakes and we took inspiration from that,” he says. “We can lie in bed … and we can see all the views but no one can actually see inside the house. That’s the magic of the original design: it has fantastic sight lines with absolute privacy.” Noble gives credit to interior architect Brendan Wong for refining the floor plan to be both beautiful and practical, with textured and finely patterned finishes adding another layer of interest to an already impressive property. The seven-year transformation included a complete makeover of the front and back gardens, with landscape architects Secret Gardens given plenty of freedom to create an al fresco oasis. A glass-fronted, mosaic-tiled pool is tucked under the house and adjoins striking, tiered gardens that continue the curved theme and include an oceanfront fire pit with seating. “The house gives us joy every day,” Noble says. “Good architecture is meant to make you feel good and this house does that.”

wo years ago, prestige property prices across the Gold Coast were all but becalmed on a stagnant sea that left luxury mansions sitting like flotsam and jetsam in the real estate listings following a decade of static growth. But just when it felt like the city’s gleam could fade, the perfect storm of COVID-19 and low interest rates propelled luxury home prices to unprecedented heights to cement a year of record-breaking growth that saw Surfers Paradise and Southport named two of the country’s top-selling suburbs. Fuelled by a mammoth sea-change trend, home prices in sought-after pockets across the “glitter strip” rose by up to 44 per cent and shot 11 suburbs into the million-dollar-median club – a club that, 12 months earlier, had consisted of just Mermaid Beach and Surfers Paradise. The figures, lifted from the Domain House Price Report for September 2021, revealed buyers converged on the luxury property sector like moths to a flame, with Miami house prices shooting beyond 44 per cent to $1.205 million

in a year and Mermaid Waters house prices rising by 41.9 per cent to $1.22 million. In neighbouring Mermaid Beach, a colossal 32.4 per cent hike sent house prices to a record $2.075 million. But while the voracious growth decimated stock levels and burst the seaside dream for thousands of buyers hoping to bag a bargain by the beach, Ray White Surfers Paradise Group chief executive Andrew Bell says, after almost
24 months of price hikes the fever was breaking. “Twenty months ago, you couldn’t have imagined the prices we’d achieve. This is the greatest boom in the history of the country … and the last thing I can remember that was close to this was 1988 and ’99 after the stock market crashed,” Bell says. “People pulled their money out of shares and ploughed it back into real estate but it was short-lived. This boom is even stronger.

The difference now is the cheap money. People are more cavalier with it and it’s so affordable. “But all markets, whether it’s gold or oil, go through cycles and property is so aligned to the economic cycle. So, we were due for a boom … and if you follow the cycles, two years of a boom market is about as long as they last. “Now there are signals out there showing the brakes are being applied, whether that’s the regulations for borrowing [announced on November 1], chats about interest rates rising and then affordability being tested. You get half a dozen of those things like this and it’s like putting an anchor out.” While the anchor might have been dropped, the city has moved up the search rankings to top place for overseas buyers, according to PropTrack’s Overseas Search Data Report released last month, with units in Surfers Paradise topping the national list for sales value, according to figures found in the Domain House Price Report. The mass return of expats could also see the anchor lifted early next year, with the city’s annual auction – called The Event – tipped to be the best yet for the Ray White Surfers Paradise Group when it kicks off on January 23 at RACV Royal Pines Resort in Benowa. Looking back over the past year, prestige property specialist Michael Kollosche, of real estate agency Kollosche, says the depth of the market was astonishing and had resulted in the firm collecting just over $230 million in unconditional sales in October alone. The team also achieved a handful of jawdropping sales, such as 159 Hedges Avenue, Mermaid Beach, which recently fetched $15.75 million. “There have been a lot of sales in that $10 million to $16 million range this year and a large portion of them were to locals with a few coming out of Sydney and Melbourne,” Kollosche says. “I sold a block of land alone [900 square metres] at 139-141 Hedges Avenue for $17.5 million [in August]. I think the market will remain reasonably stable over the next
12 months because the Gold Coast is wellpositioned with the [Brisbane 2032 Olympics] and there’s a lot of infrastructure spending.” For the team at Amir Prestige Property Agents, the year has been equally fruitful, after principal and director Amir Mian collected a suburb-record-smashing $23.75 million for the spectacular 5 McMillan Court, Southport, in March this year. The sale came hot on the heels of yet another record-breaking sale for the firm at 187-191 Hedges Avenue, which achieved $22.5 million in the latter half of last year. “The Gold Coast is poised for a pretty good decade between now and the Olympics … and I think it’s to do with the number of buyers who want clean air, a nice environment and a nice backyard,” Mian says. “A highlight sale for us was 41-45 The Promenade, Isle of Capri, which sold for $26.998 million … all our top sales were pretty much suburb record breakers. “People are more than just getting caught in the Gold Coast movement – they are putting their kids in school here, and they are changing their jobs to live here.”

nvestors in residential property will increasingly buy rental homes and opt to live there themselves for periods over 2022, many experts believe. The new phenomenon of having a “bug-out” place – somewhere to retreat to in the case of emergencies, such as lockdowns – is likely to be uppermost in most investors’ minds next year. “What we have discovered is that a quarter of people are now living in their property before they rent it out as an investment,” says Mike Mortlock, director of MCG Quantity Surveying. “This is so interesting as ... even though property advisors would say this is a poor investment strategy, this is happening more and more. People like to have a spread of options so they can disappear to somewhere else, like an investment property, if something goes wrong.” The national director of group risk and compliance at valuers Herron Todd White, Kevin Brogan, predicts this new phenomenon will continue through next year. “We’re seeing this crossover between rental property and owner-occupied property,” he says.
“People are buying investments, and then choosing to live there for two to three months – perhaps in a more conducive environment than their own homes [or] closer to their work – as a “workstation”, and then rent them out the rest of the year. The nexus between work and the office

Although no one yet knows the extent of the macro-prudential tightening on lending
that will take place, and how soon the Reserve Bank might raise interest rates, there’s still plenty of fat built into the system to allow most investors peace of mind. “We haven’t had an interest rate rise now for 11 years,” says Peter Koulizos, chair of Property Investment Professionals of Australia. “But if the banks are comfortable with rates rising, then we should be too. “Australian residential property is very resilient, which you can’t say of some commercial property. But we will see a continued movement away from Sydney and Melbourne to cities like Adelaide, Hobart and Brisbane, and to the regions.” Brisbane is also a favourite pick for 2022 for Mortlock. “There’s still an affordability price point there and people have been saying for 10 years that Brisbane will be the next to boom because the salary-to-price ratio is good. But it never happened. [It] could happen in 2022, though, as another aspirational bug-out plan.” Investors are likely to feel more comfortable about buying properties outside Sydney and Melbourne as tenants, too, take a postpandemic look at their lifestyles, and feel happier living out of inner cities or in regional and coastal locations. “People now have a different lens on location, location, location,” says Brogan. “They’re now looking for different things in a home, and are willing to live further out for the sake of more space to work from home.”
