ith the glory days of spring just weeks away, it’s time to start preparing for the home-entertaining season ahead. Interconnected indoor-outdoor spaces designed for entertaining are a signature of Australian homes. Unlike most dense cities around the world where these are non-existent or merely a place to hang washing, indoor-outdoor spaces are an expected feature of all modern Australian properties, from large estates with big gardens through to small apartments. “This is basically the brief for every single house or renovation we do,” says architect Berit Barton, studio director of Pleysier Perkins. “I think it’s because we Australians like to basically live half outdoors, even in Victoria, where the climate is not necessarily always ideal. And, we do like to be social while having our privacy at all times. We are basically extroverted introverts.”

Barton says there are four key elements that underpin a welldesigned outdoor space – flow from the inside out; vistas from as many rooms as possible; access to light and air; and the right balance between shelter and openness. With these foundations at play, material choices and styling can enhance an outdoor area’s comfort level, appearance and sense of space. Ian Barker, director of Ian Barker Gardens, says the overall look of an outdoor area should be dictated by the design of the main house to feel like a seamless extension of the interior. Bluestone pavers and timber ceilings are hardworking, timeless materials that lend themselves to this technique, creating a sense that the outdoors is being drawn into the house, not vice versa. Choose large pavers and place furniture away from a property’s boundary to further increase this illusion, while also enabling

breathing room for surrounding textured landscaped greenery. “Less is always more. The rule of thumb is that if there is nothing you’d take out, you’re done. So, keep editing until there is nothing left to take out,” Barker says. Those with the luxury of a bigger block are encouraged to think of their outdoor space as a series of separate but cohesive zones. For example, a garden, relaxed seating area, dining area and pool. There should be a contrast between shelter and open sky areas among the zones, with at least one area featuring a pergola or extended roof to create the feeling of an external room. By constructing a different height for each outdoor zone, a natural distinction between spaces can be achieved without the need for screens, pebbles or box hedges, which can often appear dated.

“Adding levels and zoning may first go against the instincts, however, it can help make an outdoor space appear bigger, rather than revealing the whole extent of the property by keeping it flat and open,” Barton says. Barker recommends starting this process by dividing up the available space and considering the order you’re most likely to transition between areas. For example, when entertaining, you might typically start at the outdoor dining table before moving to a more comfortable seating area. Each zone should appear separate but be linked via pathways for a consistent flow. “One space should flow seamlessly to the next, with the subsequent space in view of the one before,” Barker says. “This is, however, a fine line, as you don’t want to make what’s coming up too obvious, otherwise there is no point getting up to find out what’s ahead.

“If you can see everything from the back door, people have no need to venture out. “It’s nice not to see it all in one hit, leave something to the imagination. We encourage exploration and participation in our garden designs.” Choosing different furniture and decor products within the same material and colour family can also create distinctions between zones while simultaneously drawing the entire area together. A simple palette of white weatherboards, Australian timbers and painted brickwork can complement all manner of styles to tie these elements together. The classic glass-top table with mesh chairs is the quickest way to cheapen any outdoor space. Instead, give your outdoor furniture as much thought and deliberation as you would a living room lounge, taking into account its durability, practicality, attractiveness and suitability to the existing space. Domayne general manager of furniture Amber Cooke recommends modular lounges as a key investment for regular entertainers. “Choose from a variety of mixed materials and textures including hand-woven, weather-resistant wicker, resilient aluminium or timber and rope combinations in a variety of sizes to suit any living space, from balconies to al-fresco areas or large open spaces,” Cooke says. Bar tables or extendable dining tables with stackable chairs are ideal for tighter spaces to provide adequate seating on a small footprint and to allow room for additional decor elements. “Add colour and texture to your outdoor space by adding a lowmaintenance outdoor rug, even layering it to add dimension. Complement your outdoor furniture by adding decorative pieces including lanterns and vases that add warmth and edge,” Cooke says. For more relaxed areas, ottomans, bean bags and cushions combine fun with function indicative of the space’s purpose.

The creative minds at k20 Architecture have used this idea with their design of Bowerbird Life, a three-level project that impressed judges at this year’s Melbourne Design Awards. Bowerbird Life won a silver award and judges praised its sustainability principles. Timber will be used throughout the facade as well as rammed earth walls. It also features fixed and operable shading elements and a series of clerestory windows. Redefining notion of space and time

T

his futuristic space is designed to shape-shift at a moment’s notice to meet the needs of its occupants – from yoga studio in the morning, to office during the day and event venue in the evening. The ambitious, genre-defying industrial conversion seeks to redefine how we use urban workplaces, demonstrating that maximum use can be squeezed out of their valuable inner-city footprint when they are easily adapted for many purposes. Located in a 400-square-metre former mechanical workshop in North Melbourne, the project, dubbed Space & Time, is the brainchild of Ryan Russell and Byron George, founders of design studio

They came up with the concept eight years ago, shortly after combining their separate practices, while drinking champagne on a flight passing over the French Alps. “It was very much a pie-in-the-sky, high-level conversation about what we could do,” Russell says. “At the time, we were very much a service-based business, looking after clients, and we wanted to develop other financial models that would subsidise our day-to-day activities, such as venue hire.” Sustainability was another key consideration.

