Historic charm, country calm You can call a piece of Australian history home at 25 Manning Street, Binalong. Irish stonemasons built this heritage-listed Federation Queen Anne bungalow in 1908 as the presbytery for the adjacent Catholic Church, using bluestone quarried in nearby Boorowa. Original features include pressed metal ceilings, ornate plaster cornices, original timber floors, characterful fireplaces and grand archways. A modern renovation has preserved all its charms but added a French country kitchen and stylish bathrooms. Wraparound verandahs, a large deck and a north-east-facing sunroom provide ample opportunity to contemplate your rural idyll. The location also hits the sweet spot. Set on 4898 square metres and surrounded by farmland, it’s just a 15-minute walk from the local pub. “It’s where historic elegance meets modern comfort,” says agent Dan Cooper from Ray White Canberra. The home is headed to auction at 5pm on November 12 with a price guide of $950,000-plus. Lucy Jones

Home means different things to different people. For some, it’s a place to put down roots and raise a family. For others, it’s a space that inspires creativity, ambition and new ideas. In this week’s Profile (page 15), internationally acclaimed textile artist Jennifer Robertson opens the doors to her Kaleen home studio, revealing how her living environment shapes her remarkable work. Meanwhile, Insights (page 12) explores what Canberra’s median house price can buy today, highlighting the value and lifestyle on offer across the capital. Together, these stories reflect a city where homes are far more than bricks and mortar – they’re foundations for the lives we want to build.

COVER STORY Words by Ray Sparvell

A house built without compromise Designed with an eye for detail, this new Griffith residence combines generous proportions and luxurious finishes.

T

here’s a big advantage to building homes for others – you create a repository of great ideas to draw on when it comes to building your own, as with this brand-new Griffith home. Packed with luxury inclusions, it is a labour of love that has never been occupied and presents a rare opportunity for the buyer, says Adam Morgan of AM Property Agency. “It gives the new owners the opportunity to create their own memories in a home that’s never been lived in,” he says. “They also bypass the often stressful experience of building their own home amid current uncertainties around red tape, costs, schedules and the availability of trades.” This five-bedroom home offers singlelevel living on a generous block of more than 900 square metres in a tree-lined street, close to the local shops and Manuka Village. The building’s crisp silhouette cleverly juxtaposes geometric lines with

complementary finishes, including white Bowral brick, timber cladding and feature charred jarrah. Inside, the house, designed by Oztal Architects with interiors by Sydney’s NAZ Design, reveals its best-kept secrets. First, just how big it is – about 360 square metres of living space – and second, just how bright it is. Many homes claim to draw in natural light, but few have two internal courtyards and a series of skylights that amplify it throughout. No contest. Morgan says the interior definitely has a wow factor. “That’s delivered through a floor plan that effortlessly connects the spaces, as well as through the careful selection of fixtures, fittings and finishes, such as Esmeralda quartzite and classic travertine,” he says. “It’s also evident in the architecture, with curved features creating a certain softness in the built form, complemented by muted timber finishes and custom joinery.”

“A brand-new home of this quality, scale and finish that’s ready to move into doesn’t come along very often, particularly in ... Griffith.” Adam Morgan The practical layout positions the bedrooms toward the front of the home, with views of the courtyards. The luxurious main-bedroom retreat has a bespoke dressing room that feels more like a high-end boutique. Its indulgent en suite is highlighted by a free-standing oval bath positioned beneath a similarly sized skylight. There’s also a separate family room at this end of the home, before a subtle level change leads into the main kitchen, living and casual dining hub. This space has drama, with soaring ceilings rising more than four metres high and expansive glazing drawing in even more light while showcasing pool views. The centrepiece designer kitchen is backed by a suite of integrated Miele appliances, an oversized butler’s pantry and a feature wine display. A fireplace in the living area provides a focal point during the cooler months. There are plenty of extras packed into the home, including underfloor heating

in the bathrooms and the kitchen, dining and living areas. Technology features include smarthome automation, a solar-power system with battery storage, and an electric vehicle charging station in the oversized three-car garage. The outdoor entertaining area enjoys an ideal north-facing aspect and is highlighted by the resort-style pool and landscaped gardens. Hidden from view, but equally valuable, is a 5000-litre underground water tank. Morgan says the elements add up to a residence that offers an unparalleled lifestyle. “A brand-new home of this quality, scale and finish that’s ready to move into doesn’t come along very often,” he says. “Particularly in a prized innersouth location like Griffith, with its proximity to shops, quality schools and workplaces.” This feature is part of an Allhomes Deluxe package.

