f you have been considering buying in spring, then now is time, like an AFL player preparing for finals, to fine tune for the all-important campaign. The question I am often asked by would-be buyers is, ‘How do I bid at auction?’ For those who trade property like marbles in the schoolyard, it’s very easy, but for most, who will only ever transact real estate a couple of times from cradle to grave, it’s as foreign as learning a new language. To borrow AFL coaching parlance – commit to the contest. Hit the auction beat every weekend; load up with takeaway coffee, and treat the market (which is warming up, with regular fresh listings) as a spectator sport. Watch the best agents in action, study the ebb and flow of an auction, acclimatise to the pressure and pace, and learn to recognise the bidding techniques that are most (and least) successful. By the time spring hits, you’ll be as a primed as Richmond’s Dustin Martin on the forward line.

OUR COVER Richmond laneway townhouse,
Excellent scale and year-round liveability is showcased in the flexible indoor-outdoor spaces of the Oban House. The property has been strategically configured around a central courtyard to invite northern light into its two living areas, one of which backs onto a lawn and adjacent entertaining area framed internally by floor-to-ceiling glass sliding doors. This connection to the outdoors generates the illusion of a large floorplan despite the relatively tight inner-city block, creating a space “rich in material palette, grand in scale and inviting in nature,” as described by the project’s interior design director, John Bornas of Workroom Design. “By creating a natural transition between the inside and outside and blurring the lines of demarcation, we’ve allowed the interior to become greater than the physical area,” Bornas says. The home’s fortress-like concrete and black zinc facade reveals very little of what’s inside, yet simultaneously offers a clear vision for the material palette that is continued and balanced indoors. In particular, the warmness of natural American oak and Calacatta marble offset the industrial feel of the off-form concrete walls, matte black pendant lighting, and oxidised steel cladding in the bathroom.

roperty prices are now falling, which means first-home buyers’ eyes are widening. The task of buying a first home is still monumental – a few per cent off the top following a record-breaking price boom won’t change that – but a window of opportunity has cracked open as prices soften and market dynamics shift, according to UBS economist Carlos Cacho. “For first-home buyers who have got their finances in order and have strong credit, it’s certainly a good opportunity,” Mr Cacho says. “But I’d say it’s probably going to get better.” National house prices posted the first annual fall since 2012, according to the latest Domain Group data, with Sydney’s 4.5 per cent annual loss leading the way – its biggest fall since the GFC. Melbourne houses dropped 1.8 per cent in the last quarter but still managed a thin annual gain – expected to turn negative soon – while units in both cities posted a fall in the quarter. So, first-home buyers may find some wind in their sails but buying in a falling market presents its own challenges. During the boom, buyers could rely on a rising market to win back the money they overspent at auction. Not any more, says Cacho. “If you overpaid 24 or 36 months ago it wasn’t too much of a problem, because within a couple of months, you’d already made that capital back in appreciation,” the economist says. “If you overpay now it could be years before you retrieve that extra payment.” The best approach for first-time buyers keen to wade into one of the most-talked about property markets in the world is to keep an eye out for areas of distress in the market, which should be presenting themselves soon.
“For first-home buyers who have got their finances in order and have strong credit, it’s certainly a good opportunity. But I’d say it’s probably going to get better.” - UBS ECONOMIST CARLOS CACHO
from small and mid-sized lenders, have put property investors on the back foot. And some interest-only borrowers are facing a significant increase in their repayments when the terms of their mortgage change. That might mean some overextended borrowers could be forced to sell quickly. “There are going to be good opportunities that come up,” Mr Cacho says. “And that may be a seller who has an interest-only mortgage and is switching to principal and interest and can’t afford the repayments and so has to sell by a certain date. “A case like that could provide an opportunity [for first-home buyers].”
Falling demand from foreign buyers Data shows first-home buyer are bolstering their position in the market, in particular filling a hole left by falling demand from foreign buyers. “First-home buyer demand continues to offset a reduction in demand from owner-occupiers and foreign buyers, with state government incentives and moderating prices also likely playing a role in helping first-home buyers move onto the property ladder,” NAB chief economist Alan Oster says. The share of demand from owneroccupier first-home buyers rose
to 29.2 per cent in the latest quarterly property survey from NAB, which represents a survey high. Foreign-buyer demand dropped to 9.6 per cent in the quarter – a long way south of the 17 per cent recorded in the third quarter of 2014. So, with market dynamics finally giving first-home buyers something to work with, the question is when should they make the move? Most economists expect capital city prices to weaken further before hitting bottom, UBS included. “It’s certainly better to wait … but keep aware of what’s going on in the market,” Mr Cacho says. ‘‘And keep an eye out for any opportunities.’’ Chris Kohler is Domain’s National Business Editor. orget about the traditional rivalry between Sydney and Melbourne. It’s not a simple case of Sydney is the style centre, or Melbourne is the design capital. This is a tale of two cities that have developed their own unique design personalities over the years. Sydney is about enjoying the balmy weather, water views, lazy beach days and bringing the outdoors in. Living in Melbourne means your home has to work well on hot days and in chilly winter months. It’s more about bringing the indoors out. Top interior designers have to be smart and adaptable to work in both cities successfully. International designer Thomas Hamel spends half his time in Sydney and half in Melbourne. The Sydney-based Hamel is so busy down south that he has invested in a second home in South Yarra. Hamel compares Sydney and Melbourne to LA (which strives to be the ultimate) and San Francisco (the quiet achiever with great art collections). “My Sydney clients think it’s fun to go shopping in Melbourne, the more established city, to find antiques or contemporary pieces, while my

