What I love Let the winter sunshine shimmer through the grand conservatorystyle glass roof at this private, turn-of-thecentury estate. Set in manicured grounds with water views, a sweeping floor plan and a sunken entertainer’s terrace that celebrates the property’s surrounding natural beauty, this magnificent home is listed by De Brennan Property.

Note from the editor

M

elburnians have no trouble finding the beauty in winter. Dancing flames in an open fire. The chewiness of a decadent shiraz. Richmond losing at the ’G. There is so much to enjoy and be happy about, even under darker skies. Extend relishing these simple pleasures to your home and garden, which can still look their best at this time of year. Paul Bangay, Australia’s leading green thumb, explains how to create a garden that is just as gorgeous during these colder months as it is under sparkling sunshine, from the natural architecture of bare branches to delicate icicles lightly coating ornamental grasses. This week’s New Living cover story is the third in our seasonal series from Bangay. In the residential pages are a selection of properties that will inspire you to get out in the crisp air this weekend and explore open for inspections. A highlight is our cover property – a New York-gallery style home in the happening haven of Windsor.

A coppery double front door entices us into this 1920s former factory (thought to have once been a millinery factory), where a striking conversion introduces a funky New York gallery vibe. Trusses draw the eye to stunning six-metre ceilings while natural light bounces off its white-painted bagged brick walls. “It’s true to the warehouse feel while being so functional,” the agent says. “As you enter different zones there’s privacy yet an open flow.” We especially love the upstairs shower that opens to a private balcony with a rooftop vista. ont Albert might not have the cachet of some of its more storied neighbours, but you can’t fault the coherent streetscapes here and the effortlessly graceful homes that sit upon them. This one is next level. The classic 1920s facade with peaked rooflines and pretty portico framed by a lovely, deep garden is charming. Inside, the house opens up courtesy of a brilliantly fresh Hamptons-esque renovation and positively hums. The fabulous, wide hallway offers generous views all the way to the gorgeous tiled water feature that sparkles in the heart of the home. Before that are two fine formal rooms at front left. To the right the main bedroom wing is simply beautiful with light tan textured wallpaper making a sophisticated statement. Marble features in both the impressive dressing room/walk-in wardrobe and en suite. Head down the hallway and gaze out to the splendid al fresco area

beyond the water feature. The house here essentially splits in two – on the left, steps take you into the majestic, airy kitchen. In front the family room boasts a fireplace and terrific views over the sparkling pool and spa. Head over to the right side of the stair and you get a rumpus room and home theatre. Beyond the outdoor entertaining area the pool sits to the left, an

in-ground trampoline and half-size basketball court to the right and splitting them is the inviting outdoor fireplace. The balance of bluestone to garden greenery is note perfect. Upstairs, there are three more bedrooms, each with an en suite and one has a balcony over the rear garden. Another generous family room completes the first level.

The quintessential family home with the most stylish and complete renovation for a house of its era.

P

arkville packs high-density diversity into its tight parameters. This wedge of land three kilometres north of the city centre makes the case for judicious naming, thanks to the swathes of green that represent the 181 wild hectares of Royal Park. Melbourne’s largest park contains the Melbourne Zoo, the State Netball Hockey Centre, a golf course and sports fields and a thriving population of possums and native birds.

Parkville is home to the zoological, the institutional (Melbourne Youth Justice Centre), the medical (Royal Melbourne and Royal Children’s hospitals), the educational (the University of Melbourne and a campus of Monash University) and the inspirational (its internationally important biomedical precinct includes 40 organisations). It’s worth a saunter on foot into the quiet, tree-lined residential streets for a look at beautiful Victorian streetscapes and some of the

grandest examples of the quintessential terrace house. Parkville has unbeatable public transport, but generally lacks the shops and community services to make a cohesive community. Residents tend to cluster in three distinct areas, the fanciest being Parkville South. The streets around the highly sought-after University High School are covered uniformly by heritage protection and are unmarred by modern development. The more affordable patch lies in

the former 2006 Commonwealth Games Village, now turned into Parkville Gardens. It rubs shoulders with a broader mix of 1950s to ’70s houses and apartments. Parkville’s kids’ playgrounds have national importance. The Nature Play playground area at Royal Park’s south-east corner was named the country’s best by the Australian Institute for Landscape Architects in 2016 thanks to it encouraging risktaking through water play, and log, rock and rope-climbing.