First impressions: Timber cladding, Bowral brick and feature charred jarrah make up the home’s exterior materials, complemented by geometric lines and a crisp silhouette.

More bang for your C buck in Canberra

Buyers can secure a spacious home, generous land or a central address in Canberra for less than they might in other capitals.

12 | Allhomes

anberra’s median house price can now buy an excellent threebedroom, or even four-bedroom, house, which compares well with other capital cities around the nation, experts say. The city’s median of $1,037,766 sits between that of a three-bedroom house at $830,000 and a four-bedroom house at $1.1 million, according to the latest Domain House Price Report. “Your money goes much further in Canberra than it would in most other capital cities,” says Domain chief residential economist Dr Nicola Powell. “It does offer much greater value for money. “For instance, it will buy you a bigger block of land than elsewhere, more rooms, or a home closer to the centre of the city. That’s the main attraction of Canberra, too: you can buy a nice family home in a much more central location.”

With a good look around the suburbs and a willingness to compromise on features you might like but can do without, you could even end up with a larger home for not much more, says Glen Kingston of Hayman Partners. “For just a little more than the median, we have a four-bedroom house with just one bathroom for sale,” he says. “Most people would usually want more bathrooms with four bedrooms, but this is on a good 775-square-metre block with great views of Mount Taylor and is close to everything.” Ten minutes closer to the city, in Weston, that median house price will comfortably buy a three-bedroom home with two bathrooms. One home at 43 McInnes Street, on 817 square metres of land, sold in September for $920,000. “The Canberra median can buy you a very decent home if you are prepared

Value in volume: Molonglo sits below the city-wide median, with a median house

price of $880,000.

to look and search for the right one,” Kingston says. “I think a lot of people are listening to negative news about the property market generally, but there’s nothing wrong with the Canberra market, and it offers great value.” According to Domain figures, the median house price fell 2.5 per cent in the June quarter but rose a healthy 2.2 per cent over the year. That compares favourably with Sydney, where the $1.734 million median dropped 3.3 per cent over the quarter and rose only 1.1 per cent annually, and Melbourne, which recorded declines over both the quarter and the year of 3.1 per cent and 0.4 per cent respectively, for a median of $1.041 million. Kenneth Kong of developer TP Dynamics is selling new apartments at the Mattone project in the Newlyne precinct in Lyneham, with threebedroom homes of between 100 and 120 square metres priced from $989,000. Two-bedroom apartments in the nearby Moiré development started at $999,100. “These are premium, oversized apartments in a precinct that’s going to be a vibrant hub,” Kong says. Other recent sales in the same median ballpark include a three-bedroom

house at 7 Warrai Place, Waramanga, which sold for the exact median of $1.037 million; the four-bedroom home at 71 Bambridge Street, Weetangera, which fetched $1.042 million; and 30b Parker Street, Curtin, also with four bedrooms, which sold for $1.13 million. Yet, as Powell points out, median prices in many areas of Canberra come in below the city-wide median, offering even more value for buyers. Molonglo, for instance, sits at $880,000, while Tuggeranong is $890,000 and Belconnen $897,000. It’s only in premium areas that median house prices rise significantly, such as the Inner South at $1.725 million, the Inner North at $1.236 million and Woden Valley at $1.174 million. “The value you can find in most of Canberra, outside those top areas, is a great drawcard for many families wanting to realise the dream of owning their own house,” Powell says. “There’s real choice between new estates and established homes in older areas, too. “And because there are working hubs scattered throughout Canberra, and it’s a small city, even if you’re commuting to the CBD, there are none of the huge, long commutes you might be faced with in Sydney or Melbourne.”

“Your money goes much further in Canberra than it would in most other ... cities.” Dr Nicola Powell

Median ballpark: 71 Bambridge Street in Weetangera fetched $1.042 million in August.

On point: 7 Warrai Place in Waramanga sold for the exact median of $1.037 million in August.