Melburnian clients find it fascinating to come to Sydney.” On the colour front, Melbourne is more daring, he says. “ ‘Don’t forget Melbourne is grey’, is what I hear frequently so I have to amp up the colour palette.” Views are a big plus in Sydney but the competition for them means ceiling heights are often lower and overlooking is an issue. Gardens are more important in Melbourne, as are furnishings, whereas in Sydney contemporary art is a focus. One of the important differences is Melburnians entertain on a grand scale at home, whereas Sydneysiders prefer casual outdoor gatherings. “Melburnians are a bit more house proud so all these craftspeople have been able to flourish,” Hamel says. We are all travelling more and we’re not afraid of mixing beautiful things from Japan with items from Paris or California. As both cities embrace apartment living, they are becoming more global. “We should be proud on the world stage with what we’re doing,” Hamel says. High-profile Sydney designer Cameron Kimber also believes both cities are becoming more global in outlook. He says climate and

geography are responsible for the different types of houses in each city. The beachy coastal look works well in Sydney but deeper colours, fireplaces and a European atmosphere are more prevalent down south. “Melbourne is very fashion-driven and they already have beautiful furniture and paintings; in Sydney people are often starting afresh, which is great,” he says. He says there are excellent antique shops in Melbourne and great midcentury furniture in Sydney. “We’re really catching up with the world and the work of a lot of interior
designers in Australia is definitely comparable to what’s going on overseas.” The different landscape and climate set Sydney and Melbourne apart, according to top designer Adelaide Bragg. She spent her early years in Sydney but moved her business to Melbourne after she got married. Melbourne is more about big strong streetscapes with pretty decorative houses and established trees, Bragg says. “There’s no excuse in Melbourne to live in an ugly house.” Many of the great houses in Sydney are hidden behind fences, she says. She uses a soft colour palette for both cities but says colours look different in Sydney because of the stronger light. She uses wools, heavier furnishings and bigger furniture as Melbourne rooms tend to be larger. Fabrics that work inside and out are valued in Sydney. “There’s clarity and lovely simplicity often to Sydney interiors,” she says. “I love Melbourne because for half a year it’s about being cosy within a space. “The differentiation between the two cities has become less as people become more educated and interested in interiors.” No one is more surprised than Anna Spiro (Halcyon House boutique hotel) that her colourful Queensland style is more popular in Melbourne than in Sydney. “Melburnians want to have something that is fabulously puttogether and different, interesting and layered. They like to be surrounded by a very decorative style, a more European sensibility.” The Brisbane-based designer says Melburnians like colour but not as vivid as in her Queensland projects. In Sydney, people prefer clean, simplistic interiors. “Sydney wants fresh, all-white walls, whereas Melbourne is more adventurous, with layering and beautiful things mixed together,” Spiro says. When she does use white in Melbourne, it’s a creamy white, but a vivid white works better in Sydney and Brisbane. The designer is spending more time in Melbourne, while Sydneysiders tend to stick with their own designers, she believes.

