he enormity of listing a much-loved family home can be difficult to fathom, until the day comes that the “For Sale” sign has been nailed to your fence. Our cover home this week at 19 Kintore Street, in beautiful, much-sought-after Camberwell, was one of only five properties that ticked all the boxes for its owners, and when expressions of interest for their precious address close, they will have the unenviable task of finding a home that they equally adore. But at a time when the market is balancing – reaching a sweet spot that gives both buyers and sellers a relatively even playing field – opportunity is knocking. Journalist Jayne D’Arcy took a tour of the estate, listed through Jellis Craig. Ivanhoe House by Auhaus Architecture evokes

the feeling of a country tree house, despite being just 10 kilometres from Melbourne’s CBD. The brief was to create a low-maintenance family home emphasising the site’s natural attributes – a steep slope, surrounding mature trees and views across a creek at the base. The resulting floor plan splits the built form into two arching wings that step down the block across various split levels. The house is anchored into the hill at street level while cantilevering into the tree canopy at the rear. Several nooks and breakout spaces are present throughout, which suit the varying desires of its young family occupants. In the living room (pictured) is a diverse material palette of natural hardwood timber, black cabinetry, emerald textiles and brass highlights. “The timber creates a warm base, the black focuses your views out to the trees and the emerald draws the landscape back into the house. We pared the living room fit-out right back because, really, it’s all about that view,” Auhaus co-founder Kate Fitzpatrick says. “Sitting in the living room, you feel like you’re in a tree house aloft in the treetops. It’s a very immersive experience.” AMELIA BARNES

A spectacle worth waiting for

W

alk through the front door of 19 Kintore Street, and the first thing you notice is the large Buddha, sitting, legs crossed, outside, at the end of the elaborate three-arched hallway. It’s not looking over a plunge pool; that’s a job for a reclining Buddha on the north-west side of the block (and it’s a spa and plunge). This one, sourced from Bali, is, according to the owner of almost 23 years, uplit at night. A striking vision as you return home from a night out on the town, or at the art-deco Rivoli cinema around the corner. But this Buddha is too heavy to go with the current owners, so the new ones will need to get acquainted. If you’re lucky enough to buy this property, that is. It took five years (and an exhaustive long list of “must haves”) for the current owners to find

this house in 1995. And I hate to break it to them (although I think they already know): their next home will have to be spectacular to equal this one. Some of the “must haves” on their original list? Must be in Camberwell. Must be in the Tara Estate (a turnof-the-century suburban development known now for its Victorian architecture). Must be on Kintore Street. Must be on the higher section of Kintore (the east side). Must have a north-facing rear garden (which, of course, crossed out every house on the other side of the street). The list was reduced to five houses, No. 19 being one of them. It was worth waiting for. “There’s nowhere else in Melbourne that we’d like to be,” the owners say. And, standing by one of the open fires in the front room (there are five more in the home), you can understand why.

There’s something eminently charming, and liveable, about 19 Kintore Street. It’s “home” as soon as you step in. Touches that give it balance: historic, wonky bluestone tiles for the rare-as-hen’s-teeth driveway on the left (there’s a possibility of a carport from the rear lane, too). A wide channel of land up the east side. And a pedigree that may, or may not have started with John Beswicke, circa1899. He certainly designed a neighbouring home. This Victorian (named St Anthony’s) is simple in its floor plan. Touted as four bedrooms plus a study, the aforementioned possible rear carport offers an additional self-contained studio with bathroom. To the right of the “hallway to Buddha” are two bedrooms, a bathroom, and bright laundry. The front living room, with its bay windows looking out onto calm Kintore, could, and has been, a third bedroom. You can’t help but gaze up at the intricate ceiling.