“Usually, you design a meeting room, and you use it once a day, and then it’s vacant, even though the space still needs to be serviced with lighting and air conditioning. “We don’t have idle spaces, and we’re making money off everything that we’re doing,” Russell says. Every item is custom-made with multitasking in mind. One of the rules they set down when formulating their plan was that they would design everything themselves. The planter boxes, for example, not only contain greenery to filter the air, but can be moved to create partitions. In addition, their steel panels are magnetised so they can be used as pin boards.

From design through to planning, building and finally, move-in day, took just 24 months. Agushi’s brief to Bornas included “a lot of detail that was masculine in nature, but with a feminine undertone to balance it,” he says. The brief was realised through considered layering of spaces, materials and spatial arrangements. The unfolding story of the house, Bornas says, “begins at the front entry, with a fantastic steel chair, and works its way through the hierarchy of spaces, revealed as you walk through”. Agushi enthuses about the dual nature of the house, which balances a robust, hard-edged aesthetic with softer, refined finishes and details. When it came to the interior design, he hoped to achieve an “eclectic feel with hints of French influence”. “Workroom basically read our minds at the beginning of the project and nailed it,” Agushi says. This is a house with a bold and complex materials palette – combining rich and luxurious finishes with industrial steel, dark panelled walls, raw concrete, bronze and stone. Bornas highlights the importance of incorporating designer and stylist Simone Haag early in the process.

T

he luxurious home of the Agushi family is the brilliant result of collaborations between some of the very best in the business. The project combined Bear Agushi’s development and construction knowledge with the expertise of architecture and interior design firm Workroom, under the exacting eye of stylist Simone Haag. The result is a richly layered home, which unfolds over three storeys to tell the evolving story of this house, with its sunken garden and snaking sculptural staircase. As a builder and developer, Agushi often comes across sites for sale, but the potential of this location sang out to him, he says, offering an opportunity to develop “something very beautiful”. He jumped at the chance to build his family home on the Armadale site, and immediately contacted John Bornas, (director of Workroom) – an architect with whom he has a longstanding relationship. For Agushi and his wife, Popi, the connection meant that the design process was efficient and quick.

Navigating the renovation minefield

L

ast week, contestants on Nine’s The Block picked the properties they would spend three months renovating, and there were some interesting choices, to say the least. Most aspiring renovators know to target a property with good bones, but it’s easy to focus too much on the obvious ways a home can be improved, such as updating surfaces and replacing the kitchen and bathroom. What may be overlooked are the underlying aspects of the property that can affect whether it will be a viable project to renovate for profit.

Site access While many people might assume stone benchtops, high-end appliances and exotic tiles eat up the bulk of a renovation budget, the man-hour component shouldn’t be underestimated, and complex projects that require more labour will inevitably cost more. As The Block contestants will find out, properties with restricted access, such as inner-city apartments and terraces, townhouses and properties on a slope can also be more expensive to renovate, because working on a difficult site is slower and requires more hands on deck. “It limits your ability to bring in machinery, and it often increases the need to have specialised equipment,” says professional renovator Naomi Findlay. “If you can’t use equipment and you have to use manpower, it can massively affect your costs.” Flat blocks of land are easier to renovate on, according to buyer’s agent Amanda Bidder-Segers. “A builder is not going to be as keen to renovate on a huge hill.”

Regulations & precedents To preserve the local character of an area and prevent overdevelopment and overcrowding, local councils put restrictions on what renovations are possible, and most substantial renovations will require council approval. Heritage features, such as The Gatwick’s facade, often must be

maintained throughout a renovation. Renovators may face challenges getting a major project approved if many surrounding properties haven’t also been extended or if the building is intended to be larger than its neighbours’. “If you can see that there’s a really big setback and no one has a garage, you have to assume you’re going to have the same rules,” Ms Bidder-Segers said. If neighbours have set a precedent with renovations, approval can be quicker, reducing holding costs and improving profits. Ms Findlay said: “Talk to a town planner or talk to council about what other houses have pushed the boundary on before, so you don’t go into a property thinking you’ll be able to set the precedent.”

Natural light Comparing two identical properties, one flooded with natural light and the other dark and gloomy, it’s likely the well-lit home would achieve a higher price. For this reason, it’s expected The Gatwick’s light-filled penthouses will fetch a higher price on auction day than apartments on lower floors. “Everyone wants the Australian sun,” Ms Bidder-Segers said. “So, if you have the wrong orientation, even with a renovation, it’s not going to help it.” Windows and skylights can be installed, but can come at a substantial cost and may affect the home in unexpected ways, according to Ms Bidder-Segers. “If you’re going to be putting in windows, you’re going to lose your privacy,” she said.

Storage & ‘bonus’ spaces When examining a floor plan for a potential property, it’s tempting to fill every available square metre with habitable space and easy to overlook including storage in key areas, according to Ms Findlay. “Everyone knows storage sells, but it sadly is one of the most overlooked things in a renovation,” she said.