vanhoe East flies under the radar when it comes to Melbourne’s top suburbs, but that’s just how the locals like it. This green, undulating suburb is a quiet pocket of suburbia inclined to exclusivity. On average, properties sell only every 16 years, and unlike its big brother Ivanhoe, which comes in at 550 hectares, its land size is just 220 hectares. The pretty, almost English-garden surrounds of Ivanhoe East have inspired the architects behind The Grounds. The new development will

Architectus principal Oliver Mayger says the site’s proximity to Ivanhoe Park and existing established trees on the land, including mature oaks, meant it was only natural to put the landscape first. “It seems like a glib response, but it has really driven everything we’ve done and not in a tokenistic way,” he explains.

Manager Michael Harb from East Ivy says the new residence will liven up the retail and cafe culture.
The 1.5-hectare site will have communal courtyards connected by landscaped pathways leading to a central village green. More than 220 trees will be planted and developer JWLand has committed to reserving 46 per cent of the site as green space. The Grounds is within walking distance to Ivanhoe East Village, and a bus or short drive to the Ivanhoe Shopping Centre and Heidelberg Central. At Burton Crescent cafe, East Ivy, the coffee and all-day menu –
particularly the chilli squid – are favoured by locals. Manager Michael Harb says new development in the area will liven up the retail scene. “East Ivanhoe is quiet so we need more people to make it more of a destination. Apartments allow a better flow of people in the area.”
elbourne’s property market may be full of apartmenthunting downsizers, but that doesn’t mean they want a typical apartment. These well-off off empty-nesters are searching for a house-sized apartment – a place where there are no lawns to mow, but lots of room indoors and out. At Caspian, a new boutique development in Hampton, the apartment sizes are consciously tilted towards these selective buyers. Twobedroom apartments are up to 103 square-metres, four-bedrooms gets you 188 square-metres. They come with European oak flooring and natural stone touches. The curved marble benchtops are complemented by aged brass tapware. Savvy storage solutions, such as the butler’s pantry hidden behind a feature door, are incorporated throughout. Keeping a renovation on track
S
o, you have found the perfect property and now you are eager to get stuck into adding value to it and tackling a renovation ... but where do you start? Many people find the prospect of renovating their home overwhelming. There are so many things to consider, from finding good tradies and experts to knowing the order of each step of the build. These are my top tips on where to begin:
Budget The first thing to do is assess the extent of works that you want to undertake and decide how much you have to spend. Work out the costs for each room of the renovation,
factoring in everything from structural work to design finishes and ask tradespeople to give you an idea of their fees. Come up with a good idea of costs and then add 20 per cent as a contingency fund. This research will help you to set a realistic budget and stick to it.
Design Formulate a clear idea of what you want to achieve before meeting architects or draftspeople and collect visual references to help clarify your ideas. Delivering a clear brief with as much information as possible about your budget and your goals will fasttrack the process and save you time

