Focus on presentation Buyers often flock to the safest investments when the market faces uncertainty. This means wellpresented properties are most insulated from price falls, according to Tower Property Advisory director Robert Allanadale. “There is a flight to quality,” he says. “There are fewer buyers around, and those buyers who are there can afford to be more choosy.” Buyers facing tightened lending conditions are avoiding major renovation projects and negotiating hard on properties that need even minor work, said Belle Property Surry Hills principal Mark Foy. Risk-averse buyers are opting for move-in ready homes, and those with time are choosing the best property they can afford rather than one needing costly repairs and upgrades. “When we’re in a seller’s market, buyers will just overlook those aspects because they’re keen to get into the market,” says Foy.

Balance of power Allanadale says vendors hoping to appeal to family owner-occupiers should invest in their property. He said refinishing floorboards, painting internal walls and revamping gardens are easy wins for sellers. “You can get a big bang for your buck by doing minor improvements,” he says. “You might spend $10,000 and lift the place immediately.” Auction or not? Although clearance rates are below boom-time levels, vendors in traditional auction markets will still see the best result through an auction campaign, according to Foy. “Auctions reduce the days on market, which gets better prices for the owners,” he says.

Buyers have the opportunity to make an offer at any point in the process, and agents should try to elicit offers prior to auction if few genuine bidders are expected. “There’s more of an incentive for the agent to try and sell the property before auction,” says buyer’s agent Nick Viner from Buyers Domain. “If they’ve only got that one genuine buyer, they don’t want to take it to the auction and see it fall flat.” A lower clearance rate environment means an agent who can seal the deal quickly is the best choice, according to Allanadale: “It’s the negotiating skills of the agent that are really critical.” “Private sale by deadline date is another option,” he says. “That’s a

Art comes alive for a brief moment

A

neglected 1930s mansion in the Dandenong Ranges has a new yet temporary lease of life thanks to street artist Rone. It’s not the first time the Melbourne-based identity has taken over a dilapidated site all in the name of art, and that’s exactly what he’s done to the heritage-listed Burnham Beeches with his new work Empire, in a property owned by Shannon Bennett’s Vue Group. Rone, born Tyrone Wright, first stumbled on the location via his friend, chef and entrepreneur Bennett, who introduced him to the idea of using the mansion for an art installation.

Bennett, who is turning the mansion into a new hotel destination, gave the artist the go-ahead to use it as an exhibition space in the interim. Rone has taken over the 12 empty rooms to create a hybrid art space. Empire riffs on Johnny Cash melancholia, tugs at film-noir moodiness and comes with a narrative where you choose your own adventure. He mixes large-scale paintings with found objects as well as virtual and augmented reality installations. There’s also a nod to the girl next door in this new work, and she’s trapped in the ghosts of the past while tugging at your senses.

The abandoned building, left vacant for more than 20 years, will come to life for just six weeks and follows in the tradition of Rone’s hugely successful 2017 outing with The Omega Project. At that time, he turned a condemned home in the leafy suburb of Alphington into a gallery of his art – where bedroom walls and corridors were filled with filmic images he painted, while the dusty home was curated with furnishings that could easily have stepped out of a scene of a Wes Anderson or Sofia Coppola film. “Shannon Bennett saw The Omega Project and really loved what I had done,” Rone says.


