The borrower’s guide to banks

Being prepared Borrowers should tidy up their finances well in advance of a property purchase to paint the best possible picture to lenders and streamline the process. Mickenbecker says those who are refinancing will find it easiest, as their ability to meet repayments is self-evident. “If you’re a first-home buyer, you don’t have that proof point,” Mickenbecker says. “You’ve got to more or less replicate that credit history.” Mickenbecker says new buyers should put aside, as a minimum, the difference between their current rent and estimated repayments to prove they could afford to repay the loan. “You’re showing this great discipline, that you’re already doing what is required to pay the loan,” he says.

hether you’re buying your first, second or third home, or an investment property, it’s no secret that getting a home loan has become more challenging recently. In the past 12 months lenders have started taking a closer look at borrowers’ finances, with the royal commission and changing regulations prompting banks to crack down on irresponsible lending. “The banks are being a lot tougher,” Canstar group executive of financial services Stephen Mickenbecker says. “They’re looking at your actual expenses and not some formulaic average of what it costs to live.” While this may mean some buyers won’t be able to borrow as much as they could have at the peak of the market, it’s unlikely that most applicants will be rejected entirely. “Banks want to lend money,” Anna Porter, founder of wealth advisory Suburbanite says. “They don’t make money unless they lend it. They are going to look for ways to lend money without breaking policies or laws.” Knowing what lenders look for when approving a loan, as well as the red flags that will raise questions, is the key to successful borrowing.

Mortgage broker and Wealthful founder Chris Bates says limiting discretionary spending not only makes a borrower more attractive in the lender’s eyes, but also gives a healthy boost to buyers’ deposits. “You’ve got to live like you’ve got that loan today,” he says. “It’s good practice to actually make some cutbacks for three to six months, get comfortable with that, and then apply for a loan.” Banks generally take the closest look at the past three months of activity when assessing an application, meaning any spending

The combined minimum monthly repayments is considered an ongoing expense. “It looks really good on an application to have no credit cards,” Bates says. “But if you have a credit card, ideally have just one and a small limit on it.” Bates says a credit assessor’s first impression of an applicant has a big effect on their likelihood of being approved, and unusual or large purchases, gaps in employment and even minor credit issues like a default on a phone bill should be accompanied by an explanation. “You’ve got to understand the things that a credit assessor might have concerns about and address them in the cover letter of your application,” Bates says. ooking to move into your newly renovated home by Christmas? With the right planning and timeline, it might just be possible. Most builders and DIY renovators roughly adhere to a planning and construction timeline able to be achieved in eight months. Observe the following to manage your renovation under the guidance of a professional team.

May Planning The first month of any renovation is the planning and design phase. This phase typically takes one month, but can take up to two. Within this stage, you should confirm council approvals, builders and trades, floor plan, the electrical and lighting plan, budget, timeline, and mood board or design scheme. If working with an architect, interior designer or builder, they will be heavily involved in this process. “It’s important to start kitchen and bathroom planning before anything else as trades need to know positions of plumbing and electrical items as a priority,” Amy Thackeray, business manager at Sunday Homes says.

The next step is to make your selections on materials, fixtures and appliances including cabinetry finishes, tapware, tiles and flooring.


Start by liaising with your builder or project manager as they can provide a detailed list of what is required and expected product lead times. If you’re tackling the project on your own, you’ll need to shop for these items independently. “It’s important to do as much of the selections as possible prior to construction commencing to enable enough time for them to be delivered to the site,” Thackeray says.

“These rooms are often the most technical part of a renovation and will take the longest time to complete, so tackling them earlier on in your timeline is smart planning,” Caceres says.

Working with an architect or interior designer requires more time for the initial planning stages. Architects and designers

August Framework & rough in For the remainder of July and into August, it’s time for the build team to construct the home’s new framework. At this point, trades will rough in all new electrical and plumbing items laid out in your planning including new wiring, power points and light switches.

