f the weather bureau is on the money, sunny skies are ahead, and the same goes for the property market. I have never subscribed to the belief that wind and rain will deter buyers from an auction, but the promise of warmer weather will comfort anyone holding an open for inspection – the time when you want a home to sparkle.

As a vendor, your aim is for a buyer to feel passion for your property, and react like Tom Cruise jumping on Oprah Winfrey’s couch. This week’s edition is an edit of the market’s must-see properties, catering for every heart’s desire. But if you are wading into the market as an investor, your approach will be much more technical.

The investor is shrewdly detached, whereas the owneroccupier will, understandably, have a touch of Tom Cruise emotion. But even as an investor, it helps to know what will make a future buyer go ga-ga. Domain’s advice editor Daniel Butkovich’s column looks at yield today, and gains tomorrow.

“The house needed to provide privacy for the occupant without losing line of sight to the views from all rooms,” King says.

“A clear definition of public and private areas through spatial planning and separate pavilions for guests allows the owners privacy whenever required.”

Materials complementary of the facade, including rammed limestone, natural stone and American oak, sit at the forefront of the interior palette, contrasted with black concrete floors.

King says this visual connection between the home and its environment “enriches the clients’ experience of their ideal location”, while achieving a solar passive design.

Invest in a place to call home

T

he appeal of an investment property to potential tenants should be front of mind for any investor. After all, it’s the tenant who will pay the rent and, ideally, take good care of the property.

But arguably more important is its appeal to future buyers, even if the investor has a buy-and-hold strategy.

This is because demand from owner-occupiers, rather than investors or renters, is the key driver of capital growth in the long term.

Owner-occupiers dominate Two-thirds of Australians live in a home they own, while the remainder rent, according to ABS data. Owner-occupier appeal is one of the core aspects to look for in an investment-grade property because these buyers represent the largest segment of the market, according to buyers’ agent and Empower Wealth partner Bryce Holdaway.

“Residential real estate is not dominated by investors, it’s actually dominated by people who have a basic survival need,” he said.

“Seventy per cent of the market buy property for a roof over their head, 30 per cent buy it as an investment.”

If a property only appeals to investors, there may be less upward pressure on prices in the long term, according to financial planner and Wealthful founder Chris Bates.

“A good strategy comes down to understanding that property is actually about people,” he said. “It all comes down to who really wants to live in your property – not rent it, but buy it.”

Owner-occupiers are more emotional in their property decisions than investors, who are primarily motivated by financial return.

They are more likely to pay a premium for a property that ticks all the boxes, while investors are more likely to walk away if the numbers don’t stack up.

Know your future buyer Many investors base purchasing decisions on rental yield, as properties with high rental returns are more likely to be positively geared.

In general, smaller properties, such as studios or one-bedroom apartments, have higher yields than houses, and yields in regional areas are higher than in capitals.

Mr Holdaway said an investmentgrade property should be “in the bell curve” of median prices in an area, as this puts it in the price range for the widest market of buyers.

Properties priced too far above the median may have yields that are too low, increasing holding costs for investors.

Despite its higher price tag, lower yield and a potentially bigger shortfall between rental income and expenses, an investment-grade property is underpinned by broad demand, making it more likely to generate more wealth for the investor through strong, long-term price growth.

Growth unlocks opportunities As a property increases in value, so too does its potential rent. If rents rise while repayments remain stable, negatively geared properties can become positively geared over time, creating passive income.

Even if an investor has no plans to sell their property, its growth in value will increase equity, which can be withdrawn for future investments.

When it comes time to sell, investors who chose assets with owner-occupier appeal can expect the best result on auction day.

orget everything you thought you knew about luxury. Erase ideas of wealth and notions of glamour, and strip the concept back to its foundations.

This was the quest for the team behind The Muse – a building tipped to be one of Melbourne’s most exclusive new addresses – to redefine the true meaning of luxury.

The St Kilda Road complex will house just 42 residences and will be crowned by a $45 million deluxe penthouse. The jaw-dropping, double-storey suite will include extravagances like its own swimming pool, private gymnasium and steam room.

Its sale is expected to smash Melbourne’s previous apartment record of $25 million, paid by a Chinese businessman in 2015 for the penthouse at the Southbank skyscraper Australia 108.

Father-and-son developers Peter and Kane Devitt, who made their fortune through construction firm LU Simon, are confident the penthouse at The Muse will attract

interest from local and international rich-listers.

“We could have built 200-plus apartments within this building envelope, but instead we have designed 42 luxury residences to create an exceptional place to live,” Peter says.

“We understand what high networth individuals want – privacy, security, convenience, the city’s best location and larger residences with bespoke, hand-crafted interiors.”