Bare your soul

F

or me winter cannot arrive soon enough, especially after this harsh, dry and hot summer and autumn that we have all experienced. It’s a time for all gardeners to take a rest from the worry of watering and shielding plants from the effects of the heat and dry conditions. In my own garden at Stonefields it’s a time to watch the bulk of the garden go to sleep and rest under a protective blanket of compost that we apply after cutting the herbaceous perennials to ground level, and having to no longer clip the hedges, which remain dormant in the cool. It is not entirely a period of complete rest. I have planted many plants that will provide interest during this cold spell – hellebores or winter rose are the main star of our garden.

6

DOM A IN

These plants thrive in the cooler states of the south but, sadly, have limited success in the milder climate of Sydney and further north. They are great value and will flower for many months from mid-winter right into spring. They come in an array of colours from white to pink and, my favourites, the dark plums, which appear close to black. Make sure you have cut all the old foliage off in autumn so the flowers can appear without messy foliage hiding them. There are many fragrant plants that love the cool winter air and Daphne odora is one of my favourites. Plant it near the front door or a window that is opened frequently. I like to plant it along the path to the front door so visitors brush against it, releasing its sweet scent.

The winter honeysuckle, Lonicera fragrantissima, is a much underrated plant – its tiny bells of white flowers can be smelt many metres away. I have used it in a mixed hedge of hawthorn, rugosa roses and the more common summer-flowering honeysuckle. It will grow almost anywhere and requires very minimal watering over summer. Winter is also a good time to reflect on the importance of deciduous trees and vines. At a time of the year when winter sun is welcomed into the home, the careful placement of deciduous trees will allow for this to occur while providing summer shade. I use many deciduous trees reasonably close to houses for this reason – similarly, the placement of a vine-covered pergola will also

achieve the same effect as well as allowing for summer outdoor dining. One of the best vines is Vitis coignetiae or crimson glory vine; it covers the two pergolas on the north side of my home and in winter the sun pours inside the adjacent rooms. If you live in a frost-prone area use this to your advantage and don’t cut down all your perennials until later in the winter. Allow some – in particular the ornamental grasses such as Calamagrostis “Karl Foerster” – to carry the frost. They appear like icicles in the garden, taking on a whole new winter look. I selectively cut down the perennials intermittently over the winter, the ones that don’t carry the frost first and the ones that do much later in the season.

Opposite The precision planting of box hedges in the parterre at Stonefields create wonder and intrigue, even under darker skies. Above The lush colour of rose hips punctuates the winter garden at Paul Bangay’s Stonefields. Right The privet hedges turn a rich bronze tone in winter. The pleached Hornbeams hold on to the last few burnished leaves of autumn.

OUR COVER Romantic hedges and apple trees at Paul Bangay’s country estate, Stonefields. Photograph by Simon Griffiths.

I find the bareness of winter a great time to plan for any future plantings in the garden. It is easier to see where the gaps in the garden beds occur and is also a great time to sit inside and pore over all the exciting plant catalogues, finding just the right plant to fill that gap. paulbangay.com

uildings with the luxury of surrounding space are somewhat of a rarity around Melbourne. We're more accustomed to developments that are cheek by jowl, taking up maximum site space and leaving precious little room for privacy. But there are exceptions to the rule. Take No. 6 Sydney Street in Prahran for example. Designed by Wood Marsh Architecture, the sculpted form of this building has green space on all sides.

“We've deliberately made it in a garden setting to give it some space rather than a standard narrow setback, which is what you get in most buildings,” architect Randal Marsh says. “What we've attempted to do is actually give movement and create larger volumes of larger space, breathing space I guess you could call it.” Wood Marsh collaborated with Eckersley Garden Architecture to prioritise greenery inside and outside. where a central courtyard is located. This round space will allow a tree to grow from the balcony floor literally through the roof. Further points of difference are found in the distinctly curved terraces and unaligned windows, which give each apartment its own identity. “It looks very different to anything else that's been built,” Marsh says. “I think buyers will see the individuality and the bespoke nature of the building. Anyone who's interested in architecture wants something different and this has an individual design quality with a high standard of finishes.”