September Construction In the Caceres’ renovations, walls are typically constructed first, followed by ceiling fixes and plasters, then flooring and cabinetry. “If you’re restoring existing floorboards, hold off on the final sand and polish until after the painting stage as to avoid spills on your new floor,” Georgia Caceres says. You can simultaneously tackle the kitchen, bathroom and laundry by co-ordinating trades.

It’s time to focus on the exterior. “Kerb appeal is very important, so be sure to allow provision in the budget for landscaping, as this is often an oversight,” Caceres says. “Always consider irrigation and reticulation as it is counterproductive to spend the budget on plants without a sufficient watering plan.” Other tasks might include rendering, constructing a carport and brick paving.

W

hile the converted warehouse has become a well-established building typology, the South Yarra home of interior designer Mardi Ola and daughters Olivia, 12, and Ava, 11, is one of the first examples in Australia. With its soaring ceilings and NewYork-in-the-60s aesthetic, this place really is one of a kind.

When Ola purchased the property just two years ago, the 1982 fit-out was still standing strong – “it was awash with grey laminate,” she says. The site was originally the home of a Maples Store (the yesteryear version of Myer, or Harvey Norman), and in 1978 was purchased by a group of Melbourne architects and developers. structural, it was relatively easy to reconfigure,” she says. Less easy, was sawing through four layers of brickwork to drop the height of all of the windows, but it was worth the work. The home is adorned with an incredible collection of furniture, antiques, art and other treasured items Ola has collected, and her ethos is to “make things as friendly and relaxed as possible, and as far away from the showroom aesthetic as possible”. The Paul Evans cabinets, Platner armchairs and Colombo “Elda” chair are particular favourites.

Nina Provan has slowed her approach to living after moving to the seaside.

start attacking my to do list. My day-to-day is split between administration, accounting, creative work and client liaison. A large portion of my job can be done from home. The hardest part is often getting into flow for the creative work. Midday

For lunch I’ll usually have leftovers or just eat whatever is in the fridge because I don’t have time to make myself a proper lunch. Living and working in the same space makes it tempting to pick up a few toys or faff around with chores – there’s that distraction, which is easy to fall back on when you’re feeling a bit flat with work. I’ve tried to improve in that area by [multi-] tasking – if I’m on a phone call or something where my brain doesn’t need to be completely switched on, I’ll put the washing on or fold clothes. Afternoon

Morning

I’m usually up around seven to pack lunches and get the kids ready. I’ll either eat some cereal or toast with the kids before school drop-off. Three mornings a week I go to the gym. I’ll head home and get started for the day around 10am. The first thing I do is check my emails, see what’s urgent, and then

I’ll go and pick up my kids just after 3pm on most days. If I need to go to the supermarket or the post office, we’ll do it together as a bit of an activity. Once we are home, the kids like to potter and play together and that gives me an opportunity to jump back on the computer, but I make a concerted effort not to have my laptop open.

like routine, but I don’t live by routine – I live by what needs to get done,” says Mount Marthabased interior designer and stylist Nina Provan. Her days often demand switching between managing her own interior design and styling business, running the cushion label Ni Ni Creative with her business partner, and being a single mum to two children aged two and five. Handling both the creative and the administration side of the business allows Provan to shape her day to suit herself. “If the creativity isn’t coming then there is always something on my list I can return to – chasing invoices, making supplier payments, all that day-to-day stuff that you need to be doing to run your business.” Even among the juggle, it’s a slower pace, she adds. “When you live in the city, you can feel this pressure to always be on the go. Living in a quieter seaside spot has definitely slowed down my approach to how I live my life.”

WORKING FROM HOME TIP

Dinnertime is ridiculously early because I like to eat at 5.30 with my kids. Once a month I catch up with some local mums whom I’m friends with and we’ll go out for dinner. Sometimes I’ll pick up my laptop after the kids are in bed but my brain is often tired from the daily grind. I might watch some Netflix, but I also love to water the garden in the evening – it’s really peaceful and a reminder to slow down. I’ll usually be in bed by 11pm.