A

t 1488 square metres, this property’s land area is almost as impressive as the house that is sitting on it. Wrapped by established gardens in a tightly held pocket of Deakin, the five-bedroom home has been comprehensively renovated while retaining a sense of space and grace that suits its leafy surrounds. Inside, there’s plenty of room for the whole family with three separate living areas – a formal lounge, family room and rumpus room – and two dining areas,

with wooden floors and high ceilings running through much of the home. The brand-new kitchen is crisp and classic, with extensive cabinetry and an oversized island bench at its centre. The open-plan family hub opens to the rear garden, where a large deck overlooks a magnesium swimming pool and established landscaping. The accommodation is spread across two levels, with five bedrooms and three bathrooms. Working from home and school work are particularly well covered: there’s a

private study downstairs, plus a purposebuilt study upstairs with enough desk space for three children at once. There’s even a dedicated upstairs playroom. And then there are the gardens. Mature trees, hedges and meandering paths give the substantial block a true sense of privacy, with the pool tucked into the greenery at the rear. A single garage, double carport, spacious laundry and ample storage keep daily living comfortable, while Canberra Girls Grammar School is right on the doorstep.

Seamless: A studio allows for a flow between work and home life.

A home woven with creativity For one Canberra artist, working from home means a purpose-built creative space, rather than a desk and laptop.

W

orking from home can conjure images of someone hunched over a laptop in a nook, somehow squeezed into a domestic space. But some use their homes for far more creative pursuits – like Canberra‑based textile artist Jennifer Robertson. She has built a reputation for a distinctive practice centred on the weaving loom, one of humanity’s earliest technologies, reportedly dating to ancient Mesopotamia and Egypt.

Robertson brings that ancient technology firmly into the present with a purpose‑built, digitally driven hand loom, weaving geological and industrial fibres – such as carbon fibre, quartz fibre and stainless steel – into sculptural artworks alongside wearable pieces made from more conventional fibres. Internationally recognised, exhibited, collected and awarded, Robertson pushes her art to the intersection of textiles, sculpture and architecture. She and her artist husband – and frequent collaborator – Christopher Robertson, discovered their Kaleen home in 1998 while searching for a place with a studio. Their “aha” moment came when they found it had a space previously used as a recording studio.

“It was perfect for what we needed,” Robertson says. “It allowed us both to work in it.” The English‑born artist describes the studio as separate from the main home yet still connected. “It’s a very practical, functional space of about 45 square metres – sometimes it feels more like a laboratory,” she says. “It has north‑facing light and looks onto a native garden, which gives a lovely sense of connection.” Working from home has shaped the rhythm of Robertson’s practice in subtle but important ways. The studio lets her move between domestic life and creative focus, maintaining continuity without losing momentum. The native garden is a daily reminder of the landscapes that inspire her work, while the separation from the main house ensures a place where concentration can deepen into flow. “The art occupies me on so many levels – the vision, how I’m going to make something work, and then the complexity of programming the loom to realise the final form,” Robertson says. “It requires a lot of focus, but it often puts me into a meditative space.” With both Robertsons’ practices expanding, a second studio of around 33 square metres is now being built, connected by a Japanese garden. “We both take up a lot of space,” Robertson says. “It will be great to have our own studios but still be able to collaborate easily.”

Great minds: Jennifer and Christopher Robertson frequently collaborate on artistic projects.

At work: Jennifer weaves geological and industrial fibres into sculptural artworks and wearable pieces.

DREAM HOMES Words by Ray Sparvell

Hidden haven overlooking the lake On almost 10 hectares, this striking home combines contemporary design, expansive entertaining spaces and a lakefront setting.

A

s the seasonal pilgrimage to the South Coast picks up, so too does the flow of motorists along Bungendore Road. They can be forgiven, however, for being blissfully unaware of the spectacular lifestyle property hidden just beyond the bitumen. This expansive house is set on 9.8 hectares of landscaped grounds in peaceful Bywong, just 30 minutes north-east of Canberra. Campbell Jones of Blackshaw Gungahlin says the property delivers a real sense of privacy in a magical setting. “You wind down a long driveway, and suddenly this striking home

seems to pop out of the side of a hill in this wonderful lakefront location,” he says. “It’s absolutely surrounded by nature, which adds to the tranquillity.” The contemporary 2018 house delivers ample living space, characterised by a warm timber narrative and extensive double glazing that frames the landscape and reinforces the connection with nature. Inside, the floor plan flows around a central atrium that effectively separates the bedroom wing from the living zones. Jones says the owner-built home is not short on inspiration, which is reflected in the interior design.

