Beautiful to live in and look at Hackett is one of Canberra’s great repositories of mid-century modern architecture. The National Trust even runs guided walks along its streets, admiring the butterfly roofs, Besser Blocks, crazy paving and cordylines. Behind the facade of 11 Maitland Street, this quintessential mid-century modern home has been reimagined. Awardwinning architectural and interior designer Dominique Hage has created Capital Jade, a home that is both beautiful to look at and easy to live in. Not a square metre is wasted in the layout, with three bedrooms, two bathrooms, a living area and a dining room with a north-facing bay window. A separate self-contained studio presents endless possibilities. “Capital Jade is a singular offering, architecturally considered, beautifully crafted and designed to evolve ... with family life,” says agent Oumaya Escribe of Belle Property Canberra. It heads to auction at 5.30pm on October 28 with a price guide of $1.49 million-plus. Lucy Jones

There’s something special about spring in Canberra. The warmer weather invites us outdoors, whether that’s discovering a new neighbourhood, enjoying a drink with a view, or imagining life in a new home. In this issue, we explore the growing appeal of Weston, a suburb quietly undergoing a renaissance. With its generous blocks, its strong community spirit, and multimilliondollar upgrades on the horizon, it’s easy to see why more Canberrans are choosing to stay put. We also round up five of the capital’s best spots for a drink with a view, proving that some of Canberra’s greatest assets are best appreciated from above.

COVER STORY Words by Jil Hogan
A family home that’s dressed to impress Understated luxury underpins resort-style living at this modern manor located on coveted Mugga Way.
T
here’s something cinematic about number 56 on Mugga Way. First, there’s the sprawling, low-slung residence that stretches across an impressive 49-metre frontage, with a sweeping circular driveway and a striking contemporary facade. Then there’s the dramatic backdrop of Red Hill, its dense slopes framing the home. And that’s before you’ve even stepped inside.
Set on a large block, the predominantly single-level house has the scale of a private estate, with a circular driveway to match. Yet listing agent Bree Prince of Hive Property says it has the warmth and practicality of a family home. “The home feels quite stately; it’s quite impressive when you first get there,” she says. “Then you’ve got this big,
beautiful masculine facade, but when you walk inside, the interiors are actually really soft.” It’s a home the current owners loved so much they bought it twice. They lived there in the early 2000s, updating and extending it before selling. But they missed the house and bought it back, then undertook extensive renovations that included removing walls, repositioning the entrance and opening up the living areas. Herringbone timber flooring now flows through an expansive open-plan living and dining space, where a double-sided gas fireplace creates a natural division. “Even though it’s a big open-plan area, the gas fireplace separates the two spaces, so you could have people having a conversation in the lounge area and people in the dining room and not feel like

you are all together,” Prince says. “It’s a big space but, once you’re in there, there’s something very cosy about it.” The adjoining entertainer’s kitchen pairs stone surfaces with generous preparation space, extensive cabinetry and a butler’s pantry. The living spaces connect to the al fresco precinct, where a solar-heated swimming pool sits beneath adjustable Vergola roofing, alongside a covered entertaining area that has hosted up to 70 guests. Beyond the pool, a substantial cabana creates something of a private wellness retreat. “The home has a really good connection between inside and outside, and even though the house is so big, it doesn’t feel like you’re losing your family,” Prince says. “The pool area also connects the home with the cabana, which you could use as a gym or rumpus room, and there’s a sauna and full bathroom. “If your kids were asleep in the main house, you could still get up early, if that’s your thing, and go to the cabana,

“You’ve got this big, beautiful masculine facade, but when you walk inside, the interiors are actually really soft.” Bree Prince do a gym session, have a sauna and even shower, without bothering the rest of the house. From a lifestyle perspective, it ticks a lot of boxes.” Back inside, four bedrooms include a privately positioned main-bedroom suite and a separate guest suite, both with walk-in wardrobes and en suites. There’s also a study and a tiered home theatre, while a self-contained
studio alongside the cabana offers accommodation for guests, extended family or an au pair. Then there’s what lies beneath: a sevencar basement garage and a wine cellar. Despite the home’s substantial footprint, there’s plenty of room to kick a ball around on the generous level lawns at the rear, or even add a pickleball court, all framed by established gardens and the adjoining reserve. And that’s all before considering its address on Canberra’s golden mile. “The home is in one of the best pockets of Mugga Way,” Prince says. “You’re close enough to [Canberra Grammar School] that you can walk, but you’re not right on top of the school. “You’re also backing onto the reserve and have direct access to Red Hill. To find something here that’s turnkey, you only get an opportunity basically every 12 months. They just don’t sell often.” This feature is part of an Allhomes Deluxe package.