Checklist Working from a checklist provides clarity. You might find that works in one room impact on those in another (especially plumbing and electrical) so have a clear vision for the whole project and prepare a schedule that lists the order of jobs. Generally, work from the top of a room to the bottom. Coordinate the work by trade rather than by room and book tradies as early as possible.
A checklist will also help you know what needs to be purchased and when, reducing the chance of delays. The last part of the building process is the most expensive, so stay vigilant with your budget and checklist. Your beautiful new home will make it all worth it. Also, don’t give up! arita McCausland, owner of interiors and botanical store Into the Wild, and her family purchased this 1940s white weatherboard four years ago. They were immediately attracted to the big floor-to-ceiling bay windows, she says, the abundance of natural light warming the house, and the sprawling backyard. When Marita
and Stuart first purchased the property, however, the home came with a few of the drawbacks of its era. “It was like a rabbit warren,” McCausland says. When planning their renovations, the family designed the open-plan lounge, dining and kitchen around the original bay windows. This rear section is now the heart of the home, and McCausland describes how “the light-filled living space is the central hub for our little family’’. A sense of joy extends through the entire house thanks to McCausland’s

generous jungle of plants and cheerful application of colour. “My style is a very relaxed, happy vibe. I try not to get too serious about it,” she says. The interior spaces sing with the addition of bold colours, textures and patterns. McCausland draws upon retro design inspiration, with her love of colour, patterns and plants. “I’m a ’70s baby, and grew up with indoor plants everywhere,” she says. Drawing on her expertise in botanical styling, McCausland describes the value of adding greenery to transform a space.
“Decorating and furnishing can be expensive, so I find that playing around with my indoor plants often fills a void and makes up for lack of beautiful furniture.” She suggests reconfiguring the arrangements of plants regularly to “freshen the space and keep it visually interesting, without spending a fortune.’’ Along with those impressive bay windows, McCausland cites the custom-made Armadillo & Co rug under the dining table as an especially beloved item. icholas Gurney has a message for first homebuyers struggling to find a place to live in Sydney’s breathtakingly expensive property market: Don’t get mad, get a micro apartment. The architect has earned a reputation for his innovative reworking of tiny inner-city dwellings – one of his current projects clocks in at diminutive 12 square metres – constructed before the NSW government mandated a minimum area of 35 square metres for new studios in 2015. It’s worth noting that this is a professional who walks the talk: The designer and his wife currently reside in a modest 40-square-metre flat in Sydney’s densely populated Potts

of a treehouse and camping,” he says. One of his recent projects, also in Potts Point, involved the complete re-imagining of a 24-square-metre bolthole built in the 1960s, transforming it into a contemporary, minimalist pad for a pair of newlyweds. The project — dubbed the 5S apartment after the Japanese workplace organisation philosophy that translates into English as Sort, Set in Order, Shine, Standardise and Sustain — earned a place on the shortlist for the best single residence prize at last year’s Interior Design Excellence Awards, or IDEA. The couple’s budget for the purchase came in at about $500,000 — a comparatively small sum for those seeking a toehold in Sydney’s inner city — with an additional amount left over for the subsequent renovation.
Working within tight financial constraints, Gurney completely reconfigured the floorplan, to make the most of the flat’s humble footprint. The cupboards have a depth of 90mm – one-and-a-half times the standard depth of 60mm stipulated under 5S – enabling items used every day to be stored near the front, and those used less frequently to be stacked behind them. A perforated screen separating the bedroom from the living quarters creates a sense of privacy without compromising on the overall openness of the design. The TV is mounted on a revolving wall, enabling the client to watch programs both in the living room and in bed, while the eight-seat dining table can be stowed away in the floating oven unit on the wall. idea-awards.com.au

