Historic home with new heart Old and new unite at 25 Gundaroo Terrace, Gundaroo. Built as Camden Villa in the 1860s, it is believed to be the village’s oldest habitable property, just 20 minutes from Canberra. The classic Georgian-mid Victorian facade is shaded by a bull-nose verandah draped with wisteria. It opens into the original part of the home, which features four bedrooms, a snug library and a lounge room. Ornate ceilings, solid timber floors, open fireplaces and casement windows preserve its character and charm. Walk through the renovated country kitchen, with cabinets in a cheerful cornflower blue, and into the jawdropping modern living area. A vaulted ceiling rises above a spectacular 8.5-metre-wide wall of glass, framing uninterrupted river views, golden sunsets and starry nights. “This is a remarkable home in an extraordinary setting and a rare opportunity to own a piece of Gundaroo’s history,” says agent Natalie Roberts from The Real Estate Shop. This year, I was lucky enough to tour each property from this season of The Block, and with bay views, private lifts and more than a little “quiet luxury”, it’s easy to see why this postcode had contestants feeling the pressure. The Domain-sponsored Buyers Jury Challenge, in which more than 100 prospective purchasers and buyer’s agents voted for the property they were most likely to buy, offered a fascinating glimpse into buyer sentiment ahead of the main event. While the action unfolds in Melbourne and all eyes turn to Mount Eliza for the final showdown, the lessons for Canberra buyers and sellers are just as compelling as auction season gathers pace.

COVER STORY Words by Jil Hogan

A terrace to top them all This penthouse combines house-like proportions with sweeping views and an extraordinary terrace designed for entertaining.

A

t 125 square metres, the outdoor terrace of this Belconnen penthouse is larger than many apartments. Sitting atop the Cirrus building, the three-bedroom apartment pairs houselike features and proportions with frontrow views across Lake Ginninderra. Capturing it all, the expansive terrace stretches the length of the apartment, and agent Tony Trpeski of Brava Residential says it can make the rest of the apartment temporarily invisible to visitors. “When you walk in, you see the living area, but then you see this massive outdoor terrace and everyone just walks straight outside,” he says. “It’s so unique in terms of size and aspect that it draws you out. It’s quite impressive.”

12 | Allhomes

It’s the only penthouse of its kind in the building, which is only five years old. High-speed lifts make short work of the journey from the ground floor to level 23. Step inside the apartment door and an entrance foyer welcomes you before the floor plan splits neatly in two. Turn one way, and the home opens to its kitchen, dining and living spaces; turn the other, and you’ll find a separate bedroom wing. “The floor plan is really well done, and it’s got a formality about it, so you’re not just walking straight into a lounge, dining room or kitchen,” Trpeski says. The designer kitchen is fully equipped with a walk-in pantry, a 900-millimetre Smeg oven and cooktop, and concealed cabinetry that keeps the fridge out of sight.

“When you walk in, you see the living area, but then you see this massive ... terrace and everyone just walks straight outside.” Tony Trpeski At its centre is a sculptural stone island bench, and it all overlooks a dining and living space wrapped in glass. All three bedrooms boast walk-in wardrobes, access to a bathroom, and views of the lake. In the sprawling main-bedroom en suite, a free-standing bath takes centre stage, while the shower and toilet are housed separately. Bedroom two also has an en suite, while the third bathroom sits just outside bedroom three. There’s also a separate study and a fullsized laundry. Wherever you go, that terrace remains a constant presence. Each bedroom and the main living area open directly onto it, with stacking commercialgrade double-glazed doors blurring the boundary between inside and out. “I could see the penthouse suiting someone who loves to entertain,” Trpeski says. “You could have a large outdoor seating area there; you could have an outdoor barbecue; you could have a fourperson spa.”