his might age me, but Weston was the place to be back in the mid1980s. As university students, we’d carpool to the then-Royals Rugby Club to catch top-line bands like The Divinyls and Cheap Trick. Even English newwave band Orchestral Manoeuvres in the Dark played there in 1986. Forty-odd years later, it looks like the Weston Creek hub is undergoing something of a resurgence, proving to be so much more than just a retail precinct. Weston is 15 minutes from the city, Tuggeranong and Belconnen, while Woden is just a stone’s throw away. Median house prices climbed 5.8 per cent over the past 12 months, according to the latest Domain House Price Report. New developments are emerging, and buyers are drawn to the sense of community the suburb offers. Momentum Property agent Luke Metcalfe has lived in Weston Creek for 30 years, and says Weston has remained relatively low density over the years. “Weston has a lot of knockdownrebuilds,” he says. “People don’t want to leave; they want to upgrade their homes. So when properties do come onto the market, you’ve got a very saleable commodity. “Block sizes are a big attraction too, compared to places like Molonglo. People are recognising they don’t have to go further out to get what they’re after.” Weston is definitely a suburb on the move. The Cooleman Court shopping centre is in line for a multimillion-dollar refurbishment. Local schools and sporting facilities are thriving. Great restaurants and clubs include the Irish Club, while the Raiders Club, which now occupies the site where Royals once stood, provides a sense of community. One of OMD’s chart-topping songs was If You Leave – something you might never consider if you live in Weston.

Coffee Guru in Cooleman Court is a regular stop. Yvette and her baristas know how to pour a coffee. My wife likes her coffee hot, and they never fail to deliver. The menu is also great for a quick bite, and they do a decent breakfast.

HOME OF THE WEEK Words by Jil Hogan
What the agent says
Kris Hellier Marq Property
The backyard to boast about
Y
ou might find yourself volunteering to host Christmas if you choose to make this your new home. Because with a backyard like this, it would be a shame not to show it off. The centrepiece is a long, sparkling swimming pool, flanked by paved terraces and established greenery. Just beyond, a generous covered entertaining deck features a timber-lined ceiling, a built-in outdoor kitchen, and a plumbed gas barbecue. There’s even a stretch of lawn for anyone who can be persuaded out of the pool.
And the house itself is no shrinking violet. Built in 2006, the residence makes a striking first impression with its manicured gardens, textured stonework and warm timber detailing. A sheltered entrance leads inside, where the split-level floor plan opens into a series of generous living spaces. The main living room is a particularly impressive space. A soaring, angled ceiling and high windows draw the eye upwards, while a dramatic charcoal stone fireplace anchors the room. Timber-framed glass
doors open to the pool, bringing the outdoors in. The adjoining kitchen pairs crisp white cabinetry and expansive benchtops with warm timber accents, plus there’s a separate lounge and dedicated study. All bedrooms have built-in wardrobes, with the main suite enjoying direct access to the poolside terrace, a walk-in wardrobe and en suite with spa bath. Two 9000-litre greywater tanks help keep those gardens looking their best. The only question really is who’s bringing the pavlova?

