mong the bricks and mortar that collectively make up a suburb there is often a residence that stands so far above its neighbours in terms of size, quality or heritage that whenever it hits the market it seems to set a new local record. If the house itself doesn’t put the neighbours in their place, the sale price often will, and then follows quick calculations of what surrounding homes might be worth as a result. Such houses usually have a name. One such home is Altona, one of Australia’s most famous trophy homes on the Point Piper waterfront, which set an Australian high of $28 million in 2002, $52 million in 2013, and a suburb high in 2016 at $61.8 million.

Braelin, in Centennial Park, is a regular on its local record list thanks to its $12 million sale in 2015, topped in April when it resold for $16.5 million. In Castle Cove on Sydney’s north shore, the top title is regularly traded between twin waterfront estates Neerim Park and Neerim House: the latter currently holding the high at more than $15 million, topping the $13 million of last year set by Neerim Park. “There are certain properties that exist in any suburb that capture people’s attention and draw people into the market who weren’t necessarily looking to buy,” said Ben Collier, of The Agency. His recent sale of the Victorian manor Corinth is a case in point.

Having set the Woollahra high in 2007 at $11 million, the owners (prominent art patrons Gene and Brian Sherman) sold it in June for more than $16 million, after they purchased Braelin in Centennial Park, and despite having had no intention to sell up and move at the time. Paddington’s best known price-setter is Alster House, which Collier has listed with a $15 million guide and which is set to smash the previous $11.85 million high set by the former Windsor Castle Hotel in 2016. And with good reason. The historic 1880s terrace is flush with impressive attributes, including a 10-metre frontage on a north-facing corner position that, at 550 square metres, is one of the largest privately held residential lots in the suburb.

YOUR AGENT Ben Collier, The Agency

‘‘It’s not often that a property captures everyone’s attention: an extraordinary combination of award-winning architecture, designer landscaping, within a 55-metre deep block.’’

Even before a major redesign by awardwinning architect Andrew Nolan and an Australian Institute of Architects gong in 2001, it had set a $2 million high in 1988 when bought by Prime Minister Malcolm Turnbull and his wife Lucy. The redesigned residence smashed the suburb high again in 2006 when sold for $6.55 million, and since then additions have included a teenager’s wing with loft designed by architect Rachel Neeson and an expanded en suite off the main bedroom that makes more of the city skyline views. Behind the heritage facade it now has a clever floor plan that opens all three living areas to views of the 25-metre lap pool, and vast walls of glass and pivot doors that make good the Japanese-style rear garden and the central courtyard by acclaimed landscape designer Ken Lamb. Expect to see neighbours of this landmark eastern suburbs property armed with calculators gathering at the September 22 auction.