With views of the nearby Orrong Romanis Reserve and in short walking distance to Toorak Park, future residents won’t feel hemmed in. Merryl Dooley is looking forward to enjoying the park views when she moves from Kew into her three-bedroom apartment on Sydney Street. “I was looking to downsize and was keen to find a place where aesthetics and functionality come together to create a beautiful living space,” she says. “I love the art deco feel to the property, the clean curved lines. The internal finishes and fittings are also really important to me, and these are high quality.”

he anticipated Jewell Station project in Brunswick is nearing a major milestone with stage one slated for completion in August. The project redevelops a series of ageing buildings and car parks into a public plaza, community gardens, public art, new bicycle infrastructure and two apartment buildings. The first stage includes an apartment tower featuring Clare Cousins-designed interiors and also, the station precinct public realm. Stage two of the project by developer Neometro will begin shortly after and this comprises 32 apartments in the residential development at 17 Union Street. With Neometro’s focus on sustainability, it’s no surprise that both buildings have seven-star energy efficient apartments. The project also has the benefit of Brunswick’s excellent location – just four kilometres from the CBD, close to public transport and bike tracks at Princes and Royal parks. There’s also cafes and shops at Barkly Square.

olour plays a starring role in the renovation of this grand Victorian house, with a subtle but surprising palette that ranges from charcoal and mist grey through to soft powder blue and rich tobacco brown. The house, in the leafy enclave of Elsternwick, is home to a young family who engaged renowned interior designer Fiona Lynch to update the property for the 21st century. “The house … had been kept in its full Victorian state, with traditional Victorian colours, window furnishings and the like,” Lynch says. “Our clients had a good eye – they realised the house had great potential, but needed new paint

Colour has a starring role in the renovation of this grand Victorian house.

There is an enviable selection of contemporary art and 20th-century design classics.

In a subtle nod to the history of the building, each room is decorated with its own colour scheme, giving every space an atmosphere that is distinct from the rest of the dwelling, an approach that honours 19thcentury decorating principles. But the overall aesthetic is decidedly modern in tone, combining light oak flooring, an enviable selection of contemporary art and an impressive collection of 20th-century design classics by luminaries such as Charlotte Perriand, Hans Wegner and Achille and Pier Giacomo Castiglioni. In keeping with her artistic approach to design, Lynch selected colours that enhance the play of light

colours, flooring, window furnishings and furniture. Traditional Victorian colours can be oppressive – most people would want to do a whitewash, but the client was quite interested in investigating colour.” The emphasis on colour is apparent as soon as the visitor steps through the ornate arched front door, with the formal reading room to the left painted in a calming clay tone and the combined office and study to the right swathed in a dramatic greybrown shade.

and shadow throughout the house, an effect that feels unexpected given the propensity for contemporary architecture to flood interiors with as much natural light as possible. The moody ambience is further enhanced through the use of rich, luxurious materials. In the dining room, for example, Lynch worked with, rather than against, the comparatively dark space, dressing the south-facing windows in sumptuous brown velvet drapes whose filaments refract the light as it falls through the glass. Elsewhere, sheer, floor-length linen curtains act as a light filter, adding to the overall sense of privacy that the house conveys. Further visual interest is injected into the house with occasional pops of jewel-bright colour, such as in the wall art, ceramics and sapphire blue sofa in the living space. fionalynch.com.au

rchitect Steven Whiting’s first renovation plan for a singlefronted brick cottage in Fitzroy hit a budget and brief that were as tight as the 79-square-metre site and its heritage constraints. Requiring two upstairs bedrooms to replace a single mezzanine one, the revamped addition “had to tuck in behind the existing room and not be visible from the street,” Whiting says. “It was a box on the back. Square and simple,” he states. “But I wasn’t

The play of light

In his radical revision of the plan, instead of combating or ignoring “the large, dark, imposing mass in the backyards that was lumbering over us,” Whiting made the church the attribute of outlook and designed an intricately folded roofline he calls “an angel’s wing”. “When we went for the folds and the angel’s wing, we paid homage to the church. We perfectly framed the steeple.” Whiting, who has a double degree in interior design and architecture, says the house was designed from the

happy because it was driven too much from cost. So I revisited what has turned out to be a fantastic little project.” The cottage is one of three mirrored, four-metre-wide Victorian frontages, whose big visual feature is the bluestone church that stands directly behind them.

inside out and that the intrigue in every angle and view constitutes “a layering of spatiality”. Under complex roof angles that incorporate the light-dappling effects of perforated metal screens, the construction required ingenuity of the builder to make a bespoke building “unlike anything ever done before”. In a little house of surprises, the main one is the entry to the stairway, which is set outside the downstairs living room. Its entry portal is through what looks like a white pantry door in the small galley kitchen. “You could be downstairs in this house and never imagine there is any more to it. But you open a door in the cupboard and ...” And there you are, stepping up “through a cloistered space in which the light moves as the sun moves. The light is like water. Like liquid.”

