At what point does architecture become art?

It’s a theme acclaimed Sydney architect Virginia Kerridge has explored in her work for decades, playing with the relationship between building and landscape, and colour and texture. This new ultra-private home, on 1865 square metres of land adjoining a lush waterfront reserve, doesn’t rest on its harbour-setting laurels. Sure, the view from most rooms, generous terrace areas and the wet-edge mineral pool is utterly magnificent. But the structure itself is also a sight to behold, from the ceiling heights to the ruggedly beautiful palette of off-form concrete, copper, sandstone, limestone, steel and timber. Deluxe finishes in the LPC Group-built fourbedroom residence include heated limestone bathroom floors, a 900-bottle wine cellar, doubleglazing and a commercial-quality kitchen. “It’s one of those houses that doesn’t need to have a water view to be an amazing home,” says David Forrester, principal of Belle Property Northbridge, who is handling the listing with hopes of $10 million. alfway between two of Melbourne’s most iconic southside drawcards – the bay and the lake – Middle Park is one of our city’s best locales. Consider that boisterous St Kilda is up the road taking all the limelight and atmospheric Albert Park boasts both the grandeur of St Vincent’s Place and grunt of the grand prix; Middle Park sits in near village-like serenity amid the hubbub. It’s long been a tightly held, highly sought-after patch. Those gorgeous wide boulevards, the coherent, deeply lovely streetscapes, the salty nip on the air – you’d have to travel a way to find such an appealing sensory array. A reinvention with a tale to tell

M

uch like an old book, a historic home has a story to tell of years gone by. Dust off the pages and there waits a rich tale of past owners from a different time, yet in the same place. However, unlike a book, a home of heritage value has no ending. Instead it waits patiently for the next chapter, and this is how so many Melbourne homes of bygone eras are brought up to speed with today’s architectural styles. In South Yarra and Toorak, so much of the architectural history has been written by Marcus Martin. Martin, a prolific architect of the inter-war period, was the preferred architect for wealthy families in the affluent inner-eastern suburbs. According to the Heritage Council of Victoria, Martin created many buildings that exhibited his signature style of “restrained modernism”. Commonly referred to as a society architect, Martin designed dozens of residences from the 1920s to the ’50s. Many were demolished or have suffered unsympathetic renovations,

however some remain standing and show off the elegant style Martin was renowned for. Martin House on prestigious Domain Road, South Yarra is one of the lucky ones. It will soon undergo a rear renovation as part of a wider project with neighbouring properties. The project, called Botanic Collection, includes 17 residences across four boutique buildings to be known as Martin House, Thirty Anderson, Garden Lane and Kurneh Place. Heritage consultant Bryce Raworth was enlisted to ensure the revival of Martin House was in good hands. Raworth, a Martin devotee, wrote a thesis on the celebrated architect and says while other architects may have been more innovative, Martin was a leading architect of his time. “His buildings were considered very elegant and very liveable,” he says. “They struck a balance between what you might see as being very modern but, on the other hand, also incorporating traditional characteristics and, in the late interwar period, art deco characteristics.

“People were challenged by them architecturally, but they had all the amenity and comfort of a modern house. They came to typify the genteel taste in Toorak and South Yarra.” The renovation will see the three residences, or maisonettes as they were known at the time, reworked by architects at Powell & Glenn into three two-bedroom apartments and one three-bedroom apartment. The facade of the house, which was built in the 1930s for Sir Clive McPherson, a noted pastoralist and businessman who was a director of the National Bank of Australasia and the Commonwealth Bank, will look unchanged from the street. “The additions are very subtle and concealed in terms of what you might see from the main road,” Raworth explains. “It’s a very polite and respectful response that keeps the best of the past, as it should, but adds to it in a way that makes it relevant to the future.” Three of the four building designs at the Botanic Collection in South Yarra, above.

Architect Ed Glenn, director at Powell & Glenn, says the approach was to pick up on some of the rhythms of Martin House, rather than imitating it or creating a stark contrast to it. “Projects like these are exciting and authenticity is something that we’re striving for with every decision we make on it,” he explains. “We have tried to find a way to reinvent this Marcus Martin building with contemporary living spaces to bring it up to speed with contemporary living, while still trying to maintain the spirit of the existing building.” This has been achieved with what Glenn describes as garden architecture. Gently curving walls covered in creepers and large sheets of glass will give residents the impression of moving through walled gardens. The result is a quiet and unobtrusive, yet modern addition. However, as is commonly the case when old design meets new, there were challenges. Engineering basement carparks proved to be the main dilemma. But fortunately, Botanic Collection developer, Jetty Surf founder Fadil Sadikay, had recently installed a similar carpark below his home just around the corner. Sadikay purchased the McPherson family estate for $33 million in 2017. This was reportedly twice the advertising price. But the L-shaped parcel of land, at 2655 square metres, is certainly valuable thanks to its proximity to the Royal Botanic Gardens, which are immediately opposite, in South Yarra’s exclusive Domain precinct.