Across the way, on baltic floorboards, is another grand room. It’s a study that you’ll want to work in, or research the history of the house in. It has direct access onto the covered verandah, as does the main bedroom, which also has a large en suite and walk-in robe. There’s another bedroom before the hall leads you to the open-plan extension: a peaceful dining, cooking

and relaxing hub. From the outside, it could be the original building: the brick design is similar, with heritage bricks featuring among the new. It epitomises this house, this street, this section of Camberwell: it’s all so comforting and quiet. This feature is part of a Domain Deluxe package.

ife in blue-ribbon Toorak is never exactly an open book. Manors ringed with high fences are de rigueur, especially in this exclusive part of the enclave. This brilliant new home by Simonds Prestige turns that classic trope on its head. At the VIP launch at the property in late April, guests were impressed by the glory of glass as it arcs across the two wings, looking like a book open mid-story. The ingenious trick here though is that while you can see out to the street and the street can see you, one small pull on the diaphanous curtains and you’re back in Toorak private. Excellent. Macro minute: skinny on big picture

F

Different is unlikely to be better for investors looking for a mortgage, according to UBS and JP Morgan economists, who see the mortgage market as in line for a shake-up. “We have emphasised that likely removal of that measure should not be viewed as an easing of conditions, given that the tighter loan criteria that have generated weaker house price and credit growth outcomes are here to stay,” JP Morgan economist Ben Jarman says in response to the news. “APRA’s press release confirms this, and now suggests that even tougher measures are being introduced, with loan/debt to income restrictions now being developed.” Watch this space.

Prices: a slide in the first quarter, with further falls to come? The national median house price dropped 1.2 per cent in the most recent quarter, pushing the annual growth rate to its lowest level since 2012 and there may be a few more lean results ahead. Capital Economics chief economist Paul Dales sees a national houseprice correction lasting two-to-four years, and trimming about 10 per cent from current levels – Sydney and Melbourne could be 25 per cent overvalued, Dales says. “The question is: how is that resolved? “It can be resolved by house prices falling sharply, or by a steady period of very small house-price falls and rising income growth, which is the scenario we’ve gone for,” Dales says. And a weak-to-flat outlook for house prices seems to be being adopted by more than a few experts. AMP chief economist Shane Oliver expects a five per cent “or so” fall in Sydney and Melbourne property prices this year, and another five per cent ‘haircut’ next year, while Morgan Stanley told clients this week “it is clear the housing market has turned” as it predicts weakness for the rest of the year, at least.

or property owners, renters and investors, trying to stay across this year’s big-finance news is like trying to drink from a firehose. Among other things, a wild few weeks have produced an explosive royal commission, a fresh house price report, a surprise from the mortgage regulator, and a new record set by the Reserve Bank. Despite a torrent of headlines, property-watchers would be forgiven for having a loose grasp on what it all means to them. So, what’s really been happening? And how does it all affect house prices, rates and access to mortgage money?

“ ... a weak-to-flat outlook for house prices seems to be being adopted by more than a few experts.” Mortgages: the banking watchdog just made a surprise move The past few years have seen banking regulator APRA take a carving knife to the mortgage market. Investor activity dropped significantly as a result of restrictions placed on investor and interest-only loans since 2014, with first-home buyers taking advantage of the situation. However, April 26 saw

APRA chairman Wayne Byres scrap the cap he had placed on investors three years earlier, ostensibly opening the door for a comeback. A huge free kick to investors, right? Maybe not. Byres says he thinks the temporary measure has served its purpose, and that a “more permanent” plan will follow in the wake of a damning royal commission into banking.

Rates: RBA rates expected to remain on hold Amid all this action, the Reserve Bank has been holding tight, keeping interest rates on hold in its longestperiod without a hike or cut in 22 years. And, while almost no consensus exists between the economists, few expect a move any time soon. Specifically, Commonwealth Bank expects it this year, UBS predicts late 2019, and AMP forecasts no move until 2020. “We had been expecting the RBA to start raising rates in early 2019 but with the further tightening of banklending standards effectively doing the RBA’s work for it and growth likely to remain below three per cent and inflation around two per cent for now we don’t see an RBA tightening until sometime in 2020,” Dr Oliver forecasts. However, clearly, the property market isn’t short of key players while the Reserve Bank sits on the sidelines. Chris Kohler is Domain’s National Business Editor.