The eventual buyer may have pets because the building is pet-friendly. “Even if you had a larger dog, there’s definitely room for it,” Trpeski says. High ceilings and tiled floors run throughout the residence, while three side-by-side basement car spaces and a storage cage provide even more room downstairs. Residents also have access to Cirrus’ indoor swimming pool and gym. Then there is that outlook. With only Emu Bank separating Cirrus from Lake Ginninderra, the penthouse looks due north across the water towards Melba and Mount Rogers, with views stretching to West Belconnen and Bruce Ridge. Downstairs, walking and cycling paths, cafes, restaurants and Westfield Belconnen are all on your doorstep. Plus, “having the lake right in front of you and not looking at other buildings is quite special”, Trpeski says. This feature is part of an Allhomes Deluxe package.

Elevated: The three bedrooms all open to the terrace and are serviced by a luxurious en suite or thoughtfully positioned bathroom, with refined finishes and exquisite fittings.

F E A T U R E S T O R Y / The Block 2026 Words by Hailey Coules

Y

ou could describe Mount Eliza as an under-the-radar peninsula enclave. It doesn’t have the publicity or drama that neighbours like Sorrento and Portsea have, but it might have the charm they claim in spades. In just under an hour from the big smoke of the CBD, sandwiched between Frankston South and Mornington, you’ll find yourself in coastal Mount Eliza. If you take the Nepean Highway through Frankston, you can feel the hustle of the suburbs slip away as you wind along the coast. The sparkling blue bay greets you, while the houses get bigger and the fences grow higher. Just off Old Mornington Road is where this season’s houses have been built from scratch, and what a location. Driving through the surrounding streets, you’d be forgiven for thinking you’d found yourself in Toorak. Gardens are preened, ladies in Lululemon walk their oodle mixes, and more than a few black SUVs disappear behind private gates – this may be where the judges found inspiration for their “quiet luxury” brief. The locals are certainly house-proud, and so they should be. According to Domain data, the median house price is currently $1.64 million, bucking the broader Victorian downturn with a 3.8 per cent increase year-on-year. The five Block houses perched on Mackillop Place are in good company, with the esteemed Toorak College peninsula campus just down the road. Daveys Bay Yacht Club and Canadian Bay Beach are also within walking distance. The village centre is less than two kilometres away, and local businesses have embraced the stardom that comes with hosting a season of The Block, with little red “As seen on The Block” signs proudly displayed in shop windows. There’s a real country-town feel here, but don’t let that suggest urban conveniences are lacking. Good coffee and retail therapy are easy to find. Hotspots such as Butterken Bakery are even bustling midweek, serving fresh pretzels and quality lattes. There are hairdressers, florists, art galleries and more, although finding a park at lunchtime isn’t always so easy. This isn’t the show’s first sea-change or tree-change season, but it is the first to land in such a prestigious peninsula postcode. The contestants were under plenty of pressure to deliver homes worthy of Mount Eliza’s reputation – all while working within the judges’ “light, bright and white” quiet-luxury brief.

Mount Eliza’s masterpieces This year’s season is set in a suburb where quiet luxury comes naturally, and with style.

THE BLOCKHEADS

Adam & Jolene

The Roxby Downs cattle station managers and parents of five were long-time fans of The Block. They finally made the cut after narrowly missing out on being cast for the Daylesford season.

14 | Allhomes

Chantel & Wyatt

The Gold Coast couple are used to being underestimated. While one brings experience from more than 100 new builds, the other is a renovation novice, creating an unlikely but determined Block partnership.

Lisa & Rosco

The Perth couple entered The Block with little building experience but plenty of determination. They faced the challenges of the build while celebrating news that they were expecting their second child.

Courtney & Sev

The Brisbane best friends brought strong renovation credentials to The Block. With backgrounds in commercial interior design and construction management, they combined expertise with a shared dream of competing on the show.

Rick & Tayla

Melbourne father-and-daughter duo Rick and Tayla combined decades of construction knowhow with enthusiasm. After six years of auditions, Block superfan Rick finally secured a spot, teaming up with his daughter.