“There’s nothing comparable in the local market ... this kind of offering simply couldn’t be replaced in today’s cost environment.” Campbell Jones “I think one of the big successes, particularly in the main living areas, is that they are well defined without an over-reliance on walls,” he says. “And there’s plenty of visual variety that draws the eye – differing ceiling heights, an exposed brick feature wall and the overall palette of materials.” A striking feature is the statement timber-lined ceilings, which are contrasted by polished concrete floors and separated by extensive glazing. The organic warmth of the timber, the never-ending views and the subtle reflections from the flooring deliver an overall effect that engages the senses. There are plenty of options for family relaxation or guest entertaining, including a large living room with a twoway fireplace. The bedroom wing includes a separate sitting room that is ideal as a rumpus room or study. At the heart of the home is an L-shaped kitchen wrapped in meticulous timber cabinetry. The main bedroom’s luxurious en suite features a dual vanity and make-up nook, and the family bathroom is equally well appointed with a free-standing bath. A custom metal spiral staircase leads to a lower-level entertaining space with a wet bar and an impressive 324-bottle wine cellar.

Hydronic underfloor heating delivers comfort to the living spaces. There is also an extensive solar array and Tesla battery storage. The story continues outside with large al fresco areas, including a dedicated coffee balcony overlooking the lake. The focal point is a heated pool and spa alongside an entertaining area with a pizza oven, barbecue and fire pit. There’s full fencing, an orchard, raised vegetable gardens, four small dams and 250,000 litres of water storage. A large, separate shed with a car hoist provides further flexibility, with enough height to accommodate a truck. There’s also bonus three-bedroom accommodation with a kitchen, bathroom and laundry. Jones says the property sets a standard for Bywong. “There’s nothing comparable in the local market, and new block sizes are shrinking,” he says. “This kind of offering simply couldn’t be replaced in today’s cost environment.”

The barefoot house

Joint purpose: The facade’s curved scoops are sculptural and frame the views.

Chenchow Little Architects designed a family beach house that caters to a relaxed coastal lifestyle and is built to last.

Q

ueenscliff in northern NSW sits close enough to the beach that you sense it before you see it, from the salty breeze to the sand on the doorstep. It was this context that the owners of Queenscliff House asked Chenchow Little Architects to embrace for their new home. “They wanted it to be a barefoot house,” architect Tony Chenchow says of the project that would go on to win the

NSW Architecture Awards’ residential architecture – houses (new) category. “You come off the beach and walk straight in. That’s what a relaxed lifestyle looks like.” The street is a collage of eras, from 1920s houses to Californian bungalows and 1960s brick apartments, and this absence of a coherent architectural language was liberating, says fellow architect Stephanie Little. “We responded to the landscape, the native

flora and fauna and the climate rather than the built environment.” It was this sense of place that inspired the design move that shapes the entire project. Where the conventional suburban house puts bedrooms upstairs and living below, Queenscliff House does the opposite. Here, the living zones on the upper level harness the best light, the sea breezes, and a connection to the rear garden.

“We responded to the landscape, the native flora and fauna and the climate rather than the built environment.” Stephanie Little

Above: The house fits in with the landscape, rather than the streetscape. Right: Voids connect the two levels and enhance a sense of flow throughout.

Arrival at the ground floor is through a transition zone where a surfboard room, with plenty of space to hang wetsuits, sits beside a laundry. From here, you move up through the bedroom level before emerging onto a series of elevated living platforms that open to the outside. The platforms subdivide the top floor into living and dining, study, and a television room, each separated by a metre-high brick balustrade that creates the feel of intimate containment without