While the second plan was realised for marginally more than what the first would have cost, “emotionally and aesthetically” it was so much more fulfilling for the architect leaning towards the art of building design and the vested trust of an

ultimately delighted client. “It was also a lot less imposing on the neighbours next door, the people who have to look at it,” Whiting says. whitingarchitects.com

Darker fabrics conceal the wear and tear of family life. Lenox sofa by Nick Scali.

Leather vs fabric couches

I

t’s an eternal question of interior styling. When choosing a sofa, is it better to opt for a leather or fabric style? The short answer is predictable but true: it depends. The first step towards deciding whether fabric or leather is most appropriate for your space is to establish an overall vision. Gone are the days where a period home automatically meant furnishing the formal living room with a Chesterfield-style antique sofa. In today’s homes, we are encouraged to combine various interior styles, materials, and colours to create a truly unique space. “Mixing different styles has become very popular and we feel less inclined to always match the sofa with the style of the home,” says Stephanie Scali, general manager of merchandise at Nick Scali.

“A contemporary sofa in a classic home can modernise elements of the space and make it feel timeless.” More significant is how formal the room is you are trying to furnish, and whether this piece will be used every day or only occasionally. A fabric sofa for example will generally provide a softer, refined look, whereas leather is often more relaxed and hard-working. Answering these questions will best guide which sofa is most suitable for your home’s aesthetic while also taking into account durability and comfort. There are some misconceptions around which sofa style is most suited to a heavily frequented space – one being that leather is always the superior material, but the durability of leather actually depends on the exact variety and treatment used. Fabric sofas have evolved and can now often compete with leather in this category.

“Fabric design and stain protection have come a long way, so we are finding fabric is being used more readily in circumstances where the client might previously have opted for leather,” says interior designer

Meredith Lee. Choose a darker colour if you live with young children or pets in order to disguise any marks that may develop over time. If durability is a key priority, look at a sofa’s fabric properties to ensure

ISTOCK

that it’s easy to clean, or opt for a product with a removable and washable cover. “Families with fabric lounges need to clean and vacuum regularly, however the benefit is that fabric doesn’t scratch,” Scali says. Among the perks of leather lounges is that these can usually be cleaned using just wipes or a homemade cleaning product, and any imperfections often look better with age. Leather lounges also have the advantage of being hypo-allergenic. “Allergy sufferers do better with leather sofas as they don’t harbour dust mites, mould and pet hair like a fabric sofa does,” Scali says. Deciding on the most comfortable sofa is as subjective as choosing the best mattress. Arriving at a verdict therefore requires input and a ‘sit test’ from anyone who will be sitting in the lounge. “Differences in fabrics and materials used, the softness or firmness of the cushion and the depth of the sofa will suit different people,” says Jessi Deakin, interior stylist and founder of Jessi Eve. A factor Deakin says is easier to objectively determine is the exact size of sofa you should select. To do this, start by drawing your room to scale, then place in the potential sofa and armchairs to see how these will work within the space. Don’t forget to also measure the doorway to ensure the lounge can actually fit into the room. “Make sure you also think about the scale of the arms and height of the back in the space as well,” Lee says. If in doubt, seek guidance from professionals such as an interior designer, stylist or furniture store consultant to avoid any common mishaps. “People tend to overestimate the size of their room and underestimate the size of the sofa they feel will fit in the room,” Scali says.

SPOILED FOR CHOICE Fabric is often chosen for its softness but is more durable than ever.

Leather complements a more contemporary look, yet ages gracefully.

“They often don’t take into consideration scale – meaning the depth and height of the sofa – and where that will also fill the space.” Last but not least is to select any complementary furniture pieces that will make up the remainder of your living space. Larger homes of a certain style may call for an entirely matching lounge suite, but in most cases, a more comfortable look is achieved when styling with various seating options. “The mix and match combination allows you to create a unique look customised to your taste and is also a good opportunity for compromise should family members have conflicting preferences,” Deakin says.

Whether you should style with another matching sofa or contrasting armchairs also depends on a room’s spatial layout and your budget. “Often an armchair can be close to the cost of the sofa, so two sofas might be more economical than one sofa and two armchairs,” Lee says. By taking into account all these factors, you can guarantee the sofa of your choosing, whether this be a leather or fabric style, will suit your home and lifestyle for decades to come.