Note from the Domain property editor Mount Eliza was once a sleepy coastal suburb, but today it is considered a certifiable blue-chip lifestyle location – the kind of place where people move and never want to leave. Nestled on the Mornington Peninsula, it’s not the city (which is less than an hour away), nor is it the country; it’s a location that feels just right. It’s an area that was initially made up of grand country homes on acreage. Those beautiful historic estates still exist, but demand has grown for more manageable properties – homes that require less upkeep and allow owners to sit back and enjoy the spoils of life. The curving, tree-lined streets and lush

foliage of Mount Eliza give its roads and pathways a distinct bushland feel – a kind of “We’re not in Kansas any more” vibe. Pair that natural beauty with top-tier schools, a reliable shopping village, and easy access to the peninsula’s famed wineries and dining spots, and it’s easy to see why this place is considered a sweet spot. With The Block anchoring itself on the golden mile, it was always going to be an irresistible proposition. The highly anticipated homes tick every box. They appeal to families who love the oversized proportions and considered floor plans, while also attracting downsizers tempted by the lure of high-end, low-maintenance

living complete with multiple cherries on top – double garages, cellars, internal lifts, generous al fresco areas and the security of a gated estate. The properties have also piqued the interest of investors, who can take advantage of negative gearing and tax depreciation benefits, while addressing a gap in the area’s high-end rental market. This may well be the holy grail of property: luxury turnkey living in a tightly held lifestyle pocket. In a suburb where people rarely leave, it’s easy to see what all the fuss is about.

The kitchen, main living area, dining space, terrace and main suite occupy the upper floor, and this was the only team to reorient the kitchen to maximise the views. “The island bench is positioned to face the outlook – it completely opens up the living space and makes the kitchen feel like the heart of the home,” they say. The decision ultimately earned them the title of best kitchen in the judges’ eyes. The kitchen boasts a built-in bar, wine fridge and soft-toned cabinetry. Adam and Jolene became known for their attention to detail, carrying colours and finishes throughout the home. Blush pinks, pops of sage and wine tones make cohesive appearances throughout. “The Archi Pietra rendered walls by Nova Colour feature throughout the home, adding warmth, texture and a beautiful natural element,” the couple add. The main-bedroom suite features an enormous wardrobe with a stonetopped island, while skylights are placed

throughout the home to further celebrate the property’s beautiful surroundings. “We wanted House 1 to feel warm, relaxed and effortlessly connected to its surroundings,” the couple say. The ground floor is home to three more bedrooms and a rumpus room, which flows onto a second terrace and the pool area. The couple added a few luxuries here, too, including a bar, sunloungers and a Nook sauna. Walking through the front door, you feel the worries of the world wash away. That, in itself, is a quiet luxury.

The South Australian couple have that classic Australian get-in-and-getit-done attitude, and they certainly brought it to The Block this season. They rarely delivered a room the judges considered a misstep, and when they didn’t win a room reveal, they generally sat comfortably in the middle of the pack. House 1 is the first home on the left-

hand side of the street and is one of three properties this season with ocean views. Perched higher on the hill at what the show dubbed the “top end of town”, it enjoys a commanding outlook. When we ask the couple about their favourite aspect of the home, they say it is “how the whole home has been designed to embrace that incredible view and bring the outside in”.

Auction: October 31 Agent: McEwing Partners, Quentin McEwing 0409 389 268 The Gold Coast couple copped criticism all season for being too beige, which is ironic considering that was, to some extent, the brief they were given. Despite the critics, they forged ahead with their super-neutral aesthetic, creating a home that could ultimately win over buyers on auction day thanks to its broad market appeal and timeless style. Moments of gold and soft oak cabinetry run through each room, creating a clear sense of cohesion. Above the stairwell glistens a chandelier – or the “Chantelier”, as Chantel and Wyatt affectionately call it. Upstairs, the main bedroom is a peaceful retreat. Venetian plaster walls and travertine pendants add warmth, while the walk-in

Scan the code to see the listing wardrobe has a dresser island and custom cabinetry. The en suite features double vanities, skylights and heated flooring. Ocean views can be enjoyed from the first-floor terrace, which adjoins the living and dining space and comes with a 77-inch television and Scandia electric fireplace.