“The idea of creating something that disappears is surreal and I was drawn to that.” “He actually told me about the mansion a few years ago and suggested I take a look and do something similar to what I did in Alphington.” It wasn’t until six months after their initial conversation that Rone made the trek to the hills to view the site. That was in February last year. “I was immediately blown away by what I saw and asked myself why hadn’t I pushed myself to go sooner,” he says. For someone who started out in the graffiti scene, putting his trademark on the laneways of Melbourne in 2001, Rone has become a cult figure in his own right. He studied graphic design at RMIT and remained there for 12 months before working in design at a skatewear company in the inner city. Known for his paintings of haunting female faces, Rone’s work is eerily at home on the sides of buildings, in alleyways and has found its way to art galleries around the world including Stolen Places in London, Urban Nation in Berlin and Allouche Gallery in New York. “When I saw Burnham Beeches from the outside, I had this vision of what it would be like on the inside, but was disappointed when I stepped in to see it was all stripped back and empty,” he recalls. “But then, I viewed it as the ultimate blank slate to work from. It was mid-construction and they were about to start renovating. What initially began as painting one room became taking over the whole space. It’s turned into this beautiful monster.” Rone approached Australian actress Lily Sullivan, star of Picnic at Hanging Rock, to be his muse for the project. She was a huge fan of The Omega Project and jumped at the opportunity. The Melbourne-based actress said collaborating with Rone was unlike anything she’d done before. “There’s something quite amazing about Rone’s street art. He creates something beautiful within the context of decay and erosion at the mansion,” says Sullivan, who has just finished filming I Met A Girl, a film about an aspiring musician with schizophrenia searching for his missing love interest.

“The idea of creating something that disappears is surreal and I was drawn to that.” Rone, who approached her via email, explained he wanted to paint her portrait for the house. “I remember arriving at Burham Beeches in the middle of winter, it was ice cold and raining and only one giant heater in the room,” she says.

“Tyrone and I explored the house together. We went about creating a narrative for each room but, ultimately, it’s the silent ambiguity that speaks the loudest and viewers can interpret this how they want. “I loved the eerie drama of the mansion and the end result is rather amazing.” Portraits of Sullivan beam across 12 rooms of the expansive house. “To see how Rone perceived my face and put it on a wall is unlike anything I have ever done. We took so many photos,” she laughs. “But in the end, he chose specific facial features and it was wonderful to step back from myself. I found it really interesting to see what he took from the experience.” Empire is all about creating seasonal shifts as you move from room to room. There’s more than 500 individual antique pieces curated by interior stylist Carly Spooner. There’s a sparkling, five-tier chandelier Rone had to figure out how to get to the site, a grand piano and other hard rubbish waste he collected that became roadside treasure. He also went to liquidation auctions to source tables, chairs and other furnishings while a recession centre in Footscray, packed with stock from failed businesses and selling at a reduced price, also proved fruitful. It’s been a labour of love for the artist. “My whole career has been based around street art, so the idea that nothing lasts forever is well ingrained,” says Rone. “This kind of project is another extension of that. I guess it allows people to have an emotional attachment that I too might have to my work, that feeling is also complicated by loss and connection. It’s all part of the process. It’s also what makes authentic street art exciting. “You have to come and see it today as it might not be there tomorrow. That is why it’s gaining a cult following – people want a contemporary art experience that’s in the moment.” Empire – an installation by Rone. rafting a collection of calming beachside apartments calls for more than just positioning. Stylish yet sensible A practical palette White isn't exactly a no-no but you have to be aware that it may not be its best white for long. You can Scotchgard or buy fabrics with built-in stain and water resistance but, apart from getting removable couch covers that can be laundered regularly, a safer bet for families are materials you can wipe down, or textiles with some colour variation built in so you don't see marks from wear and tear. High contrast patterns are good, while patterned textiles with natural variation will best mask day-to-day wear. Colours should be approached like white to a degree – flat colour will give an opportunity for stains to show but variation in surface texture can be more forgiving.

tarting out in design as a childfree, single man, I didn't grasp the full responsibility of designing a home for a family with children in it. I recall one particularly sharp, fragile vase I put into a client's home, along with a white fabric sofa – my mistake only becoming clear to me once I had a child of my own. You soon realise that small hands grasp at interesting things and, in a moment, that fragile thing can be damaged – the child, not the vase. Day-to-day family life can be a challenge but that doesn't mean that it can't also be stylish. Here’s how to create a familyfriendly home that is flexible and fashionable.

should be soft with a smooth, nonabrasive texture and forgiving enough of spills and accidents. A plush pile carpet or rug will be soft under foot but is also flat in texture, which will show up any marks and may wear more than a mixture of loops or textured fibres.