“If you can’t use equipment and you have to use manpower, it can massively affect your costs.” “It does add an amazing amount of value when you sell.” Ms Bidder-Segers suggests buyers consider “hidden” storage in areas such as roof spaces or even expanding existing storage areas into usable spaces. “A lot of guys especially want to be able to get under the house or have a shed out the back to have that man-space.”

Neighbours Properties in close proximity to neighbours can create challenges, because neighbours are entitled to register their opposition to nearby developments. Unless you’re a contestant on The Block, apartment renovations will normally require permission from

the owners’ corporation, and for terraces and semis, neighbours may need to provide consent for works on adjoining walls. It’s important to get neighbours onside from the beginning, according to Ms Findlay. “Make them your friends up front, the minute the property becomes yours,” she said. “I like to make sure the neighbours know who I am, how they can contact me, and within reason, my relative intention with the property. “You want to be the person they call when there’s something they’re unhappy about, not council.” See Domain judge Alice Stolz on The Block every Wednesday night and head to domain.com.au/the-block for the behind the scenes news.

rahran has numerous claims to fame, not least its status as one of the most linguistically divisive suburbs in Melbourne. You’ll know an outsider if they pronounce it “Pra-ran” rather than the easy shorthand of the locals rendering it as a single-syllable “Pran”. Prahran has come a long way from its working-class days. It has long been a centre of commerce, with shopping emporiums built along Chapel Street offering a rival to the city centre in the late 19th century. Sprouting seeds of success

here did that warm golden autumn disappear to? Winter is lashing Australia’s eastern seaboard with floods and driving rains. So, as the weather swirls and howls outside, why not move your gardening indoors? The cooler days offer a perfect time to experiment with sprouting, or jardening, as I like to call it. All you need is a jar and a lid with a few holes punched into it, some sprouting seeds, and you can have a crop of delicious sprouts within a week. In the age of “superfoods’’, sprouts pack a punch. They are brimming with minerals, vitamins and amino acids, and the process of germination unlocks even more nutrients. It’s important to buy your sprouting seeds from a reputable supplier (I use diggers.com.au). Don’t use seeds or

beans from the supermarket because they could have been sprayed with all sorts of chemicals that are designed to be destroyed by the cooking process. There is a wide variety of sprouting seeds to experiment with. You can try sprouting bean sprouts, mung beans, alfalfa shoots, wheatberries, quinoa, fenugreek, peas or broccoli. They all have different germinating periods, so read the instructions on the seed packet carefully. With most sprouts you need to soak the seeds in cold water overnight, then thoroughly rinse and drain well the next day. Then completely rinse and swirl twice a day until the seeds sprout and develop their long roots and new shoots. Keep your jar tilted

so the excess water can drain away and at a slight angle so the seeds spread out and don’t end up mouldy. Store your sprouting jars away from sunlight in a warm place: a kitchen bench near a sink corner is perfect. Alfalfa will sprout in two to three days: mung beans can take up to seven days. After sprouting is complete ensure your shoots are well-washed, wrap them in some paper towel and place them in a sealed plastic container. Toss them through salads, put them into sandwiches or add them to stirfries. They can keep in the refrigerator for up to six weeks.

fter being a Victorian-era port peopled by the working class and wharfies, Port Melbourne has some of the smallest, most oddlyshaped house blocks in the inner city. The new three-bedroom home Anthony Chan designed to replace “a falling apart 1960s cream brick house” is on one of them. He reckons “the wonky square” warping into a triangle shape “is made up of a patchwork of the leftover backyards of other properties. It’s got all sorts of funny angles”. The recycled red brick, glass and Colorbond steel building he made as a replacement is doing its own interesting things with angles, especially along the 19-metre long street-front boundary. “One of the most exciting and different projects” Chan Architecture has completed, he says it attempts to recall the industrial/residential nature of the structural boundary road on which it sits. “We tried to reference the red-brick, saw-toothed warehouse look,” he says, and, with part of the steel-clad square poking above the facade on the second floor, “it also has the shipping container profile that you see in parts of this suburb”. The charcoal wedge – or “the peeled away section of the facade” – is made up of a darkly perforated screen that sits in front of the two-level insertion of clear glass that surprisingly,

the play on angles continues in the kitchen and stairwell, below.

New angle on the old port considering its veiling effect, “filters light like sunglasses but still allows an interesting view out, especially in the morning”. The stairwell immediately behind it in the entry/circulation space introduces an experience of soaring head height that lowers in the narrow, darker hallway that then steps through to the ground level living areas. With 3.8-metre high ceilings, “the kitchen, dining and family room then really opens up as one big space”.

As “striking” as it is from the street, and as crisply simple as it is throughout the interiors, Chan believes “the main event” is the 45-square-metre courtyard. “The house was all designed around getting light into the courtyard.” The fitout that includes the charcoal-veneered and white kitchen under a long skylight is refined, almost recessive. “The clients didn’t want any brassy statements.”

But to the street it takes on its other identity that is “all character and texture”, Chan says. As he acknowledges, there were many benefits to working in with such a strange starter block.