The Muse will replace a commercial building owned by the Devitts on the corner of St Kilda Road and Toorak Road West. The 14-storey boutique development will look over Fawkner Park and have views of The Shrine, Royal Botanical Gardens and the city skyline.

Creating an address to distinguish itself from a crowded luxury apartment market was no easy task, says architect John Scaramuzzino, who stripped back the idea of what qualifies as luxury.

“We did a lot of research into what exactly luxury is – not only for today’s tastes, but also what the next generation perceive luxury to be,” he explains.

“It’s all about personalisation. If you look at all the major fashion houses at the moment, they’ve gone back to providing a bespoke service.

“If you want a handbag, you want the label to customise the handbag.

Rolls Royce is designing individual cars for people.

“There’s so much wealth in the world now that people are willing to pay for this service as long as they get personalisation. They’re looking for individuality - something that somebody else doesn’t have.”

To unlock the secret to luxury architecture of the future, Scaramuzzino looked to the past.

“The first thing I did was research quite heavily the history of St Kilda Road,” he says. “I found that when the land was subdivided on the east side of St Kilda Road, ultra-high networth individuals purchased land and created mansions. They basically

went through a similar process that we practise now – they went to world-famous designers to create their homes. They also appointed artists to create something from scratch and really create something quite personal.”

Scaramuzzino, a director at Bruce Henderson Architects, toured worldfamous buildings to review the common traits of high-end design.

He spent two weeks in New York where, he says, the Rockefeller Centre stood out for its ability to blend art and architecture.

“Everywhere you walked there was a piece of art as part of the architecture, there were so many layers of detail and so many layers of luxury throughout the building,” Scaramuzzino recalls.

International inspiration, combined with the influence of luxury car design, led the architectural team to decide upon a feminine theme for The Muse. Exemplified by graceful curves and classic circles, the theme also aims to be a source of inspiration, which, in turn, prompted the building’s name.

A muse is typically a female who inspires creativity, a role made famous by the nine goddesses in Greek mythology who offered inspiration to those in the arts and sciences.

The Muse’s circular motifs are found in large scale on the floorplans and the landscaping by Melbourne gardener Paul Bangay, as well as in the circular swimming pools, curved island benches in the kitchens and round baths in the en suites.

But perhaps the most obvious influence of the feminine form can be found in the exterior shape of the building, which drapes and dips much like a veil has been left to fall over it.

Interior designers Kerry Phelan, Greg Natale and designers at Bruce Henderson Interiors, have used this elegant shape to frame their input.

The unusual measure of using three

interior designers was done to give buyers the freedom of choice – the more masculine colour palettes of Henderson, the lighter tones of Phelan or the glitziness of Natale.

Phelan, of KPDO, says each interior at The Muse had to provide differentiation. “We were briefed by the clients to provide a bespoke outcome,” she says. “We felt that we wanted to do something lighter.

More honey colours, something quite light on its feet.”

The small and large details across the residences will impress. From the leather inserts in the cutlery drawers to the texture the of island bench pieced together with more than 100 stone parts.

Security at The Muse is an obvious priority with an around-the-clock concierge, number plate recognition technology in the car park, a portecochere, and a residents-only entry on Toorak Road West.

Construction at The Muse begins in January and is expected to finish by late 2021.

utting out the design solution for a slim site was a challenge best left to Melbourne’s highrise veterans. So when a development group wanted to fit 37 apartments into one of Camberwell’s tightest spots, it landed with James Pearce.

Pearce, a director at Fender Katsalidis, crafted the 29-storey Phoenix, a super-skinny CBD tower just 6.8 metres wide and 24.3 metres long. His love of a challenge also shaped Tassie’s famous MONA and Merdeka PNB 118, the 118-storey tower in the heart of Kuala Lumpur.

The vision for 699 Burke was a nine-level tower snugly slotted into the Burke Road site, which is 13.7 metres wide and 61 metres deep.

“It’s quite a compact site and it presented a number of challenges, but I guess on the other side of that there’s always an opportunity to do something a bit interesting,” Pearce says.

A former carpet store will make way for the building, which will have city views from its Camberwell Junction location. Herein lay the

How to spot a lemon

ontrary to popular belief, buying an unrenovated property is sometimes better than buying one that presents well.

It’s an odd statement to make considering that people spend time and money to present their homes in the best possible light prior to sale so they can maximise its value, but sometimes the money spent wasn’t worth it in the long run.

I heard a story many years ago about a renovator who did a quick makeover of a home with a view to a quick sell. The stumps of the house had sunk and the floor with it, so badly in fact that the floor was actually on a downward slope to the corner of the room.