In the kitchen, Shaynna Blaze dubbed their use of Cosentino Eclos Wondr stone “epic”, and the couple were praised for thoughtful details such as the inset fridge. The space feels fresh and bright, standing apart from the other homes with its grey-flecked white stone and gold tapware.

There’s something angelic about this house, with its luxury touches and circular lighting features creating a halo-like effect. It is easy to imagine buyers falling for this ultimate light, white and bright coastal retreat, where comfort, calm and effortless elegance take centre stage.

Nothing was stopping Lisa from donning the overalls and getting on with it. Walking into House 3 feels like a warm hug. It embraces a relaxed coastal aesthetic, with cosy tones of rust and forest green setting it apart from the other homes. Warm timber features connect with Mount Eliza’s treetop surroundings. Shaynna Blaze was full of praise, declaring: “I would live here without a doubt. It’s stunning.” They were the only team to embrace a moodier palette in the kitchen, while the

curved details in the bar and coffee nook feel cohesive with the fireplace and curved lime-plaster walls in the living space. “We have created a deeply grounding, earthy aesthetic while simultaneously delivering on incredibly elevated and luxury amenity,” they say.

On the terrace, a fully integrated gas barbecue makes entertaining effortless. There is a comforting authenticity to House 3. It balances practicality with luxury, creating spaces that feel both beautiful and genuinely liveable – designed for real life without sacrificing style.

Auction: October 31 Agent: OBrien Real Estate, Kayn Luff 0416 265 337 The Brissie besties had a bit of a rollercoaster season on the judges’ scoreboard, but what they’ve ultimately delivered is a series of clever floor-plan changes that make for a highly functional home. It’s the first of the “downtown’ houses” – those supposedly with less impressive ocean views than houses 1 to 3. When we ask Courtney and Sev what their favourite parts of the home are, they say: “Our winning living room and rumpus are particular standouts, each designed to balance comfort, functionality and a strong sense of style. “We’re also incredibly proud of our kitchen, which sits at the heart of the home and features one of the most impressive appliance packages presented by e&s.”

Scan the code to see the listing The kitchen features appliances valued at $250,000, including a Sub-Zero fridge and a Qasair rangehood. Those standout inclusions are paired with gorgeous design touches from the team, including a custom marble pendant light that Sev developed with Beacon Lighting. The company loved it

so much that it has now gone into production. The judges didn’t like the girls’ decision to install doors on the pantry, but we can see buyers appreciating the ability to close away the mess when entertaining – and this home was made for entertaining.

The guest suite was another triumph, with the clever decision to flip the entrance creating space for a kitchenette. “These spaces really capture how we wanted the home to feel – considered, elevated and made for everyday living and entertaining,” the girls say.

Auction: October 31 Agent: Ash Marton Realty, Ash Marton 0437 754 372 The father-daughter duo have been the season’s underdogs, constantly criticised for their styling and design choices. Their home, however, has an edge the others do not – it sits on the largest block, spanning an impressive 1435 square metres. They also benefit from a slightly different layout – similar to House 4 – thanks to the generous site. All four bedrooms are on the ground floor, with the main suite enjoying direct access to the pool deck. The floor is split into two distinct “wings”, with a rumpus room that also opens onto the outdoor entertaining area, creating excellent separation for families and guests. Upstairs, the living, dining and kitchen

Scan the code to see the listing spaces sit alongside their elevated terrace. Here, the team included a built-in outdoor kitchen, making entertaining effortless and taking advantage of the home’s outlook. Dual wine fridges and soft curves, paired with herringbone flooring, add a serious luxe factor to the kitchen. “The ample wine fridges are definitely

a favourite of ours,” Rick and Tayla say, “because what’s a dream kitchen without plenty of room for wine?” The standout features are the backlit stone splashback and the skylights, which flood the space with natural light. The main en suite earned the pair a room win. Double vanities, curved

glass, travertine tiles and a double shower impressed the judges. Rick and Tayla’s home is understated cool, quietly growing on you and revealing its strengths the longer you spend exploring it. “For us, it’s the perfect mix of luxury, functionality and personality,” the team add.