evelopers spying the trend away from investors and towards cashed-up downsizers are piling on the luxury in inner-city apartment complexes. Their offerings frequently come with whole-floor penthouses, private gardens and large living spaces – all designed to tempt empty nesters away from their rich digs and into smaller, albeit upscale, pads. And it’s not just Melbourne. Agents across the well-heeled inner-city markets of Sydney and Brisbane are reporting strong sales to the cashedup baby-boomer demographic. The emerging dominance of this segment can be attributed to statistical factors – the incentives offered by the Federal Government that allow Australians aged 65 and older to contribute up to $300,000 from the proceeds of their home to their super balances, and moves over the past four years by the Australian Regulation Prudential Authority to curb loans to investors. Both measures, which were also designed to create more affordability for first-home buyers, have spurred on baby boomers to swap their

multimillion-dollar properties for swanky apartments. Architects like Bruce Henderson, a veteran of Melbourne’s apartment market, say they are changing their designs to accommodate the growing number of wealthy downsizers. “We’d noticed a shift in who was buying apartments and why they were buying them,” he says. “Once, investors basically saw this as an opportunity to get into bricks and mortar, but there aren’t as many of those investors around as there used to be. I think that doing residential development for purely the investment market is a very tough gig; you need to be very sharp. “We see this change will mean that purchasers are really going to be owner occupiers. “These are mums and dads whose kids have left them, their land and home is worth $3 million, maybe more; they’re maintaining it – they’re looking after the swimming pool and the gardens and they are finding it’s getting harder because age is catching up with them.

The median house price there is $2.015 million, according to Australian Property Monitors. Peter Gibson has 40 years’ experience in building around South Yarra and Toorak, so son Christo says together they are well aware of the fittings and finishings people in the area are accustomed to. “We’re trying to bring some of the South Yarra/Toorak apartment living into Glen Iris because that’s what we do, that’s been our market,” he says.

“It’s going to be the attention to detail that will make them unique and, to some degree, their size, with big living spaces, kitchens, two car parks and terraces.” The four-level development will have street frontage on Malvern Road, where the ground floor will be occupied by retail spaces. This will create a neat connection to Tooronga Shopping Centre, which is only 800 metres away, Gibson says. The fourth floor is solely occupied by the penthouse apartment, which features a private lift from the garage plus an above-ground pool. There is also no lack of luxury features in lower-floor apartments, with oak timber flooring, marble finishes and custom-made Omvivo vanities in the bathrooms and powder rooms. Landscaping will be created by Jack Merlo. The main entrance to The Maitland will be on quiet, tree-lined Maitland Street, which nicely lives up to Glen Iris’s reputation as a leafy innereastern suburb.

“So they’re moving to places that have more security and don’t need the maintenance, offering the same living style and standards they have at the moment, but without four bedrooms, perhaps two, because they live on their own. “That marketplace is where the current money is coming from and buying into apartment buildings. There’s no doubt about that.” Henderson and daughter Charlotte are overseeing the design of The Maitland in Glen Iris, one of the latest off-the-plan offerings for downsizers. Under former developers, the project had planning approval for 38 apartments, but when father and son team Peter and Christo Gibson teamed up with the Hendersons, it was scaled back to 22 apartments. This meant larger residences with more generous living spaces and roomier terraces – features that would appeal to couples and individuals making the move from a large family home. “We predicted that the buyers for these would be home owners and these are homes they are going to come and live in,” Henderson says.

hy is the future voice activated? At the end of 2017 I shared my experiences of home automation, which has added a huge perception of luxury and amenity. And the next generation of home automation is through voice activation. Let’s start with the three big players in the Australian market. There’s Amazon Echo, Google Home and Apple HomePod, each launching their products in the US, and then a more limited offering here. In Australia, Amazon offers three products, Google Home has two and Apple has just launched its first HomePod worldwide. The most convenient for home use isn’t the primary focus, but it’s a major benefit, as they can interface – with help from an Australian cloudbased software solution called Smart Voice – to operate home-automation devices that would’ve previously been activated by mobile devices.