Zoning and storage

If you want to feature block colours, try to avoid applying them in large areas to carpets, rugs and sofas and limit their use to decor objects and soft furnishings as they can be cleaned or replaced more easily.

Functional flooring The materials you use throughout need to be chosen with the needs of the inhabitants in mind. Carpets and rugs should be soft enough to suit the skin of little feet and knees. Consider the possibility of falls and bumps, so any flooring

A safe way to zone your space is by height, putting delicate things you like out of reach but still in view for you to enjoy. Extend this logic to your kitchens, bathrooms and laundries because while child locks are a novel idea, Houdini kids can quickly disarm locks that adults can fumble over. Plenty of storage is a must, especially if you wish to keep your

Boxes to put things in their place, shelves where items always live, storage chests for toys and blankets can all help you to pick up at the end of the day and return your home to normality. If youâ&#x20AC;&#x2122;re a little tight on space consider integrating storage into your coffee table, side tables or ottomans so you can quickly stuff everything into a nice, neat place and tuck it under furniture out of site. ophie Trippe-Smith and her family have lived in this 1880s Balmain terrace since 2013. After a few years in the house, they decided to enhance the “good bones” of the property with a fresh lick of paint inside and out, and some structural renovations.

The family bravely decided to live in the home throughout the renovation, which Trippe-Smith admits was challenging, but “we overcame this by having a positive, happy attitude and a ‘light at the end of the tunnel’ feeling”. Trippe-Smith is a life-long Balmain resident and describes “walking up and down this street since I was a little girl, thinking that one day I would like to live here”. The family initially lived just around the corner from their current home, but outgrew the smaller

property. When this terrace came on the market, Trippe-Smith “walked inside and instantly fell in love”. Her adoration of the property has only grown with the renovations; the new garden oasis and double garage provide sanctuaries and functionality in the home. The renovations also included new joinery and lighting in all of the bedrooms. Trippe-Smith says she was initially slightly daunted by the renovation process, but found solace in the capable hands of interior designer Kate Bell and landscape designer Adam Robinson.

The home is now filled with beloved items; Trippe-Smith explains that, “I feel like my home’s style is always evolving. I adore eclectic, colourful, interesting pieces. I don't really like anything to match.” Favourite treasures include the Gubi Beetle chair covered in green velvet, and a Grasshopper floor lamp. The shade also carries into the dining area, with a soft, mint green leather banquette. As a self-described “art addict”, Trippe-Smith cannot choose her favourite art work, but she particularly loves the Esther Stewart

The 1906 project by Amber Road Design defies conventional expectations.

Heart of darkness

C

ould you track any more counter to conventional expectations in the design and decor of a new Potts Point apartment than to go raw and dark? Located in a precinct of Sydney being repopulated by moneyed downsizers, the project is an 80-square-metre, one-bedroom apartment that, gratefully, has a large balcony overlooking the harbour as its outdoor breathing space. But inside, why is there such a weighting down of the shadow end of the spectrum; of moody blue walls and chairs, of expanses of noir joinery and that big, darkly-tinted table? Why such heavy bedroom curtaining? Where did the coastal whites go? And what happened to the

idea of orientating everything to those expensive, extensive water views? The girls at Amber Road Design have their reasons: “Contextually”, explains Yasmine Ghoniem, “the apartment has great natural light. A little too bright.” With a single gentleman client who travels a lot and appreciates a decent weekend sleep-in, the choice was to mitigate Sydney’s high wattage glare “with an interior experience that was warm, layered, and not typical of where it is”. Masculine, it certainly is, not only in the clubby tonalities but in the naked concrete ceiling above the kitchen and dining area that has

exposed copper plumbing tracing across it. Like much of the spatial cribbing, that was done to seize every possible extra millimetre, “and because he’s really tall and we couldn’t put in a false ceiling”, says Ghoniem. Having dissuaded the client from trying for a second bedroom and second bathroom to accommodate guests, Amber Road instead stashed a pull-down Murphy bed in the living room wall and put a louvred room divider between the public room and the bedroom. Like so much in the apartment, it was custom made for the client and the space. “All we bought in was a coffee table, the sofa and the bed. Everything else was site-built,” says Ghoniem.