What the agent says

Josh Morrissey Hive Property

Stone, timber and good style

I

renovated my kitchen not that long ago, and I was quite happy with it too. Then I saw this kitchen and promptly began questioning every decision I made. To be fair, it is no ordinary kitchen. Rosy, richly veined stone sweeps across the oversized island bench and splashback, softened by custom pale timber joinery, rounded edges and delicate pendant lights. Integrated appliances keep the practicalities neatly out of sight, while a walk-in pantry takes care of everything else.

And the rest of the five-bedroom home is every bit as considered. Designed by Paul Tilse Architects, the new house stretches across a single level, with herringbone timber floors drawing you through generous, light-filled spaces punctuated by bespoke joinery. The kitchen, dining and living area opens through walls of glass to a resortlike setting outside: a pool framed by landscaping, an al fresco entertaining area tucked beneath an adjustable louvred roof, and glimpses of mature trees beyond.

The main-bedroom suite is similarly serene, with a bespoke walk-in dressing room and a luxe en suite layered in soft tones of stone. Four further bedrooms, two additional bathrooms and a separate front lounge give the home flexibility, while custom storage is integrated throughout rather than added as an afterthought. Underfloor heating, individually zoned reverse-cycle climate control and double glazing add substance to all that style. And yes, I’ll be thinking about that kitchen for a long time.

GARDENING Words by Tammy Huynh

Appeal: A freshly mown lawn, tidy garden beds and clear pathways can make a yard feel spacious, inviting and ready for its next chapter.

NINE

Make your garden market-ready A few simple changes can make a strong first impression, so here are five garden upgrades buyers will actually notice.

Y

ou don’t need a complete garden makeover before putting your home on the market. So, with time and budget often limited, which jobs are worth tackling before the first open home?

A tidy lawn and freshly mulched beds can quickly make the whole garden feel more pulled together. Mow and edge the lawn and verge, then repair the most noticeable bare patches if time allows. In garden beds, remove weeds, neaten the edges and fill only the most obvious gaps before adding an even layer of mulch throughout. There’s no need to replant everything at the last minute – too many new additions may struggle to establish and can make beds look busy and cluttered rather than cohesive.

CRANBERRY DESIGN

1. Restore lawn and order

Al fresco: A well-presented deck with a simple set-up can help buyers picture themselves making the most of the outdoor space.

2. Lighten up

4. Set the scene

An overgrown garden can feel smaller, darker and more demanding than it really is, but that doesn’t mean everything needs to come out. Prune shrubs and climbers crowding paths or blocking windows, then remove dead or dying plants and thin out particularly dense areas to open up the garden and let in more light for the remaining plants.

Even a simple set-up can help buyers see how an outdoor area could be used. Create a place to dine, a quiet spot to sit or an open area for children to play. A table and chairs, a bench or some shade may be all that is needed. Remove excess furniture, unused equipment and other clutter so the area is easy to move through and its purpose remains clear.

3. Pave the way

5. Welcome home

Hard landscaping doesn’t need to look new, but it should feel clean, safe and sound. Start with a thorough clean of paths and the main outdoor areas, paying particular attention to slippery or heavily marked surfaces. Then address anything affecting safety or function, such as a loose paver, an unstable railing or a gate that sticks. Even a weathered timber deck can often be easily and affordably revived with some basic preparation and a fresh coat of decking oil.