To design the Botanic Collection’s premier offering on Anderson Street, Sadikay called in architect Rob Mills, whom he also hired to work on his own home. Thirty Anderson will comprise of three three-bedroom residences with lush views of the Royal Botanic Gardens. The most expensive of the three is priced at $20 million. But perhaps more striking are the building’s curved walls, which lend the design an air of sensuality. It’s a departure from ordinary architecture and aims to give residences a new,

restorative experience, says Mills. “We set out to offer a clearly sensory experience, a different experience. “So the architecture is organic. It’s very sensual in that there’s a lot of curves so your eye can travel effortlessly across the space instead of having that staccato experience when you go from one colour to another repeatedly, or you go from one square corner to the next.” Construction of the Botanic Collection begins this month and is due for completion in March or April 2021.

Glascott says, “They build a dual occ and they live in one and the kids live in another.” Dual occs come in two formations – side-by-side or one behind the other. Configuration depends on land size and hangs on local council approval.

Both options have their pros and cons, but the side-by-side or duplex arrangement has emerged as a winner for many. Many dual occ buyers prefer to live in a home with its own street frontage with separate driveways. Glascott says, “I think from a street front, the facades present really well and sometimes you have to look twice to see it’s two houses.”

ive years after purchasing this 1910s house in a leafy area of St Kilda, Alex McCabe of Kip & Co and family undertook a total rebuild of their home. Executed by architect Michael McManus of McManus Lew Architects, the renovations included extending the footprint of the house, creating a large open kitchen and living area, and introducing natural light with new windows and skylights. McCabe describes the home as “light, bright and personable” – and we can only agree. The new design deliberately brings the outside into the house, with huge floor-to-ceiling glass doors. The styling is eclectic and fun – she says her approach is underpinned by the philosophy that “too much is never enough”. “There is no strict style, period or colour palette in the house, just a collection of pieces that make me happy and treasures I’ve picked up along the way,” McCabe says.

Of course, Kip & Co pieces are smattered through the home, lending texture, colour and personality. Beloved treasures include a triptych the family commissioned from artist Fred Fowler, which runs the length of the living area. “It somehow creates a sense of space rather than closing it in, which is really beautiful,” McCabe says. The eye-catching crocodile bamboo quartzite splash-back is identified by McCabe as “the biggest statement in the home”. This incredible addition looks like an artwork, but comes from deep underground, in Brazil. McCabe says “having a beautiful new kitchen made me want to stay home and cook – that’s a really awesome part of our lives now”. The family’s new living style is enhanced by their new-found love of their suburb. With the St Kilda Botanical Gardens and foreshore walking distance away, the local neighbourhood becomes their backyard over the summer. The renovation process itself was a joy for McCabe, with the only niggle being remaining within budget. She admits: “I am not very good at sticking to one.”

While the budget may have blown out, this home is incredibly successful in capturing and celebrating the identity of its inhabitants. “I like homes that really reflect the personality of the people living in them, and tell a bit of their story,” McCabe says. This story is one of sheer joy and over-the-top enthusiasm. What’s not to love?

Morning

Whether I go to bed at 11pm or 2am, my body clock wakes me up at 5.30am, which can leave me short on sleep. I might potter around, and every day without fail I will go to the same cafe for coffee and a salad sandwich. I always eat well, but I go through periods where I’ll go swimming or the gym after breakfast, but then I might go for six months without doing much exercise. All or nothing, that’s me.

I’ll then get ready for work and tend to have meetings from 8am onward. I have a lot of set meetings and phone calls throughout the week with the projects I’m involved in. Mid-morning

I’m pretty nomadic in terms of my working life and I’m often walking between meetings. I try to spend part of the day in nature … I need air and light. Maybe that’s a product of either a bit of a hippie childhood or my Moonlight Cinema (which Tutton founded) days. I’ve also become a daytime meditator.

esisting the conventional nineto-five routine means James Tutton’s days are everchanging. He balances commitments for multiple ventures and boards – including design-based property developer Neometro, the not-forprofit meditation program he cofounded Smiling Mind, and his new business school The Plato Project, among others. When asked how he fits it all in, Tutton credits a natural flux between being intensely focused and “mildly checked out” during times such as school holidays. “It’s unrealistic to expect to be firing on all cylinders all of the time. I tend to throw myself into something and do a huge amount of work for a period, and then I disappear for a week to spend time with family or in Byron – it works quite well.”

