Where downsizing feels like a luxury upgrade

F

or generations of Canberrans, Parkes has been somewhere to work, visit or wander through on a weekend, but rarely somewhere to call home. The Eastbourne is a development that has introduced a new residential address to this traditionally civic part of the capital, with five apartment buildings now sitting among the parklands between Constitution Avenue and Lake Burley Griffin. “The Eastbourne is a genuinely rare address,” says LJ Hooker Project Marketing’s Keenan Veraar. Apartments here range from onebedroom to two and three-bedroom configurations and penthouses, with a variety of layouts still available.

The apartments have been designed for people who want the ease of apartment living without giving up space, privacy or a connection to the outdoors. “The idea was to create apartments people could comfortably live in for many years, particularly owneroccupiers moving from larger homes who don’t want apartment living to feel like a compromise,” Veraar says. “The floor plans prioritise generous living areas, storage and flexibility, with no awkward or wasted space.” That approach continues through the interiors, where engineered timber flooring and granite benchtops are complemented by Miele kitchen appliances, double glazing, and ducted heating and cooling.

Generous storage is integrated throughout, with the quality of the finishes remaining consistent across the development. “The interiors were designed to feel premium but also easy to live with over time,” Veraar says. Depending on the residence, the outlooks take in some of the capital’s most recognisable landmarks, including Lake Burley Griffin, the National Carillon, Parliament House and Mount Ainslie.

Residents arrive through a grand lobby with a concierge service, storage for grocery deliveries and a secure parcel room. Then there’s the 25-metre indoor pool, spa and sauna, two gymnasiums, landscaped gardens and a business lounge. And then there is what lies beyond the development itself, with Commonwealth Park and Lake Burley Griffin effectively on the doorstep. “The shared spaces, private lobbies and pedestrian links into Commonwealth Park help it feel connected to its surroundings. The location means it’s so convenient to enjoy the outdoors with the lake and parklands right there, as well as Canberra’s best events such as Floriade and Sky Fire,” Veraar says. “There’s a real sense that the parkland and broader precinct are part of the residential experience.” Residents also get to call East Traders Hall their local. The vibrant

hospitality precinct brings together venues including Lava Coffee, Sliceria, World by Chairman Group and Lager House by Capital Brewing Co., putting coffee, dining and places to meet right downstairs. For recent retirees Clare and Stephen, living at The Eastbourne has changed the way they experience this part of Canberra. “At a local level, we find we need to use the car less,” Clare says. “Civic is a 15 to 20-minute walk away, and there’s a nearby bus stop. We find we are more likely to walk to the shops or to one of the many local cafes for a coffee with friends than when we were living in South Canberra. There are more cafe and dining options within a very short distance.” The couple also value having Canberra’s national cultural institutions within walking distance, while the security and low-maintenance nature of the apartment gives them greater freedom to travel regularly without worrying about their home. “We have a smaller footprint without

compromising style and space,” Stephen says. “And we have access to a more attractive environment within easy walking distance.” While it’s one of Canberra’s newest neighbourhoods, Veraar says The Eastbourne feels surprisingly settled. “Because it incorporates new pedestrian pathways to connect directly to the lake and with the added vibrancy of East Traders Hall, it really feels like an established residential neighbourhood here.” he says.

W

hat features does the perfect Canberra home actually need? It has frosty winter mornings, hot summer afternoons and everything in between to contend with, not to mention Canberrans who want to work, entertain and live under one roof. However, local agents say some of the features that matter most aren’t necessarily the ones that make the biggest impression in listing photos. For Hive Property Director Josh Morrissey, it starts with something much more fundamental: aspect. “It’s a small detail, but it has a huge impact on the home’s liveability, thermal performance and the optimisation of its design,” he says. “Given that Canberra is cold for four months of the year, orientation is a critical element in enhancing ... comfort and value.” Stone Real Estate Gungahlin principal Jess Smith agrees, pointing to northfacing living areas, double glazing and effective window coverings as features that can make a noticeable difference throughout Canberra’s distinct seasons. Many of the city’s best-designed homes embrace these principles through passive solar design, carefully positioned glazing and outdoor spaces that make the most of winter sun while providing shade during the warmer months.