ame the suburb that is 10 minutes by car from the city, has its own train station and three tram routes, is handy to the airport but with incredible views of the city skyline – and a river runs through it? We’re talking about Ascot Vale, a suburb that tends to fly under the radar but offers a grab-bag of amenity for its 15,000 residents. The gateway to the inner northwest, postcode 3032 has long been considered something of a sleepy hollow compared with high-profile neighbours Essendon, Kensington and Footscray. It’s where the city settles into suburbia and houses with side driveways start to appear in company with family homes on 700 or 800 square-metre blocks. A consulting ecologist helped the project team with plans for the building to ensure that it worked well with the landscape. “The orientation and placement of the building is informed by the ecology and designed to ensure it becomes a haven for local birds and wildlife,” Kerlidis says. “Human residents can also enjoy outdoor spaces abundant with trees and shade so essential to emotional and mental wellbeing – providing much needed aesthetic respites in our urban environment.” The building will be made of timber

Customisation Buyers interested in any of the 24 apartments will be able to work with the architects to customise their homes across a range of parameters. For example, they can choose whether they would like to expand vertically or horizontally within the building.
“Customisation is more than just a selection of two types of kitchen surfaces,” says Kerlidis. “It’s about understanding every buyer and ensuring every apartment fits everyone’s lifestyle.”
Sustainability Bowerbird will aim to minimise the carbon footprint of each apartment. When completed, the project will have an eight-star rating through the Nationwide House Energy Rating Scheme (NatHERS). Features to maximise energy efficiency include
The Bowerbird project’s design also reflects its namesake, the native Australian bowerbird known for creating bowers – elaborate nests of twigs and other debris. Inspired by the way the bowerbird creates a nest on the ground around itself, the k20 architecture team designed apartments that allow inhabitants to feel protected and enclosed. Balconies create a bowerlike layering effect throughout the structure, giving residents a visual and physical sense of privacy and sanctuary. Inside the apartments, the concept of the bowerbird’s nest is reflected in the use of natural timbers and organic materials. Visit k20architecture.com/ bowerbird-apartments/

ustralia is full of enduring houses built from the best materials in the interwar period, including this 1935 St Kilda property that architect and interior designer Luke Fry opened up to the natural light. The same couple have lived in the house for 25 years, he says. ‘‘It was in the best condition for an art deco house I had ever seen. “Everything in this extremely solid [rendered] brick house with hardwood floors and window frames was straight. There were no nasties to find.’’ And there was much more in the original worth paying homage to. Notably, the beautiful blackwood joinery in the stairwell entry. “It was almost 100 years old but in such good condition. It blows your mind as soon as you walk in,’’ Fry says. ‘‘We didn’t touch it.’’ Opening up the small, dark, downstairs living, kitchen and dining
rooms to each other, Fry introduced mirroring arches to pull the dining room into the bigger picture. He also had the kitchen’s cabinetry made of blackwood and applied the same single, strapping detail that features in the foyer. The kitchen cupboard doors also have a routed terrain of scalloping on the surface. “We executed contemporary components, but in a way that the two eras could relate to each other.” The architect said it was impossible to ignore the strong emphasis on
curves in the original design, and carried on this theme. In the new, custom-made, steel-framed windows that look to the rear garden, horizontal divider bands have a surface curvature. “That’s reeded glass with scalloped profiling, but on a micro level to again reflect curves,” he explains. The new, wide, western terrace beside the unusual double-level reading rooms – the lower floor library and a reading room off the master suite – has a grand cascade of
concrete steps, and a black steel pergola will support shady deciduous summer vines. ‘‘The pergola plays with another primary shape,’’ Fry explains. “Squares.” Fry explains that the details fit within an overall geometric interplay. ‘‘The curves of the reading rooms, the triangles of the gables, and squares of the pergola,’’ he says. The black-framed windows that peep through to the twinned arches in the kitchen reveal another layer of fundamental form. “The geometries [idea] was a very early concept. After that we drilled down to the details,” the architect explains. ‘‘We want the interiors to be as relevant in 100 years as the building itself is.” lukefry.com.au Discover more of the work of Australia’s top architects and interior designers and be inspired: domain.com.au/living/design