A fine balance of sweetness and light

R

ammed earth may be one of mankind’s oldest building methods, but the technique can be used to spectacular effect in contemporary architecture as this minimalist pad demonstrates. The house is the work of Kathryn Robson and Chris Rak, of Robson Rak, a boutique architecture firm that has earnt a reputation for their use of the ancient construction practice in several of their projects. The four-bedroom residence – built for a couple who love entertaining and their three primary school-aged sons – teams rammed-earth walls with a palette of robust natural materials chosen for their ability to withstand the rigours of a boisterous young household.

The minimally decorated interior is enlivened with pops of royal blue and fire-engine red.

The main living areas, located in the heart of the building, feature polished concrete floors and an undulating timber ceiling intended to create a cave-like atmosphere. Separated from this part of the dwelling by a long hallway, a “ladies’ lounge” with a pale pink marble fireplace serves as a private retreat for the sole female occupant. “In designing a home for a family with [three] school-age boys, we saw a need to balance the masculine elements with a softer, feminine presence,” says Rak. “We felt it was important to cater to each member of the house as individuals, and find a balance between the different functions and personalities within the space.”

The new build, in the bayside suburb of Brighton East, is on a relatively small suburban block. The house was also subject to the strict regulatory guidelines that apply within the local municipality. This created a challenge for the architects in terms of meeting the client brief for a house that felt “big”

while still including a large backyard and pool. They responded with an open-plan design with a minimally decorated interior enlivened with pops of royal blue, fire-engine red and rose pink. Copious storage – including a cupboard near the front door where the boys can stow their school bags and coats – helps ensure the paredback aesthetic remains just that. The house, built by construction company Sinjen, has several environmental benefits due to the materials used and the design. The residence features doubleglazed windows and doors that are strategically placed to allow the rammed earth walls and concrete floors to absorb warmth from the winter sunshine. In summer, the windows and doors are positioned to capture crossventilation from cool breezes.

Opulent homage to a bygone era

ritish architect David Chipperfield is well known for designing and restoring famous museums and libraries all over the world. His respect for historic buildings and sensitive touch with new projects have won him high praise. Yet, his latest project – a residential building in Munich – has divided critics and peers. Some see the five-storey apartment project as a clever blend of old and new – a type of modern-day castle. For others, it’s

a monolithic imitation of the neoclassical buildings it neighbours. The luxury apartment development, on the upmarket Kolbergerstrasse near the edge of Herzog Park, aims to be a reinterpretation of the Munich stadtpalais, which translates as “city palace”. German developers Euroboden say Chipperfield’s design pays homage to the local 19th century architecture “without the cloying historicism”.

Architect Warwick Mihaly says there are plenty of good examples of contemporary castles, even in Australia, but Chipperfield’s isn’t one of them. “It’s almost just like trying to copycat the general shape – the pitched roof, the window patterns on the front facade, that’s the kind of aesthetic that he’s going for,” Mihaly says. “But, does that really connect to heritage or history? Does it really interrogate what the traditional building typology was like? Is it really a contemporary version of a stadtpalais? I think the answer is: Not really.” Architects have long wrestled with client demands to incorporate styles of bygone-period buildings. Mihaly, of Melbourne-based architecture firm Mihaly Slocombe, says the answer is to innovate. “Our position always is that we want to learn from the historic style, but never reproduce it,” he says. “We want to build off our own age and our own era, and we also feel like mimicking a past style devalues [that] style. It becomes really difficult for a future owner or architect, or just general community [member] to understand where the true heritage fabric stops, and the copy begins.”

Mihaly says elements of castle architecture can be found everywhere in modern-day buildings. He points to the green hill at Parliament House as a type of moat and the drawbridge at the front of a South Melbourne house designed by Melbourne architect Amy Muir. “I think as a typology, it’s surviving in some of the design moods that are still being met by architects today,” Mihaly says. “You would think, surely no one is [designing] buildings with arrow slits anymore. But the idea of a thin deep reveal and a narrow window still exists all over the place. “I think it’s beautiful that every historic style that has preceded us contributes to our contemporary language of building elements.” The interiors of the Munich apartments is where Chipperfield’s design shines. Minimalist stylings include rich detail in the two-storey entrance hall, which has panels of natural stone and oak cladding.

Each apartment has a fireplace and loggia, or outdoor room, with views over the park. They will have 2800 square metres of living space. The project includes a two-storey penthouse, and two three-storey and several one-storey apartments. Prices start at $6.34 million. In a video on the Euroboden website, Chipperfield says: “I think the question for our time increasingly is what is luxury, and what does it look like? Such architecture has to be normal and special in a good way. At the same time, we should have high ambitions for normal. “So, in a project like this we want to give generosity throughout the whole house, so therefore I think there’s nothing wrong with giving everybody privilege inside. At the same time, the house has to somehow present itself with some respect to the overall civic idea of the city.” The development is scheduled for completion in 2020.