severing the visual connection between spaces. Voids allow the children’s bedrooms to converse with the living spaces above. It’s a design that encourages the daily exchanges of family life when the children are young, while offering independent street access as they grow older. It’s a house, Chenchow says, that has been “designed for the long haul”. There are two types of beach house, he says – the structure that wears its coastal context lightly, and the more anchored dwelling that reads as permanent – and the clients desired the latter. In response, the architects delivered a double-height shell with arches and breeze holes crafted of bricks in tones inspired by the sandy rock outcrops below. The mortar joints are flush, so the eye reads the wall as a continuous textured surface. Everything in this home, from its face brick and concrete to its bathroom tiling, is self-finishing, and the same materials are used throughout, so nothing will ever need repainting. The curved scoops that punctuate the facade perform on two levels simultaneously. At the ceiling line of the open-plan living space, they serve

as sculptural elements while also framing views and existing palm trees. “The placement of arches means you don’t see the street,” Chenchow says. “You just see the sky.” In the kitchen, the brickwork continues inside and out, dissolving the threshold between the interior and terrace. The island bench is flanked by a trestle-like table, and both are on wheels, making them moveable like furniture. “The fixed elements of this house are

the ones built to last centuries, while the timber pieces will wear and be replaced,” Little says. “The shell remains and everything else adapts.” Embellishments include a hanging woven mat by Sylvia Marrgawaidj and a tan leather Egg Chair by Fritz Hansen. Innovative and coastal-chic, yet robust and enduring, this barefoot house is the definition of the great Aussie beach house, while also being a forever home where the beach ends and a sense of place begins.

The Property Collective’s

Spring Selling Upgrade Our biggest marketing package, at no extra cost. List with us this Spring and we’ll upgrade you to our biggest, most comprehensive marketing package at no extra cost. That’s over $4,500 of extra marketing for your property, on us.* Spring is Canberra’s strongest selling season. Buyers are out in the warmer weather, open homes get busier, and the people walking through are serious about buying rather than just having a look. That competition is what pushes sale prices up.

THE PROPERTY COLLECTIVE

But competition only helps if the right buyers are seeing your property. Your upgrade puts it in front of more active buyers, and keeps it there through your campaign.

What the upgrade adds.

From the street, you’d never guess what’s waiting inside this updated house. Step through the front door and a 180-degree coastal panorama unfolds from the open-plan living and dining area, and continues from the huge deck. It has contemporary coastal interiors, a cosy fireplace, a pool and boat parking, all just 350 metres from the beach.

Walls of glass reveal rural views from the heart of this house, and a soaring vaulted ceiling brings even more drama to the open-plan kitchen, living and dining area. Set on about six hectares, it also features a stone-framed fireplace, a covered al fresco area, and a loft with a balcony. Jerrabomberra Creek runs along the property’s lower boundary.

his property in central Goulburn has all the hallmarks of a blockbuster – your own cinema and everything that goes with it: popcorn, choc-tops and slushies. Lilac City Cinema sits on a site of nearly 2700 square metres, and offers four screens and seats nearly 600 people. The story began in 1959 with the opening of the Lilac Time Hall, regarded as a unique example of mid-century modernist architecture due to its giant angled columns. For decades, the hall served as the cultural hub of this town, but rising costs led to its repurposing as a cinema complex in 1994 before it passed into private ownership in the early 2000s. Andrew Graham of Ashham Agencies says it represents an excellent walk-in, walk-out opportunity for a buyer. “They could either continue the cinema operation or consider the potential to

redevelop part or all of the site to a new vision [subject to council approval],” he says. “An E2 zoning allows for a really wide range of land uses – from backpacker accommodation to indoor recreation facilities, and plenty in between.”

The existing buildings cover nearly 1500 square metres, including a laterinstalled cinema that could be split off for alternative use. There are 26 at-grade car spaces. “There are plenty of opportunities to explore with this asset,” Graham says.

Award-winning, inside and out. Recognised by the industry. Loved by the people who live here. Woden Green has been named Canberra’s best apartment development of eight storeys and above by the Master Builders Association. It’s a reection of the care Hindmarsh brings to every project, backed by 45 years of building homes that are made to last. The landscape has been recognised too, with Woden Green’s lush, established gardens earning the 2026 Australian Institute of Landscape Architects ACT Award. Mature trees, undulating lawns, reection ponds and dog park bring a genuine sense of calm to everyday living. Around the gardens, a 25m indoor pool, quiet cardio gym, private cinema, private dining room and business lounge complete a community that’s already thriving.