The dining table is one of the many smart inventions: it is 1.8 metres in diameter with a glass top that spins like a lazy Susan. Other off-the-peg tables “looked too heavy or too big and we were making it a tongue-incheek, old-school Asian-style dining experience that would work with his Asian artefacts and when he had a large group of people around it”. The indigo walls strike another distinct note. “And it is maybe a strange combination of colours,” the designer admits. “But they make an immediate connection to the sky and water outside. Rather than fade [the walls] away we wanted them to frame the views. We also wanted to flip the coastal market [conventions] and make it all more individual.”

Meanwhile, the kitchen island – which sits on a raised floor of lightcoloured terrazzo tiles so that plumbing could be secreted beneath – “is another really special piece”. The 80-millimetre thick marble “apron” top is set on two cylindrical legs; the thicker one contains the sink plumbing, while the curvature of the two-metre long bench allows access to the terrace. As a composition, the kitchen last year won Amber Road a best residential kitchen award at the Belle Coco Republic Interior Design Awards. While the overall impression is alpha male, the bedroom signals softer, more cosseting comforts. With a dark terrazzo floor, it has some beautiful detailing, such as silk-faced walls that curve around the bed like an embrace “so it became a warm room and not a box”. The project, known as 1906, is on a small scale, but on close examination is lavishly-appointed, which is the way Amber Road likes to work. “We believe that the smaller it is, the more detailed and more premium it should feel.” “His friends were very surprised at the outcome,” Ghoniem says. “They told us, at first, that ‘this wasn’t him’. But we wanted to give him a place he could fall in love with. And he calls us from time to time to tell us that he really has.” amberroaddesign.com.au

Know your market

If you find a property that appeals, you can even find out when it last sold and for how much. There could be old photographs online that will show you if subsequent owners have done any renovations. Plus, there will be any number of comparable properties in the area. It is important that you do this research independently of the selling agent, if only for the peace of mind it will give you: no matter what you hear from other sources – the current owners, the selling agent, your family – you will know what the facts are because of your own research.

By now, you have got your list – it is not set in stone, but it gives you an excellent place to begin – so it is time to focus some serious attention on the market. Twenty years ago, this was all about legwork, but thankfully we now have the internet to make our lives much easier. Not only can you scroll through hundreds of properties for sale, but there is also a wealth of information right at your fingertips. You can simply Google a suburb to discover the median prices for both houses and apartments, which, right from the start, will give you an excellent indication if this is somewhere you can afford.

Knowing what comparable properties have sold for in recent months is a very strong guide as to the price range a property you are interested in will achieve on auction day or that you need to meet when you decide to make an offer for a private sale.

It is important to note that markets throughout Australia regularly re-adjust ... Make sure that the comparable properties sold quite recently, since some areas will see considerable growth in six to 12 months. Less likely – but it does happen – certain types of properties in some suburbs may actually decrease in value. It is important to note that markets throughout Australia regularly re-adjust and are influenced by various macroeconomic and microeconomic factors. What are they exactly? Macroeconomic factors include things we, as property owners or buyers, have little control over, including population growth, unemployment figures, wage growth and construction costs.

Microeconomic factors are the smaller things we can choose or not: location and amenities, a home’s layout and orientation, and building style. You can find lots of information about trends in the property market on the internet. Selling agents will be able to give you more accurate information based on the fact that they look after a particular area and understand local markets intimately, including competition and supply and demand. And then there is also the emotional factor to take into account, which no research figures can ever factor in.

When you are looking at comparable properties, you also need to take into account whether a property sold for its land value only or whether there was value in the dwelling. If you can, find out how many people were interested and may have bid at auction for a comparable property or whether another may have sold before auction. Remember, though, that if the selling agent is offering certain properties as comparable, it is up to you to make sure they are. Not all three-bedroom houses, even in the same suburb, are equal. Is it in a better street? Is the overall floor plan similar? Is either of the homes much closer to amenities? All these things can make a big difference when it comes to the eventual selling price.