Amazon’s Echo is a nifty personal assistant that’s able to control your home, give you a weather report, check traffic, book an Uber, create a to-do list and tell a joke. If you have several devices in your home you can use them as an intercom system and the one closest listens and responds to your commands, so they don’t overwhelm you by all responding at once. Amazon Echo’s assistant, Alexa, also works with Spotify Connect (though you need a premium account for voice-control streaming), TuneIn Radio, Nest, Samsung SmartThings, IFTTT, Domino’s Pizza and Philips Hue. Philips Hue, as an aside, is a neat, Bluetooth-enabled light bulb, that allows you to change the colour, temperature and intensity of your lights, with a new product called LIFX being a great downlight solution achieving the same result.

to read or compose emails through Gmail, and it won’t recognise all the calendars available. It does, however, have the most powerful search engine in the world at its disposal so is the best at providing information. You can also voice control YouTube and Netflix videos on TV.

The benefit of this becomes clear when you include it in a “wake-up” or “bed-time” scenario, with white or “day” light being a good wake-up call, while low-lit and yellow-based lighting is perfect to induce rest. Google Assistant, the helper inside Google Home, doesn’t fully support all Google’s services. You can’t get it

Apple’s typically closed ecosystem means Siri’s scope is more limited. However, you have great home control from your HomePod, iPhone/ iPad and Apple Watch, using Siri via HomeKit. On the music front, Siri is only compatible with Apple Music and Apple’s “Beats 1” radio station on the HomePod. There’s no voice control for third-party music apps such as Spotify, but you can use Siri for play-back controls on Spotify.

When the AirPlay 2 update comes later this year you’ll also be able to control multiple compatible speakers. HomePod allows you to write and listen to text messages, use it as a speaker phone, get news, traffic and weather updates, convert measurements, get translations, control home automation, and more. Siri is apparently always listening, but only for the command: “hey, Siri”, so user security isn’t a concern. Apple does not collect information on users or create data profiles. On top of this, when a user activates Siri, the data HomePod receives is encrypted and dissociated from the user identity. cleared 900-square-metre block in Brighton is a blank canvas from which, inevitably and because the bayside market will always reward it, a luxury home will spring. In a five-bedroom house of three levels with enough excess rear-yard space for the already extraordinary lifestyle amenity to run on past the sunken pool and open-sided outdoor kitchen/living to resolve at an enclosure the clients call “the summer rumpus room”, Venn Architects sure delivered. Already dimensionally spacious, from its four-car basement garage and the subterranean billiards room and cinema (“the winter rumpus rooms”), through the guest wing and ground-floor living areas that are centred around a courtyard, and then up to the four bedrooms, architect Geoff Challis included detailing that always extends the through views.

With whole walls of full-height glazing, inserts of floor-level windows and a triple-level stairwell void looking to courtyard and sky, he says “already lovely spaces that are distinct zones feel enormous because at any point you always get a sense that space extends on. “The way the house can close down – but not turn into rooms of four walls – or open up, allows for all sorts of different combinations of living. The house is never limiting.’’

This flow-on via the interlocking spatial geometry of a grey-scale furniture and material composition includes the novelty of a mezzanine sitting area on a sub-floor just beyond where the stair begins its ascent from the basement. Being part of the stairwell, Challis says the mezzanine’s bonus space is also the way of getting daylight into the basement “which makes it feel that you are not underground”. “We poured light through wherever we could.’’