Smith says homes that blur the line between indoors and out consistently create an immediate reaction, particularly when large sliding doors extend the kitchen and living areas to a covered al fresco area. This is the case at one of Smith’s current on-market properties, 30 Grenfell Avenue, Taylor, which boasts an easy transition between indoor and outdoor living. Due to our weather, however, making that outdoor space usable beyond a perfect spring afternoon requires a little more thought. “A usable al fresco area should be covered, protected from the wind and include good lighting, heating or ceiling fans,” Smith says. Grenfell Avenue puts that advice into practice, with a sheltered outdoor entertaining zone designed to be enjoyed across the seasons, whether it’s a summer barbecue with friends or a cosy winter gathering close to the kitchen.

Working from home has added another consideration, although Morrissey says that doesn’t necessarily mean every Canberra home needs a dedicated office. “Advances in technology mean most people are happy to create a simple, functional study space rather than requiring a dedicated home office,” he says. Instead, Morrissey sees value in usable internal space that can be adapted into “rumpus rooms, games rooms, gyms, theatres or other flexible spaces”. Flexible layouts remain highly sought after, with buyers gravitating towards homes that offer multiple spaces in which to work, study or retreat, along with living areas that can evolve as family needs change. Then there are the decidedly less glamorous essentials. Smith nominates good storage as one of those details that “makes an enormous difference to everyday living”, pointing to linen cupboards, walk-in pantries, builtin wardrobes and garage storage as particularly useful. Because if there’s one thing a Canberra home definitely needs, it’s somewhere to stash all those big coats and bulky woollen blankets.

4. Prepare the soil Dig a few small holes around the garden to see what you’re working with. You may find loose, sandy soil, sticky clay or compacted fill mixed with rubble and building debris – especially around a newly built home. Remove any debris and loosen compacted ground with a garden fork. If little usable topsoil remains, bring in quality screened topsoil or garden soil from a reputable landscape supplier. Be wary of “free” topsoil from unknown sources – it may arrive with weeds, contaminants or other unwanted extras. Adding organic matter, such as compost or well-rotted manure, helps sandy soil retain moisture and improves the structure of heavy clay. A simple pH test will also reveal whether the soil suits the plants you hope to grow. If it needs adjusting, garden lime will raise the pH, while garden sulphur will lower it, but make changes gradually and follow the product directions.

Before you fill your garden with plants, get the foundations right with these steps that could save you time and money.

hen you move into a home with a blank backyard or an established garden that doesn’t work for you, a trip to the nursery can seem like the obvious choice. But plants should be one of the final pieces, not the first. Sorting out the garden’s conditions, soil and framework now can prevent poor plant choices, wasted money and harder work later.

2. Get weeds under control Clear out weeds so they’re not competing with new plants for nutrients and space. Take extra care with persistent weeds such as couch grass, oxalis and onion weed, ensuring you remove their underground stems, roots or bulbs. Any pieces left behind can reshoot, so you

Check the drainage before installing paths, retaining walls or raised beds. Dig a hole about 30 centimetres wide and deep and fill it with water. If water remains after 24 hours, the soil drains poorly. If it drains away, fill the hole again and check the level after an hour. A drop of less than 2.5 centimetres indicates slow drainage. Raised beds can lift plant roots above wet ground, while more serious waterlogging may require changes to the levels or the installation of drainage. Once any drainage issues are resolved, complete the paths, steps, edging, retaining walls and screens. Make the beds narrow enough to reach from the paths, leaving room to move. Good access may not be the most exciting part of landscaping, but you’ll appreciate it every time you garden.

Begin with the garden’s aspect – the direction it faces – and note where sun and shade fall throughout the day. Look for areas exposed to strong winds, reflected heat or frost, as well as spots that stay wet after rain. Once you understand how conditions vary, you can follow the “right plant, right place” principle and choose plants suited to each spot. Check labels for light, water and soil needs, and consider each plant’s mature height and width – not just how it looks in its nursery pot.

A small space may be easily managed with a watering can or hose fitted with a watering wand, while larger areas may be easier to maintain with drip irrigation.
