Billionaire’s blonde-brick beginnings Meriton’s Harry Triguboff got a taste for building when his first home’s construction in Roseville hit a snag.

ong before Harry Triguboff earned the moniker “Highrise Harry” or scored billing as the richest property tycoon in the country, he was just another first-home buyer grappling to enter the market when Sydney was at the peak of a housing boom. It was 1960 and Australia’s median property values had skyrocketed 700 per cent in the post-war years since 1944, putting the median Sydney house price at a high of £4000. In Roseville, a subdivision of 33 vacant lots owned by the Housing Commission included a 643-square-metre block, bought for £4025 by a textile engineer born in China of Russian parents, Harry Triguboff. The conveyancing was witnessed by his late solicitor brother Joseph Travers, who had anglicised his surname. It settled the following year, three weeks before Triguboff turned 28.

Also that year, 14 years after he arrived in Australia, he was granted residency. Triguboff’s efforts to pay off his first home is an oft-quoted success story for first-home battlers: the developer owned a taxi fleet and supplemented his income with a milk run in Chatswood. However the builder he’d hired was thrown off the job and, in classic Triguboff style, he finished building it himself. That blonde-brick house on Arrunga Avenue is still owned by the White family, who bought it from Triguboff in 1969 for $34,250. Triguboff next bought land in Tempe in 1963, with a partner, developed it into eight apartments; followed by a site on Meriton Street, Gladesville in 1965 on which he built 18 apartments. His company, Meriton, dates back to 1963 and was named after his first solo

property development foray. Today it has built one in 10 Sydney apartments, and some of the tallest residential towers in Sydney, Brisbane and the Gold Coast – a total of 75,000 apartments across the eastern states. There have been hiccups, most notably in 1969 when his company went public. Having sold shares for 60 cents each, he bought them all back in 1973 at $1.30 a share. Then there was the property crash of 1974-75 which reportedly left Triguboff with hundreds of unsold apartments and a $30 million debt with Citicorp. By 1976 he had repaid that debt, and resolved never to borrow again. Sydney’s obsession with real estate has proved a windfall for Triguboff. He became a billionaire in 1997 and was ranked second in this year’s Australian Financial Review Rich List, worth $12.77 billion. The 85-year-old and his wife, Rhonda, have been Vaucluse locals since 1983 when their waterfront home was bought by Meriton for $4.1 million, and next door added in 1998 for $6 million. The amalgamated 5200-squaremetre block is one of the largest, privately held waterfronts in Vaucluse, eclipsing Justin Hemmes’ Hermitage and fellow billionaire Leon Kamenev’a $80 million amalgamated block.

mpossibly tall ceilings, perfectly formed vaults and arches, superbly restored sandstone walls, meticulously detailed retractable steel doors, a gleaming brass kitchen to die for, bathrooms lined in slabs of heavenly marble ... the list of drool-worthy features inside Italianate House is nearly endless. “The challenge was to convert the 1860s building and a 1990s office fit-out into a contemporary family home for my clients,” explains Italian-born, Sydney-based architect Renato D’Ettorre, who formed his eponymous architecture practice in 1990. The project comprised four components: a three-storey terrace house for the family; historic sandstone stables, which will eventually accommodate ageing parents, converted into guest quarters; restoration of rear stone fences; and a new concrete carport with landscaped roof terrace and swimming pool. Located in a conservation area in Sydney’s Surry Hills, the large L-shaped site and heritage-listed terrace underwent the bravest of transformations, but one in which the design intervention honours the legacy of the existing structure by clearly delineating old from new. “The introduction of the impressive, engineered, double-height brick vault seemed an appropriate element for the Italianate-style house,” D’Ettorre says. A merging of contemporary architecture with historical grandeur gives rise to a new aesthetic. The dialogue between the charm of the existing structure and precisely detailed additions creates a relationship of mutual respect. Some of the main historical features were brought back to life, including the ornate marble fireplaces, central timber staircase and glasspanelled entry door with sidelight. Salvaged bricks, terracotta tiles, Carrara marble and white stuccoed walls are some of the key new materials introduced in the interior. But, of course, like many exemplary works

of residential architecture, Italianate House offers more than its impossibly good looks. Passive cooling, underfloor gas heating, hydronic radiators in the front terrace along with double glazing to the new openings and skylights deliver environmentally sustainable physical comfort. Rainwater is collected and redistributed to gardens, balconies, garden walls and the green roof above the carport. For D’Ettorre and his team, the creation of evocative architecture with a strong sense of place and beauty is the primary objective of every project, satisfying the human need for textural and tactile expression, while calming or stimulating the senses through the clever use of light and shade, space and materiality. “The design generates a sense of wonder and awe both inside and out, encouraging the young growing family to explore and enjoy the various spaces with multiple sensory experiences and emotions,” D’Ettorre says. Italianate House is set to serve this young family well into the 21st century. Yes, I know what you’re thinking – those lucky ducks.

2 Allenby Road, Dalkeith $3,700,000 ICONIC MODERNIST MASTERPIECE “Kiernan House” is one of Perth’s most iconic mid-century homes. Originally designed by renowned modernist architect Raymond Jones, the home retains the best of California mid-century style while introducing a sympathetic modern extension by Craig Steere Architects. Blending mid-century style and modern function on a spacious corner block in a riverside location makes this property a very desirable proposition for families with a strong appreciation of architecture and design. Sculptural and drought-resistant gardens including yucca trees and large agave plants inspired by the gardens of Californian modernist homes create a beautiful green contrast to the charcoal, white and sand coloured exterior, while the stunning bespoke split level swimming pool features hand selected Toodyay stone walls.

henever you notice a product in a blockbuster movie, there’s a fair chance someone has paid handsomely for it to be there. Product-placement is big business: BMW is thought to have paid more than $4 million to have James Bond drive its odd-looking Z3 sports car in GoldenEye. And this makes the fact that Riva, famed Italian builder of the world’s most beautiful boats, has never paid a single dollar to appear in a film even more incredible. Of the 20-plus appearances its iconic wooden-hulled beauties have made in major films, from James Bond to Indiana Jones, not one was a paid placement. So when we were given the opportunity to live out our action-hero fantasies, skipping across the silky-smooth surface of Italy’s Lake Iseo in a Riva Rivamare so potent-looking it was surely scaring the fish, it was too tempting to pass up. Riva has been building boats here since 1842, working out of a looming, curved and glasswalled edifice that rises above the lake like a

villain’s lair. Yet almost immediately our dreams were shattered; I don’t recall Bond ever pausing to slip on shoe-covering booties to protect his boat’s flooring before chasing down a bad guy. While piloting any boat feels as sharp as the edges of a marshmallow, once you get a handle on it there’s much fun to be had, with the sun on your face and the wind in your booties. For all the sleek and sensuous design work that’s gone into the exterior, you can’t help but feel slightly underwhelmed by the cabin. It’s as spacious as a packed elevator with a full load of people on board, and the accommodation below decks isn’t swimming with the kind of luxury you might expect, either. Exclusive doesn’t quite do Riva justice; its three manufacturing facilities can churn out a maximum 70 boats per year, and it routinely partners with luxury Italian car brands like Maserati. And so you’re right to expect an exclusive price tag. Ours, for example, was worth close to €1 million ($A1.6 million). Italian lake and Bond villain not included.