Venn Architects designed the house, down to the soft furniture and art choices, relying all the way “on a simple palette of natural materials”, Challis says. “It is the client’s personality – their books and decorative details, and the way they use the house, which always comes to the foreground.’’ With such a lot of indoor/outdoor amenity, Venn did something clever by dropping the L-shaped pool below the level of the outdoor deck by 600mm. Visually, it reduced the “compartmentalisation” of the yard by automatically minimising the pool fence, “and makes it feel like the water flows on under the deck”. It also renders the pool as an allseasons’ visual feature. ‘‘With most pools, mum and dad use it for one month a year, the kids for three, and for nine months it’s usually just an unused pool. Here, it is a contemporary pond.”

As a kid growing up on the Gold Coast, Backhouse developed a passion for movies and a fascination for the medium’s ability to conjure up new worlds for the viewer. Inspired by films such as James Bond and Star Wars, the young cinephile decided that he, too, wanted to create spaces that captured people’s imaginations. However, unlike the make-believe realms he saw on the big screen, Backhouse’s ambition was to turn his hand towards making something

complex office spaces to one-off houses and apartment buildings. However, it is his work for some of Australia’s biggest corporate names, including ANZ, Lendlease and Medibank, that has earned him a reputation as one of the industry’s driving forces. “I have a broader passion for larger projects that are reasonably diverse,” Backhouse says. “If you design a massive workplace or public space, you change the character of the city and create something that affects a lot of people. “If we can design something that people love walking into, and can feel inspired by, that kind of scale of influence is what I’m passionate about.” Testament to his impact on Australian design, he was awarded the coveted gold medal in last year’s Interior Design Excellence Awards.

This year’s awards will be held in Sydney in November. Backhouse led the team behind Medibank Private’s head office in Melbourne’s Docklands, a project that includes a football pitch, a tennis court and rainbow-coloured spiral staircase that coils around the centre of the building. He was also involved in Lendlease’s new headquarters in Sydney’s Barangaroo South, where the company’s 2000 staff are organised into neighbourhoods of 15 to 20 people and a six-metre-high “breathing wall” of 5000 plants filters the air. escribed by musician Wally Maloney and designer Leah Hudson-Smith as a “workshop for living”, this converted warehouse in Melbourne’s inner north is an unconventional home, consisting of two different self-contained

“mini houses” within an open-plan warehouse. Offering ultimate versatility for living, working, musicmaking and more, this unique set-up is the perfect home for two prolific creatives. Maloney and Hudson-Smith’s home was designed to optimise the open space of the existing warehouse, creating nooks for different activities. The charcoal-coloured house (Dark House) is an internalised space,

concealed by a bookcase. This creative den serves as Maloney’s music studio and can be closed down and the sound contained, to minimise its impact on the rest of the warehouse. In contrast, the light-coloured Maple House is designed to open up to the living space, with a large sliding door, louvre windows for cross-ventilation and a skylight. With a raised insulated floor and pitched roof, this is a cosy place to fall asleep

in – or as Hudson-Smith describes “our own adult-size cubby house”. Beyond the clever and resourceful fit-out, their home is filled with beautiful furniture and objects by local makers – including kitchen joinery by Cenzo, bedding by The Vallentine Project, plant pots by Pop + Scott, a custom terrazzo fireplace by Den Holm, and several items made by Hudson-Smith through her label, By Pono (including a timber plant stand, bedside tables, dining

esidents of Cremorne could be forgiven for feeling like an afterthought – or the holders of a great secret. Their pocket-square of coveted inner-city suburbia is often mistaken for Richmond and, while the housing stock dominated by 19th-century terrace houses would appear to be pure Tiger Town, the warehouses that define its more industrial nature have become the hub of architects, fashion and interior designers and PR firms. Snaking alongside the Yarra River, the origin story of this one square kilometre is more interesting than many Melbourne suburbs. In 1853, English expat James Ellis established an amusement park on the banks of the river he named Cremorne Gardens, after a similar failed venture he operated in London’s Chelsea. Melbourne’s Cremorne Gardens suffered a similar fate but the name stuck.

Structural walls can be removed, but extra structural support will be needed. Define areas within the rooms so each space doesn’t merge into the next.