The bodgy solution was to pour a self-levelling compound straight over the floorboards and then apply underlay and carpet over the top. To the prospective home buyer this older-style home had character and the potential of unearthing beautiful

swiftly with a good building inspection.

Rising damp is another common issue. If you ever go into a house that’s open for inspection and there’s an overwhelming smell of incense or an over-use of scented candles in every corner of every space, beware.

Often this overzealous approach to stimulating the olfactory sense is

Check what is actually holding up a house, what’s supporting the floor and make sure that there isn’t any issue that might require restumping, rot repair or replacement of termite damage. All of these issues can be hidden easily from the inside of the house, but reveal themselves fairly

You’ll smell the dank, musty smell of old-wet a mile away, and while it might be that the clothes in the cupboards are just in need of a good airing, it’s likely that the smell that’s being concealed elsewhere belies a greater issue of damp, the source of which can be hard to find and costly to repair.

And have you ever walked into a home for sale and noticed that a rug or piece of furniture is in an odd place? If it looks suss, sometimes it is suss.

A well-placed piece of furniture can hide stains on carpet, just like a welllocated rug can conceal scratches or damage to hard flooring. If in doubt, check it out. Lift up that rug, ask to move the sofa. Have a good look at what is going on underneath so you don’t get lumped with more than you bargained for in terms of repairs and restorations.

When you’re checking out houses for sale, the more transparent the issues are the better. It’s the hidden, sneaky things that people do that you need to be careful of and on the look out for.

Don’t be afraid to examine closely and ask questions. Absolutely, categorically, always get a building inspection. And if you’re looking to purchase in an apartment building, order a strata report and have a good look at what works have been done and what is likely to be required in the future, as that can affect what you end up having to shell out that you didn’t expect or plan for.

Through proper inspection and due diligence you can unearth the nasties as you sift through the dirt in the market in your search for your own speck of real estate gold.

Designer Mardi Doherty from Doherty Design Studio agrees.

“A memorable visit is one that provides guests with all the home comforts they require. Sometimes people feel uneasy about staying in someone else’s home, so a wellconsidered guest room with a few choice elements can make them feel really wanted and comfortable.”

For contestants on The Block, incorporating luxurious elements into their guest room designs was equally as important as comfort – be it premium bed linen, the perfect artwork, ample storage or clever use of colour and texture.

Runners-up Hans and Courtney were praised by the judges for their beautifully made bed.

“Everybody wants a good night’s rest. Start with a great bed with a very comfortable, yet firm, mattress dressed in beautiful linens or high thread-count sheets, plush duvet and additional throws for texture and warmth. Then add both firm and soft, cosy feather-filled pillows.”

“I think it’s good to note that sometimes you don’t want a guest’s room to be too comfortable,” says Doherty. “A friend told me once that having someone to stay is like bread.

It’s good for the first three days then it starts to go a bit stale!”

rtist and researcher Lucy Hersey and her husband Nathan have found the perfect balance of city living and weekend escape after finding their tiny offgrid cabin in regional Victoria.

Fuelled by a desire for “slower living”, the couple built their miniature getaway three years ago, despite lacking any real construction know-how at the time.

They taught themselves everything they needed to know from Youtube clips and a few phone calls to tradie friends, cobbling together the various skills required to create their cosy weekender from scratch.

There’s a touch of 1970s Australian craft movement about the place, with an emphasis on raw timber and mostly second-hand furniture. The couple love recycling for ethical reasons, but also cherish the experience of fossicking through the op-shops and occasionally striking gold.

Despite its limited footprint, the space is full of lovingly selected

artworks, ceramics, and cosy details – like the hand-crocheted blanket on the bed, and Lucy’s own stunning earth-toned artworks on the walls.

There are also pieces from creative friends. “I try to buy pieces from artists I have a relationship with already,” Lucy says. “Buying work from people you know and love adds that extra dimension to a special piece.

“I love waking up in the morning and drinking a coffee in the loft bed looking out at the view, and

snuggling down by the fire in winter after being out in the cold and wind all day.”

The tiny kitchen is another favourite spot, where she can peer out of the cabin window to watch the cows grazing, and in summer the couple love to entertain friends on the deck.

If this all sounds a little too idyllic, Lucy is upfront about the realities of living off-grid. The cabin has no bathroom – instead the couple have an outdoor shower and a DIY

composting toilet – and electricity comes from a generator.

“We live by candlelight and battery light most of the time. But it is nice to be forced to slow down, collect firewood, be thoughtful about your use of resources and feel selfsufficient,” she says.

t’s not just about proximity in North Melbourne, although being a mere two kilometres from the CBD certainly has its attractions.