INTERIORS Words by Noni Reginato
The weird and the wonderful
T
here are few things that say as much about your personality as your home. Every piece of furniture, your decor, even the mugs in your kitchen tell a story – where you’ve travelled, what colours you like, the era that resonates with you most. In a time when social media has flattened and homogenised personal taste (interiors are increasingly just various shades of beige and cream), the desire for playful, unexpected and quirky interiors has never been more palpable. Interior decorator Simone Haag, who works on residential and commercial projects here and abroad, has observed it with her clients. “They want something unique that speaks to them personally, works with their existing collections and is not something that is or can be replicated,” she says. One of Haag’s recent projects, Craigweil, a heritage terrace in Adelaide that underwent a reimagining inside and out, embraced quirky, one-off pieces of art and sculpture. “Our clients at Craigweil had an extensive existing collection,” Haag says, “and part of our role was to honour that and let it dovetail with new pieces we brought in.” The playful design scheme begins with a spectacular Rainbow Queen totem by artist Christoph Kiefhaber, which stands in front of a panel of restored leaded glass. In the formal sitting room, a sculptural floor lamp from Kifu Paris and a charmingly youthful painting of a bird lend the room a sense of humour. Elsewhere, interesting sculpture and ceramics find nooks on shelves and in corners, bringing moments of levity to the home’s heritage character. “Pieces like these give each room a sense of playfulness and soul without compromising on style,” Haag says. Many of these whimsical pieces have their roots in the experimental interior design of the mid-century era, when materials like plastic, vibrant colour and

wacky shapes took precedence over clean lines and sleekness. On the second-hand marketplace 1stDibs, an entire category is dedicated to “wonderfully weird” wares like sculptural furniture and surrealist art, catering to a growing contingent of designers and laypeople with curatorial eyes. Interior designer Claudia Lambert has been there all along. “I’ve always been drawn to things that are slightly unusual, so the quirkier pieces have accumulated quite naturally,” she says of her collection of left-of-centre pieces. In her home, Lambert adds and subtracts pieces depending on her mood. A reimagining of her lounge room sees this “testing ground” approach come to the fore. Painting the walls periwinkle blue, she adorned one with a striking sequinned artwork and another with a bold geometric painting. A marble dining table is flanked by four furry chairs and on top of it sits a terracotta-coloured vase. “I think every room needs something that interrupts it a little bit,” Lambert says. “If everything is beautiful, tasteful and perfectly coordinated, it can actually become quite flat.” Lambert’s advice is to find a piece you like and figure out where it will go later. “Start with something you genuinely respond to: an artwork, a strange lamp, a chair in an unexpected colour, a piece you found at an auction or even something slightly ridiculous,” she says. Haag sources her pieces from around the world, but suggests checking out local design fairs and galleries, flea markets, auction houses and vintage dealers to find “the kind of pieces you cannot search for”. When styling, Haag and Lambert say to proceed gradually. “Start small and start with one piece you love,” Haag says. A personal connection to the piece matters, too. As Lambert says, “Your home should feel like you, not like you’ve followed a formula.”

Tasty deal on two tenanted restaurants
A
Canberra CBD investment option offering two secure, longterm leases in a property of about 500 square metres should be worth a close look, particularly when its two hospitality tenants are positioned on City Walk, one of the area’s busiest dining and entertainment precincts. The popular Manila in Canberra and Lilong by Taste of Shanghai restaurants are still early into long leases, with further five-year options in the mix. Manila in Canberra occupies 179 square metres on a 10-year lease until 2035, while Lilong takes up 326 square metres on a 13-year term until 2037. Together they deliver annual net income of more than $310,000 plus GST, with 3.5 per cent annual rent increases ensuring future growth. Guy Randell of Yield Commercial says the long lease terms demonstrate a high level of tenant confidence.

“It shows how they value this city location, and that belief is also reflected in their significant fitout investments,” he says. “These are strong assets for long-term holds.” The property forms part of the wellestablished Highgate and Park Avenue
mixed-use developments, which host nearly 400 apartments and offer further exposure to a daily commuting city workforce and shoppers. Neighbours include a mix of hospitality, retail and service businesses, while the property is close to Canberra Centre.

“We thought we might be giving something up by moving from a house into an apartment. Instead, we gained an easier lifestyle, more amenity and a wonderful new community.” Ŵ 7ULVK $QGUHZ 'RZQVL]HUV IURP &KLȝH\ After almost 30 years across Grifth, Hughes and Chiey, Trish and Andrew expected moving to an apartment to take some getting used to. Instead, they felt settled almost immediately. Everyday life is simpler now. Trish walks to the shops, appointments, restaurants and catch-ups with friends, and they hardly use the car. Andrew trains at the on-site gym, and with a bookable ofce for meetings, working from home still leaves their north-facing apartment feeling like home. And when the family visits, there’s more to share than ever: the pool, the private cinema and the gardens are all right outside their door. For Trish and Andrew, downsizing turned out to be an upgrade.