Once the larger garden jobs are complete, turn your attention to the final few metres. Make sure the house number is easy to see, clean the letterbox and front door, and replace a worn doormat. If the entrance still needs a lift, one or two generously sized pots will usually have more impact than a collection of smaller ones. SEA CHANGE Words by Kate Farrelly

What the agent says

Michele Lay Ray White Kiama

A modernist house made new

T

he mid-century modern movement arrived in NSW just in time for the construction of this brilliant beach house – a home that celebrates its location with windows that extend from floor to ceiling, and a simple and highly functional floor plan. For the vendors, the appeal came down to the liveability factor, the beautiful use of light, and the Easts Beach views. “When you walk in the door, it’s all about the light and the view,” they say. “The view takes in the headland as well as the ocean and the horizon, as well as the activity on the beach, which makes the position so special – you rarely get all three. “We love the house and the midcentury design, but the position is really what makes it sing.” The property was having an identity crisis when it last traded, with foil wallpaper, patterned carpets and ceilings, gold tapware and chandeliers. The owners engaged the “dream team” of Trace Architects, Jigsaw Constructions and Swagman Joinery to help them strip back the add-ons and let the architecture shine. They rejigged the lower level to accommodate two bedrooms with en suites, and added a new ground level

20 | Allhomes

– with a large second living area and a butler’s pantry – that opens to a covered terrace, a mosaic-tiled lap pool and a generous brick fire pit. The perfect party zone. The driveway has been crazy-paved, the steel windows have been restored, and the kitchen and bathrooms deliver a modern take on the baby pinks and blues favoured in the era. In an age when a knock-down is often the obvious path, the owners are clearly thrilled to have brought the home back to life, and the property won a 2024 Master Builders Association housing alterations and additions award. “People were surprised that we were willing to save it,” the owners say. “Everyone expected it would be demolished because it had been let go. “It’s been a 10-year project for us in terms of all the energy that’s gone into it: the furniture, the garden – we’ve really enjoyed getting everything right.” They will miss showering with views of the ocean and watching the sky change colour or spotting whales while relaxing in the living room. “It’s a very restful home,” they say. “Certain homes have that ease, and there’s something special about the simplicity in modernist architecture.”

“We knew our next home had to work for us now and well into the future.” – Steve & Charmaine, Downsizers from Red Hill Steve and Charmaine had watched their own parents struggle in homes that no longer suited them. Steps, gardens and driving to the shops had all become difcult. So after 26 years in a three-storey home in Red Hill, they chose not to leave downsizing too late. Their list was clear: level access throughout, safe outdoor spaces, a lap pool, barbecue facilities, a secure dog park, and enough parking and storage for their classic cars. After looking at apartments and townhouses across Canberra, they found Woden Green stood apart. Today they walk to the shops, the gym and almost everything they need. With nothing to maintain and no house to worry about, they’re free to lock up and travel whenever they like.

There’s room to run a serious farming operation here, with a home that makes the most of the country lifestyle. Bushrangers spans 161.11 hectares, with a homestead featuring vaulted ceilings, timber floors, a wood fire and windows framing the landscape. Eight paddocks and dams, livestock yards and multiple sheds complete this established holding.

You can be in Canberra in 20 minutes, but with around 80 hectares to call your own, life here feels worlds away. The country house brings warmth and character with timber finishes and a wood fire, while four dams, a two-level shed and plenty of space for animals and projects make this a property where big ideas have room to grow.

A sweet investment a cut above the rest

A

winning property investment is often hallmarked by the combination of a high-quality asset, a secure tenant or tenants and a sought-after location. This option in Dickson’s DKSN precinct ticks all those boxes – the mixed-use development has been a winner since it was completed around four years ago. On offer is a ground-floor corner location with 115 square metres of internal space, plus a covered, 78-squaremetre wraparound outdoor area. There’s also a basement parking bay. Eden Hair Energy has tenanted the site since DKSN stage one was completed in 2020. It has staked its confidence with a high-quality fitout investment of more than $350,000 and continues to update the premises annually. A new five-year lease to the sustainable hair salon was triggered on July 1, and

it’s sweetened by fixed 3 per cent annual rental increases. That’s further backed by two five-year lease options. Gross rental income is around $111,000 plus GST a year. Agent Frank Walmsley of Auction Advantage says the opportunity also

delivers a substantial package of financial incentives. “That includes a GST exemption on the sale [with a tenant in place] and a likely purchase price well beneath the commercial stamp duty threshold,” he says.
